Oakwood Homes So far, so good

So far, so good. I've seen a lot of bad press for Oakwood Homes on the ComplaintsBoard.com website, but I have had nothing but a wonderful experience so far. I'm still in the relatively early stages of my home build, but as someone who has bought and sold numerous homes and had a new construction home built before (in San Diego, CA), Oakwood Homes has been great so far. Ritchie has been a great representative in the Green Valley Ranch sales office and Debra has been amazing in the Oakwood Homes design center in Green Valley Ranch too. I can't say enough good things about them. Now, for the difficult part for Oakwood Homes. Ritchie and I spoke several weeks ago about the military/veteran discount of 1% offered by Oakwood Homes and I was told that because of other incentives, it would not be offered. Evidently, the 1% discount on the company website for service men and women is not a "thank you for your service" that it appears to be it's a "politically-correct" offer to boost the company's image. Essentially, all customers are given some sort of incentive to purchase an Oakwood Home, which is fantastic. However, while "proudly" displaying a page on their website intended to provide a discount to service men and women above that which is given to all customers as incentives -- even those who have not risked their lives for our country, is disingenuous. Oakwood Homes is touting a discount to military and veterans as a way to entice them to buy a home an Oakwood Home, when in fact they will never be given such a discount. Outwardly, Oakwood Homes seems very patriotic and thankful and now I'd really like to see how committed they are to the sacrifices made by men and women of our armed forces or if they really are just wanting to have those buzz words on the website to attract the active duty/reserve/veteran customer base. Typically, companies that feel strongly about supporting the troops give discounts on top of other incentives offered to the average buyer and not simply deny the discount because they are getting a appliance incentive like everyone else, for instance. Because of my being a retired Naval officer with 23 years of active duty service and an additional 10 years as a Federal employee in support of the Department of Defense, I am passionate about this sort of thing and the inconvenience/confusion/harm it can cause our men and women in uniform. I'm going to go ahead and assume this is an honest oversight on the part of Oakwood Homes and perhaps after reading this they will make it right. One percent of a $600,000+ home is not going to put this massive company out of business, but it will honor the men and women you mention on your website. Currently, the website is USING the sacrifices and service of service men and women to boost the company's image; I find that offensive. My recommendation would be, either fix this negligent oversight and retroactively correct this oversight to those currently under contract and to future active duty/Veteran customers or, remove that page from you site.

Oakwood Homes I recently purchased a home with Oakwood and have had issues having repairs done in a timely manner

I recently purchased a home with Oakwood and have had issues having repairs done in a timely manner. I still have outstanding repairs needed from my original punch list from the middle of December . My front and back doors were broken and when they brought me new doors 2 months ago, the windows of the front door were painted over and the paint peeled off the the front door when the tape was removed, which the installer refused to do himself. The installer damaged the outer framing of the front door when removing and installing the 2nd damaged front door. The back door was unable to be replaced because it was the wrong size. These 2 doors still have not been replaced in almost 5 months now. There is still paint on the outside of my windows which were never cleaned as per agreement. The wood floors still have paint on them since the house never had a cleaning before move in as agreed upon. There is multiple areas of dry wall damage not addressed as promised. Damage to the banister and railing remains. I have attempted to have these items addressed many times but only empty promises that these items will be addressed.

On 10 different occasions I have been no-showed for warrantable repairs by Shazam and their contracted vendors and have to miss work without pay as a result.

Oakwood Homes I had my house built which was completed on 9/20 and the warranty includes where the siding of the house is good for up to 8 years but I

I had my house built which was completed on 9/20 and the warranty includes where the siding of the house is good for up to 8 years but I have siding that is buckled. I originally sent my request on 8/12 to have this done and I received an email from *** that she will assign it to have done and I received an email from *** who advised me that it would be covered under warranty but he wanted me to look at windows in the area to see if maybe the sun was reflecting off a neighboring window. I did his review and told him about this on 8/28 and he told me that he would check to see if it can be repaired as a courtesy but it should just be done as warranty. I have walked my neighborhood and I have seen other houses in the area also having this issue. I emailed *** checking the status of the repair on 9/9 and 9/15 only to be told they will get back to me. I emailed the company again on 10/7 advising that I haven't received any info about the repair and *** advised me on 10/7 she will reach out to *** but I haven't received any info. I have given this about 45 days and at this time would like the repair done under my warranty.

