Worst mortgage company ever!!!
I was an ocwen customer and after they sold to phh, I have never dealt with such incompetent imbeciles in my entire life! I had to call every day like a bill collector hounding them for 3 weeks to get a payoff letter and it wasn't until I had to conference in my attorney that stated I would be in breach of contract that they actually did something. Then 10 days after I closed on the loan and the funds were wired and received by phh, I called to check on when my escrow balance would be sent. They claimed they never received the wire and I had proof that they did! Now 12 days after the close, no resolution but yet they have had the money from the wire transfer for 12 days! I called to speak to the escalation manager that I had spoken to previously and after being on hold for an hour, they dropped the call... Apparently you cant be on hold for an hour. Do yourself a favor and refinance to get away from this mortgage company! It will cause you less headaches in the end!
Insurance claim check
I have been trying to get insurance money, and it has been a comedy of error. I have sent the same forms in several times. I have spoken with numerous customer service agents, all of which have given me different information. I just had a 90% inspection done, and was told the rest of my funds ($100, 000) would be released as long as there was no structural damage still needing to be repaired. Now I'm being told I can't get any of that money because my cabinets are not in. Cabinets are not "structural". My contractor can't do anymore work without money...
I'm paying $3000/ month out of pocket to stay at and airbnb, in addition to my mortgage payment. I will have to file bankruptcy. The house I'm rebuilding is worth 3 times that amount I owe on my loan, but they are withholding the funds that will allow me to complete the final 10% of building. There is no one but the customer service agent that I can contact. They have "put in an exception", but there is no way of knowing if and when that might be approved.
I have never been this frustrated and appalled at the level of horrible customer care.
30 yr fixed
Charged twice inspection fee of $11 in one month (3/14/19), when asked for an explanation i was not given one. They just say I agreed to it by signing the loan docs.
They also refused to let me talk to a supervisor.
Not my first issue with them, they routinely charge all kinds of little and misc fees and I am unable to get an explanation, let alone get them taken off.

Property mortgage insurance
Despite proving to PHH Mortgage that my loan no longer qualifies for them to charge me for PMI (they have an appraisal proving so!), they continue to debit my account for PMI (along with higher than agreed upon debits for my regular payment) and have provided no accounting for the money they are debiting me for each month.
I have requested an explanation several times and communication has been greatly delayed (1.5 weeks is a loot longer than the 24 hours their email reponse states it will be) if they even respond at all.
Responses I have had so far have promised a letter explaining correct amounts and process to remove PMI (has never arrived) and the one email I did get about how much it would cost/what my house would have to appraise for was inaccurate and had absolutely no basis in reality (it listed amounts much higher than when I tried removing PMI over a year ago)
Their poor service, and poor responses lead me to believe that they will not remove PMI, nor will they credit me for overages, regardless of how much proof they're given that they're in the wrong.
Their "Office of the President" sent a letter 2 weeks ago assuring me they'd check it out.
I've heard nothing since
My problem is similar.
For some unknown reason, PHH decided that I don't have insurance, and have been charging my account for insurance payments.
I've had my insurance far longer than I've had the mortage.
When I noticed the deductions, I contacted customer service and was told to fax the appropriate proof of my having had insurance the entire time.
My insurance agent did so.
I kept getting notices, but now there was talk of my account being short and that I might lose my house.
After calling customer service again, I was told to fax the proof again, this time directly to their insurance department.
I did so.
I'm still getting notices of default.
I just finished calling CS again, and was abruptly disconnected while "my records were being checked".
I'm begining to get annoyed.
Disbursements not being released
On August 6, 2018 PHH received the Insurance Settlement check for damages to our property from Hurricane Irma September of 2017. On 8/3/2018 all documents for our Insurance Adjuster were uploaded and no one communicated with us that an invoice was needed. After numerous calls initiated by us, they verbally explained that an invoice was needed. We submitted the invoice from the Adjuster on 8/14/2018 and also submitted all required documents for the roofing contractor to initiate the work. On 8/22/2018 I called to check on payment to both; adjuster and roofing contractor and was told by Kathy that they had everything needed and she did not know why the check was not requested. I explained my urgency given that contractors are hard to find and program their jobs back to back. I don't have the money to pay the deposit to get the job started and needed the roof repaired ASAP. She stated that she would order the check and it would take 5 days to cut and 7 days to mail out. On 8/24/2018 the website showed two payments had gone out: one for the Adjuster and one for the Roofing Company. Today, 8/27/2018 I get a call from Tammy stating that I needed to call back ASAP as there was a problem with my check. When I called, I got another Kathy on the line and said that the check for the roofing company was issued with the wrong name and they placed a stop payment to reissue another check. I said ok, I have not received it but understand the situation. I immediately asked if the replacement check was being issued immediately. They said it would take another 2 weeks, 5-7 days to cut and 5-7 days to mail. This is absurd! I now lose my place for the roofing company to work on my property and there is no sense of urgency from PHH to resolve this.

