Property purchased while the is undisclosed tenant
I would like to submit a complaint.
I bought a flat with your company Bloemfontein branch. They sold me a property which got a tenant inside without letting me know. Now the house is registered under my name (registered on the 16th of January) and It has not been handed over to me because the is a tenant who signed a lease agreement for 12 months. This lease was signed 7 days after I signed the Offer to purchase. I signed the OTP on the 19th of September 2023 and the lease with the unknown tenant was renewed on the 26th of September 2023. I am expected to pay for bond rates and levies for a tenant that I have no connection with.
I am so stressed and mad with the decision I took to trust your company with my journey to property business. Its now affecting my mental health. I can not even report to work.
The people responsible are not doing anything to resolve the matter. That is Lethabo and Marno

I have applied for 1 bedroom flat for rental which unfortunately I could not move into due to conditions prior to moving and when concerns raised my agent didn't answer my calls or WhatsApp until on Monday a gentleman by the name Donavan called to say I can't have my refund infact i need to serve 2 months' notice to a place I could not move into.

Good day, I wish to draw your attention to a corrupt property practitioner who works for your agency by the name of Mr Kevin Mc Key who operates in Richmond, N. Cape.
At present Mr Mc Key is marketing a property in Richmond whereby the owner of the property has an illegal carport erected on my property and has illegally closed off the municipal road that is preventing my use of that road.

Maintenance on specialised fitting
I am a tenant.at one of the properties which Pam Golding manages. In May 2022, my light bulbs in the kitchen burnt out and required replacement. Ordinarily, this would be the cost of the tenant (as per lease). However, I had the following issues with the replacement of these bulbs: 1) Removal of these bulbs, 2) purchasing of these bulbs anywhere.
It seemed that this light fitting is regarding as a 'specialized' light fitting, where it requires an electrician to have it removed and replaced. When the electrician came through last year, Pam Golding paid for this. The electrician even confirmed that these bulbs are imported and can't be located anywhere and he only keeps stock of them for the complex which I reside. My bulbs have burnt out for 3 weeks now and Pam Golding are refusing to acknowledge my concerns and are only stating this is my responsibility, even though they had sorted this issue out last year.
This is one of the multiple issues i have experienced with this agency and extremely poor and frustrating service I am receiving from agent Sharon Van Rooyan, who doesn't seem to understand my concerns and stating this is for my attention and does not even want to share where i can obtain these light bulbs from.
Poor service by grace antunes

0n the 19th November 2022, I arranged to view a property with Pam Golding. The agent that originally showed me the house was unavailable therefore Grace Antunes came through to open the door so that my wife could see the house in order for us to make a decision on putting in an offer.
Upon arrival of the agent to the property, before even greeting my family and I she tells me that my wife looks like my daughter. Thereafter the insults started to pour out as follows:
1. Why do you need such a big house in a very condescending tone to me?
2. Can you afford this house? even after telling her over 5 times that we are pre-approved and have a substantial deposit.
3. Whilst showing us the downstairs, she receives a call and leaves us alone to roam the house unknowingly.
4. Since my wife's parents are coming to live with us as we take care of them. she kept throwing comments about them paying for the house insinuating that we have no money.
5. During our conversations there were a lot of subliminal racial slurs and profiling which we did not appreciate like the "you people" phrase and talking about Indian people .
6. The final nail in the coffin was her narrow minded career questioning of us as she asked if we worked for the bank and when we replied no she explicitly said too bad for you.
We really loved the house and wanted to put in an offer but unfortunately due to the way we were treated by Grace Antunes we walked away in search of another agent.
Desired outcome: I would like disciplinary action taken against Grace Antunes in order to prove that Pam Golding does not condone racist behavior.
Residential property bought - Bad service and neglect of communication to first time buyers
I've received very bad service from Elsa van der Watt and more than 8 months after the sale I am still struggling to get feedback and answers to questions. She confirmed before we signed the OTP that there were building plans - the plans are incorrect and to correct these will cost above R 60 000 since there is also a transgression of our title deed and a sewage line within a meter from a flatlet which is not on plans. Elsa was not present on the day we received keys and moved in and has not since made significant efforts to assist us with an obvious bad handover. She does not respond to e-mails and states that she's been having issues with e-mails (its been many months of issues with e-mails). I thus only receive telephonic feedback which I cannot quote or use to keep her liable for anything. I have received brilliant service from all previous estate agents I dealt with, this is really disappointing compared to all previous experiences with other estate agents. Elsa is unorganized, unprofessional and too 'afraid of conflict' to take the necessary actions. We had issues from a COC with multiple faults to many issues not noted on the Offer to Purchase due to negligence of the previous owner. It is also clear that Elsa did not do a thorough inspection and notes of damages, maintenance and structural issues on the Offer to Purchase before the sale. I will never buy or sell through Elsa again and will sincerely advise others to do the same.
Desired outcome: Refunding for the costs we need to incur to rectify the building plans.
Inspection and repairs after moving out
We have a case where we have moved out more than 6 weeks ago, our deposit has not been paid out and we have been having to repair and clean the garden twice now. The landlord supplies no proof of condition before but pam golding just makes us pay and fix whatever the landlord asks without question. We have sent contractors to fix the things that we agreed upon, and the owners are name slandering us as well as making them do extra work on our account. Both our contractors phoned after with many complaints about these people and Pam golding does absolutely nothing. The owners are making us fix and clean things that when we moved in was in a worse state. We spent a hell of a lot of money fixing the pool as they just refused.
They went through the house and garden and we even had new plants put in for them to try and get this behind us. As they were moaning about so many things that were like that when we moved in.
We feel we upgrading a house so they can sell it as this is the intention of them. We refuse to pay any more monies.
Desired outcome: We would like to have our deposit back and be fairly treated. The owners must pay for the work that has been done that is not our responsibility. And refund us this money.
Pam Golding rentals in Bethlehem. My tenant payed to the office, but the office on its closure did not pay me the tenants' money.
I had a contract with my tenant through Pam Golding in Bethlehem in the Free State. I received the notice of closure of the office but the tenant had already paid. I was promised that I will be paid that money back, but up to so far nothing is payed to me.
I have called the office holders and everyone I thought could help, but still no luck.
The second part is the initial money which was paid to Pam Golding office at the beginning of the contract, it is also not paid to me.

