Blocked emails
Have been trying to respond to emails from Cal-am only to discover they have blocked all their receivable emails. In other words when answering one of their emails or sending them a new inquiry email, all addressed emails to 'cal-am.com' are returned or don't go through at all because they have used a 'block' option. This causes a major problem because they don't get a return email response, so then they hit you with 'due to no response' or 'we have been trying to contact you several times but...' which is obviously NOT the case...the case is in fact that the Cal-am email address has blocked you. Not sure why they have done this, but it makes it very difficult for any communication with Cal-am other than phone calls which is, at times unacceptable (especially living in Australia), it's not user friendly and very unprofessional by an office.

Neighbors smoking
My son and I live in a 3-story apartment. The people who live in the first apartment have been smoking. I complained every day to the office and the office manager Nelly has not gotten back to me or resolved the problem. My son has asthma, and the smoke makes his airways close. We haven't even been able to stay here because the smell is so bad. Not only are they not doing anything about it, but we have to stay here suffering with this smell. Please help me.

Service request that are still under warranty
I moved to Medford Estates 1 year ago, thinking that this would be a great place to live with not much upkeep. I still work full time and am single so I don't have anyone to help me.
I put in my 30 day "punch list" in a timely manner, this took almost a whole year to have completed. 1 month before my 1 year anniversary I submitted issues with the home that were still under warranty. 6 weeks later have not heard back.
It's so frustrating, as there is not communication! I understand that you are busy but please just communicate!
Also, what is so frustrating is that the rent keeps increasing! And we have to keep up the grounds around our home? The weeds are out of control, I do NOT have time to pull them. I don't have the funds to buy weed killer as I have the enormous rent on top of my mortgage! I believe Cal-AM is all about making money and not caring about their residents.
Desired outcome: I would like to have the services completed that I requested and are still under warranty.

I have been a guest at Far Horizons (of an owner) three times and rented a rv spot twice.
In April 2023 my kids and grandkids came to Tucson (stayed elsewhere). The grandkids came over one afternoon to swim. The manager stopped them and said (in a nasty way) that kids were not permitted to swim at that time. I was very angry and argued with him. This was my mistake as it stated in the rule book that kids could not swim at 2., but I had missed that in the rule book as I had not had kids there previously. But his attitude was so rude and disrespectful, that I became rude as well… another mistake. I told him and the girl in the office that I would not return to Far Horizons or give them any of my money. By the next day I realized that I had acted foolishly and told the office girl that we would return… we had paid $250 deposit for 3 months in 2024.
We traveled a bit after our stay and arrived home June1. There was a check for $250 but NO EXPLANATION. I wrote VOID on the check and returned it to the manager with a sincere letter of apology. When I spoke to him he said I was unwelcome to ever return because I was mean to the staff. (I feel certain that if questioned the staff if they knew they would not lose their jobs, would dispute this statement! Especially the activity people.
I wrote a letter of explanation to the President of Cal-Am (C Sukert) as well as to the district manager. I explained what happened and noted that I had been there numerous times, had many friends there, was a great camper… I often helped set up and take down chairs and tables for special events (not a paid camper).
We kept our site clean and offered no complaints that others complained about (dogs for example). I had written a letter to corporate to say how hard the employees worked and put these same comments on comment cards which were displayed in the activities office. I often helped clean both the pottery and glass fusion rooms (again not my responsibility… just wanted to be helpful). (I also wrote thank you notes and enclosed a token gift for the moderators of the studios.
I write all of this while I acknowledge that my argument with the manager was wrong, rude and shameful. However, I did not break one rule, and am still banned from the park. I should mention that I have received nothing in writing and have a cancelled check from my deposit as well as an email that confirms my registration for 2024.
I find it hard to believe that one bad incident would cause this to happen. I have received no responses from anyone at corporate.
What can I do?
Desired outcome: I want to return to Far Horizons in 2024.
Manufactured Home Community in Naples, Florida
We purchased in Naples Estates in 2021. We were very excited to start our new chapter in Naples. We were supposed to get a walk through prior to closing and 30 days and 1 year after closing. We never received any of those. We waited 18 months for most of our issues to be fixed on the new home, and we were promised new tile in the main bath which we did not receive. We reported a leak under the kitchen counter in November of 2021, and they came and said there was no leak and rudely asked why we had them come to the house. After a year of leakage, the entire center island had to be replaced and they did it very poorly. The countertop needed to be replaced twice due to improper installation, and after the second time the dishwasher was not installed correctly, so it doesn't close properly and the kick plate comes off all of the time. I have asked more than once to have someone come out but I gave up. I even sent photos. I have saved every email I have written since we started the purchase process, and a member of Champion and a member of Cal-Am told us the tile would be replaced. We were to get 2 years of lot rent for free for purchasing a new home. We did receive the 2 years and the golf cart. At this point I do not want to be inconvenienced anymore and would just like a little compensation for everything we were put through for the past 2 years. Cal-Am keeps making excuses, but we did not make the deal with Champion, we made the deal with Cal-Am and I believe they should step up to the plate. I am ONLY asking for an extension of our lot rent forgiveness until December of 2023. It would normally expire on November 1, which means I am only asking for 2 months. This only amounts to around $2200. I am shocked at their lack of customer service and how much they really could care less about anything but their wallets.
Desired outcome: I would like Cal-Am to give us two more months of rent forgiveness. Approximately $2200 plus or minus.

