I have been a homeowner for quite some time now, and I have had my fair share of experiences with different HOA management companies. One of the companies that I have dealt with is Associa HRW in Raleigh. I have had a request to remove my prior address and to mail the HOA coupon to my present address for two years now, and it has been mailed to my prior home three different times. It is frustrating to have to keep reminding them of the same thing over and over again.
Another issue that I have had with Associa HRW in Raleigh is that I placed a request for work to be done, and they signed it off as completed on their website. However, it has been three months, and the work has not been completed. It is disappointing to see that they do not follow through with their promises.
One of the biggest problems that I have noticed with HOA management companies is that it is difficult to find people who want to be the President of the HOA. The President is not compensated for their work, and all of the real work falls on them. It is a mess, and it is hard to find someone who is willing to take on that responsibility.
Another issue that I have had with Associa HRW in Raleigh is their crazy rules. For example, tree limbs will be removed if they are on your home, but if they are 3"-6" above your home, it is your responsibility. This creates a great bridge for squirrels or raccoons to get into your home. It is important to read the fine print before getting sucked into this group.
Overgrown shrubs that need to be replaced as the roots are growing into the home foundations are not dealt with, even though the trees were planted by the builders. Pretty ornamentals may not be planted like weeping cherry trees, dwarf Japanese maples, Japanese Magnolias, etc. It is important to talk to people who live in their communities, ask for their honest opinions, and do your own research and homework before buying into one of their communities.

Associa: A Scam Company That Does Not Exist - Beware and Stay Away!
I recently visited the Associa office in hopes of getting in touch with them, but unfortunately, I was met with a receptionist who claimed to have never heard of them. I was taken aback by this response, but I decided to mention their partner company, Larsen and Slater, to see if that would jog their memory. To my surprise, the receptionist immediately recognized the name and directed me to another receptionist who collects checks for them.
Upon speaking with this receptionist, I learned that many people have been coming to their office looking for Associa, but they are never there. In fact, the receptionist even mentioned that everyone who comes in is upset because they cannot get a hold of them. It turns out that Associa rents Regus offices, which may explain why they are never available.
I have been trying to get in touch with Associa for nine months now to pay my HOA dues. I had set up auto-pay online, but they locked me out of my account and claimed that I was past due. They even sent me to collections, which happened to be right next door to the lawyers at Larsen and Slater. I began to suspect that these two companies might be the same, especially when the receptionist I spoke with seemed to avoid my questions about Associa and instead started talking about Larsen and Slater.
It's clear to me now that Associa is a scam company that does not exist. My neighbors have also tried to visit their office, but both doors were locked. They don't pick up their phones, return messages, or emails. It seems that their only goal is to collect checks and lock people out of their accounts so that Larsen and Slater can send them false charges.
I urge everyone to stay away from this company and warn others about them. They are taking advantage of our community and draining us of every penny they can. Please be careful and do not fall victim to their scam.

Associa: A Frustrating and Disappointing Experience in Community Management
Associa is an organization that was forced upon us by Toll Bros. They are a secretive and overbearing organization that has many "rules and regs." that they fail to produce. If you want to make any minor improvements to your property, you will be forced to submit pages of documentation, and the decision will likely rest on someone with an extraordinary degree of incompetence.
We have many dead and dangerous trees in our community that are harboring house-invading hornets. When we complained to Associa, their response was to have the board walk around and have Toll replace the dead trees they planted badly! We are still awaiting removal in New Britain (Dead) Woods. They write dunning letters to the whole "community" concerning one person's grass when people have the most unsightly tangled mess without even one ornamental plant in their yard. We are denied a short privacy fence so that we can block out the worst of it and have the beautiful yard we pay for and deserve.
It is important to realize that some people may run for the board for the wrong reasons. It is a struggle to get anyone to run, and Associa asks for a "bio" prior to the election. No one up for grabs on the board said anything of substance with regard to their views. Make sure you quiz them. We have paid our dues (figuratively also) and have gotten a visual disgrace in return.
"Town Square" just hides their crooked and unfair policies. If you want to find out more about the lovely people in your area, look on Linkedin. It is important to note that Associa is a large chain with HQ in Texas (search).
Overall, our experience with Associa has been frustrating and disappointing. We feel that they are not doing enough to maintain our community and that they are not responsive to our needs. We hope that they will improve their policies and procedures in the future so that we can have the beautiful community that we deserve.
Associa Property Management: A Nightmare Experience
I just wanted to share my experience with Associa, the property management company that my association was under for about a year and a half. Let me tell you, they are hands down the worst property management company out there. I'm not just saying this to be dramatic, I have documented evidence to back it up.
