Great Southern Homes Complaints 5
Warranty issue
Warranty issue. Backyard delivered with wrong level and rain water flow. GHS recognizes by Scott that it is necessary to fix my back yard. He wrote by email " They are going to make a more defined swell, make sure it lines up with your neighbors and, then seed and straw that back area." Every time, the date is postponed. I need help to address it

GSH property, purchased in December , and roof is leaking
GSH property, purchased in December , and roof is leaking. Roof contractor stated incorrect installation at time of build. I purchased my GSH property in December , with the intent to have it as a forever home and raise my family. Shortly after bringing home my newborn, the roof in an upstairs bedroom began to leak. I made contact with GSH, who informed me their warranty only covered one year from purchase date for the room. I contacted a local roofing company to take a look and the person inspecting the room informed me that there was a poor install of shingles near the gabled ridge area on the roof, right above where the leak is. The company stated that to fix the issue, a substantial amount of the roof would need to be removed and reshingled to find and repair the leak and poor install. Upon contacting GSH, they stated they couldn't help as it was out of warranty and told me to get in contact with the installing company. Calls to them went unanswered. It's extremely disappointing that GSH will not stand by their property/craftsmanship of a practically brand new home. There should be no reason that a roof that is less than four years old with no storm damage is leaking. Now I have to worry about a roof leak, and the potential mold issue that comes along with that while having a newborn in my home.

Poor construction quality
Poor construction quality. Failure to fix. Water running though our yard and up against our foundation. Lack of ability and integrity to fix issues. We closed a year ago and immediately found issues. At our first meeting Joel(Warranty) said "We want to know what you can live with?" Anthony(Construction)stated he " wouldn't have paid a dollar for this house." There are walls out of plumb. Ceilings and floors out of level. The slab has a hump running from front to back. Cracking in corners. The garage door is now sticking. The issues are too many to list. When it rains a "river" runs through our yard, splits, and runs into our foundation. Several houses sprinklers drain to our lot. My wife was told by Joel, the only reason they came back was because of a complaint with Labor, Licensing & Regulation. One of their employees came with Joel and Anthony and gave us a fake name. GSH has claim " We will never be happy." All we've asked for is they fix the poor construction issues and proper drainage. It's as simple as that. Now we are being ignored by GSH Warranty and the GSH attorney. We've tried to accommodate several variations to resolve the issues. Buyouts, just paying us and we'll have it fixed, them fixing parts of the 84 item list and us fixing the others. We won't take their word they'll come back to fix the water problems. So I've said they need to fix it all at the same time. That's when we get the response "you'll never be happy" and nothing gets done. We've lived for a year with a missing door, bathroom door not being able to close. Holes in the walls and in the carpet. Our "New House" looks like it's still under construction.

I purchase a new construction home on Feb 2019 and August I have mold in my home
I purchase a new construction home on Feb 2019 and August I have mold in my home. I am still under warranty but GSH has not fixed the issue. I purchased my home on 2/7 from GSH Builders. My home is a new construction. 18 months in I discovered several items in my home were covered in mold. I have a 2 year warranty with HVAC and also have other warranties due to the home being a new construction. Warranty was confirmed by GSH. Some of those items include my king size bed frame and mattress, night stand, computer chair, book bag, workout bag, and sneakers which were all in my guest room. In my master room closer i discovered, my suitcase, several pair of shoes, jackets, and shirts. I reached out to warranty with great southern homes on August 25th and they directed me to the hvac sub contractors which was air solutions. Air solutions came out on August 28th and advised the mold was not coming from the hvac system but did advise I needed another return installed in my home because I was not getting enough return air. On 9/1 I spoke with the supervisor at air solutions who advised the mold may be coming from the way the home has been sealed and redirected me back to Great Southern Homes. Great Southern homes sent Servpro (mold professionals) out to my home on On 9/12 and servpro stated the humidity in my home was 70% and also recommended an additional return to be installed and stated it was nothing I could do to prevent this from happening. Once servpro submitted their letter of final opinion on 9/16 GSH stated they do not agree with servpro opinion but has made no progress since then to resolve the issue at hand. They are trying to turn the situation on me and asking was my doors opened in my home or did my items come from storage. None of these items came from storage and I always keep my doors opened. I have a 4 year old daughter that lives with me and we are living in mold because they have not fixed the problem nor has my home been professionally cleaned in the areas where mold got on my items. It has been 1 month since I discovered the mold. I have lost over $3,000 in valid items that I would like to be replaced. Great Southern Homes has been giving me a run around about reaching a solution.

We purchased a home with no backyard
We purchased a home with no backyard. Water from 4 to 6 houses flows surface stromwater in the middle of my back yard with debris of all kind. Our $250K - $270K home is w/o a backyard. When we purchased the custom home 10/30 we noticed yard issues with saturated soil so builder bandaid the issue with installing a French Drain. However, because we have no experience on development of a community we couldn't figure out why our yard lawn had to be replaced each year with new sod even though we are on a lawn schedule plan to maintain our yard. We have gallons of Strom water flowing dead middle of our back yard from 5 houses to the left of us and houses on the other street flows into the back of us too so the number of houses that uses my yard to flow surface water is clearly unknown. When I purchased my new home we inquired about drainage issues. We were assured the developer had put in many drain systems. We expressed how much we wanted a pool, but we cannot even find a location for our shed to go in the yard due to the pond of water. We recently had to pay $350 to move it until we find a solution to divert the Strom water. We had an eyeball analysis and was told a pipe should have been put underground for Strom surface water and it would cost anywhere from $18k to $25k to fix the swamp issues! Really? Did you (developer) cut corners? Before I have a Civil Engineer to provide an analysis which is going to cost $500, I am asking GSH to kindly reach out to us with a resolution. We could sale the property and trick someone else into buying a swamp but we are good people. We are hoping GSH are good people too. We just want a side and back yard with our home. We want the visioned pool and we want a place for my shed. We are asking the developer to revisit GSH Lot 673 in Forest Creek Subdivision. Something was definitely missed here and needs a response. It is not a lawn issue, it's a developer project misstep with drain pipes to handle the amount of surface water that flows through ones backyard. The weeds, the debris, the dog poop, the clay, the marsh, and God knows what ever else is flowing into and visiable in my yard after rainfall. This is absurd and we didn't ask for this nor was it told to us our property was an easement. Thanks in advance for your response as it is urgent.