Bought & paid in full May, 2022.
There was nothing but problems from day one. My sales ppl were Kim Sanchez & “Jessica”.
The first mishap was in May, 2022. I came home to all my drains backed up with sewage.
Thankfully it did not overflow into my home.
Kristine, the Park manager was wonderful at responding.
But because it was a week end, it took several days to correct & I was misplaced from my home. .
After the park investigated, I was told my sewer hadn’t been hooked up to my septic tank.
The next disaster was on Jan. 29, 2023.
My brand new home was LESS than a year old.
I drove up to my home after a long day at work, to find excessive water running down my driveway.
When I walked into my home, there was water pouring out of the kitchen ceiling. (See video).
Most of the ceiling Sheetrock, & insulation was all over my countertops and floor.
From one end of the house to the other. It had to of been pouring all day long.
My animals were terrified.
I’d say about 2-3 inches of water running throughout my home.
Servpro, the water damage Co. said it was over 90% saturated.
When I was looking at the home, before I bought it, I was told by “Jessica” & Kim Sanchez, sales reps, that the Park chose to use a “Guardian” system in the kitchen instead of a water sprinkler system for fire.
I didn’t think too much about it after they offered that information.
I contacted the Warrenty ppl, Skyline/Champion, in Oregon, where it was made.
The sent their service man, Danny Davis, up from Oregon.
After inspecting the damage, he said it is not a Warrenty issue, it is an improper installation issue and they didn’t install it, Cal-Am did.
I asked him why there was an active water hose in the ceiling when the home had no sprinkler system?
He said the home was designed to have a sprinkler in the kitchen.
I asked why would the Park activate a water hose, that was sheet rocked over (b/c the Park/Company chose not to use it?) He said he could not tell me that.
I’d have to contact the park.
So I’ve relayed all this information to the Park manager Kristine, who forwarded the information to her managers, & every superior she could think of.
They have done very little to communicate with me or address the fact that this destroyed home is because of improper installation.
It took Holly Johannsson (about 4 months), June, 2023 to even address the problem with me.
The park manager Kristine has been great.
But she has no power to do anything.
In the two emails I received from Holly Johannsson, the park managers suporvisor, all I received from her was for me to reach out to my insurance company.
I explained to her this IS NOT an insurance issue. It is an improper installation issue.
Ive asked for her managers contact information 2 to 3 times in the two email conversations.
By her non-response, except to “contact my insurance company”, is all she offered.
She has refused to give me her supervisors information.
Cal-am has the power to make this legally & morally right without me having to take further steps.
Cal-am owes me the brand new home that I paid for to retire in.
Me and my two animals have been living in a hotel for going on 6 months now.
Everything I own has been stored at the water damage companies facility for going on 6 months now as well.
My current home, once repaired, will forever be a “repaired home”, prone to mold & mildew, after repairs.
If I were to sell it, I will have to disclose the severe water damage, & repairs, by law.
I will be forced to take a loss on that.
I bought a new home in preparation for retirement this November.
I bought a new home because I figured it would be many years before it would need any repairs.
I have many pictures, video and documentation to back up what I am saying.
Please do the right thing and work with me.
Today I was to receive a phone call from Sheilla Tannert, at 4:00 pm. After I rearranged my whole schedule to take that call. She is your Regional operations manager. It is now 5:00 pm and no phone call. It is now noted in my daily notes since this happened. Since this occurrence, I have read many complaints similar to mine. Completely unbelievable and unacceptable.
Desired outcome: Cal-am needs to do the legal & moral thing and give me the brand new home I bought from them with all warranties included. Cal-am can then take my repaired home and get what the can for it. That is the right thing to do.
It is now July 20,2023. After the initial return call from Washington States Regional manager, with the promise she would look into my situation, & call me back July 14, 2023, there has been no further contact.
I have emailed again with no response.
Next step is L&I, who governs manufactured homes in Washington State.
It is now July 19, 2023. Still nothing from Cal-am. You can’t trust any of their “words” to call you back.
To update, I was called by Sheilla T. and we had a productive conversation.
I appreciate the call and hopefully we can come to some agreement.
I would like to update info. on this post. Sheilla Tannert did finally call me & apologize for her lateness due to a emergency.
She did hear me out and empathized.
I was told she will follow up and get back to me tomorrow.
I very much appreciate our conversation and expressed how I wish I hadn’t had to go this far.
We will see what happens.
It is now Aug. 03, 2023. Still not a word out of Cal Am properties.
If you are smart, you will read these true story reviews (horror stories) and run, do not walk away from this company who has zero customer service skills, morals, or values. Nor do they seem to care about their reputation.
Amazing how nobody steps up to support victims of this company. After all the complaints documented.
No wonder they keep getting away with this elderly abuse.
Harassment by the workers/ management
The manager and the workers constantly checking on us and our homes to make sure its up to par. Literally everyday. Cant even just sit outside without the manager Literally stopping by in her vehicle to complain about something. They keep harassing people and claiming false things to evict people in our community at San Estrella. And this is supposed to be a family friendly environment yet their is nothing here for the kids. And they complain about the kids playing outside. We are not allowed to have a life here...
Desired outcome: Need new workers/ management. Stop harrasing people. And stop upping the rent here its ridiculous at this point.