First of all, their staff is completely unprepared. In the 18 months that we were under their management, we had 7 different CAMS. Yes, you read that right, 7! And one of them only lasted for 2 weeks. It's like they don't even bother to train their staff properly. The turnover rate is insane.
And don't even get me started on their communication skills. They will tell you one thing and then completely forget about it, mishandle it, or just straight up ignore you. It's like they don't care about their clients at all. They use a software called TownSq, which is actually pretty good, but the way that Associa uses it is completely inadequate.
To make matters worse, in 2020 we received 11 financials from them and more than half of them were not even final versions. They represented them to us as final, but they weren't. It wasn't until 2021 that they finally found the problem and presented us with the correct financials. And for our budget meeting, they completely misrepresented 5 of our reserves for the end of the year numbers.
Honestly, choosing Associa as your management company would be a huge mistake. It's not just bad for you and your association, but for any vendors you choose, the owners of your units, and your nerves. We went from having a management company manage our association to managing the management company because of their inadequacies.
To give you an idea of how bad it was, they promised us welcome packets to be delivered in two weeks, but it took them two whole months to deliver them. That's just unacceptable.
In conclusion, I highly recommend that you stay away from Associa. Trust me, you'll thank me later.
Poor Snow Plowing Services by Evergreen Management Group at StoneArch Condominiums
We've had a rough winter with several snowstorms, and unfortunately, the team at Evergreen Management Group has been asleep at the wheel. They're supposed to be managing the snow plowing services and treatment of the road surfaces by Appleblossom Landscaping, but it seems like they're not doing their job.
Several times this year, the plows didn't even show up until a day or two after the snow had stopped. That was the case this past weekend. When they did finally show up, they only removed snow from half of the driveways on our street. The services provided by Evergreen are of the lowest possible quality with absolutely no effort being made to communicate what the expectations should be for the timely removal of snow. We've requested this information from Bruno at Evergreen numerous times, yet he remains non-responsive and declines all our requests for information.
Our community, StoneArch Condominiums, is an over 55 community with 27 free standing condo units. Many owners like myself are in their late 60's-70's with many physical ailments. It will only be a matter of time before someone is seriously hurt clearing snow from their driveways and walkways because of Evergreen's inability to do their job. Evergreen's parent company, Associa, needs to investigate these matters and take swift action to fix the problems.
After reading other Google and Sitejabber reviews of Evergreen, I realize they are very consistent with their unprofessional, non-responsive and rude business acumen. If you're considering buying or renting from a property run by this company, save yourself a lot of misery, money, and frustration by taking your business elsewhere. It's a shame that a company like Evergreen can't seem to get their act together and provide the basic services that they're supposed to. It's not fair to the residents of StoneArch Condominiums or any other community that they manage. Hopefully, Associa will step in and make the necessary changes to ensure that their customers are getting the services they deserve.
Associa (associaonline.com) Review: Horrible HOA Company and Collection Practices
I gotta tell ya, folks, I had a real bad experience with Associa (associaonline.com). Let me tell you all about it.
So, I live in Clayton in the PARKVIEW COMMUNITY neighborhood, and I gotta say, the HOA company run by Mike Talmarkes is a real piece of work. I had some issues with my HOA dues, and let me tell you, they were no help at all. They didn't even bother to contact me until I owed $2000! And even then, they sent the amount owed to collections without even trying to get in touch with me. Can you believe that?
But it gets worse, folks. The collection agency they sent it to ended up sending mail to an older home we no longer owned. And when we finally got the mail and amount owed, we found out they had added an extra $800 in collection fees! Can you believe that? I mean, I understand they sent me a few letters, but $800 seems a bit steep, don't you think?
So, I called the HOA manager, and he was no help at all. He just told me I had to deal with it in collections. And when I called Jaclyn Smith Properties, she told me I had to deal with the HOA people. It was like they were just passing the buck, you know?
And let me tell you, folks, it's not just me. If you look up other reviews, you'll see that the HOA is just plain horrible. They don't work with anyone, and they don't care about their residents.
Now, I gotta admit, when I first got the collection letter, I was sick with COVID. I told them I was sick and couldn't take care of it right then. But instead of working with me, the collection company ended up adding another $100 to the fee! Can you believe that?
So, now I gotta hire a lawyer to get rid of the outrageous $800 collection fee. I mean, it's just ridiculous, folks. I highly suggest you stay far away from doing business with Associa? HRW, Inc. and Mike Talmarkes. Trust me, you'll thank me later.
