Unprofessional and unresponsive property management company -- stay away!
Colorado Property Management Company (CPMG), has been extremely unprofessional and unresponsive to its homeowners of my condo and the HOA Board. CPMG is an antiquated company that is understaffed and plagued with negligence and laziness. CPMG is not experienced nor apt to manage more modern upscale condos, they mostly manage low end apartment buildings, retirement homes and suburban developments in Aurora, Colorado.
With my condo, an upscale boutique loft condo in Denver, CPMG is extremely poor in responding to homeowner's questions, concerns and even emergencies (even with their emergency numbers and contacts). Their office is not properly equipped to do their job -- we often find errors in billing and lost paperwork, and they prefer to communicate via snail mail and are not comfortable using email.
They heavily rely on third party contractors and vendors to service their properties, which is both more expensive and results in inconsistant and unreliable service.
After six years with CPMG, my building decided to switch to a reputable company. The transition was well planned and the new management company was in place before we gave notice to CPMG. We implemented an overlap of management companies to ensure a proper and smooth transition, however, CPMG was extremely offended and acted unprofessionally upon our notice. Customer service was soon nonexistant, CPMG was not very cooperative with both the HOA Board and the new management company, and left many responsibilities unattended to. CPMG also sabotaged our hot water system, which was a constant issue we have dealt in the past with CPMG but luckily our new management solved the problem in a matter of weeks rather than years with CPMG and they also discovered parts of our hot water system strangely removed and damaged after the takeover.
I am very happy that we have left CPMG, because I immediately noticed better service -- they actually have a live person answering their phones and their in-house engineers are very experienced and returns calls within 15 minutes and could be at my building within 30 minutes, not 30 days with CPMG. Also our HOA fees has dropped after leaving CPMG, because of better efficiency of our new company's business practices, inhouse engineers (rather than 3rd party), and proper and accurate bookkeeping.
My research has found that the Better Business Bureau had given CPMG their worst possible rating of 'F'. This was due to bookkeeping negligence and poor unresponsive customer service, and sadly most of the complaints on CPMG has never been resolved.
My advice to anyone who is looking for a property management company is to stay away from CPMG.
And to those who have CPMG as their management company, please consider another company -- you will save a ton of money and headaches in the long run and even immediately.
