America's Servicing Company [ASC] Awful service!

We've been paying our mortgage since this company took our mortgage on time. But it was only beginning of this year that the income was very tight and we required a little help. My friend told me that their mortgage company gave them a 2 month break just to be back in track, and that's w/out interest at all. So that gave me an idea to try it with our mortgage company.

I called today, but unfortunately i was told that their company don't do such a thing. The only way they can help us is to delay the payment and then they will submit us to collection agency. We don't want to be under collection agency, we are asking for a little break. Don't they even have any compassion or heart to help those in need. I've read a lot of complaints about this company and we totally agree with them. As a matter of fact, we made a very big mistake of refinancing. We use to be under Countrywide and this broker name Anita Adams called and gave this all nice offering about how we can make our mortgage better but it was the reverse of it.

We wanted so bad to lower down the interest rate of our present mortgage but because of the bad economy we were forced to used our credit cards to meet our needs and we think that's the cause why our score went down. But were never late and we made sure that all our debts are paid on time. It was only during the beginning of this year that we started to have our financial difficulties.

We hope you can help us in our situation, and we hope that this company learned better ways to accommodate their clients and not choking them. We understand its business, but in any situation there is always consideration and solutions.

We fell behind on our mortgage due to loss of job. But once I got back to work, we called ASC and they put us on a payment plan that we have followed to the letter. We just received a letter stating that we now owe $13,410.98 which is several thousand dollars than before we started the payment plan.

We were told that if we followed the payment plan we would be up to date in Febuary. This is unfair!

I have repeatedly tried to contact this company to inform them of my mortgage payment status. When I call the number automatically transfers me, and then says it is "unable to transfer" then hangs up. I need to clear up my mortgage payments immediately to prevent foreclosure on my house, and have been unable to speak with anyone for WEEKS! This is in my opinion one of the reasons so many people have been put into this position... inadequate banks!

I became behind on payments because of marriage break up and trying to support five children on less than a grand a month. I got served a few days before Christmas as if the holidays already didn't suck. I sold my car but couldn't get the full amount up to reinstate the loan. Then a young girl in the neighbor hood lost her house so I finally got the courage up to call them again. The were nice, I faxed them a letter explaining the hardships that I had been facing and filled out the work out package. While trying every avenue in the state of Florida for help and believe me they don't offer any. I was flipping out thinking the kids and I would be out on the street. Then a friend of my mother's who is a millionaire came forward and offered me ten thousand to catch it up. I spoke to someone and sent them the cashiers check and was told to make the first payment in August. Well yesterday nearly three months later, they sent the check back. Mind you the lawyers office already dismissed the court action. I have no clue what to do and I don't want to lose my kids. If anyone has a suggestion please email me. I can't even find a number to reach someone there to discuss this. A Realtor told me that they may want to refinance the loan to a lower payment and thats why they sent that back. I have rec'd no information only the check in an unmarked envelope.

Some of you may have seen me on msg boards like this, anyway I am going to tell you a little more about my situation with the great ASC... My house was going into foreclosure, like everyone elses, long story how we got there its was 50/50 fault, so we filed for chapter 13 and got back on track with our motgage payments, then Febuary 2008 our interest rate went up 1.5 % ($311) may not sound like a lot but it was when they never added tax and insurance in... Well we asked if the would do a modification on the loan in I thought March, they say May, either way we didnt get a letter from them till July 19th, Letter was dated July 11th . The Auction on my house was today July 22 @ 1pm So I called first thing monday am and did exactly what the letter said (in part) "...or to file for an extention you have to fax a hardship letter and finacial statement to us with in 10 days..." OKAY so I did. I faxed it over monday AM. I called about 8pm that night and they said they received it and to call in the AM (tues) to find out if the extention went thought. SO I DID, they bounced me around only to tell me nothing had happened as of yet to call about noon remind you the auction is suppose to take place at 1pm.. SO I called yet again at 12:30 to get bounced around a little more and I got SAMANTHA again (who I originally talked to on monday am) and she was such a ***, she said nothing was signed, which im sorry but there was this glimmer of hope and so little time to get everything faxed I did forget to sign it... She and the other people I talked to said that it usually takes 48-72 hrs for the extention... GRRR SO my *** is WHY DID THEY EVEN SEND ME THE LETTER! and tell me I had 10 days! My house is gone... and I except that.. but it infuriates me that they would even send that KNOWING that it takes 2-3 days for an extention to go though.. I know alot of you out there know what I am going though and by the looks of it there are going to be a lot more! I should add that I didnt get the letter untill the 19th becasue of the foreclosure we were having our mail held at the post office because we were moving... GOOD LUCK TO ALL THAT HAVE TO DEAL WITH THESE SERVICING COMPANYS!

After reading all these complaints. I feel for all these people. I swear I got a headache just reading about this company. I am not a victim but unfortunately my poor dad, his loan is manage by this evil company. I don't understand why the government is not doing nothing about it. If supposedly the SEC had investigated New Century and Ameriquest for fraud. Is SEC also looking into this company as well? Or are they doing everything according to procedures and regulations? I wish people do a boycott in not purchasing homes. I swear here in Southern Orange County the prices are ridiculous and to top it of you have to deal with companies like ASC. I think this is a serious issue that needs to be address to someone.

I cannot believe the complaints on this company. What is the point of getting a loan with a certain mortgage company when later on its going to end up with companies like ASC. If it wasn't for the consumers this company ASC will not be in business. Just like we are bring them business we can also put them out of business.

Wow! Didn’t know there were that many out there having the same issue with ASC. We, just like the rest of you, started our loan modification well in advance so that when it came time our modification request should have been handled. Of course when we started calling about the progress we were informed that all we sent in was out dated, since they sat on it for 3 months.

We went ahead and sent everything in again and in the meantime we were told NOT to make a payment if we couldn't make the new payment. I was told that late charges would not incur nor would it be reported to the credit bureaus. I have since then re-faxed our information 2 more times and was told they were expediting our request and would soon be assigned to someone. Calling again and again... We were also told to make some kind of payment and we were never going to be assigned to anyone.

Well to no avail I still tried one more time after waiting again for the time line to pass only to find out that our file was closed. I believe that if I could walk into the office my concern and want to have a house over our 2 and 4 year old children might actually sink into someone’s brain.

We have not had a single mark, late, or default on our loan and apparently means nothing. Maybe we should all get together for a class action suit!

When my husband and I bought the house, we loved our mortgage company. But like always it was sold to these crooked people. A year later my husband was injured at work. We could do it on my income alone. We filed bankruptcy and they are making us pay for there attorney fees and late fees and other fees. Did I also mention that we have not grace period now either. IF my payments are not there on the 1st of each month they will foreclose on our house. What a bunch of ingrates. It has been the worst experience ever. I wished that I still rented!