Associa's Unprofessionalism and Lack of Empathy Towards a Veteran with Alzheimer's
My father has Alzheimer's, and when it became clear that he could no longer handle his affairs, I began to assist with his finances. Unfortunately, he was late on his HOA dues, and a lien was placed on his townhouse. Once I became aware of this, I immediately paid the delinquent dues, fees, and penalties, which was over a year ago. As my father's Alzheimer's worsened, it became clear that we needed to sell his property for his care. However, through this process, we discovered that Associa had never released the lien.
I have been trying for months to get this resolved with Associa. Today, I spoke with an individual named Mika. When I explained the situation, he stated that my father's account reflected a zero balance and didn't understand why there would still be a lien. He stated that it was probably an error on my part. I explained that my father's attorney and the title company had confirmed the lien, but he dismissed them, saying that they must be lazy and didn't read the document correctly because his record did not show it.
I asked what needed to be done, as I didn't believe the attorney and title were wrong. He said he didn't know and would have to check into it. When I asked when someone would call me back, he said he didn't know. I asked to speak with a supervisor, but he laughed. I told him that I didn't think it was funny because my father was a veteran with Alzheimer's, and we needed to sell the house for his care. He then told me, "Well, I think it's funny." I was mortified.
I asked for his supervisor's name, and he laughed again. He gave me her name but refused to give me her phone number or email address. I told him that this must be resolved, but he hung up on me. How is it acceptable for a company to treat their customers or even another human being in such a manner?
I would never recommend Associa to anyone for property management. Their lack of professionalism and empathy is appalling. It is unacceptable to treat anyone, especially a veteran with Alzheimer's, in such a disrespectful manner. I hope that they will take steps to improve their customer service and treat their clients with the respect they deserve.
Associa: A Disappointing Management Company for Our HOA
Associa recently took over as the management company for our HOA and let me tell you, they are not the best. We pay our HOA fees every three months, but in October, they debited our bank account twice. It took them three whole months to reimburse us over $750! That's a long time to sit on someone's money without returning it. And if that wasn't bad enough, Associa failed to do the math when our HOA gave all residents a $35+ credit to be deducted off our January assessment. So, once again, Associa held our money hostage.
To make matters worse, Associa failed to pay our common area electric bills, which meant our front gate had to be propped open in our "gated" community. And if that wasn't bad enough, they also failed to pay the electric bill in the pool area, leaving the gate propped open. This is a safety issue, especially since there are no lifeguards. Little ones could easily wander in!
But that's not all. Associa's response to requests is nonexistent. We had a bug kill our lawn, which allowed crabgrass to infiltrate. I emailed a request to address this two months ago, and weed killer has yet to be sprayed. We had to resort to pulling it out ourselves, and we've attached a picture of what we've pulled to date. Other requests from neighbors have also fallen on deaf ears.
It's not just me either. Neighbors have had the same issues with HOA fees and requests falling on deaf ears. These problems are a cancer spread throughout our community. Our board is wasting their time with an "action plan" with Associa. They have to have weekly meetings with them just to get them to do the job they promised.
If Associa's name is mentioned at your board meeting as a possible contender, stand up on your chair and tell them HELL NO! Please feel free to reference this post from someone who was impressed with Associa's bait and switch presentation to our board.
Avoid Associa for Your HOA Management Needs: A Nightmare Experience
I would not recommend hiring Associa for your HOA management needs. In fact, I urge you to look elsewhere. As the president of our HOA, I am writing this review as a warning to others seeking a management company and advising you to steer clear of Associa. Our experience with them was nothing short of a nightmare.
Over the course of four years, we were assigned four different community managers while with Associa. The last one, Angie Vineyard, was the final straw for our board members. Despite several failures on Associa's part, Scott Hubbard, the branch president, refused to release us from our contract. This lack of accountability and responsibility was unacceptable.
In 2022, Associa never attended any of our board meetings, despite having our annual calendar. They also failed to commence with the election protocol, resulting in board members facing extended terms. They didn't renew our insurance policy, which lapsed as a result. They didn't initiate or assist with the 2023 annual budget, and there were zero site visits. They also failed to reimburse personal homeowner expenses that were approved by the board. The list goes on. The most damaging aspect was that they never issued an apology or financial compensation for their complete breach of contract and trust.
As the board president, overseeing our small thirty-six unit HOA became nearly a full-time job, as there was practically zero support from Associa. Even using their management platform called TownSq, homeowner requests would be ignored, and it was left up to the board members to respond and handle the issue, not our community manager. The only support we had was coming from their accounting department with our monthly financial statements (typically two months behind) and inputting invoices for our board members to approve. Even then, there would be a need for oversight to make sure the money was being drawn from the proper account (Reserves vs. Operating).
