Beware of Berkshire Hathaway: Scammed Out of Rent and Security Deposit by Ritesh Patel and Priti Patel
So, I gotta tell ya about my experience with Berkshire Hathaway, Inc. (berkshirehathaway.com). I ain't usually one to leave a bad review, but I gotta let y'all know about the type of shenanigans that these folks be up to. I recently got scammed outta almost $2800 by this dude named Ritesh Patel (Advocate Lutheran General) and his agent, Priti Patel (Berkshire Hathaway). And let me tell ya, they won't be getting away with it.
So, I agreed to rent a townhome from Ritesh through Priti's agency, J&J Real Estate LLC. And lemme tell ya, they made a lotta promises about repairs that they were supposed to make before I moved in. But when I showed up to move in, ain't nothing had been fixed. I'm talking no window blinds, broken washing machines, damaged floors, insecure back door (no keys), and even a freakin' gas leak! As you can imagine, that ain't exactly safe or sanitary.
Now, I ain't no fool. I immediately took pictures and reached out to Priti to let her know about the safety hazards and needed repairs. I mean, I'm a corporate property manager and a homeowner myself, so I know what's up. After I talked to Priti, Ritesh called me back screaming and refusing to fix anything. He even demanded that I leave the key on the table and said he wasn't gonna rent to me anymore. Well, I ain't risking my life like that, so I left that key right where he wanted it and snapped a pic for proof.
Now, here's where it gets real messed up. This dude Ritesh hasn't refunded my 1st month rent or my security deposit, and he's even reposted that dangerous townhome online for the next poor sucker to fall victim to. Priti tried to act like she ain't even involved, but she knows what's going on. So, I'm gonna take their butts to court and let the judges see all the photos, text messages, and emails that I've got to prove what went down.
All I'm saying is, don't even think about doing business with these two inexperienced folks. Trust me, you'll regret it.
Stay Away from Berkshire Hathaway: My Nightmare Story with Their Real Estate Services
So I had Roger G. from Berkshire Hathaway in Auburn help me out with listing my apartment building. The City of Lewiston had given me a letter with a list of repairs that had to be addressed. So, I did what I could and made some of the repairs myself. I then decided to sell the property for $40,000 less than what it is actually worth to ensure that the new owner would have enough money to fix the remaining repairs. I knew I could easily sell the property on my own, but I am not familiar with the paperwork involved in selling a property, so I decided to list it through an agent. Although the commission fee was quite high, at 10%, I agreed to it and that is not what I am complaining about.
The City of Lewiston gave me a letter that specified that I had to let the new buyer know about all the repairs needed to be done and also gave me a list of instructions on how to do that. I handed over the letter to Roger the agent and the agency. However, they ended up not following the instructions for certain disclosures that needed to be made to the new buyer. I asked several times if everything was okay and was reassured that everything was taken care of. After selling the property, I found out that I was served with a lawsuit from the City for failing to file one of the papers. Although, I fought this in court and was able to prove that I had informed the new buyer about the repairs through text messages and emails, it still cost me almost $1,000 in a court ordered fine.
After this, I decided to reach out to the owner of Berkshire Hathaway in his office in Bangor and forwarded all the documents to him. However, I received a certified letter stating that they would not cover the fine of $1,000 which was their mistake, since they are the ones who are trained professionals that I paid to ensure that all the paperwork was in order. They have a license to ensure that buyers and sellers can come together legally on both sides. Now, I have to take Berkshire Hathaway to court, which is a cumbersome process.
I had already paid them almost $10,000 in a commission fee, which they did not split with another agency. I opted to sell my property for a lower price to ensure that the transaction would be fast and smooth and I indeed received an offer within two weeks. This was quick easy money for them, and they only had to make sure that the paperwork was done correctly. My recommendation is that if you wish to use this agency, please hire a lawyer to go over all the paperwork to avoid encountering any problems. You should not have to do this when going through a listing agent for a basic real estate transaction with no hoops to jump through. Therefore, I strongly do not recommend Berkshire Hathaway for any real estate services.