Because of my move from the state of Washington to Arizona, I never received the property taxes on a rental in Texas. When I realized my mistake, I paid the taxes last May. Not knowing the taxes were split into county and school, I paid the county taxes and sent an official copy of payment from Bexar County to ASC, after speaking with a representative of ASC. Within two weeks, I received a notice that they had not heard from me and would be opening a new escrow account on my behalf if they didn't hear from me in a certain length of time. Once again, I called ASC, told them I had sent them a letter along with an official copy of payment. They suggested I fax them a copy of payment, gave me the correct fax number, etc. I had Bexar County fax them a copy of my payment, all to no avail. A week later I received a letter saying a new escrow account had been set up since I was delinquent in paying my property taxes. I finally understood that the county and school taxes were split. I called the school district, paid the taxes and had the school district return ASC's money to them. Now, I am being sent letters from ASC stating that they had acted on my behalf and cannot close the escrow account. I am ready to take legal action. I have paid my taxes in full. I never gave them my permission to open another account on my "behalf." I have called them, written to them, faxed them information and still I feel like I am talking to a brick wall! What else can I do? Lili.

This is to all you folks who really don't seem to know a gosh darn thing about mortgages and I am here to enlighten your lives with a bit of information, especially if you are all over the internet trashing america's servicing company. Lets start with the facts first.

#1 when you sign documents at closing, you need to be reading what you sign and if you don't understand it, ask questions. After all isn't that what your forking out the big bucks for the attorney and the title company for?

#2 Just because you have an escrow account , doesn't make you exempt from having the responsibility to provide proof of your insurance if your loan is transferred. Wake up folks, its still your loan and your insurance. Lets grow up and be responsible.

#3 For all the complainers who say I didn't ask for my loan to be transferred to you people, but did you ask at closing if your loan would or could be transferred or read the documents that said indeed you will?

#4 Be educated on what a SERVICING company actually is. A servicing company is a "servicing "company ,which means ,they collect money. The fees that you pay to make phone and internet payments are called JUST IN TIME payments, it is a convenience to be able to pay last minute. How many places do you know where you can call and make a payment on something the very last day for free? I don't know of any, all credit card places are the same. People act like they are forced to pay the fees to make the payment. HELLO, your mortgages are due by the 1st of every month by the terms of your note. You want to make your payment for free then mail the darn thing or get on auto withdrawal. What it really boils down to , is that your mad because you really cant afford the mortgages that you have. Its called living above your means, getting over your head. Its all part of the greed in the world that gets us all in trouble now isn't it. Servicing companies DO NOT make the money on the interest of your loan, that money goes to the investors who gave you the loan to begin with, so when you get harassing calls to collect your payments, you are flaking out on the wrong people , you need to call the investors and whine to them because the whole entire and only reason lenders have servicing companies , is to have them do the dirty work and COLLECT MONEY, when that servicing company fails to collect money seen fit by investors, guess what, thats when your loan is getting moved again. Just imagine how beautiful it would be if everyone paid on time and was grown up and responsible, then maybe your loans would sit still along longer huh.

# 5 Missing payment complaints. I love this one. IF in the event a payment was cashed and didn't post to your loan, then you have a legit complaint. But that can be traced and will be located and applied. But for those of you who sent payments , claimed it was lost, but wasn't cashed, then fail to make up the payment in 2 more months , then get reported... then who's fault is that really? You don't keep up with your checking accounts and balances to notice the money never was withdrawn? You are complaining because you had collection calls and wonder why they are calling then claim you never knew the payment didn't post. Come on people, no one is buying that story. I would know quite fast that the payment was not taken from my bank account, because i don't have millions of dollars hanging around in it. Then there was talk of how ASC would hold on to payments and purposely make them late. That is ridiculous because the more you call to complain about something to a company cost money, i don't see where that would make sense. Payments go through lock boxes and you have 16 days from the 1st to the 16th to get a payment in without a late fee. So when you are advised processing can take 7-10 days and you have 16 , then lie and say you mailed it real early and the envelope scan from the post office shows you mailed it on the 10th, how do you expect the payment to process in time? The reason the processing takes 7-10 days is because try and imagine a lock box who has several clients they process mail for on a daily basis, and imagine on a daily basis 10.000 payments come through. Do you think you could process that mail all in one day? If so, then you need to be in the lock box business

# 6 When you call the servicing company that handles your loan and curse and act like its the representatives fault for what is happening, and the first thing the rep thinks is that you need bipolar meeds, try and talk it out with them in a civil manner. you are much more likely to get help or an explanation when you are nice , after all they are just there trying to a make a paycheck like the rest of us and most of them are very nice and I can tell you that I wouldn't want to take 100 calls a day of insane people.

#7 You sign into a pre-payment penalty ,regardless of what someone told you at origination or lied to you, you signed it your stuck with it. You would have read the paper and signed your name to it. That part still is amazing to me. A lot of people don't even know what kind of loan they have, what an escrow even is , or their interest rate. Are you kidding me? Maybe these are the same people who are filing complaints , because they definitely seem intelligent enough to understand their insurance and taxes and be responsible with their payments... don't you?

# For those of you who truly had real problems that were totally no fault of your own, that does suck but so there for is life. You have to remember there will always be victims in large businesses due to the amount of loans they actually have . Think about a million loans to take care of. The variable of life is almost certain there will be problems and the problem ratio is actually very low considering how many loans are serviced.

It really comes down to educating yourself, do your research online first before you jump into loans and homes. Don't go over your head. Live modestly. Read your papers . Don't be like little kids at Christmas, who just cant wait until morning to tear open the gifts. Be adults, be responsible for yourselves, your bank accounts, your mail, Its time to grow up and stop blaming others for your slacking. Is your cable, gambling, smoking, drinking, car payments more important than where you live? Where your children live?

Hi, We have fallen behind in our mortgage payments for a couple of months due to illness. They sent us a financial info form that we filled out and have been trying to fax in to them for several days. None of the fax numbers seem to be any good. Please help us smb. We have the supporting docs to our situation and would like to do a loan modification. We go into foreclosure after 8/15. c775a.

Our mortgage company american servicing company (asc) placed an escrow account on our loan after repeated methods of correspondence asking them not to do so. Our 2006-2007 december/april property tax payment was late, which we admit. We received a letter stating an escrow account would be placed on our loan if the taxes were not paid. At that time we paid our taxes. When I contacted asc, they stated they paid the taxes also. When I contacted the county assessor’s office, no overpayment was recorded. I wrote a letter along with proof of tax payment to asc requesting the escrow account to be removed. I sent this along with a house payment which was cashed; asc customer service said they never received the letter. December 2007 we paid the first installment of our 2007-2008 property taxes on time. When I contacted asc they said they paid them november 27. Again when I contacted the county assessor’s office, no overpayment was recorded. The recorder stated the only payment that recorded was one paid by a credit card (ours) and doubted the mortgage company paid by credit card. I contacted asc and demanded a conformation number proving they paid the taxes. I received a letter stating they paid my taxes but no conformation number.