I was deciding upon signing for a house purchase with Oakwood Homes at the Retreat. I wasn't sure I liked the lot the house was being built on. Before signing the document, Oakwood Homes representative, Valerie S, informed me that I had a year to change lots if I did not like this home/lot. I was relieved to find out this policy, so I signed for the house purchase. Five days after signing this document my employer let all employees be aware that they were being told they had to downsize due to low enrollment affecting our institutions. 10/26 Dear Oakwood, Thank you so much for all your help. I have decided it is not in my best interest to purchase at this time. I did love ***. I wanted to make sure that I was financially stable with the pandemic as well. My lawyer and personal friend advised me that many builders are now adding clauses to their contracts regarding COVID-19 offering full refunds on terminations. This is more about transparency, truth, maintaining full disclosure when pricing out of the home. Financially not being steered in the right direction. Financially over-whelming me and stick to the core values of Oakwood Homes. I hope Oakwood would find it in their hearts to refund my earnest money. $3,500 is a lot right now to lose during this pandemic. When I spoke with *** in the signing of the contract, there was full disclose of me being handicap and my needs. I was very concerned about the cost of the upgrades and afraid of breaching the glass ceiling of my budget. There was so mush hush-hush behind the scenes, about the cost of the upgrades, what actually came with the house, the standards of the wiring, the color of the home. We spoke with *** on the October 26th about cancelling the contract. I did not want to lose my earnest money. So many promises were made to hear back from the design center about pricing. On the website it states 30-45 days from signing the contract. Instead I finally received a called from a very non-sympathetic person who called as I had told her on Halloween, I just had my friend pass from COVID. She forcefully insisted on having that conversation at that moment. I pulled over in the CVS parking lot and was scream and forcefully bullied into taking taking that call. Only to realize the upgrades would be close to 30,000-40,000 for the basics, cabinets, floors, rails, tile, granite. These were discussed with *** from the first meeting. He stated between $13,000-$15,000. His consistent answer, that he was not qualified to answer those questions, is why I choose to cancel within the 7 day period of canceling the contract. The constant of let me talk talk to my manager is mind numbing and frustrating. The panic and anxiety from this all is make me ill. The constant lying and no accountability has brought me to this point to right this letter. He had so many chance to make it right. Even till today, he is sticking to the story which is the polar opposite of the core values for Oakwood Homes. Please refund my earnest money through wire or over express. I lost 10 days of a possibility of finding a home, a hotel stay, car rental and more. All he had to say, was, I believe you will not be able to afford this home. Instead sold!

Oakwood Homes I closed on my Oakwood home on 18-Sept-2020

I closed on my Oakwood home on 18-Sept-2020. The entire experience was nightmarish. They put in standard options where I had paid for upgrades and I had to project manage the whole step of the way because in the course of my house being built the superintendent quit, my initial sales representative who sold the house was fired, and the assistant superintendent also quit. So, there was a lot of chaos and stress to the point where I had to spend 3 nights in a hotel because they put in a wall where they should have been a half wall were the stair railings should have been, thus extending my closing date. I have submitted warranty claims as I notice issues come up. My first warranty claim was submitted on Sept 23rd. I have not heard back from anyone.I called the phone number I was provided with and no response back. The confirmation email states that it takes 1 business day. The burner on my gas range is very shaky and not installed properly. I have not cooked since I moved in because I want it checked/fixed; Under my kitchen sink is leaking; The electrical outlet keeps tripping my washing machine every 1 min, It seems like the GCFI socket is faulty; There was an item I brought up in my demo walk which was not resolved (I have it in writing); The master bedroom windows are very hard to open and close. It seems like the company's culture is for homeowners to micro manage their own issues every step of the way which at this point I refuse to as I have a very busy work life. I NEED THESE RESOLVED NOW AND SOMEONE TO CONTACT ME!

We hired a contractor to repair some tiles that were "flexinig" in the floor of our master bathroom shower. Upon starting the demolition, the contractor discovered issues with the construction of the floor, walls, and footstep (specifically, that they did not use the proper waterproofing materials, and that the shower did not comply with building codes). These issues were significant enough that the contractor could no longer repair the floor without having to redo the entire shower. We notified Oakwood homes, and a team came to the house and admitted that parts of the shower had not been constructed properly (even to the code under which the house had been built). However, a few weeks later, they informed us that because the contractor had touched the shower before they had a chance to take a look, the warranty was void.