My name is Kagiso Malele on the 11 August 2021 my sister and I booked an accomodation for a long weekend of September in Durban Musgrave 284 Marmar unit number M11. A guy named Charles send us a Pam Golding form to fill in. We initially booked via Airbnb but he responded saying the placed was fully booked but has a secondary venue which we didn't suspect would be a scam. My concern is this guy has access to your company and putting your business's name in disrepute. Please assist by getting our refund back or atleast make sure this guy is barred from using your company to defraud unsuspecting customers. We were convinced all was well when we saw your company name, but later saw Tyme bank and got worried but it was already too late.

Rental agency in Pietermaritzburg

I have engaged Pam Golding Pietermaritzburg division in KwaZulu-Natal to handle the rental of my KZN property. I am paying a property management fee of R2, 242.50 per month to them. They have not been inspecting my property regularly since there has been severe and deliberate damage by the tenant to an expensive custom made door of my property. To make matters worst, this was not picked up by these agents but a Harcourts real estate agent who will be marketing the property for sale. I don't know if these tenants have damaged anything else that is not as obvious as this door.
This KZN property has been the beloved home of my family for a long time. To see it in this condition was heart-breaking and I was beyond devastated. The worst part is that I cannot see if there are any other things damaged since I am in Cape Town. I am so upset that I cannot concentrate on my work.
To make matters worse, my husband reported this issue with a picture of the damage (see attached screenshot). His message was not so wrong that he deserved to receive a nasty voice note from the agent(I cannot attach the voice note but I have it available to email). This message took our grief and anguish to another level since our problem was not met with sympathy or an apology and reassurance. I am highly upset about the distasteful message since I was already upset by seeing our beloved home damaged. On top of that, having a rude, unapologetic message was the height of frustration.
I believe that we were mistreated due to not being white. If we were white, we would have received an immediate phone call apologising for not picking up this damage and reassuring us that they will make this right and sympathise with the emotions of what we will be feeling about our beloved home.
Instead, the aggravated voice mail made it clear that we are not clients but subhuman Indians who had the audacity of calling them out. I do not feel that these racist agents deserve our management fees. I will not be able to rest easy knowing that these agents did not do their job, collected their undue fees and then had some other agents pick up problems for them and when it was reported ... they treated their clients like the scum of the earth.
Desired outcome: They do not care to provide a service or be questioned for their mismanagement. I want a refund of some of the management fees paid.
Unauthorized with holding of rental deposit
I have an issue with two Estate Agents in Bloemfontein South Africa namely Pam Golding and Platinum Global
Firstly, I signed a rental lease with Platinum Global in 2020 January for a unit in Bains Lodge that would run for the entire year. Without any communication or notice I just saw an email with a new lease agreement from Pam Golding. Nothing much was said on the email except "please sign and send back". Well I had to personally pick up the phone and phoned Platinum Global to understand what was happening. A very ARROGANT lady told me to speak to Pam Golding Agents who will explain to me what is happening but at the end of the day on their side they expect payments for the utilities for the duration of my stay at Bains Lodge then she hung up. I went back to the mysterious new lease to try and get the numbers for Pam Golding Bloemfontein and then I phoned them, at least the lady that I spoke to was a bit polite and only then they managed to explain to me what is going on. She said to me the landlord has decided to move the property from Platinum Global to Pam Golding which I clearly understood because the landlord can decide which agent they want to use. Mind you Platinum Global NEVER did an inspection or clean the apartment before I moved in despite all the calls and emails that I sent to them. I was given the apartment keys on the side of the road because the agent had no time to take me to the unit and do the inspection. Only Pam Golding did their inspection of which that was 8 months after I moved in. So the Pam Golding Agent explained to me that the deposit of R4700 has been moved to Pam Golding account pending the time I will move out of the premises. When I asked about the utilities she told me that I still have to pay that to Platinum Global and Platinum Global remained with R1000 that I paid as deposit for utilities. During the entire stay of close to 2 years in that apartment I never defaulted on my rental and utilities payments, actually, I was settling my accounts way before the due date, they can vouch for this. The issue started when the unforeseen circumstances came up on my side and I had to move out of the premises and relocated to another city, then the shenanigans started with angry and bitter property agents taking advantage of vulnerable tenants and consumers.
Even though I had to move out a month earlier I moved out a month later meaning I gave them 2 full months' notice. I sent them emails and they acknowledged my emails to appoint a whereby Pam Golding sent an agent to come and do pre-exit inspection and there was only one globe that I had to fix, which I did, in fact I changed all the interior globes and bought new ones since the old ones where a bit dim. On the other hand, Platinum Global sent me a form to complete with my banking details and everything for the repayment of utilities deposit and for me to give them the date so that they can terminate the services.