December 2007 was when our loan payment would jump from $1960.00 a month to $4010.00. I have not made december or january’s payment because the amount is in dispute (which is noted by their customer service) and because we cannot afford $4010.00 a month. $3920.00, the amount of two regular house payments sits in an account ready to be paid once this dispute is over. The regular payments have not been made for fear that asc would force a foreclosure and this money would be lost.in december I was assured that no late fees would be assessed and was far from foreclosure since the account was in dispute. Yet, we have now started receiving calls and letters from collections stating we owe over $8000.00 in payments and fees. We had made our payment on time for two years. At a time when so many houses are falling into foreclosure, I can not believe the way this is being handled by asc.

I agree completely with everything I have read about asc. both of our loans were originally handled through hsbc and while the still handle 20% of my mortgage the other 80% is now being handled by asc. we have had nothing but problems with asc.
our taxes were not supposed to be included in our mortgage payments. while in the process of disputing the tax amount in 2007 asc decided they were going to go ahead and pay them for us even though I sent them documentation of my dispute. after several months going back and forth with asc they raised our mortgage payment to more than double what it was to pay back my "escrow shortage", I continued to pay my base principle and interest (this was indicated on my check and on my paystub) amount while disputing this additional "escrow" they had added on to our monthly pmt and even went so far as to demand that we be billed seperately for the escrow so as not to show late on my p&I which I was still paying every month.
Needless to say they refused and in an effort to avoid forclosure we sent them $4, 000.00 and specified that it be applied to "escrow", they cashed the check but instead of applying it to our account as directed they returnd a check to us in the same amount. when I called to find out why I was told they could not apply the amount to "escrow" because I was past due on my account. I tried to explain to them that the amount that they were showing as "past due" was the escrow amount and that I had attempted several times to have this amount billed differently in order to avoid being considered "past due" only to be refused. the rep at asc told me the only way to get the money applied where it needed to go (escrow) was to do a loan modification, I did not want to do this and did not understand why they could not apply my money to my loan where I wanted it to be applied. again in order to avoid forclosure and get my "escrow account" straightened out we went ahead with the loan modification. we were also told that we would have to send certified funds. we sent $5000.00 this time in cashiers checks and then waited. when we didn't get a statement the following month we called asc to find out what was going on, we were told that we could not make our monthly pmt until the loan modification was through and that once this was done we would recieve notification of what the new monthly payment would be, this seemed a little strange but the rep refused to take a pmt from us. we called again the next month and were told the same thing (I would like to note that this was the one and only time we had/have ever been told the same answer more than once by asc) we were to;d that the loan modification would be done in october of 2008.in october when we still had not heard anything and were still not being allowed to make a payment and were still not recieving statements, we contacted asc again and were told it was still being processed. we called again in november and they still had no answer for us. when we finally did hear back from asc it was to tell us that our loan modification was denied and that we needed to pay the past due balance within 30 days or forclosure steps would resume.
At this point we had gone from current (except for the "escrow shortage") to past due ten months (according to asc). we decided to file bankruptcy. we went to our bk attorney with the latest statement from asc showing the amount that was "past due" this statement still indicated an "escrow shortage" even though I had sent in $5, 000.00 which was supposed to be applied to "escrow". when asc was given the oppertunity to "prove their claim" they provided a "dirty" copy of my loan agreement (I say dirty because in order to prove a claim an original unmarked copy of the signed in wet ink loan has to be provided) and a statement showing my past due p&I balance to be around $15, 000.00 for ten months (april 2008 - jan. 2009) this was way more than the statement that we provided our bk attorney and when I questioned my lawyer I was told that it was due to lawyer fees asc was charging me.
I left it alone and assumed my attorney knew what she was talking about.
Everything was going fine my pmts were back to normal, then in january 2010 we recieved a notice from asc that our monthly motgage pmt would be raised to pay back an "escrow shortage". I imeadiatly called asc to find out what was going on and to tell them that the "escrow shortage" was included in my bankruptcy. thay to;d me that they cannot include an escrow amount in a bankruptcy and that only p&I can be considered. I then asked them what the "escrow shortage" was for, I was told it was for unpaid taxes in 2007. I said no I sent you $5, 000.00 that was supposed to be applied to the "escrow to cover the unpaid taxes for 2007 and the taxes for 2008 that would have been due. the rep said he didn't show a payment for $5, 000.00 dollars. what, I demanded to know what happened to the money I sent and gave him the month the money was sent and that it was 5 $1, 000.00 cashiers checks. he was finally able to locate the payment and told me the money was applied to"past due"payments. I again explained to him that the amount past due was the escrow shortage and that I had still been making my monthly p&I and was not past due on my account when I made the $5, 000.00 payment. he basically told me there was nothing he could due and that I would need to go back over my payments and prove my claim.
I gathered all of my payment information and emailed my bk attorney in february in an effort to avoid my mortgage being raised again. after several months of emails it is clear that my attorney is getting just about as far with asc as I have - nowhere! my attorney has just this month sent asc a letter allowing me to speak with them myself to try to resolve this matter. what exactly am I paying them for? how hard it is for my attorney to send a certified letter demanding that asc prove their figures? by my calculation asc still had the"escrow shortage"included in the monthly payment when they submitted their claim to the attorney, if they are only allowed to include the p&I then they have inflated the amount I was past due by more than double what my p& I would have been for ten months. I have now paid the"escrow shortage" by sending them $5, 000.00 which they misappropriated and applied to payments that were not past due, I am also currently paying it through my bankruptcy, and finally I am paying it again since they raised my payments in may.
If anyone has any advice on how to get this cleared up I would welcome the advice, we are struggleing to keep up with the payments right now and would like to get this straightened.

Asc is trying to put in foreclosure as many houses as they can. it's their business. also, if you are on a 3 year fixed interest period, they try to ruin your credit so you won't be able t o refinance at the end of the term and customers may end up paying variable interest mortgage rates which are of course higher than what they have under fixed conditoins.
They are charging me for homeowners insurance that they said they placed on my behalf when I already had insurance. they are charging me for such insurance and are not posting any mortgage payment I am making on time arguing that I should pay for such insurance. they are sending me letters referring to conversations I never had with them, stating things like "as per our telephone conversation, we understand your current financial difficulties and you may qualify to a preforeclosure application... blablabla)" it is unbelievable how they are trying to build up a record for my account based on false telephone conversations!
I believe action should be taken against this company, not only for harassing people creating foreclosure conditions but for the lack of ethics they have to manage their business. this is the first time I fall in hands of a mortgage company of this nature.

