Roof warranty
Our roof has experienced a leak and it has made it way down to the first floor of out front bedroom ceiling and wall. Our insurance company did an inspection and stated it is a builder/structural issue. The builder (chesmar) states its not but proceed to replace the shingles without our consent. After they repaired the shingles they claimed were cut with a knife, they had an inspector come out to take a look. The inspection by Chesmar was done AFTER the roof was fixed where the leak occurred so thier inspector found no damage. The only inspection that was done before any repairs were made is from the insurance company and thier inspection shoes it was a builder/structural issue. Cesmar is denying its thier fault and they are refusing to return the damaged shingles so we can have a state inspector look at them and the other damage caused. Chesmar claims it was because of ice, but they have no proof of this since their inspection happned after the shingles were repaired. Again Chesmar worked on our roof without our consent.
Desired outcome: Honor your companies warranty and fix the damaged area.
Items that have not been taking care of by the builders
List of corrections still needs to be completed:
(1) The most important one is the temporary Electrical pole that has live electricity on the pole.
(2) Painting that needs to be done, the Garage door weather- stripping need to be nailed down. All the nails are just tact in, none of
them are nail down and it needs painting.
(3) Lastly, the gate needs to be centered and fence completed.

Plumbing
I moved into my BRAND NEW Townhome 11/2019. Plumbers have been out 4 times in six months due to tub/ toilet backed up with sewage. The city reports the builder is being cheap by connecting my line with my neighbors. After being told by plumber and builder this will continue I have no choice but to escalate this situation until it is resolved to my satisfaction.
The sewer line is connected to my neighbors because builder is cheap per the city when I spoke to them. Sewer has backed up Into my brand new home four times in six months. After being told by the builder and plumber this will continue I'm getting lawyer involved.

construction crew
Good morning, I am writing about the 2nd time, the construction crew has cut the cable wire. I work from home so this has effected my work as I have not been able to work due to the problem and am losing pay.
The latest incident happened again yesterday (12/12/19), Xfiinity just came back out again today to fix this problem once again.
We live in the Groves on Ramsay Cascades Dr.

