I am writing a complaint as a realtor representing my buyer Mrs. James. Mrs. James (a recent widow ) recently bought a home in Waverly Village Seffner FL. It has not been 30 days yet but it will be soon.
On the initial inspection when I started pointing out issues with the home (pictures attached) I was told everything will be corrected by final walk thru. The morning of final walk thru I was very disappointed, because nothing was corrected. Brad the manager came over and said everything will be done in 1 week. My buyer still signed closing papers because she is active duty military and took the day off from work to attend her closing.
I feel that no attention was given to the fact that this is a new home and it should make the buyer happy with her purchase. Instead it's been a nightmare for her. Cabinet drawers are still broken, shelves not installed, baseboards are dirty( painter painted over the dust and it make the home look like it's been previously lived in) no pride in the workmanship. Flashing missing on the base of exterior wall where it meets roof, bathtub wall has a hole where wall meets tub, light plate has a crack, ac closet has a hole in the wall. Exterior pain was washed away in front of house because it supposedly rained right after it was painted.
This home was not the initial elevation my buyer chose, but she accepted it because she was told it was too late to fix.
If this is the way Dr Horton is going to treat a military member it's will be a disgrace to her and everyone who serves this country. Mrs. James previewed the home next door on the day of their closing and it was in remarkable condition. You could eat off the counters and floors. That home felt clean unlike Mrs. Jame's home which matter if fact felt no one cared. I questioned Bill and he asked who was the buyer, me or Mrs. James? Infact I was told I was just the realtor.
Mrs. James is not sure how to proceed with getting this home issues resolved. Bill told her he will come by and have the issues resolved, now she has to send an email.

We are coming up on our 1 year with DR Horton and still have not had the broken brick on the front of the house. We've been given multiple dates as to when the brick will be repaired, over the course of a year & not once have they followed through with the repairs. The brick that was installed an actual BROKEN pice of brick used in two different places then filled in with globs of grout. Even our builder admitted that it looked terrible. Not only that, this was reported to the email address on the website for concerns/complaints & the individual who responded to the complaint was, once again, the same individual who had given us erroneous dates prior. He then had to see if "they would even approve of getting it fixed". Implying that whomever was above him would not approve of the brick being fixed... even though we were told almost 1/2 dozen times at this point that it would be fixed. The whe operation is a joke.

D.R Horton employees and contractors
Where do I start. D. R. Horton is horrible company. Maybe it's not the company it's the people that work for the company. I should be closing on my home September 2021. So many issues with this home and the sales Christopher Nealon and superintendent Devin Howard are not the nicest of people. One has smart remarks and the other plain does not give a hoot about what he is doing. I do understand that this community is an Express home it don't mean you have to give crap work about the quality work your doing. My home is almost $400, 000 it might not be much but it is too me because I will be paying that for 300 years. They write LOL in our messages and are making fun of us because we are bringing up all the issues with the home. We have emailed pictures and even brought them to the home to see the issues. What kind of service are they providing. They need to be fired and maybe should not be working in this field. Ruining first time home buyers experience. They don't care because it's not there money. Either way they get paid and go home. Horrible horrible service.
Desired outcome: To fix the issues of the home and discipline those workers that shouldn’t be working with this company as it is giving it a bad reputation.
Zero communication
This group of people have absolutely no respect for anyone's inquiries, time or money. They are dishonest & will give you the run around, never taking care of issues they promise to resolve. It's been 11 months in our home & we are still waiting on things to be address from almost a year ago. NO response when I call, email, text, nothing! The WORST! Traci, Marc, Darrin, Karen, Amanda - I'm looking RIGHT at you!

Property flooding due to bad grading
I have contacted DR Horton in Panama city FL. They were receptive to start but now I'm ignored. Was told by Derrick Hano after he looked at the property that they would put a drain and stone in to fix the problem. I do have photos and videos.
Was then, I assume, turned over to Wyatt Chapman. He's nothing but an arrogant man. Always dodging me and being very rude to me.
I need help getting this issue resolved. It's not fair to a homeowner to have to live with this issue caused by incompetent workers.

