This place trying to raise the fee again over here
This place trying to raise the fee again over here. They aren't helping anyone with this pandemic. I bought the place in 2018 December and it was $250.00 now 274.70 and they trying to raise it again $15.00 during this pandemic. When people are losing jobs and they do Nothing over here. They haven't even opened the recreation center since March. They do absolutely nothing. We can't even get the trash doors fixed. They can't even change the lights bulbs on porches or garages.

Hammersmith has failed to provided services according to our HOA agreement in a timely manner. Our streets, sidewalks, and porches are not being shoveled in a timely manner. Lawn services are not consistent. When calls are made to Hammersmith, concerns and questions are met with rudeness and we are told that if we want it fixed they will have to raise HOA dues. HOA dues have increased $75 per month over the past 2 years and the quality of services that are included in the HOA agreement have decreased.

Having plumbing issues due to the fact that tree roots are in the sewer line. The trees are located right outside of my unit. I have called a plumber company and submitted a request back in September and due to the homeowner association change in companies it fell on death ears. I reach out again once my bathroom flooded due to a plumbing concern. The Homeowner Association Sent over their contracted plumbers to address the situation. The results were as followed; the underground connections in the downstairs bathroom at the time in the locations for these lines that are not pipe correctly. The fittings used are wrong and the grading of the pipe is incorrect.

Our account shows a $302 credit, yet they continue to bill us for our monthly HOA fees instead of reconciling the account credit of $302. We continue to pay the monthly $302 HOA fees to ensure our account is in good standing, but they refuse to process the $302 credit. We have called multiple times and been promised the credit will be processed and yet it has not. We just want them to process the $302 credit so our account will be balanced. It should not be this hard to get a credit processed and should not take 4 months to get our credit processed and account balanced.

Granville West Community is unlawfully imposing fines on residents without evidence.
Granville West Community is imposing fines on residents without providing evidence of complaints. They wrongfully accused me of not cleaning up dog waste, which was untrue. I've challenged the fine, as it's the second time they've failed to show proof despite my requests. Many neighbors have faced similar issues with the HOA's illicit actions. My bank account was charged for the fine without my consent, and my dispute went unanswered until after the charge. I've insisted on resolving this and reversing the incorrect deduction, but the office hasn't cooperated, refusing to offer an adjusted payment and now adding late fees. Granville West is notorious for fabricating complaints and withdrawing contested fines from our accounts without permission.

They repaired a water on Monday. Since the repair, two buildings have no water pressure. We (the owners) have been calling, emailing, and messaging them with no reply. Two of us called again tonight and the "after-hours" operator said that they see the request, but the "property manager" hasn't even opened or reviewed it yet. This is typical behaviors from these "property managers". Requests for service, complaints of vandalism, and violent neighbors go completely unanswered. Specifically, ***, who is some manager with Hammersmith, is the biggest source of the problems in the condo complex. He says one thing and does nothing. He even threatened me that he was going to charge me for a water pipe repair that feeds the whole building because I couldn't take time off work for them to get under my unit to work on it. I reported they pipe in November, they ignored me until January, and then tried to scare me over the winter because I can't take time off. He again threatened me with charging me for the community pipe in May. He did that during the height of the pandemic stay-at-home orders, and I am a State employee, considered essential (Department of transportation). His "construction manager" *** is just as bad, if not worse... This HOA charges $275 a month per unit, and there are more than 100 units. This management company is taking hard-earned money from the homeowners and giving nothing in return. They are even keeping the pool closed all summer and not prorating a reduction in the assessment. They have like items I their budget for the tennis court that is in complete disrepair and probably hasn't been cared for in a decade. The parking lot has potholes that are nearly a foot deep. Many of the units are rented out by their owners, but the "tenants" aren't held to any of the standards the actual owners are. And when there's been law enforcement involvement, the HOA does nothing, and the violent/threatening tenants continue to intimidate and harass the owners.