Mortgage foreclosure
Owed small amount that I planned to cover on my next check, requested a reinstatement from their attorney, and the amount is double, so now I don't have the new amount they are requesting. PHH works with a notorious law firm who specializes in foreclosures in Philadelphia. It is more profitable to the mortgage company for them to foreclose on our loans rather than help us catch up.
Mortgage
I pride myself on paying my mortgage on time each month, however in March I made a error, I wrote my check for $i, 802 but before I sealed the envelope I noticed my error and wrote another check for $3. My checks were cashed but my account credited for the original $1, 802. Starting about 3/15 the harassing phone calls started, sometimes two or three per day informing that my account was in arrears. Then on March 28, I mailed my April payment which was cashed promptly on Apr. 3. I do not know where they applied this payment, but for the last several days I have numerous phone calls (very rude) once again informing me that I am in arrears. I just spoke with a Jason Fuentes to try to get this resolved, but he was so rude and incompetent that I am not optimistic about having my account properly credited.
Loan modification
Over a year ago, I had a stroke and became disabled. I call PHH immediately while I was in the hospital to apply for some assistance. I was granted a Forbearance for six months, in the final month when I called to make my payment. I was informed that I was not able to make my payment because my home was sent to a foreclosure lawyer. This was not supposed to happen as that was one of the stipulations of the agreement. That was resolved, and I received a modification trial. After the trial, I received the modification agreement in the mail with an attorney fee and my previous interest rate. I spoke to my case manager regarding my concerns and requested the lawyer fee be dropped. The case manager informs me he would contact the department and get back to me. He never called. I called to F/U, but the department never got back to him. Informed me, he would postpone the date I need to get the paper work into them. Several weeks went by with me calling every week and not getting a response. Finally, I got a letter in the mail stating I was not qualified for assistance. When I called for clarification, the case manager informed me I did not sign modification paperwork in time, and to resubmit an application. I request that they provide me a new date to sign. This request went unanswered, and my case manager stopped returning my calls. His manager has not returned my call either.
No notification on transfer of mortgage
Mortgage was transferred to another company. New company sent me letters and paper work on the new mortgage. Upon contacting the new company they had no information on my loan. Contacted PHH and was informed the letter from the new company was legitimate and the loan was being transferred. Supposedly they had mailed me a letter on this which has never been received. Upon contacting them again was given excuses and told everything would be finalized on the first of the month. Until then the new company would have no information on my loan. How did the new company get my address and loan number and issue me a new loan number? In this day of modern technology nothing should take 31 days. I should have been informed by PHH of the transfer before the other company was able to contact me. At PHH no one really knows what is going on. They just transfer you around from person to person all whom have an excuse for their lack of competency. Stay away from PHH unless you want to spend the day on the phone getting nowhere. I have sent a complaint on this matter to the agency of banking and licensing in my state and suggest others do the same.
Not crediting mortgage payments correctly then charging late fees and harassment.
My mortgage was sold to PHH Mortgage. From the moment they took over, they have not applied payments correctly. I am currently one month ahead in my payments, not to mention I pay a bit over towards equity every month. They constantly send letters advising I'm behind in payments, calling my home to harass me and charging me late fees! I've called on several occasions to no avail. I emailed them and attached proof of the last 16 months payments, no response. I can't refinance because they currently show me in arrears. They are hurting my credit and this needs to stop.
Consumer service and business practices
My realtor advised me that PHH Mortgage was a good company. I started the process of buying a home and have provided them everything they have asked for repeatedly. It is now 48 hours before the deal is scheduled to close and the underwriter is still asking questions. I have not been involved in the home buying process for a number of years but it seems that this company is not efficient and wastes alot of time running in circles. This evening they asked for more information regarding my employment. I have been told I am approved repeatedly but they keep asking for more information. I have no idea what is really going on. Everytime I ask they push back with it is policy or a governement regulation and threaten to not fund the mortgage. Is this normal? Plus the person I am working with is a difficult and challenging. Who can I complain to? I have asked to speak with her supervisor but no one calls me. Any help would be appreciated.
You're vague on the most important details here i.e. the nature of their questions. Why not just answer the questions they have?
Foreclosure
This company has ruined lives. They are so disorganzized that they cant even explain their own actions.They rely on their lawyers to represent them. Their lawyers cant even justify their actions. It goes round and round and the courts don't want to see it. WHY?