I would join any class action taken towards this company!

I had the some problem as well. I admit that after my became ill and was out of work for over 9 months, I got behind 2 months. I contacted them and continued to make my payments even though I was 2 month in arrear. I got a letter one morning from asc stating that I would have to pay attorney fees for the being behind. I was asseed $1,084.00 for plus my two months late payments. after paying them by borrowing from my retirement. I got a statement from them saying I was now in forclosure and my next payment would be around $3500.00. I simply believe that this company feast on poor people and especially people who cannot afford a lawyer. I am appalled by the way the get away with hurting folk, and destroying the lives of people. I believe congress should shut the down now!

I had the same exact thing happen to me! I was ahead on my payments even, but said I needed to get caught up in escrow. they simply need this back up balance as a way to earn interest on people's money. it took my over 10 mts. to get his cleared up!

America's Servicing Company [ASC] Scam and cheating!

I was appalled in speaking with America's Servicing Company, after they paid my property taxes and tacked on $11,000 to an escrow account. I'm a realtor and mortgage broker who is watching my 20year careers "go to hell in a handbasket" because of the horrible economy in this country! I also have a third job and tried to ask America's Servicing Company to please do a loan modification for my perfect payment history loan with them. They refused, saying that a Loan Modification would only be considered if I was in default on my loan! Now isn't this very interesting - I have a perfect payment history with ASC for 18 months, and they want me to go into default in order to request a loan modification! Well instead of modifying the loan, they jacked up my mortgage payment by $1,000 to $2,467.00 per month! This is so absurd! I also asked about a refinance, as Wells-Fargo is the "hidden bank" holding the mortgage as the investor, and was told that my interest rate of 7.795% would go to "double digits" if refinanced! Once again, how can this occur, as I have a perfect payment history with America's Servicing Company! This ASC is a RIPOFF and should be put out of business! They tell you to write to them about any problem you may have and never answer the correspondence. Then when you call them and demand to speak with a Supervisor, this is the end result!

I hope that ASC is put out of business for unfair business practices. If anyone agrees with me, let's start a class action suit against these unscrupulous companies!

oh boy i have been going through this for 3 years and they dont have a clue as to what they're doing . well then again maybe they do because we are all in the same jam ! well they're suppose to be helping and all they have done is bigger damage . i was also looking to remodify and they also said the same thing i hade to be in default, hummmm well stupid me fell behind a month and all they did was raise it higher . i paid off my second mortgage thinking it would be beneficial and to no avail, it just made it worse . For 3 years now i have been going to court and ASC always seem to need something else, and can i ask HOW THE HELL DOES PAPERWORK GO STALE ? that is always their excuse so what doo i do i load them up everymonth with all my info so that they have no excuses . Now i have to pay close to 700 more than my original mortgage and as a single mother its just impossible. I cried but i do say one thing i will not go down without a fight ! ASC is just a BS company doing a BS job ! we all need to get together and fight ! im in 10000% has anyone lost their homes to them yet ?

Linda can you please tell me what has happend to your loan since you posted your first comment. I am going through this with them now. I finally did a loan modification and they have gone up on my payment 3 times in the last 3 months. I don't know what else to do and it is driving me crazy. Please help me.

Dear Linda Hiltbold - Cape Coral, FL., as a Realtor you should know that the taxes have to be paid! Also you know that it is part of your contract that they can force place an escrow. They are a servicing company not a lender and can only modify what the investors will agree to. Also check your original loan docs for the name of your investor that did not change. It is not Wells Fargo just because ASC services your loan.

I know exactly how you feel. ASC has done the exact same thing to me. I have paid on time for 25 months with a 10% rate hoping that after paying this high rate on time for so long that it would be eventually rewarded. Well, it was but for ASC's benefit. Due to the high payments I was unable to pay the property taxes and ASC so kindly established an escrow to pay the tax. ASC never mentioned that they were going to charge me $13, 200 for property taxes that totalled $3100. This added over $1100 per month to my mortgage which totals $4000 per month for a $310K loan with excellent payment history. It amazes me that ASC is not willing to negotiate at all. I have begged them to refinance or modify the loan before I cannot pay the monthly payment and their response is the same as you, not until I default. I cannot get them to even transfer me to Loss Mitigation AT ALL. It is like it does not exist until you are forced into not being able to make the payments. They want you to not pay instead of trying to create a good paying customer for decadeds to come. Their goal it seems to me is to foreclose all the loans they currently hold. I did not chose ASC, my loan was transferred three times ultimately to ASC where it has been for the past 25 months. I am in the process of finding a lawyer to protect myself from getting further screwed by ASC. I would also like to set up a class action suit to put ASC in its place. Even if the only result is satisfaction that ASC no longer does business. My email is j_a_w_23@yahoo.com. There is no way this is going to go down without a fight. I will make it my goal to make it right. ASC has effectively attempted to screw me financially in every possible way. ASC has conveniently lost payments that were electronically recorded, the property tax escrow debuacle, the increase in rate on top of all of that to 11% making the total payment 16% of the loan amount! No lender has seen such horrible rates. I have spoke to over 30 other lender to try to tansfer the loan but no one will touch it due to the negative equity on the condo (-$125, 000) even if my credit score were 800. It is criminal what ASC does and I will not let it go by without notice.

I cannot believe that this company has not been hit with a class action lawsuit. I would be the first one to join in. What a rip-off company.I did not know that they were part of Wells Fargo... Should have guessed since Wells Fargo is one of the largest mortgage companies these days. What can we do.? You call and can not talk to anyone who knows what to do about any sort of problem. My problem was insurance that they did not pay and then added their own insurance at $3000. Their reason was that the policy submitted to them for payment by Farmer's Insurance did not match my name or the address of my home. Of course they never notified me or Farmers to see if there might be a typo or other mistake on their part or the insurance company. So I got hit with an increase in my mortgage payment of $800.00 per month. I tried talking to a rep. and got nowhere as she said that was the information in her notes!

I have been trying to work with this company's loss mitigation department trying to keep my house from being foreclosed on. Once I qualified for a loan modification they told me I would the paperwork for me to fill out and return to them in a couple of days, it has now been over a week and I have not received it. They also told me that by qualifying over the phone as I had done the foreclosure wold be stopped. I called again to follow up on the paperwork and now they tell me that even though I was signing up for the loan modification, that the foreclosure had not been stopped... these people are a bunch of crooks and liars, someone needs to put at stop to their unscrupulous business practices... they tell you one thing when you first call and when you follow up they tell you something else...

