I am a whole loan broker. My business is to seek out companies or individuals that want to sell residential or commercial mortgage loans or property. I have done business with Royce Lewis of Capital Mortgage Services in Lubbock and have been paid for every transaction except one. Royce has paid me on five separate transactions as compensation for introducing him to companies with loans to sell. He has refused to pay my latest invoice in the amount of $11, 450.00 which I have reduced to $10, 000 for the sake of this court. I have sent the invoice 3 separate times with instructions for payment and have had my attorney draft and send a formal letter for payment. There has been no response whatsoever from Royce or any of his employees.
The complaint has been investigated and resolved to the customer’s satisfaction.
I submitted my broker fee invoice to Royce Lewis for payment. I have yet to receive the money and he will not return my phone calls or email messages. Royce has a terrible business reputation among the people that I do business with. Be careful with him, he will re-price your loans even if you have disclosed the deductions. I had to tell the lady answering the phone that I was someone else to get him on the phone and he cursed me out and hung up on me.
My wife and I were looking for a new home, which means we were shopping for a mortgage. We first went to Capital and were told we have to sell our current home first. We went to other companies to get a second opinion and were abruptly told the same thing. We went back to Capital to see if we could make it work, buying a new home before our old one sells, and we were approved for it. I double checked with the agent during the course of that week and everything was still good. I had the certificate and everything. The following week, my wife and I made an offer on a home, which was quickly agreed upon. As we were awaiting the inspection, we were notified by our mortgage agent that we cannot be approved unless we sell our current home. This is after we were approved. This has been very hard on me and my wife. Now we will be aborting our quest for a new home, and canceling the offer we made. It's been too stressful.
The person who submitted this complaint (Craig Rooker) had no contract with Siwell, Inc to provide any services. He had a personal disagreement with the CEO Royce Lewis. Mr. Rooker got angry and filed bogus complaints like this one on a number of review Web sites. Please disregard this (now quite old) complaint.
I have done business with R. Lewis for many years. All successful and pleasant transactions. It has always been a positive experience and we can always get a personal level response when there are hang ups with either loan origination or servicing. Many times the CEO Mr. Lewis himself will work through those problems personally. I great mortgage experience.
