The maintenance man in our apartments spreads his duties over other properties and is only scheduled to work several properties on Tuesdays and Thursdays, for a few hours a day. Same with the manager who is only here 3-4 days a week for just a few hours per day. For many years the manager and maintenance here were live-in, and fully responsive to tenants, but this is no longer the case under John Stewart Co. management. Currently, my bathroom lights are not working (one of them intermittently works sometimes and not working other times). I filled out a maintenance form over 4 days ago, with no response. Upon calling the manager I was told in an exasperated tone that it is unknown when he would respond as he is working other properties, is only working Tuesdays and Thursdays, and I was not given a time or date when he could replace the lights. It is Thursday and I have to stay inside all day, when I have things to do elsewhere, because the manager could not tell me when or if he would be here today. I said this was unheard of and unacceptable, as I am a senior with advanced osteoporosis and in the dark at night even with a night light I could slip in the bath or shower and she rudely said "Well I see you ride a bike" and accused me of yelling at her when I did no such thing and told her so. She then hung up on me and would not respond to further calls. John Stewart Co. took over a year and a half ago under a new property owner, George Ow Jr, and after being here for 5 years prior I am at wits end, as the previous manager would have happily taken care of it the same day, so this is difficult to deal with to say the least. I feel they are in violation of CA tenant/landlord laws. Also, during many months of loud renovations below and adjacent to my apt. a year and a half ago I was under constant stress from high decibel noise at odd times, and now suffer permanent hearing loss and tinnitus (ringing in ears that is constant) from unscheduled workers waking me early one weekend morning with sledgehammers under my bedroom. When I went downstairs and tried to tell them they should not be here on the weekend, unscheduled, as they were non-English speakers, they shrugged, and the maintenance man told them in Spanish that I was "crazy" and to ignore me and keep on working. I am a retired senior who worked for a leading University, so I am definitely not "crazy". He was not scheduled to work that day either, yet let them in on a Saturday when they were scheduled M-F. I am at wits end and now feel I must move to get away from this horrible situation and feel for other tenants, all seniors, many with disabilities, who also are displeased with the management here. I am on HUD and fear eviction if I take legal action. This is also now a HUD "project" under the new owner so that makes it even more egregious.
Desired outcome: Informing the management of my legal rights as a CA tenant for timely repairs and a 24-hour notice posted on my door before entering the apartment and notification as to when lights can be replaced so I can be present.
