We rented a home through Bahia for a period of 3 years
We rented a home through Bahia for a period of 3 years. However, upon moving out on 8/1/22, we received two letters regarding charges against our security deposit of $1795, which we had paid prior to moving in on 8/1. Interestingly, the two letters stated different amounts. The second letter included the charges mentioned in the first letter, along with an additional charge of $500 for 'replaced dead grass from planters'.
Naturally, I decided to address this issue and wrote a letter of objection to the company. I even sent the objection via registered mail to ensure its delivery. Unfortunately, the letter was returned to me marked as 'Return to Sender'.
To provide some context, the damaged area in the backyard caused by my planters measured less than 75 square feet. This included a 9' x 4' area and an adjacent area of 3' x 12'. Additionally, there was a smaller circle with a diameter of less than 2' underneath a removed item. It's worth noting that the rest of the backyard and side yards had significant damage, but these were not my responsibility. Interestingly, these areas had already been re-sodded three times during our tenancy.
Before leaving the property, we took pictures of both the areas that were not my responsibility to repair and the location where my planters were placed. It is important to mention that the company charged me for the full cost of re-sodding the entire backyard, as well as the side yards. However, based on the cost of sod if purchased retail at any home improvement store and the time required for the repair, re-sodding the area under my responsibility should not have cost more than $100. Moreover, having witnessed the sod repair three times already, I can confidently say that the time needed for the area under my responsibility would not exceed an hour.
To support my claims, I have attached pictures of the areas in the back and side yards that were not my responsibility to repair. Additionally, I have included a time/date stamp to further validate the repairs that were conducted after we vacated the property.