The absolute worse company I have ever dealt with. Their contractors are more concerned about getting the jobs done as quickly as possible with literally no attention to detail. During the construction process the contractors messed up the following: Placed the water heaters in the wrong location, had to rerun plumbing and electrical. Placed water softener in wrong location, had to rerun plumbing and electrical. Put outlet in garage in wrong location. Put address placket on wrong side of house. Had to redo the elevation in the front of the house four times even though they had the model in the subdivision to go by. They mortared the entire house in the wrong color mortar and we caught them two times trying to stain over the wrong mortar, and then caught them two times trying to saw a narrow cut in the mortar and then put the right color mortar over it after we were told by the chesmar rep, multiple times, that all blocks would be removed and done over . Put the flood light in the wrong location. Put two wall outlets in the living room in the wrong location. Laid the upstairs bathroom tile in the wrong direction. Completely forgot to insulate the attic--if not for the home inspector it would never have been caught for a long time. Put fan in living room in wrong location which resulted in the electrical floor outlets being put in wrong location. They had to move the fan, tear up tile in living room and I had to settle for having the outlets not exactly where I wanted. Completely forgot to run the low voltage wires for my security system and surround sound. They had to put numerous holes in the wall to run the wire after the entire house had been dried in and painted. The backsplash in the kitchen was done so poorly I was offered and upgrade to make it right. The kitchen island was done so poorly I was offered an upgrade to make it right. When they took off the counter to make the new island, there was rotting food, half empty drinks and an assorted of garbage and scrap wood in the void spot of the island. Several tiles in the living room, extra room and master bath had to be replaced because the installer laid chipped tiles without checking them. Several walls had to be repainted as the painters used bad and or the wrong paint and it did not match the other areas in the house. We were never notified of any inspection for the slab or pre-drywall. I specifically requested to be given advance notice prior to them moving forward as I travel a lot, but each time that request was ignored. Tiles in the master bath had to be replaced because the installer installed chipped tiles. The president of chesmar met me at the house and told me that when he spoke to me on the phone he thought I was a nut because there was no way this much could be wrong, however, once he arrived on the property he acknowledged I had every reason to be upset. For the first time I felt good about chesmar as the president gave me his cell phone number and told me to call him with any other problems or concern. That feeling however didn't last long as the president failed to return my calls when I did have other problems or concerns, one being the rotting food in the island--he simply ignored my calls. Now I'm in the warranty process and have been waiting six months to have things fixed. The communication with the warranty department is so unacceptable it's almost sad. Weeks go by without getting a response even though I'm told I would get weekly updates and when I do get a response, I get attitude. One contractor came out to fix a corner pop as part of the warranty process and made it worse than it was. When I emailed the warranty department to tell them, one month went by without no word from them until I emailed them again only to be told they were trying to get someone back out, which still has not been completed, three months later. My front door had to be replaced from warping only to find out it was because the door frame was not installed level. Waiting for them to fix the inside and outside trim around the door now. In the master bath toilet room, there was a lump in the wall that stuck out approx. two inches. This was a result of poor placement of a pipe. Two times it was reported and two times the plumber installed the pipe sticking out too far, then they installed the dry wall over the lump, and then they painted over the lump, only to have to fix it again. Several of the stones that were used to make my flower beds came loose and had to be fixed. I had one worker come out today to fix three sections of stones that were rocking and all he did was put mortar between the cracks of each stone, never once removing the stones to put more mortar under the stones, which of course resulted in the sections still rocking. Almost every time someone has come out to fix something it had to be redone. I wasn't going to write a review at all as it's not something I normally do, however, with the level of incompetence, laziness, rudeness and flat out horrible work ethics I felt I had to. In fact, it is so bad I had to write chesmar to tell them I would be seeking legal action if my warranty issues are were completed from this point forward in a timely manner. I know there are many more items I'm forgetting to add, but I'm sure after reading this you'll get the gist of how bad this company is. If you're looking to buy a custom home, avoid this builder like the plague.
Chesmar homes build the worst product I have every lived in, I'm sorry I let the sales person talk me into buying this crap. Everything about this town-home is poorly done. I now have leaks in my bathroom, cracks in the title. Its a shame that people can't do the right thing. The lawn is poorly sodded, sprinkler system not working properly, garage floor stained when we moved in no one addressed it, our floors have paint dropping on them, no one addressed this either. I hate I moved out of my nice house into this piece of crap.

Chesmar Homes in San Antonio are not an honest home builder. During the building process and a year after moving in, we were as nd rem as in extremely unsatisfied. We regularly had to go to our home construction site to pick up urine bottles as nd clean and clean the urine spills. Chesmar installed the wrong wood floors and led us to believe that Chesmar would make it right in some form. We've been in this house for over a year and Chesmar just told us that there's nothing they can do. Chesmar customer service is a joke. They will not return calls. Chesmar customer service will respond everytime with a one sentence response in a, take it or leave it manner. Chesmar San Antonio will tell you they're available to you for anything, at any time and that is 100% not true. Chesmar wants you to close as nd says when they treat you like u never existed. Purchasing a Chesmar home is our biggest purchase regret in our lives.