Disappointing Experience with Berkshire Hathaway Real Estate: Think Twice Before Signing Up
We were in search of a company to help sell our property in New Jersey. This was a property that had become too much for us, especially with my husband's disability. We thought that relocating to a warmer climate would have a positive effect on his health, as he was in pain every day.
We chose to work with Berkshire Hathaway, and in retrospect, it was the biggest mistake we could have made. Our property was listed, and our agent left after only a few months, but we were never informed. A new agent took over, yet he never contacted us, and our house continued to sit idly on the market.
I sent an email to our initial agent requesting the necessary paperwork only to receive a response about a month later stating that our previous agent was no longer working with the company. She agreed to pass on my message to the new agent and assured me that I would get the necessary paperwork, but I never heard anything back.
After several attempts to contact the new agent, the receptionist became unprofessional and agitated. I was told that it was up to me to call the agent instead of the other way around. I felt that it was the agent's job to return my calls and emails, and I gave him plenty of time to do so. I decided that enough was enough, and I made the decision to take our property elsewhere.
I visited the real estate office to remove the for-sale sign, only to find the place deserted. The only person present had little knowledge of what was going on and was not interested in hearing what I had to say. As a result, we wasted valuable time and energy with an agency that did not work for its clients and failed to communicate effectively.
All in all, our experience with Berkshire Hathaway was anything but satisfying. I must say that I was extremely disappointed that the corporate office's response was just an apology and a wish for good luck in the sale of our home. If you were in the same situation, I'm sure you'd feel disappointed too.
In all honesty, my review of Berkshire Hathaway would be that you should think twice before using them as your realtors. Our experience will undoubtedly show you that you might just end up like us.

We were given $13,000, which falls way short of the $60,000 that the contractors we hired quoted us. The worst part is we have had no assistance from them with housing, no help with food costs, and we've had to endure the struggle of living with little to no amenities in our house. We don't even have a kitchen sink, a stove or a dishwasher, just to name a few. The whole process has been emotionally taxing, and we have had to expend all our savings on food for our family.
Berkshire Hathaway has been dragging their feet throughout this entire ordeal, and they seem to be more concerned about taking vacations than getting their work done. The adjusters would not return our calls and would take a lot of time off. Oftentimes, they would not contact us even during their workdays. They have even withheld funds from us, which is unethical and illegal. They only care about themselves, and they don't care about the hard times we have been going through. It seems like they are only money-hungry, as they sent us checks that were lost, canceled and later resent.
Their treatment of us has been nothing short of disappointing, and we will not allow them to get away with it. We will take legal action and make sure that they don't cause any more harm to families like ours. It's unacceptable that we have to go through such terrible ordeals, and we wouldn't wish it on anyone. If there's anything we can tell you, it's that this company has a bad attitude towards customer service, is slow to react to claims, and doesn't seem to care about hardship caused to families.

Mike ignored the violations and neglected to check on the condition of the property.
The customer had to spend $1,100 for a professional cleaning and restoration company to get rid of the intense smell caused by renters using mothballs to cover up smoking inside the home. The customer felt Mike and his team ignored their contractual obligations and failed to adhere to agreed-upon standards for property care.
Mike and Berkshire Hathaway PenFed Realty banked over $6,000 from the customer without doing anything constructive. The customer lives out-of-state due to military service, and found it extremely frustrating to deal with all the issues. They believe Mike should be held accountable for his poor performance so that no one else has to suffer as they did.

Berkshire Hathaway's Property Management Services: A Terrible Experience
My experience with Berkshire Hathaway, Inc. was less than satisfactory. I had hired their Property Management Services to take care of my rental home as I thought it would provide me with a level of protection and care. But my expectations were not met.
Firstly, I was never informed by the PM that my tenants had vacated the property. I only came to know about it during my final inspection before the lease expired. Even though the rent was being paid monthly, I had no idea that they had left. As I entered the property, it was evident that they had moved out. When I asked the PM about it directly, their response was a nonchalant- Yes, they moved! I felt like someone had knocked the wind out of me.