Oakwood Homes I bought a home from original owner in Reunion

I bought a home from original owner in Reunion. I had the home inspected they told the owner they would put up a piece siding that fell off near the roof before inspection so it will it can pass before selling the home and a gentleman came out to put it up and I asked him will there be any problems after I move in he said no I have lived here for 6 months and I found the piece of siding in my yard so I called the warranty company *** and talk answering service she said it should be covered then a women called from the company and started yelling at me about the warranty is no good pretty much insulted me and then a man called from the same company and said no way it's only one year on the siding I said never heard of siding be only one year it's normally it's five years to ten manufactured warranty then he said I could hire someone to do for two hundred dollars I told him no way so you can make extra money off the work the. Then I called the leasing office and talk to a man he was polite at first until I explained about the siding and he also was very rude I explained to him that all I want is to get it fix he says well if I owned the home I would fix my self and I'm a women and his a man made me feel intimidating I asked for the company that put up the siding he hesitate for a minute then told me and made a smart remark about how nice I should be not sure how to take that. A lot of people in the neighborhood have told me that they had a lot issues with there homes . Very sad for home owners trying to make a good home for there families and builders take advantage of the situation.

Oakwood Homes We purchased our home in September

We purchased our home in September . It is worth noting that I have worked for 25 years in large commercial construction as a general contractor and am very experienced in dealing with warranty items. Per our home inspection and other complaints noted from the community social media forum, we had a licensed roofing company inspect our roof for any issues. The owner of the roofing company noted that the 50-year roofing tiles showed damage that he stated in his professional opinion were from improper installation and handling of the tiles during construction. There were also improperly adhered tiles in some locations that were popping up. We notified Oakwood Homes, who promptly denied the request for this to be handled via warranty. Since this time, we went through the appeals process with the warranty company - Professional Warranty Service. It is worth noting that we have waited since August to get a response today - 01/19. The response received was that the builder is claiming that others have been on the roof and that is the cause of the issues we are having. This is not a plausible argument, and is not in line with the professional opinion of the roofing company we had come look at the home. Oakwood Homes has no knowledge of anyone being on the roof, is making up a hypothetical that is solely for the purpose of denying their warranty obligation that is clearly outlined in the warranty. The warranty is currently valid, was passed to us as the home buyer properly, and clearly outlines our rights to claim a construction defect. We have followed all the proper steps, been patient, and now they are denying a valid claim based on a contrived response. This is consistent with how they have treated many other homeowners in our community and has caused our community to hold their reputation in the lowest esteem possible. Instead of standing behind their product, they are choosing to have their client (me) spend $750 to take them to arbitration to seek satisfaction. This is bad business at its worst. The total number of tiles to replace were 12-13 plus re-adhering a couple of loose tiles. The cost of the repair was only to be $340 from the other roofing company. I will NEVER do business with Oakwood Homes again.

Oakwood Homes I have purchased my brand new home in November from Oakwood Homes

I have purchased my brand new home in November from Oakwood Homes. During the first year warranty, I have encountered numerous issues with my home involving mold, electrical, insulation, and flooring. Over the course of the year, I have had to take numerous days off from work, some of them resulting in missed appointments due to Oakwood homes trades and contractors, or poorly planned, meaning nothing was resolved during the time allotted for the appointment. Most of my concerns were addressed and the items were fixed with permanently, except for the flooring issue. The floor plan has 2 bedrooms upstairs and I am the only resident there. After less than a year, prior to the home warranty expiring in November , I have noticed the carpet starting to buckle, which was a result of poor installation. I have annotated the issue prior to my house warranty expiring in November,2019. Other neighbors on my street have encountered the same issue with their carpet, and even after the carpet was re-streched by Oakwood, the issue reoccurred, causing my neighbors to spend thousands of dollars to have the issue remedied. Oakwood offered to re-strech the carpet in my home, and revisit the issue in another 3 months. The carpet is already buckled, and restreching it would not fix the problem, still creating a tripping and safety hazard. I have explained to them I did not have the luxury of taking time off work every 3 months to accommodate the massive appointment this would require. Additionally, an unreasonable amount of work would be required on my end, to pack 2 bedroom sets (beds, nightstands, dressers, 1 walk-in closet, 1 regular closet), plus having to store everything in my garage and not have a bedroom. I have explained to Oakwood that I would be willing to go through the huge inconvenience, if the issue was to be fixed permanently. The two alternatives would be to replace the current carpet to a different type of carpet, or laminate flooring (which I have offered to pay or even split the cost for any additional expenses). They refused to do that. Their decision was communicated via phone on 2/11. Their solution to fixing my problem is only temporary and I would have to go through the same amount of work in 3 months, which is uncalled for. Considering this is a brand new home, the fact that it would not pass inspection, creates a huge concern. I have purchased a brand new home to avoid having any items fixed. The amount of care and lack of customer service provided by Oakwood, post-closing, is concerning and several neighbors and other buyers have filed ComplaintsBoard.com complaints.