On the week I was supposed to move out I received my utility bill which was over R2200 of which that is something that had never happened before. That bill was not even for the entire month. The maximum that I had paid since January was R1163 in July, which I did not have a problem with because it was the last month of the winter season normally I would pay between R600 and R900 depending if my kids were around for the weekends. This amazed me and I sent an email to Platinum Global to query the account the screen shot of the email is available below. The person named Jill Spencer responded back with a very cocky tone on the email. He/she even went further to tell me that I must look for the technician at my own cost to check the metre box. Instead of sending me the actual meter reading print out from the service provider to prove everything, he/ or decided to type the figures for me on email, clearly taking me for a fool. How convenient that by the month I am moving out my utility bill more than doubles something that has never happened in the history of my stay in that place. That matter was not resolved and no one contacted me to tell me the way forward instead Pam Golding and Platinum Global went behind back and made some agreement to withhold my deposit without my consent.
I am very pissed with Pam Golding for the following reasons
My lease with them was only for the rental of R3700 per month and there was no agreement or clause regarding the utilities hence they had only the deposit for the apartment and not utilities, that clause was in my agreement/ lease with Platinum Global that had lapsed and only the utility clause remained valid.
There was no clause or agreement with Pam Golding that if I have issues with Platinum Global regarding my account they will withhold my deposit and deduct my money and pay platinum Global without my consent. The clause was that the deposit will cover costs for any damages (of which there was none) or if I fail to pay my rent or my rental is in arrears the deposit will cover that of which my account with them was clear R0.00. I have no idea where they get the right and the audacity to have agreements with a third party behind my back and deduct my money for an unresolved issue with a third party who is not a party to the agreement.
They were supposed to pay back my deposit within 14 working days and I sent them an email to enquire of which they ignored me and never responded. I called them today 28.09.2021 to find out and the finance lady told me they have been trying to get hold for me since 1/09/2021 in vain here is the ridiculous part of her claims
• She says they do not have my number, but these people were calling me time and again to organise inspections, doing maintenance and sending people for viewing, they also have a lease agreement that I signed with all the contact details like emails and cell phone numbers.
• She says my emails are bouncing back to her. These are the same people who were sending me emails with invoices and other queries and I would get them and we would reply each other. For maintenance issues I was using the same email addresses and we would reply each other without hustles but now that they have to pay back my deposit the emails are bouncing back. How convenient?
• They are claiming that they do not have my banking details. They have a lease agreement with banking details, they have my bank statements with banking details, they have my 3 payslips with banking details and furthermore when they acknowledged my notice of moving out they requested that information and I gave them.
The finance lady told me that according to the law they are not going to payback my deposit until I clear my account with Platinum Global who are now claiming that I owe the R1300 which means from 25.08.2021 to 31.08.2021 when I moved out my utility bill was R1300 within 5 days how ridiculous is that? These are two different entities so I would love to know which law allows one company to mess around with your finances as a consumer because you have unresolved issues with another third party which was not even part of the agreement.
I have utility Bill issues with Platinum Global but now Pam Golding has taken up that issue without even knowing the details. Is there any ethics there? They do not even discuss anything with me instead they discuss and agree on their own behind my back without engaging me and they withhold my money.
To think that I wanted to use Pam Golding to purchase property in the new city I actually feel disgusted with their unethical business operations and I wish I could scream for the entire world to know how disgusting and oppressive they are to consumers.
Clearly they do not respect the law and the consumer laws. How can such a reputable property company like Pam Golding be bullied by some tinny fly by night Property business like Platinum Global to tarnish their long standing image.
I want my money paid in full from Pam Golding, I do not care what agreements they had behind my back which I did not consent to. Otherwise this matter will go to the consumer council or other tribunals that will put a stop to this, surely someone will listen to me there.
I was a good tenant, I never defaulted on my rental or utilities except this forged one from Platinum Global, I left the apartment in good order, clean and I went as far as changing all the lights, I gave more than enough notice of two months. All that is in my mind now is that they are both bitter when a tenant moves out and that tenant must be punished somehow. Platinum Global inflated my utility Bill more than double just to cover up some cost in case they do not get a tenant or the previous person before me left the utilities in arrears and now I have to bear the cost.
It is simple not fair, unethical business conduct and unlawful

