On her company's site, Janice Johnson alleges she is a member of the California Chamber of Commerce, Apartment Owners Association, and Apartment Association of Greater Los Angeles.
Ms. Johnson describes herself as:

"Janis Johnson is a licensed real estate Broker, specializing in residential property management. Property owners benefit from over 27 years of her background in real estate investments and management. Janis is active in the following professional organizations:

California Chamber of Commerce
Apartment Owners Association
Apartment Association of Greater Los Angeles"

If you conduct a search for Millennium Property Management in Southern California at the Chamber's web site, http://www.calchamber.com/Pages/Default.aspx (in the Business Finder page, http://www.calchamber.com/Pages/BusinessFinder.aspx page), Millennium Property Management, Inc. in Missiion Hills, CA does not appear as a member.

A search on the Apartment Association of Greater Los Angeles whose web site address is http://www.aagla.org/codeofethics.php, located the following Code of Ethics which was last revised in May 1994. Evidently, updating the code and possibly exacting efforts to periodically remind members of their individual responsibility to comport themselves ethically, may not be something the association actually ever does.

CODE OF ETHICS
Our Association By-Laws state that "The purpose of this Association is to provide services and activities for its members; to promote better relations between apartment owners and renters; to promote high professional industry standards and good business methods; and to represent the interests of the rental housing industry locally to city, county, state and federal governments." In this spirit, the Association endorses this Code of Ethics as a guide for its members.

UNDER THE ASSOCIATION CODE OF ETHICS, A MEMBER WILL:

1. Relate to Residents in a courteous, respectful, considerate manner, with the understanding that Residents and Owners have objectives which depend on each other, that Residents seek quiet enjoyment of appropriate housing at competitive rates, and that Owners seek a return on the required investment sufficient to motivate them to provide such housing.

2. Define the conditions of occupancy for Residents by the use of clearly written agreements and other notices.

3. Maintain the property In a clean and useable condition, responding promptly to Residents' requests for service.

4. Establish and maintain courteous communications with Residents, keeping them Informed of changes which may affect them, and welcoming their comments regarding the operation of the property.

5. Use all available moderate means, including mediation, to resolve disagreements, recognizing that legal action is a last resort, and its use acknowledges the failure of more desirable methods of solution.

6. Keep informed of, and comply with, all laws which apply to any rental housing with which the member is associated.

7. Offer rental housing to all prospects without regard to color, race, religion, sexual orientation, marital status, familial status, physical handicap or national origin, nor in any other manner unlawfully discriminate.

8. Speak and act in a manner that reflects positively on the Apartment industry, recognizing that each Owner is perceived by the general community as a representative.

9. Support the various programs of the Association, and communicate with its officers regarding its presentations in the media, its other projections into the community, and the benefits of membership.

10. Deal fairly with suppliers.

11. Be sensitive to changing needs and to proposed legislation which affect the Apartment industry, and provide input to our legislators directly and through the Association.