I am completely upset with manager of far horizon Tucson I help an elderly gentleman. On May 5th 2023 I had gotten to his place after running errands to my client being so distraught he said you need to write a. Check out and take it to office or manager said she is turning off my electricity tonight which he is on a c pap oxygen machine thar runs on electricity which from what I learned that would be illegal on her part and I tried calming him down and showed him I had mailed a check a few days before so I got his checkbook went to office but she was in her office supposibly on phone and then informs receptionist she had to close door for call I showed receptionist of check mailed from carbon copy she took a copy this is not the only problem with this manager right before telling him she was going to illegally turn off his electric zhe decided she would do an inspection while we were not home and wrote up all kinds of things pressure wash bome and concrete and remove the desk I had on porch which I knew did need removed but previously when her and I had spoke about it and she called one of her workers whom told her he would haul it off for $40 and I agreed to pay it buthe never showed up to do it yet when I hired a man to do the pressure washing she wanted she went up to him and informed him be had to haul that off I dont feel that was her place to tell a. worker I hired what he had to do unless she was going to help pay the bill too I dont know what her problem is I do believe she should have this possition if she is going to be treatingthe elderly, not to mention alot of residents are vets this way. And if this continues against my client I will have my attorney get involved, plus contact better business and pimA counsel on againg. No one deserves to be treated like that. Also I have informed over and over again I need my own garbage can because the neighbor refuses to give me access to it except the day theyare pickinggarbage up everyone has their own cans around me including a lady that just moved in a couple mths ago and that ks not right just like we were the only one having to have our home. Pressure washed and I drove around lookingat other homes including the neighbor and onlyus got inspected and forced to do that what she doesnt realize is I have that done about every 3-6mths plus I spray it in between with hose. My client has been here appoximately 17mths and has had 2 rent increases and now in July it raises again for 3rd time by $75. These folks are on a fixed income and I dont know if others know this but there is not suppose to be a increase over 10 percent in a year time and this increase puts it over that mark it seems like when they get an increse in their benifits you all take that from them by rent increase that just isnt right.