Secondly, the PM had allowed another person to use the property as a doggie day-care and laundry service. This was never part of the rental agreement, and I was unaware of this until later.
Thirdly, to my horror, all the 3 bedroom carpets were saturated with dog urine! When I told the PM about it, their response was that the carpets were old and that they didn't smell anything. The stench was unbearable, and I couldn't believe that the PM had not noticed this before.
Fourthly, two bedroom doors and framework were busted, and one door had to be replaced. The door was camouflaged with wood putty, which I discovered a few days later. When I asked the PM about it, they replied that I also inspected it and didn't notice the damage. I reminded them that it was their job to report all damages.
Fifthly, the washer and dryer were left in a deplorable state, with dog hair and dirt accumulated inside them. The PM had not bothered to clean them before handing over the keys to the new tenant.
Sixthly, the back door, frame and part of the house siding were scratched and dented due to the large dog’s paws, and PM hadn't mentioned this either.
Seventhly, after a water pipe backup in the basement, I had asked the PM repeatedly for pictures of the damage. The PM never sent me any pictures, and multiple dogs had run over the entire basement, spreading the mess everywhere.
Eighthly, the kitchen appliances were left in an unsanitary condition, glass cabinet doorknobs were missing or broken.
Ninthly, they intentionally ran over a soaker hose and some expensive plants in the flower beds while mowing the lawn with an electric lawn mower.
Tenth, the general yard maintenance was equally poor, with the PM not bothering to cut down weed trees and bushes.
Eleventh, both the doorbells on the front and back doors were missing.
Twelfth, the furnace was not working, and I was not made aware of it at any point during the PM's contract.
Thirteenth, with such overwhelming negligence, I contacted the Corporate Office in Grand Rapids, Michigan, for monetary reimbursement for the numerous repairs. After a brief show of concern, the Manager in GR refused to answer my calls despite numerous emails, instead directing me back to the PM.
Fourteenth, I am still recovering from the financial damages for repairs and cleanup, after only having six weeks to repair all the damages and cover the cost of repairs.
Fifteenth, at one point, I was so overwhelmed that I told the PM that I can't rent the property out quickly. Since PM had already found a new tenant, I was warned that if I didn't rent out the property by the beginning of September, the new tenant could take me to court.
Sixteenth, as soon as the new tenant occupied the property, the PM gave All the keys to the new tenant, which means they had no access to manage the property rental in any capacity for alarm system, maintenance repairs or emergencies. However, I was still paying for their services.
Overall, I had a terrible experience with Berkshire Hathaway, Inc.'s Property Management Services. I would not recommend them.
Berkshire Hathaway, Inc.: Poor Customer Service & Management- My Experience
Berkshire Hathaway, Inc. is a business that is in need of some serious improvements when it comes to their customer service and management practices. I have had multiple issues with them since I moved in almost two years ago. Their handling of maintenance requests is virtually non-existent. And if they do bother to handle them, they are not done in a timely manner. Emergency requests are no exception to this rule either.
One major issue that I made the leaders of Berkshire Hathaway aware of is the ongoing pest infestation in my home. Despite this, they send the same, unqualified "handyman" to do all of their repairs. These repairs are never done properly or professionally. For example, there was a leak in my ceiling that resulted in some of the ceiling falling down. I requested someone take a look at it for weeks, but it was only after I persisted that the handyman was sent. However, when he repaired it, he left it undone. The ceiling changed color from white to yellow and debris and dust were left all over the place. I asked if he was planning to come back to finish the job, and they said no. That was it. I reached out to the handyman himself, but did not receive a response. Almost a year later, the stain remains.
