Water bills r 2 high. I dunno y they gotta b so expensive. It's like they tryna drain all my money. I mean, come on, we all need water to live, but do we gotta pay an arm n a leg for it? It's just not fair. I've been livin in an Ebner Properties, LTD apartment for a while now, n I gotta say, the water bills r killin me. I tried talkin to the management bout it, but they didn't really seem to care. They just brushed me off n said it's the way it is. Well, I ain't happy bout it. I work hard for my money, n I don't wanna spend it all on water bills. So, if u thinkin bout movin into an Ebner Properties, LTD apartment, just be prepared for those high water bills. It's a real bummer.

We still ain't got our security deposit for our apartment back and our lease was up in August . We've been tryin' to call and reach out to the right folks (like our landlord and lease told us) to get our deposit back. We left a bunch of messages on voicemail at the big office and sent emails, but ain't heard nothin' back. This ain't the first time we've had trouble gettin' our deposit from these guys.

Unfortunately, I fell ill and had to be in quarantine for three and a half weeks. I called the Rental Office twice to inform them about my situation. I paid my rent and water bill for March . I have been facing numerous problems with my apartment for several years, and for the past four months, they haven't fixed anything. It's been five years of issues! They forced me to move out because I contacted the Health Department and filed an insurance claim regarding the problems with my apartment. I have made several phone calls and sent numerous letters to them.

On Mar 25, 2021, Ebner billed the ***s $250.00 to change the bedroom carpet due to burn marks near the wall. (Look at the pic we took after moving out) The ***s disagree with the charge and say that the burn marks happened because of a faulty outlet. Ebner replaced the outlet after sparks came out and burned the carpet. Check the Complaint and attachments for more info and explanation.

I moved outta my apartment on June 30th. I called the property office askin' where my security deposit was 'cause I gave 'em the right address. Sometime in July, someone at the office told me it would take 30 days to get it back. 'Round August 6, I called and talked to Kelley M and she told me it was sent to the wrong address and that she gonna send a new check to the right address on that Friday. It been well over 2 weeks and I reached out to Dawn and Kelley by callin' and emailin' but no response or anyone gettin' back to me. I'm writing this review about Ebner Properties, LTD. So, I was in the middle of my lease when Ebner Properties dropped a bombshell on me. They decided to hike up the utility cost, which used to be included in the rent, and now they wanted an extra *** from me for a few months. They claimed it wasn't a rent increase, but let's be real here, it totally was! I had to cough up more dough along with my rent payment.
But that's not all. When I finally moved out, guess what? Ebner Properties decided to play the stingy game with my security deposit. They gave me back less than half of it, all because they claimed the carpets and ceilings were 'dirty'. Can you believe that? I left the place in tip-top shape, and I don't even smoke!
So, naturally, I reached out to them to inquire about this supposed damage. And what did I get? One measly email redirecting me to another employee. And guess what? That employee never bothered to respond. Not a peep from my original leasing agent or the office manager either. It's like my emails and calls vanished into thin air. I can't even get a hold of anyone to argue my case.
Overall, my experience with Ebner Properties has been a total nightmare. They hit me with sneaky charges and then conveniently disappear when it's time to address any concerns. It's frustrating beyond belief. I wouldn't recommend them to my worst enemy.

I've been here for the past 3 years with few issues. I called many times about a new fridge. They told me they don't make the part for my fridge model anymore. That was LAST YEAR! They were supposed to replace it, but they never did. I called and emailed many times about being charged for 2 ESA dogs, which I shouldn't be charged for legally. I should only be charged if there's damage when I move out. I haven't received a response about that and I've emailed you guys 3 TIMES! They responded about rent and late fees, but not about this. I have the documents showing they're registered ESA dogs. I need a response about these things! If not, I'll contact my lawyer. This is ridiculous!

They told me I had to pay a $1000 fee to end the lease, which I paid on 3/23 (I have the email PDF to prove it). In July , I got my first message from Ebner Properties, a bill (I attached it), asking for an extra $1072.93 for ending the lease and an extra $1300 to replace all the carpets. The carpets were cleaned before I left, and I have pictures showing they were in good shape. I've been trying to reach Ebner Properties since 7/13 by phone and email, but they always transfer me to ***, who doesn't answer her phone and won't call me back. I want my security deposit back (minus the last water bills, as shown in the attached statement), and I want the bill changed to show that I don't owe the $2038.79 they're asking for. They owe me $334.14.