I was staying alone in that apartment 90% of the times and in August I was already between the two cities waiting for the notice period to lapse and fetch my goods, who uses over 532 units in a month plus 86 units in 5 days in this day and age with the economy like this. This is rubbish and unfortunately Pam Golding fell for the scam.
Desired outcome: I want the Full payments of my deposit within 24 hours and be left alone to deal with my own issues with the third which is Platinum Global as per my agreement with them.

Complaint - Failure to provide me with proof of income as requested - for the rental property at 4 Aquilla Close, Fountain Village.
I would like to express my extreme disappointment in the staff at Pam Golding Zevenwacht Branch who failed to provide me with a proof of
income statement for this financial year as requested. I explained that this document should only reflect my income received so that it can easily
be understood by the consultants at SASSA who have to assist many applicants.
Please note that I made this request on numerous occasions a number of days ago and once again on Wednesday, 15.09.2021, at the Pam Golding
Zevenwacht Branch offices during a meeting with Ms Heather Smith.
I requested this document from the estate agent Ms Heather Smith, who undertook to ensure that I receive this document. I explained that I needed
to submit this document on Monday, 20.09.2021, at the SASSA offices. This document would be one of the numerous documents needed in my
application for an old age social pension. I also explained that I would have to report to the SASSA offices at 05h00 on Monday morning in order to be assisted.
Only on Friday, 17.09.2021, at 10h46 did I receive an owner statement which was not what I requested as it included too much unnecessary information e.g. payments to Eskom. I immediately informed Ms Heather Smith of the latter. She then once again resent an owner statement at 11h38. Once again, this was not what I requested.
At 11h33, on Friday, 17.09.2021, I emailed Ms Heather Smith a proposed template of the information I required. This template only gives a list of the relevant dates and the income amounts paid into my bank account during this financial year and calculates the average monthly income. This template makes it easy for any consultant at SASSA to be able to see clearly my approximate/average income received from the rental property at 4 Aquilla Close, Fountain Village.
At 15h19, on Friday, 17.09.2021, Ms Heather Smith sent me a whatsapp message indicating that she had forwarded the proposed template to a person in the accounts section.
At 16h35, on Friday, 17.09.2021, I informed Ms Heather Smith that I had not received the document requested.
Please note that to date, I have not received the proof of income statement as requested.
I find the relevant staff members' inability to provide me with my income statement as requested extremely disappointing or for that matter to not
explain to me why my request cannot be addressed. In my view, this is an example of poor service and unprofessionalism.

Occupational Rent not Received
The sale of our property concluded 29 January 2020. Upon receipt of the final account I noted that 2 months occupational rent (ZAR14, 000 in total) was not collected by Pam Golding and their appointed attorney (Hammond Pole Inc).
The terms of the agreement signed with Pam Golding and their representative estate agent noted that they would collect occupational rent into their trust account. This was not done.
Upon review of their accounts they acknowledged that this was collected.
The estate agent stated that he would see to it personally that the occupational rent would be paid. My emails are now being ignored.