Oakwood Homes I purchased a home through Oakwood homes in August

I purchased a home through Oakwood homes in August. The process was great up until closing and the final walkthrough of the house. There were several cosmetic issues that I pointed out during the walkthroughs that were never taken care of. Almost all of my door ways/door trims and/or doors were not touched up and painted very well. I can see where filler was used to cover nail holes and it never got sanded smooth and was painted right over. Some doors have chunks taken out in areas. All the tops of the door way trims were not even caulked. I've found nails sticking out in the door frames/trim that did not get pulled and were just painted right over. I got into an argument with the head foreman because our landing at the top of the stairs had a significant bow in it. It was not level by any means. The foreman refused to believe that it was not level, told me "its a shadow.., you'll never notice it once you put decorations on there." That to me was not a very professional way of addressing my concern. So I asked him to grab a level and show me it was level in which he then offered to fix it. Our basement tub has shifted over the course of being in the house for a year now and I had brought up several times to the home warranty company, Shazam home services. I was told several times to wait and allow for settling. I was told that putting in a new tub would not change anything. I was told to wait until my one year warranty check to have it replaced. Since the tub has shifted/bowed, both sides of the tub near the drywall have to be caulked constantly to fill this gap between the tub and the drywall. It is a never ending issue and it seems that it will not be taken care of like I was promised several times. We have a very bad draining issue in the front yard area. The sump pumps are doing their jobs and removing water from the foundation area. However, my sidewalk is constantly covered in water. Then the water begins growing mold and mossy substance. My grass has also been affected by the issue. It has begun dying in areas because of too much saturation. The tree in my front lawn area also died from too much saturation. The worst part is that its my neighbors sump pump that is causing these issues for my yard and then mine is doing the same to my neighbor on the other side since the water flows down hill. This last winter was horrible dealing with icy sidewalks. I cannot lay ice melt down either because it will cause the concrete to lose its integrity. I was also told by Oakwood and Shazam to not use ice melt. Oakwood knows this is an issue. There are plenty of houses in our neighborhood with this issue. It needs to be taken care of soon. When we're promised chase drains to be installed from July and now its nearly October and still nothing has happened.

Oakwood Homes I purchased a new built home at the end of March , built by Oakwood Homes