I've asked many times for a bill or the name of the water company, but they won't give it to me. I've been paying more than I owe every month to try and catch up on a supposed $700+ bill, but I still haven't gotten a detailed description of my water usage or the water company's name, even when I asked for a statement for a whole month. Also, whenever it rains, my basement gets flooded with about 2 inches of water. I've called maintenance multiple times to fix the problem, but I end up having to clean it up myself each time. I've tried talking to the main office and the billing department, but they just want me to pay the overdue water bill and late fees, even though I don't know how much water I'm using. I moved out of Royal York Apartments on September 30th. I haven't got my security deposit yet, which was supposed to be returned within 30 days. It's been 46 days. They always take forever to do anything or even respond to calls or emails. I would call for maintenance or inform the landlord multiple times, but never saw a maintenance person. Finally, after reporting them to the Code Enforcement Agency, I got maintenance for the holes in my bathroom ceiling that were there for six months. They only communicated with me when they needed people to stay. I moved out because I couldn't handle their nonsense anymore. Now that I've moved, I've emailed them twice and called once, but haven't heard back about my security deposit. I just want to move on, but I need my money back first. I'm filing this complaint because I know how they operate and I can't wait six months for the money.

"On May 16 I received a letter from the post office from Ebner Properties informing me that my lease was being terminated for no reason, so I went to up to Ebner Properties and spoke with the manager Kelly M. I ask her what gong on beecause I know that my rent & bills was paid. She (Kelly) stated that she didn't have to give me a reason that they just wanted the apt back and that I had to be out by July 31 and to return the keys. She was very rude so on May 30 I moved back home to Cleveland. So in June I was waiting for my deposit. Around June 15 a letter came to my sister's home where I was staying. The letter stated that I owed them 1,679.62. So I called Ebner Properties and talked to Kelly I stated to her how do I owe Ebner 1,679.62 and y'all terminated my lease and force me to move for no reason. She stated that I owe fro June & July. I replied what! She then stated that I owed 138.62. I stated for what she said the stove was broken & the bulbs. I stated to her that its nothing wrong with the stove and bulbs is just unscrewed because they wer too bright. So when she didn't have another lie to tell me she started to say that she received complaint from the tenants. I ask her to send me a copy of the complaints. She replied NO! I stated to her are ther police reports, because I knew she was lying because I didnt' no anyone in the building was new in Columbus. So I continue to call over months and ask for my money she then told me that they were keeping my deposit because I was mean to her staff its on the leasse #4. I wasn't mean I 'm just about buisiness. May I will be a year and I still have not received my deposit. But I have a video that I took after cleaning the apt that I saved. This is nothing new to Ebner Properties trying to keep peoples money. I continue to call now they hang up on me. There is nothing on the lease stated that they can keep my money because I complain about my poor service. I want my mooney and some.

My dispute is about the reimbursement of my rental deposit fee, which is $689.00. E Properties requires a 60-day written notice when you plan to move out. My lease was supposed to end on 08/31, and on 06/25, I emailed E Properties manager Dawn W to let her know that I didn't want to renew my lease and asked for a vacate form to sign. Because my father has cancer and my stepmother is a nurse, I had limited options to visit places to print and was unsure how to safely deliver the signed document to their office. That's why I stayed in quarantine and sent a written notification via email. Later, I emailed Dawn again to let her know that I would have to come in person to sign the form, and she agreed. I called the office beforehand to make sure they had COVID procedures in place. I signed the vacate form in the office on 07/02. About two weeks before my moving date, owners Mark and Joseph E told property manager Colleen to make sure I get my full deposit back because the unit was in good condition. On my move-out date, Colleen thanked me again for leaving the unit in great condition and assured me that I would receive my full deposit back. After leaving the unit, I called the office, and the administrator said that I should receive the deposit back by October 15th and to call around that time for an update. Because I have financial responsibilities towards my father who is battling cancer, I was looking forward to the reimbursement and waited for a letter in the mail to my new address, but I never received it. On October 13th, I called to inquire, and at that time, the administrator told me that because I didn't leave the property until 09/01, I was charged September rent. I informed her that I had asked Colleen if I could have an extra day to move out, and she agreed. I asked why that day wasn't prorated, especially since the new tenant was moving in on 10/01. The administrator directed me to speak with the director, Kelley McConnell, at 2pm. I went to the office to meet with Kelley, and the story changed. She said that because I didn't notify the office until 07/02, my lease was automatically renewed, and the money was applied to my account. I explained that I had sent a written notice to Dawn via email and was asked to forward that email to Kelley. She said she would call me, but I didn't receive a call back. So, I called the next day to inquire, and I was met with irritation, inaccurate responses that didn't address the details I provided. I was told that I wouldn't be given the owner's contact number and that I would have to catch him. Kelley also mentioned that she is busy and suggested that I file a complaint with the ComplaintsBoard.com because they are "covered." I want to mention that I had previously filed for escrow due to unresolved repair issues and lack of heat in the winter. I'm afraid that the office is giving me a hard time because of it.