Pest infestation continues to be a major issue as well. Every kind of bug, rat, mouse, you name it. I made the issue known to the company, but when they finally sent someone out, they did not even enter the residence. Instead, I was told that someone had come by to place traps and moth balls outside. The problem was that the infestation was inside, not outside. We caught three rats and one mouse by ourselves during the time we were waiting for them to come out. The moth balls worked for a moment, but the rodents returned. We set our own traps and poison to deal with the issue. However, no one from the company ever entered the home to see the source or how the rats were getting in. As a result, my 7-year-old was exposed to rat blood. The front office, managed by Anna Mennefee, was helpful when I was in a bind and had trouble making my rent payments on time. However, after that was resolved, it seemed she began ignoring my subsequent issues and complaints, even using the help she provided me as leverage against taking proper care of my maintenance requests.
Berkshire Hathaway also charges late fees for rent payments. Due to past late payments, I lost access to their online payment portal. They were made aware of this, but instead of fixing the issue, they argued about my access to the portal and charged me a late fee for April 2020. During the height of the COVID-19 pandemic, when a stay-at-home order was in place, they insisted that I drive my payment in or mail it through USPS overnight, even though I could not access the portal. Despite providing them documentation of my portal problem, they still charged me the fee. They even tried to add it on the following month, almost as if they were trying to get away with extra charges.
In conclusion, Berkshire Hathaway, Inc. needs to seriously re-evaluate their customer service practices and take their responsibilities and obligations to their tenants more seriously. Anna Mennefee is unprofessional and takes everything personally, frequently hanging up the phone or pretending as though she can't hear you. The business practices are shady and are aimed at exploiting renters for fees that they don't owe. I would not recommend renting from this company until these significant issues are resolved.
Unprofessional, Incompetent, and a Bully: My Experience with Nita Desai at Berkshire Hathaway
I gots ta tell ya, Berkshire Hathaway, Inc.’s Nita Desai ([protected]) done messed up our homie-buyin’ experience big time. She was downright reckless, hostile, incompetent, unprofessional, a bully and a harasser. And ya know what? I ain’t the only buyer here, I’m also the buyers' agent!
Desai got into it with our house inspector after she tried to snag a copy of the inspection report and got declined. She thinks she’s perfect and that all of the faults are with others. When I brought up an inaccurate statement she made about the Request for Repair, she flipped! First, she said I hurt her feelings and then blamed her seller-client. Then, she accused me of insulting her! She just wouldn’t let the issue go, even though we didn’t respond to her emails. When I provided WRITTEN proof that she was wrong and that she violated DRE rules, she STILL denied it!
And don’t even get me started on how incompetent she is. She brags about her 35 years of experience, but the woman can’t even get a lender to release a loan contingency! She sent us a “Notice to Perform” that was defective and pushed for the release of a loan contingency before she even provided the termite report. Her unprofessionalism knows no bounds either - she publicly shared the seller's personal information (who was on a working visa, got furloughed, then got laid off and had to sell the house) which is a total violation of DRE Codes of Ethics, Article1-9.
Desai’s a real bully, too. She thinks she’s the boss, telling you what to do and blaming the seller for everything. And if you don’t meet HER timeline, she’ll threaten to cancel the contract (even when you’re not late for any deadline). Imagine that happening to you when you’re trying to buy your dream home!
Desai’s truth is the only truth that matters to her. If she says something, it’s got to be true in order for her to sleep at night. And she’s always so confrontational - putting her personal feelings before business, ethics, and professionalism. She can’t handle other professionals having different opinions than her. And to top it all off, she’s great at pointing fingers and blaming others for her own faults.
This whole ordeal was super stressful, causing sleepless nights and even visits to our property after we closed escrow. I had to walk away from her twice to keep myself from losing my cool and professionalism. On Thursday 10/08, she even sent a text requesting to stop by our place and it had ABSOLUTELY nothing to do with the house transaction. I made it absolutely clear that she needs to refrain from contacting us. But of course, she had to fight back, causing me to relive this whole mess again.
Then, on Friday night at 8:43 PM, while I was hanging out with my family, Desai texted me again, demanding that I stop communication with her! That was the final straw for me. I couldn’t hold back anymore. This woman is harassing me! She still thinks she’s likeable enough to be social with us?! After putting us through all of this crap, she thinks we should just welcome her with open arms? NO THANKS.