I purchased a new built home at the end of March , built by Oakwood Homes. Prior to freezing temperatures, I removed my hose from my exterior frost-free hose bib and left the hose unattached until January 25th. When I connected the hose to my exterior hose bib and went to turn on the faucet, water began leaking from behind the siding and no water was coming out of the hose. I knew I had a broken pipe, but couldn't understand why as I took the necessary precaution to remove the hose. I submitted a warranty service request and a technician who I won't name, came out to my home. Unfortunately, I was not present at the time, but was told by those that were that prior to the technician entering my home, he showed them an example of what a frozen pipe looks like when you leave a hose on and it freezes. The technician stated that we forgot to remove the hose and that is why this occurred. We explained to this individual that, that was not the case, but they quickly looked in the crawlspace and left shortly thereafter saying the frozen pipe repair would not be covered. The technician provided a few references of local plumbers to assist with the repair, but as I wanted an unbiased opinion, I engaged my own plumber to complete the repairs. Upon the plumbers inspection, he immediately found that the pipe inside the home was improperly installed, with a negative angle allowing water to pool inside the pipe rather than drain or siphon out. The plumber provided myself with a written statement as such and photos were taken. I contacted my technician about this and they took a few days to review and responded that because the pipe was inspected previously, that it wasn't a warranty issue that would be covered. At this time, I requested the manager's information. Today, I spoke with the manager, who stated to me that he reviewed the photos with his leadership team and they determined to not cover the repairs. When I inquired why they sent a handyman to review the broken pipe not a plumber, he informed me they did send a plumber who reviewed the faucet from the exterior. I stated to him that the plumber was not present with the handyman and my gate is locked, so how did he get into my yard, he said he did not know, it is possible he jumped my fence or entered my backyard or a neighboring backyard to assess. To me, this seems like trespassing and I would have gladly allowed the plumber to inspect my home as that is what I felt would be the wise thing to do all along. In any event, it is clear that Oakwood's home warranty company, Shazam, really has no intention of doing the right thing or caring for their customers and it truly hurts. I am a new home owner and I guess, I assumed they would have an interest in building their customer base rather than making one time customers. Finally, the manager mentioned that he personally has taken multiple situations like this to arbitration, but that it doesn't go well for the customer. It costs $750 to set a court date, then other fees and as you can see, that all costs more than what your incurred expenses are. All along, this has felt like a strong armed response from a large company.

Oakwood Homes Our new Oakwood home falls short of what we paid for

Our new Oakwood home falls short of what we paid for. Oakwood does not use primer/sealer before they paint. They will directly tell you this. We paid the upgrade for paint, and it chips at the corners because it doesn't adhere to the metal corner beads. It appears uneven everywhere, because the paint soaks into the sheet rock differently than it soaks into the tape at the joints. Any builder that tells you they don't use primer /sealer before they paint does not know what they're doing! we paid for the upgrades on the electrical system. Every upgrade possible for electrical we chose, and they still skimped on circuits. Where bathrooms are supposed to have their own dedicated circuit, Oakwood chose to save a little money and tie them together, causing the breakers to trip all too often. They did not provide enough circuits throughout the house. We are constantly running down to the panel resetting a breaker, because we have a computer in the upstairs hallway, and one in the hobby/ second office room. They did the minimum to meet code, never considering how the spaces would be used. We paid extra for the HVAC system. This is the biggest disappointment of them all. We spent the money on the upgrade for the 2 zone heating system, which means a 2nd furnace / ac unit. It doesn't make a bit of difference because they skimped on the heat runs. They did not put enough registers in the rooms with the most windows, and put the return air vents way too close the the furnace unit. We have rooms that don't get enough heat in the winter or cold air in the summer. They could, if the product was designed right. Their technician's excuse was the software designed it for the open home plan, and never adjusted it for the home office options we chose. They told us to keep the registers nearest to the thermostat closed. This too stresses out the furnace blower and shortens the life of the furnace. To correct this means thousands of dollars in removing sheetrock, and reconstruction!. They do not know quality. The hvac was a waste of money because they don't have subs who know what they're doing. We upgraded all our bathrooms with ornate tile mosaics. This was installed by someone who had no experience in tile work and that is obvious. The grout lines are very sloppy, and all the corners are filled with caulk to cover up their ineptitude. No craftmanship went into this Oakwood home. Consider the base molding. Where it terminates, they do not use the return method, it is just cut and stops. It is separating in places, and was not sanded in many places. Again, this was not installed by an experienced finish carpenter with care and craftmanship. For some reason, I expected a level of quality from Oakwood Homes that they just do not have the ability to provide. They do not understand quality, they do understand production, and how to put on a good front. The concrete in our garage continues to shift and crack. They poured it about a year ago, in sub freezing weather. they did not make sure the ground was thawed out, they used no blanked on the ground before the pour, and they did not cover it with blankets after the pour. Worst of all, they do not understand why they should have to use blanket with concrete in the winter. Another example of how they do not understand quality! Lastly, they set up a company called *** for the problems after you move in. All underpaid, fast talking agents who will continue to deny problems, and put complaints on the watch list. All in an effort to run out the clock on the warranty. Constant placating and belittling of your complaint until the warranty runs out is their strategy. If you buy an Oakwood Home, be sure to have money set aside to fix all this sloppy work yourself, because Oakwood simply does not have the capacity to understand quality and will refuse to correct their sloppy work.