The manager whos name I dont know but she works in lakeside village has been harassing tenants and she got to physical with my kids she pushed them and they threatened them and they do races comments that they are "Mexican stupid kids" one of the employees name Luis hes sexually harassed my daughter appear in court he denied every word apparently the manager and the maintenance man are married working together at this mobile home park.
Desired outcome: I have been complaining about this manager for a while now we want her out and in jail both her and her husband. Physical attack on kids and the husband sexual comments to a minor.
I live in lakeside village also. What the manager said to your kids sounds like a hate crime. The fbi and local authorities should investigate her for it.
Make sure you record all interactions with the manager. If you have a ring doorbell and your kids play in front of the house it will pick up them and any interactions between them and others. It also records the time and the date. Get some kind of recording so that you can prove that you are right, which I completely believe you. The manager here in Newberg also like to discriminate against everyone. I hope you are safe and that your kids are safe. God Bless
Non-professional management and communities
Cal-Am Properties turned out to be the "worst" experience of my life. I have worked for many great companies and have a solid work history. After three years of stellar service to Cal-Am, I gave a one-month notice to leave the company and I was told that I was such a great employee and thanked for my outstanding service and thanked me for giving the company proper notice. Two day later, I was escorted off the property for no reason and my notice changed to management terms. This was upsetting because I had sales on the books ready to close and was not allowed to close them. I previously worked for a competitor (Thesman Properties) for nearly seven years and when I gave my notice to go to Cal-Am Properties, Thesman allowed me to close every single home that I had on the books. I am devastated that I gave up so much of my life and time to Cal-Am who does not respect or care about its employees. I get that this might happen to a disgruntled, poor performing employee, but not a person who gave proper notice, not leaving to go to a competitor, etc. and subsequently being walked off a property. I found this humiliating and embarrassing, but it shows just the kind of inferior company Cal-Am truly is. I would never recommend this company's product (homes for sale in communities where you do not own the land) to ANYONE! Know that once you buy a new home is one of these communities, they will AVOID "fixing" deficiencies that occur after the sale.
Desired outcome: Hopefully others (both home buyers and potential employees) will read and understand this is an inferior company and product.
Subprime Predatory Lending is a major technique cal am uses to profit at all of their parks. Can you share any information from things you have seen happen to people of color and elderly who have poor credit?

Utility bills
I gave high utilities month and have asked for an extension. I have been denied. I contacted the until company and they are hating grant and extension. I can’t even find my gas meter to check consumption. Many complaints are occurring due to the new managements harsh policies. They have always granted extensions during high consumption months. My neighbor received a $0 gas bill and mine was very high. I am suspicious due to insufficient meter issues.

Do not buy a Cal-Am home, or live on a Cal-Am property. We did.The home itself turned out to be cheap feeling. Bad build quality, and cheap materials. The after sales service was nonexistent. The management at the Cal-Am property we unfortunately live at, Rose Garden in Surprise, Arizona, is horrible. There are ten complaints with the BBB against Cal-Am. Stay away!

By way of explanation: you all know that robbery caused all our bank accounts to be frozen to check up on & stop any further fraud to our accounts: during this time the credit card from alaska airlines via citibank got shut down — tho we did not realize it until this week — which is why our auto-pay did not work to cover this month’s lot lease;/. However I have now figured out how to change to a card that now works & believe it paid own any balance by $1000 yesterday to more than cover our monthly lot lease plus some of our utilities.
Robin, please confirm this fact today & print out a current ledger after yesterday’[s $1,000 has been taken & deducted from our balance & then call me & I will come in to pick it up today, please!