I am completely dissatisfied with Chesmar Home builders . I have been living in my Town home for almost 3 years, in that length of that time I have had several plumbing leaks destroying wood floors, sheet rock and insulation in attic, The latest incident 12/22/2018, 3 days before Christmas for which I was told there was nothing anyone could do because my warranty had expired. Brand new structure Home with this magnitude of plumbing issues, There is a major problem here. Customer service at it's worse, Lack of courtesy or consideration in the fact the issue could be poor manufactured pipes or other issues. I have bought brand new Homes in the past and never have I had Plumbing issues .This Company needs to revisit there Warranty Polices, Big major mistake with this purchase, very Healthy .
salesman
Honesty-integrity-communication sadly lacking, to say the least. So we had been communicating with the Chesmar salesman for over a week & had narrowed it down to two homes at Chesmar. The salesman called us ago saying he'd begged his boss & that he had gotten an extra 2k off the price, but that his boss said don't ask anymore. It sounded cheesy & we took it as sales talk but we were pretty decided on Chesmar then. The salesman told us the next step was do the loan app with their mortgage co, which we did. In fact, I spent two hours doing that & downloading our documents. So two days later, less than 48 hours, we hadn't heard back from the mortgage company. I headed over to take a look at both houses & both had sold signs! So I texted the salesman, who told me they'd had a great weekend & both sold. No notice; no apology. So apparently this happened late one night or the next day. Honestly, pretty surprising to sell two that fast. And a little hard to believe. The salesman bragged about the fact that he's the highest seller in the entire subdivision (with the lowest cost homes!) and that he tried to close the deal with us. How? By asking us to put down a deposit? NO. By telling us to apply with their mortgage co, which we did & he was told of this, costing us a few points on our credit report for nothing! Then selling BOTH houses within less than 2 days after his offer. And without either him or the lender even bothering to let us know! We were handled unfairly, unprofessionally, and the salesman's conduct after we had to find out the homes we applied for the loan for were sold only solidified the fact that this builder is low quality on every front. Money first. Customers last! Or not at all if you read many of the Chesmar reviews, mostly bad. If any home by Chesmar, especially this salesman, went below our price point & offered what we wanted our answer would still be NO WAY. I have worked in the industry & I have never seen sales handled so poorly. And the builders I worked for had GOOD reputations. Buyer beware! And then some!
craftsmanship/customer service
We have had 6 issues with the craftsmanship of our home. The warranty process is a joke. I have taken off 10 times in 4 months to meet contractors at my house and am still trying to get things taken care of. We have had 2 a/c leaks, a roof leak and electrical issues. They also were supposed to do a simple fix on our door handle and now the wood floors are damaged and somone tried to cover up the scratch. Poor craftsmanship and follow up on fixing issues.
warranty issues
We bought our home in November 2017. We have had no problem with repairs being made by electricians, roofers, garage door people or plumbers.
Warranty issues being handled by Chesmar has been another story. When we first moved in, there were a couple places that were not textured. That was fixed immediately, however, the texture was never painted. After waiting 3-4 months, we got sick of looking at unpainted walls in our "brand new" home and painted the walls ourselves
Now we had to have a patio door replaced because the frame was not square and was letting cold air in. We finally (after 5 visits and 5 days off work) got that fixed and new sheet rock and texture put around door. The trim is laying 8n my living room. The problem is Thad, your construction manager, can not give us any time line on when they will come back and put trim back up, then paint. This is in the main room of our home.
These are the last two items to date that have to be fixed. We have had unpainted walls since we moved in over 5 months ago and don't even feel we can show our new home .

