Security Deposit Fraud
I resided at The Eberly Company’s Studio City property at 4243 Mary Ellen Avenue Studio City, CA 91604 for nearly three years. This property is your typical "eye candy" version: good looking outside but cheap-built, odd-shaped inside. This building lacked noise-reduction insulation and creaked severely all over. You would literally jump from your seat downstairs when someone walked upstairs because of the creaking noise. This would continuously wake-up our infant baby and thus crated great discomfort. These deficiencies would probably be tolerable for another property in another area, but charging $2, 400 per month and presenting this property as “elite” was a big overstatement.
The management on premises was below average too. During my tenancy, they changed three on-site managers, which was a sign of poor hiring skills. I will not comment on the first and the last manager, but the second one was the only one deserving a good comment. She was a single mother and always responded to inquires quickly. However, to our surprise, The Eberly-s fired her several months later without giving her substantial time to find a place to live. She was devastated.
The real nightmare began after I moved-out. The Eberly-s attempted to strip me off my security deposit by deducting for a new carpet ($550), cleaning ($210) and additional rent for one day ($77). In other words The Eberly-s deducted from my security deposit anything they thought they could get away with. This was not a chance with me.
When a demand was made for a full refund they quickly refunded the carpet portion, since they knew that by law they could not deduct money from tenants for regular wear and tear. The charge for “cleaning” was even more ridiculous. The apartment was surrendered very clean and in the same condition in which it was rented to me. The painters were in my apartment on the last day of the move-out to re-paint the place. So the Eberly-s thought they might as well just put the post-painting cleaning bill on my tab. Additionally, they claimed that I lived there an extra day, when in reality I was already living at my new place.
After lengthy deliberations, requests and emails nothing was done on their behalf to cure the situation. Instead, a lame comment like: "This is the best we can do for you at this time" was given to me at the end.
So I sued them in small claims court for these amounts and WON. Even after they LOST, The Eberly-s failed to return my deposit. So judgment was eventually placed as necessary means to recover my money.
The practices of The Eberly Company are absolutely shameful. Beware of this company and be cautious before you rent from them. Do your due diligence by reading the lease contract, ask questions, record evidence (pictures, video) and know your rights.

Best Property Management Company in Los Angeles
It's not too often that a complaint board gets a positive "complaint", but I'm the first one to give some positive feedback when it's due. My wife and I moved to LA a few years ago and we moved into a building managed by The Eberly Company. Since we moved in, they have been extremely helpful and have provided us with an incredible building and apartment to call home. We strongly recommend them to all our friends that have moved out here and we plan to stay at our apartment for years to come. All maintenance issues are handle immediately and the on-site and office staff are always friendly and helpful.

I totally agree with StellaBack. The eberly company is the worst property management company I've ever experienced. They withhold the full amount of our deposit and asked us to pay additional amount of money for "damaging the carpet". My husband and I were shocked when we received the form they emailed to us (of course after many phone calls and emails). We are in the process to bring them to the court.
The absolute WORST management company I have ever experienced. Please beware of them. If we knew they were so bad we never would have rented with them. You are just a number to them and the only thing they care about is the bottom line.
The staff is the RUDEST and least accommodating bunch I have seen. Only small things get taken care of right away, but anything else they could not be bothered with. We have been accused numerous times of things we did not do: instead of asking they go on to straight out accusal: "It has come to our attention you are doing_______, we trust that you will take care of it" The owner has also accused me of being a liar, taking his employee's side over mine. Now, I think this is unacceptable to outright accuse me of being a liar when I have no history of ever doing so.
Oh, and let me say something about the employees! The office staff is atrocious. So rude, condescending and apathetic. Calling into the office or going there is like getting slapped in the face. They treat you like [censor] on the bottom of their shoe.
I have never lived at a residence where the management expected you to pay for their services and they give you practically nothing in terms of actual service.
No help in emergency situations, rude and obnoxious, make ZERO effort to make the tenant happy and on top of that treat you like a lying ingrate that should be happy of the horrible service they provide.
I would NEVER recommend them to my worst enemy.
P.S I am forced to give them a star, but they don't even deserve that.
Also, you may have noticed that lately there have been a few 4 or 5 star ratings for them on different websites. I'm very skeptical of those. The owner herself has stated on the internet that they are scanning the reviews and I would not be surprised if they are trying to cover themselves with some fraudulent positive reviews to make up for the atrocious standing they have on most websites. I wish we checked those before we moved in,