We had a similar experience with ASC. Turned us down originally for a bogus reason and then told us to start over with the process. While we were in the process of a second attempt they advised us of a sale date for the house. We went to a professional credit counselor and sent the mitigation proposal to them after they agreed over the phone to push out the sale. Ten days later we were advised the house sold that day at 10am with no notice. When we challenged this with ASC they said they never rec'd the propoasal even though the fax number was the same as we sent the first proposal to and also sent it with a second fax number to insure ASC would have not excuses. We are not going to have to move out of our home. I have never experienced and less professional organization that has absolutely no integrity in their business practices. We felt like we had to rights at all. We don't have the funds to file a suite but hope someone takes these thieves to task. Mike [protected]

My husband and I went through the same situation; the lawyer for this piece of a company would not respond to us when we attempted to do a short sale. They wouldn't respond to the other parties Realtor.

I am writing to the Attorney Generals Office and I feel that if enough of people write to this company, something should be done... When I went to the Foreclosure Proceedings the Judge didn't want to hear anything except do you have enough money to pay?

We invested $21,000.00 dollars and we are very upset...

ASC keeps changing websites! Even if I can find the website, they charge for paying online, the charge for paying by phone, and they keep "loosing" the dated snail mail payments so they can then charge a late fee. This is bogus, as most companies either allow or encourage paperless billing.

I uncovered the evidence of the scam ASC/Wells Fargo were committing and showed such evidence to the Wall Street Journal. Interestingly enough 2 days later I got a phone call from the Presidents office of Wells Fargo. They now modify ASC and Wells Fargo) any mortgage I send to them for modification. And not lowering by $200.00, I mean by lowering by half of the payment.
On 10/2/2009 I negotialted with ASC to recind the sale and the foreclosure of a local man’s home due to RESPA violations I found in the original loan docs. Thats right, they gave his house back. I have high contacts at ASC and Wells Fargo. If anyone needs help dealing with them I will gladly tell you what you need to do to force them to modify your loan.

America's Servicing Company [ASC] Trying to sell house to avoid forclosure from this company!

I know this is very long, but please read our story, we are desparate for some guidance on this one,

My husband and I had a mortgage with Mortgage Lenders Network before it was sold to ASC. It has been a nightmare ever since. My husband had a pay cut of about $2000/month at which time I went back to work full time. We were having trouble making ends meet so we decided our only option was to sell. We spoke with representatives from ASC several times to notify them of our intentions, we were told not to make any mortgage payments for the next 5 months as we were being considered a hardship case, if the house did not sell by the end of the fifth month then we needed to resume payment again to avoid foreclosure.

We got a buyer 4months into the hardship case and a closing date was set or 08/17/07. After gathering all of our paper work together, the attorneys office contacted ASC approximately a week and a half before the closing to get the pay off amount. Excuse after excuse began to flood in from ASC-it will be expedited, you will receive the pay off tomorrow, it's been sent, we can't fax the pay off amount, your client has to give us written permission to talk to you, etc, etc. The pay off amount for the mortgage came in the day of the closing 45 minutes before the closing was scheduled for.

The closing never happened because the pay off amount came with $20, 000 in fees. ASC was charging us all kind of late fees, a prepayment penalty fee and various other fees...our original mortgage didn't even have a prepayment penalty fee.

It is now October 22, 2007 and we were able to hold onto the buyer until this past Monday when she could wait no longer...

NOW we are in foreclosure, ASC will not budge on negotiating any type of settlement price saying WE are not cooperating with them!

All we wanted to do was sell our home to get out of this nightmare of debt, we weren't looking to make any money on the sale simply break even...Which all could have happened if ASC had tried to charge us the prepayment penalty, they would have received more than was owed on the note, upwards in the amount of $10,000+ but they refused to even talk to our attorneys office.

To make matters worse, yesterday in the mail we received a notice of default from the Hartford Superior court for failure to appear--We never even received anything about going to court, don't know when it was supposed to be or what it was for!

If anyone can offer some advice we would greatly appreciate it.

I agree with everything you said above about the potetial sale and how they refused to work with us as well or our attorney. We ended up finally filing for Chapter 13 and then they still adjusted the rate and refused and I mean refused to work with us to re do the loan and keep it at a payment we could afford. It went from origianlly 1700 to 2250 and then with in a few months it was at 3200 a month for a house we origianlly paid 199, 000 for. They totally refused to do anything. The run around seems to be thier specialty. Well our lawyer discussed moving to a Chapter 7 so we did this and we put the house up for sale as well to try and get rid of it before foreclosure. We moved out but kept paying the utilities in order to sell the house we kept some of our property in there for curb appeal and they never even called us to see if we were in the house or not and they came by one day and changed the locks and cut the heat and water to the house. They call it winterizing it even though we were still paying for the utilities. Our property was freezing and some of it even got damaged but do you think they cared. NOT AL ALL!

I know what everyone means with your comments, ASC is one of the worst comapnies to work with or attempt to work with. You would think that in these trying times they would be more than happy to keep people in the house that are willing and able to make a normal house payment and they would do whatever they could to do that, but sadly that is not the case.

This company sucks , For months I have heard to contact you lender if you can't make the pyments so I called them in the first week of november , After being disconnected three times I finally talked with someone and they wouldn't even discuss the matter until I was 30 days behind , A week later they started calling and harrasing me , I called them today , Im now thity days late to see if we can work something out , I told them im trying to sell the house and I could send them so much money until it sells they told me they would not do that or work with me , So I told them ok let the Forclosure begin , Of couser I got this strong arm tone of what all could happen to me legally , The only thing they don't know is I already talked with a lawyer and will go Bk , Now they wont get anything from me and now I will let the forclosure play all the way out , This company just stinks , My original lender was Fremont they don't exsist anymore ,

America's Servicing Company [ASC] I'm filing bankruptcy cause they cost me my home!

I am 25 and this was the 3rd place to get my loan. They constantly posted payments late. They didn't escrow my taxes and homeowner's on time which cause them to up my payments to make up for it and then they blamed it on me. My payment went from 580 to 820 in less than a year and a half. Now I have to file bankruptcy and move to an apartment because they took over 3 weeks to assign anyone to my case for loan modification and still haven't gotten it figured out and I have received my foreclosure summons. I don't know how they get away with this.

America's Servicing Company [ASC] Forged signature on a refinance!

My husband and I began to search for our first home in 05. My credit score was a 628 which enabled my ability to be a borrower or co-borrower on the home. However he was able to purchase the home through their former company title Mortgage Lenders Network. the first mortgage did not include myself as any borrower but i was added to the title. On July 19 of 06 the house was refinanced through Mortgage Lenders Network. On this document I became a a full "Borrower". More disturbing in the contract there is a form dated 6/20/06 indicating I had signed a waiver of Marital Rights. this is ###! Never ever would i agree to such a poposturus agreement nor would i comply to refinancing a home without escrowing property taxes or home owners insurance. The house has now gone into foreclosure. I called the new ASC lender to get information on the property and was told i was not a valid person on the account. so which is it ASC do i co-own the property or not. I have hired a real estate attorney to clear this manner up.