I have been extremely disappointed with Chesmar. We have been in our home over 2 years and of course after the one year warranty the following issues have taken place: WOOD TRIM AROUND GARAGE DOOR STARTED WARPING OUT LIGHT FIXTURE DROPPED OUT OF CEILING HOLE SLAB IN FRONT CORNER STARTED TO CRACK SEALANT IN GRANITE COUNTER TOPS STARTED TO SEPERATE SMALL HOLE IN THE CIELING OF SPARE BEDROOM I realize things are not going to be perfect in a new home, however for this being a brand new home, these things should not be happening. I did try to get someone from chesmar to take care of this, but of course nothing was resolved. This home's quality is not acceptable for being new. After being in our for only one month, there was a leak in our bedroom ceiling that Chesmar had to fix along with the grout in parts of the baseboards. We feel that this home was NOT built with quality as the model we saw!
Upgrades
Purchased a "prototype" home early April 2014, closed on it May 15, 2014. The house was nearly completed when we purchased it. Paint and texture touch ups, flooring, (carpet, tile, wood) still needed to be installed, minor repairs. We objected to the cost of the carpet upgrade that was already included in the price but were told there could be no changes. The carpet and other flooring was already chosen and Chesmar would not change. In fact, the sales agent told us not to bother spending any more money on carpet because it was all "crap" How right she was! After just a few months, the carpet started losing strands. It appeared like loops were just glued to a woven backing. We submitted a complaint and the builder and carpet company came and looked at it. They had an independent evaluator/adjuster come and look. He conclude the carpet was defective and should be replaced as well as the pad. The company that installed the original carpet contacted us and brought samples of carpet for us to choose. We could get the same carpet that was defective put in at no charge. We would however have to pay for the pad. We were first quoted $5.50 for the lowest grade pad and $7.38 per yard for upgraded pad. I objected and told them the person showing us the products told us the pad was $4 per yard for the lowest priced product. They quickly changed the price. The pad would cost us $875.11 but went down to $636.44 plus tax. So much for free replacement. The next level (3) carpet would cost $22 a yard or $3500.42 PLUS the cost of the pad! We paid $9.11 per yard to upgrade in the purchase agreement. The company was "allowing" us just $7 a yard total as a credit for the defective carpet! They would not tell us what the price of the carpet Chesmar specified was so in essence the builder paid nothing (actually made $2 a yard) This was due to the installer "adjusting" the carpet price down to $15 a yard ($2836.65) plus the pad ($636.44) for a "no charge" replacement cost to us of $3473.09 plus tax ($286.53) $3759.62 total. Consider moving all furniture, disconnecting TV's (home theater set ups) a huge desk, credenza, computers, printers etc. It simply did not make sense, common or financially to replace the carpet and pad. I informed the installation company and Chesmar's representative I did not want to be screwed again and not to move forward as the price was ridiculous and we had already paid $1450 for "upgraded" carpet (which is apartment grade) The Chesmar rep called me and flatly told me that Chesmar would do nothing and did I want to close the case. He offered no alternative solution, just kept asking to close the case which I refused. I expect Chesmar and or the carpet company to refund the $1450 originally paid for the carpet upgrade or replace the carpet with level 3 and 1/2 inch Aspen pad. Until then, DO NOT pay for any upgrade that Chesmar offers. They are all horribly overpriced and you get nothing but basic for your money. In my experience, Chesmar is a production builder that uses the cheapest material, cheapest labor and worst service you can imagine.
Poor planning
I am having a lake view home built by Chesmar Homes in Waterhaven., with an extra patio for additional enjoyment. Wait, make that FORMERLY a lake view home. The poor planning of the placement of homes on the lake view lots resulted in the loss of my view. Any planner knows that a lake view is a desired feature. Who would deliberately block one of their client's views? Chesmar. Instead of telling me that a longer home was going to block all views (even from the added on patio) they just threw them up quickly. When I got in town, so happy that my new home was going up, and went to take a look, I found that the back of my home is recessed between the bricks of the houses on each side of me. No view. I am crushed since this was to be my dream home. It would have been nice to have been notified that I could have requested my home to be placed farther back on the lot since this big home was going in. I just now was told that I could have done that but that it is not something Chesmar "offers." Then why would anyone buy a higher priced lake view lot? Builders, planners, does anyone find this unusual? Poor customer service. No thought about customer satisfaction and this is early in the construction phase. They have taken the most important feature of the home from me. I am devastated, have cried for several days, and don't know how much worse this could get. I have enjoyed working with Chesmar personnel, everyone been so pleasant, it is horrible that a poor choice by whoever places the homes has ruined this experience for me. I had looked at the other homes that had been built and they were well placed. These newer ones were carelessly considered. A home is a huge investment of the heart and checkbook. Choose wisely.

Fireplace warranty issue
We purchased our new home 10/17/2013, from day one the firplace has not worked. We've now made 3 appointments with the warranty company and still no fix for the fireplace shutting off automatically. Up until this point the building process went faily smooth, any issues were made good immediately, the after the sale response has not been nearly as good. Chesmar has been copied on all emails with the installer/warranty company, and they have yet to contact us. I'll update this as we move along.

Faulty product