Inside home and outside I closed on my home August 2 we have a Lotta repairs they have to be done starting with the inside my shower in my bathroom needs some work where it was not install right my second bathroom the ceramic tile in my front bathroom is not sealed good end it has cracks between it my patio looks like A rub board it has chunks of cement sitting on top and you can tail around the edges where they tried to repair it my driveway was cracked they came a week and a half later and fixed it end it looks worse or then it did concrete is all over the grass all in the driveway and some of my driveway is still cracked I thought I was getting a custom home but I don't know what I have

House repairs that dr. Horton failed to follow through with repairing
I purchase my home in March 2019 and my final walk-thru was supposed to be performed before March 19, 2020. Mr. Mathew Harvey came out on March 10, 2020 and did part of the inspection but due to him expressing to me that he would have to have the subcontractors lift my floor and at that time we had a death in my family so everyone were visiting their respects at my home so I asked him if we could push back any repairs. He expressed that we had time to reschedule a whole new walk-thru before my warranty was due to expire. We scheduled a new date in March, but he canceled stating his child was sick and could not make that appointment but rescheduled me in April and told me it would not affect my walk-through issues at all due to him having to cancel. He later contacted me in April 2020 before my scheduled walk through and told me that due to COVID he was not permitted to come to my home but guaranteed that my issues would still be addressed after the pandemic. I called recently and spoke with him and now he refuses to have any repairs done by DR. Horton stating my warranty is expired. I spoke with his supervisor Ms. Teague who told me to send her the list so it can be addressed and my repairs are done. I never heard back when DR Horton started back up and now they refusing to be responsible for any of my repairs. I have emails of us back and forth with discussing the issues but have failed to get this matter resolved with them.

Arrived at 4:10 pm Looked at side yard flooding. Asked regarding Month 4 warranty - stated to "add everything to online portal. No one is coming at 4 months to check- it is all handled via portal." Stated would be back on Monday July 26 with Juan at 12:30 to excavate, add sand, stones, and drainage.

12:42 Text reminder sent to Nik regarding appointment at 12:30 - Nik responded @ 1:08 on his way to home.
Arrived @ 1:30 - Juan busy, no work today. Nik took pictures, would show them to Juan. Stated they are going to 'experiment' with water drainage. I informed Nik - no experimentation - we need it fixed as water was up to side of house master bedroom. Mentioned portal entries for warrant -he stated he did not get the portal entries, but would look later. I specifically mentioned hole in window frame. Stated he would get back with dates and times, but did not schedule anything. There was no mention of our sprinkler on neighbors property next door to be moved to our property.
July 30 7:16am Text to Nik to request date/time for flooding repair - no response
August 5, 2021 11:45 am Text to Nik to request date and time for flood repair and to update on increasing yard muckiness
August 6 10:05 Nik response - Out sick all week
August 10 8:24am text to Nik for any updates on when flooding repairs will begin- no response. @9:32am Called DR Horton main warranty phone [protected] stated contact another person who is working remote. @9:33am Called DR Horton warranty contact left VM [protected]
August 10 @ 10:56am Nik returned call stated will be at our home next Tuesday 8/17/2021 with Juan to fix flooding. Will trench and lay stone. Juan has new sod to lay as well.
August 17 @ 9am - no show no call
@ 9:45am texted Nik to see if Juan was coming to fix flooding area - no response.
@ 12:06 contacted DR Horton Warranty center. Explained that we had an appointment today at 9am for flood trenching and have not received any correspondence from Nik. Requested updates. D.R. Horton contact person indicated she would contact warranty tech to come out to our home.
@ 14:30 Nik called on different phone number. Stated his work phone was broken. Stated he arrived at our property and got out to walk the area. I -owner was in my home office watching and Nik did not walk property as it started to rain - then pour. Also - Nik's assertation that he walked the property was false as his activity of NOT walking the property was captured on our outdoor security camera with him standing by Juan's truck talking. During call Nik stated he would get with Juan for Friday to fix yard. Then next he stated he would have to call Juan to see if he was in town. (Juan was to be at our home to fix the flooding on 8/17/2021) Then Nik stated there is no sod, later changing to Juan needs to order sod for which several days ago Nik stated Juan had new sod.