I thought I was the only one having problems with ASC, until I was informed to come on this site. The more stories I read, the more it sounds like my current situation with this horrible company. I can’t express the heartache and anger they have created in my life, not to mention the damage they have done. All my problems began when my loan was SOLD to them. JUST AN FYI to those who have a choice to get rid of this company, do it now and quickly. It is only a matter of time before they trap you. Unfortunately, I was too late and had to sell my home!

My property had $10, 000. in water damages. The issurance company had to write my morgage companies name on the check because they technically own the house. I sent ASC all documents they requested and the signed check over to them. They held the check for two weeks and when I called to get the statis of the money for me to fix the water damage they said they needed more documents. Then she never faxed them to me. I still have not seen any of the money from my issurance company that ASC is holding. I still have exposed electrical, pipes, subflooring, etc in my home.

America's Servicing Company [ASC] Not accepting my payments!

I have my mortgage since we bought our home in 2005. We fell behind because we didn't escrow our taxes, so we a payment arrangement with them and then we could not get caught with the escrow and they wanted a full payment of 7200.00. So i contacted there litigation team (if they even have one) and they told me to write hardship letter and do a financial worksheet. We did this for 5 months in a row and now we are 6 months in behind and now they won't take any money. So I hired a law firm who deal with companies like this.

I have a similar situation with the house I am renting the owners fell behind and ASC will not do anything to help them get caught up. I have tried to contact them to see If I could assume loan but no one wants to talk to me, now they are not just hurting the owner but also the tenant.

If anyone as phone numbers to ASC I would really appreciate them.

We got behind on our payments and ASC refused to help us work out anything to fix the situation. We were forced into chapter 13 bankruptcy. I found a higher paying job out of state and when we put our house on the market we were told we have a prepayment penalty on the loan that they will not waive. We are going to have to sell our house at 7,000 more than it is appraised for to get everyone their money. We found a buyer (to sell it short) 4 months ago and ASC still hasn't told us yes or no for the sale. Apparently there is only 1 person in the entire company that does that and she NEVER returns my or my real estate agent phone calls. I cannot afford to pay my rent at my new location and my payment there as well. They are wanting to repo the house and when they sell it at will lose money. They are going to lose money in my sale but not as much as a sale. I am unable to get any help from them at all.

America's Servicing Company [ASC] Automatic payment nightmare

So considering my mortgage servicer (ASC) refuses to enter the 21st century by offering an internet payment option free of charge I thought it would make sense to setup an automatic monthly payment. I've already had many frustrating experiences with them and just want to avoid having to deal with this company. Unfortunately I'm stuck. As far as I can tell we have no options especially in this Real Estate Market where many people like me can't get out of their current loan.

Last time when I saw that they were charging me 3 to 4 times the going rate for Homeowners insurance I tried to replace it with a reasonably priced policy. My new insurance company did everything they could to establish a new policy but ASC refused. They sent me a letter indicating that my insurance was not and could not be implemented. A month later I got around to calling them to understand why they did not allow my new policy and they said that it was because I had not sent them a letter requesting the change. I reviewed the letter they sent me and in no way did it indicate that I needed to fax or mail a letter requesting the change. All it indicated was that my policy was unable to be implemented with no solution or remedy.

I only mention this to preface what dealing with them has been like. Similar to every experience I've had with Wells Fargo they do whatever they can to nickel and dime their clients and most of their employees are very rude and arrogant. This pattern is most accurately demonstrated by their need to charge for an internet payment. So I setup my automatic payment to avoid issues with the mail and to avoid the fee. I had it going fine for a month or two and then got behind again where my payment was getting made just later than normal.

I made my June payment at the end of the month and knowing that my July payment was in question canceled the auto payment. Since then they tried to charge my account 3 different times in July without my consent. I've called each time it's happened and each time they assured me they would not charge my checking account again. Each time this has resulted a $20 NSF fee not to mention the other costs and complications this causes when paying other bills and simply managing my money. How do I get them to stop this auto payment nonsense because this is making it impossible (considering my current financial situation) to manage my money. How many people will guarantee me that they won't charge me again before this stops?

More importantly do I have any recourse? Who will hold this company accountable for their consistent incompetence and manipulation?

this sound almost identical to what happened to us, made arrangments to have the payment taken out on a certain date, when somehardships came up we called to cancel the payment said no probelm set up for a different date and went ahead anyway costing us hundreds in overdrafts.fortunatly next year we will take money from an annuity and finally will be rid of them forever!

After refinancing our home, we thought everything was taken care of, all the papers were filed correctly... come to find out the new mortgage carrier (ASC) did not set up an escrow acct for our taxes and insurance. America's Servicing Company [ASC] RESPA violations - horrible service

My mortgage was sold to this company from Option One in October of 2006. I have had nothing but problems from the day it was sold. They do not have convenient methods of payments. You have to pay $15 every time to pay by phone. The straw that broke the camel's back was last month when I called to make my payment they advised me my payment increased due to taxes. I asked the rep when did they send me the revised payment she could not find any records of this notification. They refused to take my normal payment, they demanded the new amount stating the SYSTEM could not process partial payments. I advised this was a RESPA violation. I asked to speak to a manager, all I ever get is a senior rep! This company is horrible. They advertise a website that does not work! The reps are rude & unprofessional to say the least.

It does suck having to pay the $15 but most companies charge to pay by phone... you can always mail a check for free. As someone in the business it is not a RESPA violation to not accept a partial payment. Also, if your taxes go up causing your payment to go up you should contact your taxing authority... or you can always see if you qualify to delete your escrow so you don't have to worry about it.

So... I buy this property that I had been living in just... all my life... 32years... Granddad built it... my father grew up there, then later his children... he passed the torch to me and my children have not known anything other than... the homestead of my ancestors... my heritage and legacy...what once was just considered a really good place to raise some kids..in a small town... a country homeplace... a barn and an old outhouse and chicken coop... all that was left of the former 2 acre patch was the original home and about a.66 acre... our .66 acre.

My dad wanted more than anything for me to stay near and raise the kids there... I had a verbal agreement (witnessed) to rent to own... treat it as if it were your own... and an interest free owner carried loan... for the original price he had paid his mother...WoW... totally exciting news to a girl who knew her whole life that this was home... her home forever!

