I called Embrace Home Loans about a mortgage after receiving an offer in the mail. After I called, they immediately charged me $375.00 for a mortgage appraisal. I have tried to get them to return my phone call now for over 2 months with no avail. I believe thay have scammed me for the $375.00... I have also called and left messages with my account managers, manager with the same results. Today I called and asked to talk to the President David Noyce. They wouldn't transfer my call, making me wonder if the individual even exists. I received a response back from them today through my complaint with the BBB. They still will not answer my call, goes to voice mail, and will not return call. This company is bogus. Stay clear of them, Do not give them your credit card information. SCAM...

I am in the middle of a re-finance with Embrace, to combine 2 mortgages, lower the rate and payment. Sound familiar? This all started on Oct. 23rd - it is now 1/13/14 & we STILL haven't closed. And, those of you you only paid $375, lucky you - I paid $400. It stated on the GFE that the appraisal fee was $375, but I haven't seen a $25 refund even though I asked for one. All that isn't as important to me as the fact that they have dragged their feet & fed me mis-information until the really good rates are just about what I have on my 1st mrtg. now, so I've missed a window of opportunity by dealing with Embrace. My loan officer has been in touch and has responded, but in answer to serious questions, I get a lot of evasion and schmoozing. After being told 'everything looks good' and 'we've got an approval', I find out there is just one other thing that needs to be done before we close. Very Frustrating. I would say - stay clear of them, as well.
Hi flagbeachhouse, I have to say that the experiences that Embrace Home Loans gives their customers, is very frsutrating, and should be considered down-right criminal. I'm not surprised though, not to rub salt in a wound. If you're doing a simple refinance, then you should have closed within 30 days, no longer. So, something went wrong, but of course your LO will just drag their feet, until it seems like you've just up and fogotten about the whole thing, then they'll try to claim that you'rwe the one that is non-responsive. TYPICAL
My suggestion is to go onto their website, and email and call the president of Embrace, Mr Kurt Noyce, and just keep emailing and calling him until he gets to the point where you'll get what you've been looking for, ANSWERS. Don't worry about making yourself out to be a pain in the rear, because Mr Noyce really likes getting emailed or called alot, it makes him feel important.
At the same time, I would file a complaint with whatever state consumer affairs agency you have in your state, as well as the Better Business Bureau, as well as the US Dept of Housing and Urban Development, aka HUD.
In the future, go to a bank, because they may or may not be able to get you approved, but at least you will get the answers you're looking for, and that should be either approved or declined.

Everyone in their office locations are very unprofessional and does not return your call at all even after leaving your name, inquiry, and tel number. I would not recommend anybody to deal with this company unless they want to suffer headaches and lose $$$.
When I began the process, I had a credit score of 740, my home was insured, and was never late on a payment. I started working on this process of refinancing in 2013. At that time, I was told that I needed to file for divorce before moving forward. The house was in my name only and acquired it before marriage.
In July 2014, I reapplied. I was never asked about the divorce. When I began process (the second time) I was advised that I could the skip next month due to the fact that I was closing at the end of the month. Two months later, it never happened. I wrote a letter to Embrace, and the process began again. At that time, I was told that I would close in two weeks. We are now in January of 2015, I have a late report on my mortgage, my credit report says that I have numerous credit inquiries, and my home insurance has lapsed. I have no insurance on my home as I was told that I was closing on a specific date.
Embrace is the only company that is running my credit.
I feel that I am getting the run around and getting nowhere. I can send that chain of communications I have had with your agent I am attempting to refinance. I have filed for divorce, which had nothing to do with my loan, I have changed insurance companies which was advised by your agent, and now I am no further than I was 2 years ago.
Who in the heck would tell you to file for divorce to refinance to your mortgage? The only time that may come up, even as a question, would be if you are married, and located within a community property state, where your spouse would need to sign the deed at the closing of a refinance, even if their name is not on the title of ownership. If he/she refuses, then you would not be able to continue with the closing for the refinance. Secondly, the divorce would have to be final, and the copy of the final divorce decree, signed by the judge, would have to be submitted before the closing can be finalized, and who knows how long that could take. An LO is not allowed to give legal advice, but hen again, you are speaking about Embrace Home Loans, which they're not really Loan Officers, their more like glorified telemarketers. Just to let you know, they did start recording their calls about 4 to 5 years ago, and I would maybe seek legal action against them, based on what you were told by your, um...LO
Received my credit report today, noticed they've done 5 inquiries on my credit from January-May 2015.Never spoke to anyone from that company.Should I contact them concerning the unauthorized credit checks?
Seems like Embrace is a Jekyll and Hyde. If they like you they go above and beyond, if they don't they kick you to the curb (minus $375-$400.) Right now I'm not liked very well by banks despite my house being 100% paid off and 29 years job stability, so I'm going to pass and wait for my 3 late payment history to age before I reapply with a real bank. In the meantime, I'll see how many "pre-approved for $417k" and "No Application Fee" and "Response Required in 3 Weeks" mailings I get from Embrace. I've found that "pre-approved" means less than jack in the credit world.
I applied today and was told my appraisal was going to cost $550 I don't understand all these posts in reading on this site say they've paid $375 why is mine $550? Because I live on Long Island? I don't get it! Needless to say I didn't do it because the rep noticed I had paid my mortgage 30 days late in January of 2015 so I wouldn't be able to close until January 2016. I had to have made on time payments for 12 consecutive months which ok I guess that makes sense. what doesn't make sense is he told me I wouldn't have to pay my mortgage for 2 months after I close? I Never heard of this. Anyway, now I'm nervous about using them after reading all this negativity! I don't know what to do!
Embrace loan is a total scam, after receiving so many fliers from them i decided to refinance with them, they charge me $550.00 for a single home appraisal, never heard from them to after a month and half, the appraisal came back very low with so many errors...the customer service is the worst ever and they were trying to ripped me off by telling that they can offered me a higher rare and i have to bring to the table $5000, 00 in cash? what a scan they should be investigated by the Attorney General...
I was contemplating if I should reach out to Embrace. After reading the reviews on others experienced. I'll take my chances and not go forward. Thanks everyone for the post and clearing my mind, which sounds like it would be a headache in the end! In the TRASH it goes!