Dear D.R. Horton - We have encountered one mistruth after another with missed appointments, no call/no shows when we have an appointment for the past 4 weeks . Each time we have been taking time off work to be available for the warranty person. As we have completed the warranty issues on line and have contacted Nik, the builder, and D.R. Horton warranty line without any of our warranty issues being addressed, please advise on the next course of action to have this issues resolved.
Please note, I am not talking about a nail pop - this is actual water flooding in the yard and water coming up to the foundation when it rains.
The D.R. Horton motto is "When you purchase your home from America's Builder, you get more than just a house, you get D.R. Horton's commitment for years to come." Where is the commitment?

Closing a house delayed
I am Bibiam Posada, On June 5 /2021, I started the process to buy a house with DR Horton in College Station TX, initially the closing date was scheduled for July 27/2021 but appraisal was pushed back until I have the 6 months hired with my company because my loan was through FHA. Then my closing date was moved to August 17 with the hope that could be soon, because the house will be ready before. (Initially was supposed to be ready on July 27) Today, was my closing day. However, last night about 6:30 pm. I was contacted by the seller Bailey Bledsoe who said that he need to push back the closing until Friday, due to they need to complete some paperwork with the HOA and also they forgot to install a electrical part in the attic. So they didn't pass the inspection and they don't wont the OC ready for the closing. I told the seller that I don't have place to go, my lease finished on July 31 and I was living in a temporary apartment for the last 17 days but I need to be out tomorrow at 9:00 am, the apartment was rented and they need to be ready for the next resident. After an hour, the seller call me back telling me that the close still schedule to tomorrow, that they handle the situation with the HOA and tomorrow morning, someone will install the electrical part in the attic. Around 2:00 pm today (the closing day) I was informed that they failed the inspection again due to was only one tree in the garden and College Station city required two trees or one bigger tree. (During the second walkthrough my realtor appointed that question to the super intendent Josh Weller a and he said that due to the is a small garden they only required one). So I did not close the house, I had a truck schedule and people to help me moving out, I leave my job early losing hours and money. Nobody cares about me or my situation. My closest family lives 7 horas from here, I still need to leave the apartment tomorrow at 9:00 am, and I don't know for sure if all this problem will be resolve tomorrow. The closing has been reschedule for tomorrow at 4:00 pm. Also, I walk the house today, a lot of things that were supposed to be done today, still in same conditions, pain issues, crocket lamps, cabinets, paint stains, the house was absolutely dirty. TI supposed to have the keys of this house today, and in this condition? This is no way, that this company to treat a customer like that, we know that we are living with COVID, we know that everybody has problems, but your people did not care about customers. Is not fair that someone call you less that 24 hours before the closing and told you that have issues and you can close when I was expecting, is not professional. Feels like is the first time that they are building a house in College Station, they don't know the requirements two trees or one bigger. No knowing the College Station requirement is crazy, what about the things that we don't see
Desired outcome: That has been a nightmare and I would like to be compensated for all the cost that this created to my, cancel people to help me, loss of hours in my job, the stress that your company has been put me through.
I'm closing a house in Conroe, TX and and currently I'm getting a lot of pushback when asking for clear communication as well. They've just given me a closing date at the end of September but I need to immediately schedule an orientation with a third party that they didn't even bother giving the correct contact information to. Seems like everything is expected to be on their schedule and they can't even be bothered to let you know what is going on.