When my dad became ill later that year... the news of a stage 4 lung cancer was a huge blow... we tried to get as much done as possible but 5 months was just not enough time to tie up all the loose ends and what became of my home starts here... we mortgaged it out to pay my mothers own home off (she had no interest in the family home and not being of this country was headed home... a guy had offered her a lot of money for the property a guy that had been after all the surrounding properties for 20 years... turned down by all he acquired it the hard way. They all died in their homes... they all were sold off in estate sales by out of state children... our was the last... and a remedy to their almost landlocked situation... our property meant 2 extr outlets on 2 roads... the seal of a multi million dollar deal so long awaited... he offered my mom 40 k more than I could but last minute she had a change of heart and accepted the 120 I a could pay... 60 k more than dad asked but... I got to keep my home!

Family turmoil and small town-ism... made a the situation worse... for my dad was the glue... and he was gone... My husband lost his job of 8 years we had one hardship after another... pretty soon we're 8 months behind... our credit scores previously excellent, were ih the tank... we had a plan of development invested 15 k into the plan and refi deals coming out our ears... we might have had 100 + in the making... some almost made it... title companies were in the waits... yet know one ever made it... and when it sold to ASC was when it really got bad... ASC was nice as they could be... we told them exactly what was going on and they did nothing for us... I assume they were working with me... but in retrospect the ball would be dropped just after my updates to asc... pay off requests got nowhere and pretty soon i'm facing a forclosure... of which I found my own personal investor to bail me out... thats when the real trouble started... not wanting to put my friend out I did try another ave... a private lender name GINO the weekend before the sale... gino could lend me and would if I had a Realtor take a look... last minute he remembered he had someone... turned out to be a BROKER for remaxx... he looked giddy and excited... then latergino didn't call back... we called him and he says to us rather flatly... my guy said the value isn't there!

WHATEVER... it was a 380K piece of property I only owed 156 on... my bail out was 16... I was willing to pay him 30K... these guys took up my entire last weekend... I had no choice but to ask my friend again for help... and I did... and when I did ASC asked us to call The trustees... the trustees said to call ASC... ASC after being told to STOP the sale we have the $ turned us over to thier midigation dept... and proceeded to hang up on us EVERY TIME... I have phone records!... I had the $... I made it very clear our intentions were to keep the home... the day after thesale I had a guy saying he was the new owner and if I could afford to pay the rent of 1000 I could stay till july...

OMG! NOOO!

I didn't believe it... the whole thing since the beginning stank... my 40 year loan ended up being a 30 year... and the payment were almost 400 more than we had originally thought... and when he lost his job... we sold everything we could to keep up on it so's not to affect our scores... so's we could get the financing we needed to make it an income producing property... we have 4 kids... there were soo many irregular things leading up to this... I am still in dis belief... I had the $... I NEED HELP... a hate crime is a brewing and I don't want to be a murderer... my kids need their mom... CLASS ACTION! All the way...

America's Servicing Company [ASC] Charges, claims - they are lost and deserve a class action!

Unfortunate enough to have had my mortgage bought by ASC one year ago. It is a company run by computer and no common sense. Have to spend time every month with these folks. They are clueless, claim fees are owed, try to run a business without an office where you can go to straighten them out. I refuse to communicate with them further other than by written correspondence. Recommend to all people that they reduce all communications to writing too. These folks are boobs and here to rip you off.

I am going through the same thing computer generated letters. It looks like the money is going somewhere, and something is wrong. Even after you pay, withing 3 weeks they will send another letter for 2 months mortgage amount and late fee included. who is maitaining their books. constant phone calls.
God Bless ASC. I hope they fix their computer related problems and help customers to be able to get the latest reflections of their pmt activities. Thanks

I agree totally. Since my loan was transferred to ASC, they have put me in foreclosure, had to pay 4, 000 extra dollars to get it out of foreclosure 3 yrs ago. Then they keep adding phony charges to my escrow account. It's never ending with these people. My loan went from 8% to 13% then, which was 525 a month to 828 a month, then they wander why you are late on a payment. If i am 2 wks late they add a fee for checking on the property to see if i still live there, hello, what a rip off! i hate this company and cannot get refinanced because they report that i am late every month...then they are always threatening to foreclose if you are less than 30 days late. How in the crap are you supposed to get out from under these people! Seems like they are trying to force people to foreclose, then sell your property under what you owe and you pay the balance. Sometimes i wish i could foreclose and let them have it, but i know they would still find a way to keep getting money from me. Everything i pay goes to finance charges, i am lucky if 7 dollars goes toward principle. It's nuts.

THERE IS SO MUCH THESE PEOPLE HAVE TAKEN FROM ME, DURING MY MORTGAGE TRANSACTIONS.THEY ARE ALWAYS HOLDING MY PAYMENTS FOR LATE FEES, NOBODY GIVES YOU A DEFINITE ANSWER ON ANYTHING, YOU ALWAYS SEND YOUR PAYMENTS ONE PLACE FOR THEM TO SEND TO ANOTHER WHEN THEY GET READY, COSTING ME.IT TAKES 1O-15 DAYS TO EVEN GO ON THE RECORDS COSTING ME LATE FEES.

I have tried all day to pay by the just in time feature. It has been down and I could not make my payment. Normally this a good feature but today, just when I needed it, it was not available. I can only imagine that ASC will cut me a break on the late payment because it was their service which is down. I assume the best of ASC because they have always served me very competently. I appreciate the online convenience... usually.

I learned this early on with ASC. I have 25 months of written correespondance with ASC which ASC responses are standardized and not relating to the actual terms of the conversations. It is amazing that there is no correlation to what was spoken and the letters they send. I have paid on time for 25 months with a 10% rate hoping that after paying this high rate on time for so long that it would be eventually rewarded. Well, it was but for ASC's benefit. Due to the high payments I was unable to pay the property taxes and ASC so kindly established an escrow to pay the tax. ASC never mentioned that they were going to charge me $13, 200 for property taxes that totalled $3100. This added over $1100 per month to my mortgage which totals $4000 per month for a $310K loan with excellent payment history. It amazes me that ASC is not willing to negotiate at all. I have begged them to refinance or modify the loan before I cannot pay the monthly payment and their response is the same as you, not until I default. I cannot get them to even transfer me to Loss Mitigation AT ALL. It is like it does not exist until you are forced into not being able to make the payments. They want you to not pay instead of trying to create a good paying customer for decadeds to come. Their goal it seems to me is to foreclose all the loans they currently hold. I did not chose ASC, my loan was transferred three times ultimately to ASC where it has been for the past 25 months. I am in the process of finding a lawyer to protect myself from getting further screwed by ASC. I would also like to set up a class action suit to put ASC in its place. Even if the only result is satisfaction that ASC no longer does business. My email is j_a_w_23@yahoo.com. There is no way this is going to go down without a fight. I will make it my goal to make it right. ASC has effectively attempted to screw me financially in every possible way. ASC has conveniently lost payments that were electronically recorded, the property tax escrow debuacle, the increase in rate on top of all of that to 11% making the total payment 16% of the loan amount! No lender has seen such horrible rates. I have spoke to over 30 other lender to try to tansfer the loan but no one will touch it due to the negative equity on the condo (-$125, 000) even if my credit score were 800. It is criminal what ASC does and I will not let it go by without notice.