I will post the email where she makes unfounded statements about myself. she defiantly has a hidden agenda and has no proof of what she is saying or even knows the bylaw of the province in the western cape, we are not even a noisy family.

I must say I am very disappointed in Pam Golding Estate agency for a company with such a big name. They rented me a flat obh the owner. The flat was empty for a whole month and they didn't bother to have a look at the place prior my move. The weekend I wanted to move the place was still dirty, bulbs was out, damp against the walls, taps not working properly etc. now people need to come in and inconvenience me on my time dust all over the place just because they didn't do their job to test all these things before my move. Will never recommend Pam Golding to anyone in future. Now everything rests with the landlord to sort out which they was suppose to do with the landlord prior a new tenant moving in.

I have been renting a house from 1 May 2019 as fully furnished. To date. The gates are not working. The washing is not working. The rental included full dstv. I had to install this on the 21st May 2019 or this would never have been done. Because nothing was done by Pam golding. And i could not wait any longer. Note: deposit and rental for May was paid on the 18th April 2019. Kelsey ignores everything. Disgusting service. Even the manager here at this branch, is also not doing anything about this. We still with broken gates and no washing machine, and its 6th June 2019 already. Today, DSTV switch off, because payment was not done. I also laid a complaint with Jacqy at Cape town head office. She also dont respond, after numerous calls to her as well.
agent sole mandate

We signed a sole mandate with Pam Golding. but with the at most disappointment. No attempts from agent to go the extra mile. We were now even forced to demand a for sale board on our property. I placed the demand in writing on Thursday, 18th October, to the agent. And on the 19th October my hubby phoned them and they promised on the morning of the 20th. It is now the 21st and still no board. but they are very eager on telling us on how their children's sports keep them busy and they don't have much time fore anything else. and that we must remember on the 7.5% commission.
So now my question is, why am we as the sellers being punished because of agent's from Pam Golding's lack of priority? I want this contract terminated A.S.A.P

no refund on deposit
we gave notice on a house we rented beginning December and moved out end of January. Pam Golding told us no notice was given on our deposit and we have to wait 30 days. The first week of March I contacted them again and was refer to the principal of Pam Golding's at Lephalale office who informed me the money was released 28 February after enquiry and no come back they said they cant find my deposit and I never paid a deposit after given them proof the new story was the property was never inspected. On the 9 March it was inspected with the owner and the agency the property was empty from the 31 January I was notified that the money would be paid in on Monday the 11th until today no money no feed back. I feel this is totally unprofessional and unacceptable the service and attitude of all the staff involved is very negative.

We signed a sole mandate with Pam Golding. but with the at most disappointment. No attempts from agent to go the extra mile. We were now even forced to demand a for sale board on our property. I placed the demand in writing on Thursday, 18th October, to the agent. And on the 19th October my hubby phoned them and they promised on the morning of the 20th. It is now the 21st and still no board. but they are very eager on telling us on how their children's sports keep them busy and they don't have much time fore anything else. and that we must remember on the 7.5% commission.
So now my question is, why am we as the sellers being punished because of agent's from Pam Golding's lack of priority? I want this contract terminated A.S.A.P

could someone please assist, i saw a land for sale and wanted to purchase it as there was a power box blocking the driveway and ask the agent to speak to the owner to get a resolution to move it and today we received a call from her saying the property is on offer from the owners side which we do not agree as we wanted to buy the land and now it is sold but we were first to put the offer in as we wanted to just know whats the resolution for the power box, this is not the way an agent should work with a client
rental contracts obviously worth nothing
In Feb 2010 I contacted P. Golding re a house that I wished to rent out from 1st May '10. I received an e-mail from them on 8 March telling me that they had a firm offer for a tennant who was willing to sign a 12 month lease but they wanted the house from 1st April. They were prepared to sign a contract immediately & pay the deposit on 10 March. My current tennant was only due to leave end April but after discussing with them agreed to leave earlier. The contract was signed by both parties (lessor and lessee) and I assumed all was in order. I was contacted by P. Golding on 19 March only to be told that the new tennant was not taking the house. I learnt that the deposit had not yet been paid & was told by them that the new tennant should be held responsbile for the 1st months rent at least! They offered to get legal advise which I accepted. I have now been told that ' Management says you need to pursue this matter with an attorney of your choice. We as Pam Golding cannot get involved'. Unbelievable! They found the tennant but don't want to take responsibility. They are supposed to be a reputable agency but obviously their contracts are worth nothing!
