arnel property management Slum Lords

Okay, so we have lived here since March 2011 and has been nothing but hell since. I would tell ANYONE looking to move into this complex, or ANY Arnel ran properties to sit in the parking lot for about an hour, and count how many moving trucks you see come in and out of the place in that time. You will be shocked. Yesterday while I was cleaning out my storage in the carport, I watched 3 families with Uhauls moving, all within a 30 minute time frame.

Now... with all of that said. We have MOLD in our unit, along with out A/C hasn't worked 1 day since moving in here. We were told that it wasn't in the budget to replace or fix it, however it freezes up and smokes. They have already had one building burn down... I wonder why? On top of that, my balcony a friend fell through one of the boards, and they FINALLY replaced 14 of them.

I spoke with Jaime Rosas today, who is the Westminster Code Enforcement officer for this complex. He states there is 6 OPEN CASES HERE RIGHT NOW. And was told they are SLUM LORDS. He will be out here this week to inspect the unit. ALSO, he gave me the number to Orange County Fair Housing, I spoke with them, and they have 19 open cases towards this property alone as of today at 10:45am when I spoke with them. They advised me that Arnel has already breeched the contract, and I have EVERY LEGAL RIGHT to move out, and I'm entitled to moving expenses along with all the rent I've paid since March when first started having issues.

The Big Manager over this property, who is WORTHLESS is Natlie Rex [protected]

I hope that this will help you all. I was told by Fair Housing to go down to the court house and file a small claims as long as it was under $7500... which I will be doing once I have the Code Enforcements report to back me up.

DON'T MOVE TO THIS CRAP HOLE... YOU WILL BE SORRY!

BTW there is bugs here BIG TIME... Fleas like crazy... cars getting broken into, and drug dealers growing here, along with 6 people living in a one bedroom unit.

July 2009 signed a 1 year rental agreement for $1, 200 per mth including a $200 discount if rent was paid on the 1st of each month. 11 mths into the agreement had to terminate early. Followed all the proper steps, gave 30 day notice, turned keys in at month end. Now the final billing is asking for the $200 x 11 back and charging all rent even though they...

arnel property management Uninhabitable Living Space

Stuck in a lease :( even with their violation of California Code 1941.1 Failure to provide habitable living space.

The conditions that make this unit uninhabitable are (pictures available upon request):

Holes in side of building, attached table in patio is unsafe, has water damage, mold and needs to be replaced, water marks alongside building
Damages to patio fence and water drainage alongside patio building
Ants, Spiders and Cockroaches in Dining and Kitchen areas
Ants and Spiders throughout the apartment in every room
Water damage under kitchen sink
Water damage with mold and termite concerns in living room and adjacent closet
Seal around air conditioning unit poor (openings to outside)
Three different carpet types with pot holes under carpet in Dining/Living room area
Hole in bedroom closet ceiling disturbed acoustical ceiling (could contain asbestos)
Hole in bedroom wall closet with disturbed skim coat (could contain asbestos)
Water damaged wall near tub that was moist per Mold Specialist
Spots on Shower/tub ceiling which was also moist per Mold Specialist
Water damaged flooring with discoloration similar to mold growth per mold Specialist

arnel property management unfair housing practices

There have been many problems starting the day I moved in. all paperwork that was filed out said move in date was 228. Was asked by then property manager Holly to come in earlier because there were a few people moving in that day. So I went in the tuesday before and then the day after move in asked me for prorated rent from the date that she had asked me to come in saying that I had taken possesion on that day not the agreed upon move in. Not only that living conditions are terrible. The fire alarm goes off if you toast a bagel in your toaster oven. Then to find out there has been a leak in the wall in the kitchen the whole time I have been here. Leaving me to bleive that there is mold in this apartment. The treatment from the property manager was rude and has made my children feel uncomfortable to come to my house. Not only that, everyting is all pretty while they are trying to get you to move in then you find out that all the pretty things don't work or are not in working order.

As a former resident manager for this company, before you move out from this property, make sure you take pictures and I would highly recommend you also take video of your apartment$60 . This company will imorally take all your security deposit saying that you oew $100 for painting $70 for cleaning the apartment, $60 for carpet cleaning, $170 to refinish the tub/shower, $$85 to refinish the kitchen countertops, $65 to refinsh the vanity sink area times 2 if you have a 2 bath, $5 to take photos after you move out. I am so sorry about your troubles and believe me this is why I left the company. This company is a joke and they need to be exposed. Another thing is if they replace the carpet after you move out, they charge the money to you and also the new tenents. For instance, if the unit is $1, 300 monthly, they tell the new residents that the unit is now $1, 340, because they installed new carpeting. That is called double dipping and that is illegal. Please move from this company as fast as you can! If there is anything that I can do to help please let me know.