The sales office won't provide us a closing date. They give us lies and excuses about everything. I am buying my family our forever home and it was supposed to be a good experience. The market as a result of Covid have shifted in sellers' favor and buyers are indeed being taken advantage of. Reading the listed reviews have been astonishing and definitely lead me to have my own concerns as I currently deal with this seller. I recently had an appraisal come back over $15K less than what the house is selling for and DR Horton can not justify the difference. As buyer I am expected to pay the difference or be strong armed into using their lender that will have an appraisal that yields what the seller wants. Makes sense bec they are all working together. Not ethical or fair to the buyer especially when there is no contributions from the seller.
Just curious, did you happen to have a buyer's agent represent you or did you go through their "on-site" agent?
Shane gentile customer service technician (aka liar)
Eight months ago I contacted a D.R. Horton customer service technician by the name of shane gentile about an upstairs window leak. Shane gentile cut up the drywall around the window and found the window has a crack in the frame. Shane gentile ordered a window and will be replaced the second week of may. Reaching out to shane gentile for 2 weeks or better, finally got a response and was told the window will be replaced june 19th still no window. Still reaching out to shane gentile (4) weeks later and no response, causing more water damage in the area shane gentile cut up the drywall in my new home. Sinkhole
We have a dangerous and expanding sinkhole which has been brought to the attention of DR Horton repeatedly. Two engineering companies have assessed the issue and found that there are three culverts that run under the roadway/sinkhole area that must be remedied asap.
DR Horton is still the Declarant in our community — Avalon South — Bolivia, NC... They are trying to shift the expense of the extensive repair work and cost to the HOA which does not exist for the owners to run until all of the DR Horton homes are built and they have received county approval to legally exit the community development. We need help NOW to force DR Horton to have this liability repaired in total before someone is hurt. They have only strung red safety tape lightly to try to prevent children from falling into the cliff the sinkhole is creating! Help.

Concrete walkway
I purchased my quad home in Pingree Grove Illinois on May 15th 2018.
After the first winter my walkway to the front door became very pitted as well as the walkways of other neighbors. I was still under warranty at the time and did get it fixed. They did a horrible job. I, being a senior and not an expert did not complain but everyone coming up to my door is horrified how bad it looks. Recently There have been some cracks and peeling. I would like to have it fixed and this time by using the right materials and by someone who knows what they are doing.

n middle to late March I signed a contract with DR Horton for a build in West Melbourne, Fl for 4116 Broomsedge Circle. The progress on the home in general has been very slow, it appears that is touched at best once a week. The home was waiting drywall. The drywall was delivered three weeks ago and since then the house may have been touched once at the most twice. Insulation was started but never completed. I was told they are building 50 homes. My question at this point what is the build schedule? I visited the site a few months back at least twice. Workers seemed very relaxed, many just hanging out both times I went. I can't imagine with 50 homes being build that a schedule is not available. So I would like to know what is the hold up, when is the anticipated completion date? Why is a home sitting untouched for weeks at a time. Our move is now critical and find this behavior or not caring about buyers unacceptable.

Must say, what a piece of crap as a Dr Horton employee. Still till this day have a leaking window. No communication. I reach out to Mr Shane Gentile and for weeks no reply. In May window was to be replaced and was not and in June window was supposed to be replaced and still not. I reached out to Mr Shane Gentile, still no reply. How does Shane Gentile at [protected] have a job? Is beyond me! This so-called representative for Dr Horton came to my house, destroyed my dry wall and rain is still leaking in my home 8 months later. Again, how does Shane Gentile customer service rep has a job with no communication skills?

Misleading information during the initial purchasing process
I decided in March 28th 2021 that I would purchase a home from DR Horton. At that time the home was $308, 000. I was told that the process would be that you put your name on a list and within a few weeks they would call me to have me do a deposit and sign a purchase agreement. Within a few months the home would be built and I would be able to close.
That has not happened. It has been about 3 months now and the representative as Creekside, Ft Pierce has not called to make a deposit, only has news to say the price has risen within three months (May) by $15, 000. ($323, 000) Now it is July and still no word on when they are going to call you. I have wasted so much time waiting on their false, misleading promises and have missed so many other opportunities to purchase another home.
DR Horton has mislead individuals about putting them on a waiting list and it is all a lie. They are intentionally playing a waiting game and making the prices go up and to outprice minorities. That is a disgrace.