In the event that Yardi does not properly remit any such payment amounts to the Payee, the Payee will only have recourse against Yardi and not you directly. Assuming you have tendered the proper amount of funds due to us, your payment obligation to the Payee is extinguished upon our receipt of the funds. There is no risk of loss to you if Yardi fails to remit the funds to the Payee.

Your timing couldn’t be any worse for painting the grass. You raise the rent I feel to paint the grass When seniors can barely put groceries on the table because they’re so high you decide to paint the grass the community needs sprucing up but not to paint the grass had to be a few thousand dollars or more. How horrible to actually say we don’t care that we had to raise the rent we don’t care that you can’t afford groceries the grass doesn’t look very good so we’re going to paint it 0MG. It’s really unbelievable that you as owners of this property can justify painting the grass during a recession.

paying rent online
i work full time and have been calling the office for help the office responded but everything they said to do is not working. i have sent my rent via mail now and it will be late. i have live here for 21 years and never experience such confusing instructions to set up a account to pay rent. my husband just passed away Nov. 2, i did not need the hassle. please please make this set easier.
Desired outcome: more help without always going to the office. i work 5 days a week 9 to 10 hours a day. the office is close when i get home from work
no billing for the 3rd time, a tree that is going to fall, unknown computer security.
cal-am, 1# This is the third time we haven't received a bill before the first of the month. We don't want to use your rent-cafe because we do not know your security parameters and will not risk a security breach. On one occasion we overpaid more than $100. at the direction of the local management. And you did credit the mistake, but this is not a way to run a business. I am also contacting Yes Entergy to ask that they rectify the situation.
2# There is a large pine tree in the back yard that is leaning bad enough to fall on a structure in the surrounding area. As a State, Federal, local conservationist, I can say the roots on pine trees are shallow and prolonged heavy winds might be the cause of great damage. On May 25th, 22, the local management was notified of the concern as did the other neighbors. Should this tree cause damage cal-am will be held responsible according to our attorney.
Desired outcome: Pease resolve the billing lapses. Please remove the tree.
I asked for a little time extrinsic my high utility bills this month. They said, you can pay in an extension but will have $25 added. I am not on my own meter but hooked to a public meter. They gave me a person, Rowena to call, I called her, never returning my call. I called to ask for Rowena’s supervisor and I was told only Rowena knows the name of her supervisor but Rowena (what a joke). I asked for the owner’s address, no one seems to know who owns the property. I phoned the gas company who are happy to allow time for a high utility bill if I had an account with them, however the account I have is owned by the Cal Am. I also, told the new manager and Robin I am more than happy to pay the land I rent amount on time, but please give me a little time on the high utility bills. I am still waiting! This is just bill s!.
Rent and storage
They want us to pay online but when I went to do it the portal said I was late and wanted $15.00. I paid on the second, your suppose to have a grace period until the 5th. before you get charged a late fee. Also we've been paying $35.00 in storage and the portal says $50.00. I live in Rolling Hills Mobile Home Estates in Maplewood,MN. We've lived here 12 years and used to love it. Now we can't get ahold of anyone. No one is ever in the office and you can't leave a phone message because the phone mailbox is always full. I'm considering reaching out to the Better Business Bureau and the Attorney General to find out what our rights are. This is no way to run a property.
Desired outcome: I would like someone to contact me and remove the false charges!!
Maintenance
I opened a maintenance request 4 weeks ago to fix my fridge. My ice and water dispenser isn't working. Here in az you don't drink tap water as it's hard water and leaves residue behind. So after the 1st week maintenance came in and after several hours wasn't able to fix it. They never contacted me for further repairs just silence. 2nd week opened another maintenance request and nothing. Went into the office and left messages and still nothing. Finally sent by certified mail demand to fix it. I think 4 weeks of no communication is absolutely ridiculous. And the fact I've now had to buy water and ice this whole time.
Desired outcome: Want my fridge fixed in a timely fashion.