Bottom line, stay away from Nita Desai at Berkshire Hathaway if you want to keep your sanity.
Unethical and Dishonest: My Experience with a Berkshire Hathaway Agent
Berkshire Hathaway, Inc. (berkshirehathaway.com) is a well-known real estate company that offers services to buyers and sellers of properties. However, one should be careful when dealing with their agents. Recently, I had a bad experience with one of their agents, a realtor agent from Boca Raton Florida, who was also a property investor.
This agent was too cheap to market for clients in the mail or on Trulia or Zillow. Instead of doing that, he searched online website portals for private home sellers looking to make a sale. He convinced me that I could not sell my home myself and attended my open house to gain a personal meeting with me, which was uninvited. After visiting my home 4-5 times for two months, he got me to sign a listing contract.
However, he did not provide a listing agreement plan in advance for review like most other companies would do. He presented a listing contract to be signed right away without going through it line by line. Even when I asked what else I should know and the obligations I was signing up for, he left out many important details. He only highlighted and told me the parts he wanted me to know so that the financial obligation part was never brought up in case I didn't like it and wouldn't sign.
This was unethical per the Realtors Code of Ethics, and it was a rude awakening for me. I trusted him and never thought he would lie or fail to disclose pertinent facts. However, after I signed the contract, I was handcuffed and forced to forfeit the full commission I agreed to, legal fees, office fees, and pay all their attorney fees and the cost of arbitration, even though I had shown in writing that my cancellation fee was zero dollars.
My agent was dishonest and unethical and fooled me by saying there was no cancellation fee when a cancellation binds you for the full length of the contract to the fullest financial extent and stops you from selling your home elsewhere. They can sue you for the full commission and all fees stated in that contract to collect their money regardless of when you cancel.
Additionally, the agent promised an exclusionary clause that allowed me to exclude people who I had previously cultivated as buyers from paying Berkshire Hathaway Home Services a commission if they purchased my home, as long as I provided the list of names. However, that list was never included in my listing contract. After the listing contract was signed, they requested the list of names, but when it was provided, they claimed that the buyers were not real, and I must have a contract accepted from any of them within 14 days of my signed Listing Agreement, which was never disclosed earlier.
In conclusion, one needs to be very careful when dealing with agents of big companies like Berkshire Hathaway, Inc. The contracts are written by attorneys to protect their client, which are the real estate company, NOT YOU. If you are unsure about listing your home, it is important to do a background check on the agent. Always get an attorney to review the listing agreement before signing and explaining all the fine print to you. Don't trust the agent, don't let them ruin all your home buying and selling plans because they are sharks!

Berkshire Hathaway, Inc. (berkshirehathaway.com) is a great company that truly knows how to make some dough! Their portfolio is chock-full of successful companies like Fruit of the Loom, Duracell, and Geico Insurance. I done got workmans' comp for my company through Berkshire Hathaway, Inc. Let me tell ya, these people are a little shady. They charged us a lot of money at the end of the year, even though we paid them every month based on our employees' earnings. They wanted 2/3rds of what our employees made - can you believe that?
I been asking them for a signed contract that says I gotta pay a "minimum" but they won't show it to me. These guys are trying to bully me into paying them more money than I agreed to. They can't be trusted. They haven't even tried to show me any hidden fees because they're just straight up thieves.
I've been on the phone with them trying to get some proof, but as soon as I start asking questions they'll hang up on me. That ain't professional at all.

They also falsely claim that the house needs cleaning even if it's left in a better state than it was rented.

I thought that Berkshire Hathaway would help me, since I decided to trust their inspection instead of getting another one, but their response was "buyer beware" and that the house was already mine.
I used to live in Aurora, CO for about 5 years with my late husband, who passed away in the house. After his death and financial trouble, I decided to move closer to my son who lived in Colorado Springs. The money I saved from selling the Aurora house was all I had to make my new townhouse as perfect as I wanted. However, all the repairs added up to about $15k - and since that was all that was left of the money I had saved up, I decided to move instead of dealing with more repairs.