My personal and professional life was severely compromised while on the board, as I spent countless hours handling issues that are meant to be completed by the paid community manager. Homeowners witnessed this first hand, and now no one wants to run for the board knowing the potential workload ahead. Associa has dismantled our HOA.
If you are looking for a management company that will allow your HOA to skirt legality, then by all means, choose Associa. However, if you want a reputable and reliable management company, there are much better options out there. Please cross Associa Northern California in Roseville off your list. Your HOA Board of Directors will thank you.
Serious Complaint Against Resident in Mountain View Falls Community and Associa's Response
I'm a homeowner in the Mountain View Falls community located in Palm Desert, California, and I want to share my experience with Associa, aka Desert Resort Management. I have a serious complaint about a resident in our community, Keith Michael Gore, who spends eight hours a day videotaping other homeowners' homes, both inside and out. He also videotapes vehicles in the community, harasses homeowners and their children, and contacts law enforcement for issues such as children swimming in the pool at 2:00 pm on a Saturday or Sunday afternoon. He follows residents when they are driving in and out of the community, cuts them off, blocks their access, then gets out of his vehicle and begins videotaping and screaming at them. All of these actions are against the CCR's of our community.
Over the past year, his behavior has become worse and has escalated to videotaping inside of my home, through the windows, while I am mopping my floors and sleeping. I have awoken multiple times to being videotaped. I am not the first resident/homeowner to complain about this man, who resides at 311 Tava Lane, Palm Desert, California. We live in continued fear that he will escalate his behavior to violence. His actions are not only frightening to us as a community, but they have resulted in my neighbors and me hiding in fear of him.
I have contacted law enforcement, and they have taken a report. However, they advised me that the HOA and Management Company are responsible for reaching out to this individual and sending him a cease and desist letter.
On Monday evening, I emailed Danielle Lamprada, our community manager, for the third time about this man. I also cc'd Mark Dodge. I included Mr. Dodge, as I have complained to Danielle Lamprade prior, to no avail. My daughter, also a homeowner in the community, has complained to Danielle Lamprada, again, to no avail. I have knowledge that two of my neighbors have complained to Danielle Lamprada about Keith Michael Gore, again, to no avail. Therefore, I included Mr. Dodge in my complaint.
I am deeply saddened to advise you I wish I had not included him. He responded by accusing me of "bringing it on myself;" he also insulted me over the course of three emails he sent me. I have never been so shocked in my life. Does ANY woman bring on such stalking behavior? Does any woman bring on being videotaped while sleeping? Does any innocent child bring on being videotaped while playing or riding their scooter? Does any woman bring on being harassed and screamed at by a man? These responses, from Mark Dodge, are not only appalling, they are chauvinistic to the core. They are sexist - no excuses.
I have followed all instructions given to me by law enforcement, only to be insulted by your Branch President & CEO, Mark Dodge. I am now asking for your assistance, as this Branch office is not only insensitive; Mark Dodge is sexist, a chauvinist. I am a business woman; I have two Bachelor of Arts Degrees, and have worked for over thirty years in corporate management. I have encountered sexism over the course of this time, and Mr. Dodge exemplifies the worst of the worst. He accused me above of "creating the problem for myself," as you can read in his email above.
What type of Branch Presidents do you employ? Is this the image Associa wants to portray to the community, and country, as a whole? I ask you to think about these questions.

I sincerely ask that you read the following complaint, as I am appalled, angry, and extremely hurt by the words of Mark Dodge, your President & CEO of Associa's Branch office in Palm Desert, California.

And if you honestly believe it is our role to protect you when your life is threatened than you understand very little about HOA's and HOA law as you suggest. The HOA does not have the physical ability to stop someone from harming you. I am sorry. Do you think he would stop whatever he is doing if we wrote him a letter? Do you see my point? That is all we can do. If you are feeling threatened or endangered. The police are the ones empowered in our community to protect your safety and well being and to secure you when you feel insecure. My further recommendation is you do what you can to disengage with this gentlemen as well. That would probably go further than anything we or the police can do. Whatever is occurring here is invariably two sided. Protect yourself and stay clear of him.

Disappointing Experience with Associa: Poor Follow-Up and Customer Service
Associa is a company that I would not recommend to anyone. Their follow-up is terrible and they treat their customers like they are not important. It seems like customer service is not a priority for them, and this attitude starts from the top. I had a problem that I wanted to discuss with the president of the Mid-Atlantic regional office, but it took me three attempts to even get her to return my call. When she finally did call me back, she didn't seem very interested in helping me at all.