I have been dealing with american servicing company for over a year now,and its one of the worst mortgage companies in the modern days ,wacth out.Why does the company dont have an office where customers, can go and rise there complains ,your case is been handled by different people who wants you to explain everything evertime you call .Please if you receice these e-mail reply to it because right now i have a very big issue going on in your office that needs to resolved very fast,for the people i have been talking to seems not to know going on in your office.

I have also had my checks held until after the due date so they could try to collect late fees. They have also tried to charge me $100 on several occasions to have people drive by my property to confirm i was still living there. I was making my mortgage payments yet they told me they needed to see if i had abandoned the property? Make sense of that

America's Servicing Company [ASC] Should not be in business!

I too have had bad dealings with ASC, they are the biggest rip off company I have ever dealt with. Like everyone else we were with another mortgage co then sold to ASC. We had nothing but problems from the get go. We finally got fed up not only with the harassing phone calls and the horrible voice mails left , the threats of foreclosure and the threats of ruining our credit we sold our house to purchase a new one. Well while our house was on the market we were foreclosed on, never received any court docs showing a foreclosure or anything. Then when our new mortgage company checked our credit one last time before finishing our new loan they found a FORECLOSURE! So in order for us to buy our new home we had to get a higher interest rate instead of 5.6% we were given 11.7% and that was with $180k cash down on a $461k home. So when you think you will be paying $1900 per month for your new home you have waited over a year for you end up paying $2900 per month and have to jump through hoops just to get that loan. At the time this was all happening it is hard to explain to someone what is going on and hope and pray they believe you. It really doesn't matter because when they look at your credit report that is what they see, nothing else. You can talk until you are blue in the face, it all comes down to the report that they have control over. They can give the 3 reporting agencies any information they want without any proof just their word and wahlah! YOU ARE SCREWED!

Needless to say before we bought our new home and while we still had them for a mortgage company we refinanced and got out from under them, oh! About 3 years or more now they are still showing our loan as an open unpaid account and YES! Screwing up our credit still to this day. Our new mortgage company even tried calling to get a letter showing the loan was paid years ago they manager called him every name in the book and told him to never call there again and hung up on him. I tried calling everyday asking for the letter and was told "I already mailed it", "I will fax it right now, wait by your fax machine", "I will have to get your file for a copy of the letter". I was given every excuse in the book. So the stress continues on.

I HOPE THEY ARE PUT OUT OF BUSINESS AND SUED BY THE BIGGEST LAWYERS IN THE WORLD. And I hope all the employees they have there are never able to find another job, and lose everything they have.

I TOTALLY DISAGREE ABOUT THE BAD CREDIT PART WE HAVE VERY GOOD CREDIT ACTUALLY ITS BEEN CONSIDERED AS EXCELLENT CREDIT. ASC DRAGS EVERYTHING AND IT TAKES THEM SO LONG JUST TO PROCESS A LOAN MOD. WHERE ELSE MY SECOND MORT. CO APPROVED OUR LOAN MOD IN LESS THAN 3 WEEKS IN WHICH ASC SAID
IT WILL TAKE THAT LONG JUST TO GET A REVIEW ON MY DOC. THAT IS TERRIBLE SERVICE. THEY WAIT THAT LONG AND THEN TELL YOU THAT WE NEED TO SEND IN OUR DOCUMENTS AGAIN BECAUSE IT IS OUT DATED (IT HAPPENED TO ME BEFORE). THEY REALLY NEED TO GET ON THE BALL WITH THINGS AND STOP THROWING OUR LOAN MOD AROUND A MERRY-GO-ROUND. I WAIT THAT LONG AND THEY TELL ME THAT IT HAS BEEN DENIED. I THINK I HAD ENOUGH OF THIS COMPANY. WE ARE TRYING TO REFINANCE BUT OUR VALUE OF OUR HOME IS TO LOW.

I am going to copy and paste this into an email and send it to the higher up people at your company. They can track your ip address and find out exactly who you are. How dare you speak to your customer's that way. I understand that AHMSI is a loan servicing company and not a Mortgage company, but it is idiots like you that make me sick. Especially since I have to deal with you idiots. So what our credit may not be any good, you are still making money from us and you still have a job because of us. The bottom line is that ALL you employees at AHMSI suck and your feelings are hurt because you know it.

Hahah that last paragraph made me laught you are truly funny first of all i am a collections rep for asc out bound collections ... and first let me tell everyone do you know what asc is ... its a NON-PRIME Loan servicer for everyone who doesn't know what that means it services bad credit loans, wait let me rephrase that horrible credit loans, and it makes me laugh when im talking to you and your there talking about how perfect your credit is and i see when im calling you and i see your true double digit credit scores... also your payments are due on the 1st not the 16th people who have bad credit seem to find this confusing thinking the 16th is your due date because thats when you get your late fee... also have you ever wondered why you get stuff from wells fargo with your mort. payment stuff , because asc is affiliated with wells fargo but wells fargo just doesn't want to be labeled the company with all the bad credit loans... how does asc end up with your loans ... companies suck as freemont, countrywide, emc... etc companies originate loans the, prime loans (excellent credit) sub-prime(mediocre credit) and non-prime(bad credit)... the originating company keep your loan for 2 months if your lucky ,then thats where the fun starts the prime loans get sold to a company the non prime loans get sold to a company and then asc get all the non-prime loans get sold to asc ... so i hope all this info answers your questions to why you have this horrible company servicing your loan... all because you all have horrible credit no one to blame but yourself!

Oh yeah i know asc is a screwed up company but i also find it funny when i hear people talking about sueing asc ... and winning ... yeah right when you walk in the court room with your bootleg lawyer and then asc/wells fargo comes in with its all-star team of lawyers who get paid more in 1 day then your lawyer will make in a year... do you really think your going to win your lawsuit.

America's Servicing Company [ASC] Forced placed insurance

We were forced to pay hazard insurance when we already had proof that we were currently covered.They have not issued a refund and are still being forced to pay out every month even after repeated calls of complaints.They keep stating we will get our money back as soon as the insurance company refunds them back.They stated it would take up to 30 days and it has been now 7 months.We are at a total loss as of what to do.

This company is a trip with a capital "T". Our mortgage was sold to ASC after been told that our previous mortgage company, CENTEX will never transfer or sell our mortgage. My husband had surgery in Jan 06 and he was off work for 4 months which left me with the majority of the bills. I paid ASC double mortgage for the 4 months my husband did not work...
