Home VA Refinance
LOW VA RATES is a scamming company that takes advantage of veterans in disparate situations. Take me for example. I was behind on my payments with my old lender, got the flier in the mail. Called and got promised all these great things. They have screwed up my paper work and want to keep sending notaries to my home for signed "revised" documents. Then once I got through all that stuff I have made my 3rd payment and now my loan is being sold off to another bank. So they do not give a damn about veterans... they just get you roped in and make you think they are there to help but the reality is that you are not a veteran who sacrificed time out of your life all you are to LOW VA RATES is an account number that gets sold off. Stay away veterans, do not fall for this crap.
VA Loan
We applied to Low Rate VA for a 2.75% VA Loan. We were told up front there were NO POINTS. After lots of paperwork and time spent, we got the paperwork from Freedom Bank showing 2% points. When we called the Low VA Rates representative he said that is how it always was, that he never told us there were no points, which is not true. The Closing Costs were exorbitant, and it raised our loan from $362, 000 to $374, 000! Yes, A Lot!
Scam, obviously. Stay away from them.
Ruined my credit
Stay away from Low Va Rates.After almost being 30 days late I called Eric and asked if I should go ahead and make a payment he said not to worry that it will make it on time.My old mortgage Co flagged my account 30 days past due.Now I am trying to repair my credit with out any help from Low Va Rates or 306 Mortgage.Low Va Rates will not return my calls or help me repair my credit.Once the get your money you don't exist any more.
I will also be contacting the BBB and see if they can help and the credit bureaus.

VA refinance
To make a long story short - We closed on the 25th of March. Total costs were over 14000. On the 31st of March we received an email after 5 p.m. stating there was a mistake in the paperwork and we had to re-sign some stuff. They sent a notary to us at 8:30 that night. The next morning I panicked and emailed the guy who had handled our mortgage and asked if this was going to be a problem with paying off the loan and would we have a late payment. He said he didn't think so but don't worry - If it did he would "clear it up".
Well - it did cause a problem and we had a 30 day late show up on our prior mortgage because the mistake in the paperwork caused a delay in the funding. Our loan officer should have told us it was going to cause a problem the second he contacted us - he knew we had not paid the payment (why would we? - we were "about" to close several times during the month of March - and it was saving us several hundred dollars in interest in our old payment NOT to pay it)... He knew it would not fund and should have said pay your payment immediately - at least we might have had a chance to get it in on time - although it was the 31st of the month in the late afternoon hours when we were contacted.
Our credit scores dropped nearly 100 points - We are devastated. They wrote a letter admitting the problem and tried to fix it with the company but the company refused. I told them I believed they owed us some form of compensation for the damages done to our credit. The more we talked about it - the more the conversation hinted blame toward us for the problem! Finally we got a basic ...so sorry...good bye from the guy and here we are!
In the end... we end up with a credit score that couldn't finance ANYTHING!
I had hoped they would attempt to make some sort of offer to compensate us for these damages to make it a little less painful to take the situation we are currently in... well, live and learn!
We were able to resolve our complaint with Low VA Rates. We appreciate their attention to our complaint and efforts to make things right.

I was solicited via USPS mail to refinance my VA mortgage with LOWVARATES. Naturally I was given the best possible scenario ...
3.25% 30yr. fixed, defer mortgage payments, and NO Appraisal needed. I was told "time is of the essence' to lock in the mort. rate.
I complied within 2 days...this was a month ago. After being assured the loan was processing, all went silent. I'm a veteran who is
hearing impaired so I requested an update via email (this was 2 weeks later). I was told to inquire in another week and they would
have an update at that time. Am I missing something here.. isn't it intelligent business practice to keep a desired customer informed automatically? I inquired again in a week...zilch for a response. I tried again a few days later...again, zilch. I had to send an "earth to loan officer" email. The response was that "he" was the best at doing mortgages and was too busy to respond to an "ignorant" communication...wow! Some real ruffled peacock feathers over there. Finally I was told that it would cost me $400 to $500 for an Appraisal that was now needed and no mention of a locked-in mortgage rate I asked about. I did not want to impose
on his valuable time and cancelled my refinance. I feel some customer service training should be implemented.

After serving the NAVY for 33 years, I bought a home. Low VA rates wanted me to refinance with them at a much lower rate. almost 2% lower and 15 years less to pay. I did. I was promised a fast refinance, $1000 Cash back and no out of pocket money. Almost true. Took them 4 months to "file paper work". I owed $65, 432 on my home before they refinanced it. Now I owe $75, 996. That is $10, 564 more then I owed before! After waiting the required 45 days to get the money they promised, I started calling to see where the money was. They said the new finance company had it. So I called them, they said to call the loan officer about it that he had the money, so I again called them... this has went on now for 30 days. Now when I call Low VA rates they put me on hold or just hang up. They are very rude, nonprofessional, and dishonest. I would not recommend them to anyone. Not only am I out the $1000 but now $10, 564 further in debit.
I wanted to find out what the angle is on all the junk mail I have been receiving regarding the IRRRL. Would make sense for a short term commitment, but over the long run your rates will likely go up the max 5% the VA allows. To start they offer 1.75% interest for 3 years then every year after that over the next 27 years your rates can be adjusted up/down, but not more than 1%/year/VA rules and no more than 5% for the life of the loa.n. In my situation there would have been around $15k in closing costs and the agent (Garrett) was quite slow to comprehend that I was not in a desperate situation and very comfortable with continuing to make initial payments though he kept basing his #'s on rolling the first 2 monthly mortgage pmts into the loa.n. He was a bit dim, didn't understand how to use the tools on his website certainly not slick and certainly not professional with respect toward understanding the customer and lacked the decency to put me on mute to talk to his "bro" about going to Subway for lunch. Before the call ended I specifically stated that I won't move forward with this b/c it doesn't make sense for my situation. Now I am receiving emails from their president (Eric) and texts from their secretary (Emilia). Also, they have a weak pitch with using 1 specific anecdote that at least 2 people are trained to use as a counter response to rising rates: "We have a guy here who has been with us for years and has said his rates always stayed low so he would be the first to tell you this is a great opportunity."
Shady Advertising! They are a scam! its a junk mailer and they will not remove you from there mailing system!