While I realize that it may seem that you are alone since the courts are all too disinterested in helping homeowners fight the banks to address the egregious and abhorrent mortgage servicing practices of many like Ocwen, Nationstar, ASC, SLS, SPS, Bank of America, Wells Fargo, CitiMortgage, and yes, PHH mortgage...you are not alone! Believe it or not, there are many avenues for homeowners just like you docdeb and I would recommend fighting for your rights outside of PHH and you can start with the CFPB at http://www.consumerfinance.gov.
I routinely look for posts to answer in hopes that it will not only bring optimism to those homeowners and borrowers in distress but also some basic information to assist in fighting the banks that are "too big to fail" but yet don't appreciate the bailout that we provided in their time of need. The debt collectors like PHH, SPS, SLS, Green Tree, Ocwen and Nationstar are simply just piranhas but they can be beat at their own game too just like the big banks can be defeated. You CAN win this fight!
It is not too late to fight for your rights but you will have to first get familiar with your consumer rights. You can learn more about your consumer rights and the responsibilities of PHH as a mortgage servicer by visiting the CFPB's website and becoming educated about the rights afforded you under the FDCPA, Dodd-Frank and RESPA via the CFPB. With that said, many overlook the key aspect of the fight, which is putting the violations and abuse in writing in the form of a proper QWR and attaching proof of your consumer and constitutional rights that have been violated.

Attorney fees
I paid my bankruptcy attorney. Now my mortgage co phh want me to pay their bankruptcy attorney fees also. I asked for a break down of my errearage balance amount because the amount was so much and they stopped accepting my mortgage payments, until I paid them. Finally phh attorney sent it to me, and their attorney fees are included over $1000. Dollars
Escrow
PHH continues to overcharge escrow accounts, they refuse to follow federal banking laws. According to the terms of my mortgage they may not escrow over 1/12 of tax plus 300, they are requiring an addition year of taxes to cushion. In Feb, my escrow balance should be no more than 360. it is over 1400. If you call them they say they are sending a refund but it never comes. They take payments and put them into escrow and then send you letters saying you are late on your mortgage.

Wrongful foreclosure attempt
My daughter has had a mortgage with this company since 2006. Over the past two years right around the holidays she is threatened with foreclosure. She has contacted the company in regard to her payments being late that her mother would be helping her with her payments as she is having hardship difficulties since she got hurt 2 years ago and had to change jobs and is working a lesser paying job and that the father of her child is not paying his child support weekly as he is ordered by the courts. When I try to make the payments over the phone after she has repeatedly asked for new payment coupons since May 2012 this company has been rude, unprofessional and refuses to let me know what the actual payment is even since my daughter told them they could discuss it with me since I was attempting to make the payment. I have had to pay 400 one time 600 another time with an additional 17.50 fee to pay it over the phone. Without my daughter not having a current payment coupon book and she is unable to make payments online the phone payment was the only option we had. She is a single mother with 2 kids that is going through some hard times and this company wont even send her the information for the hardship packet. When she got the loan they figured her child support in as income and she may receive a child support check once every six months over the past two years. Not only have I had to take out a loan to replace an air condition unit on this property, replace the entire well part to the water system this company continues to refuse to take any payment over the phone from me on her behalf for the past two months. They say she owes 1500.00 in which I have sent them two payments by mail of 600.00 each this month and they are still being nasty to her threatening foreclosure. Not exactly sure what to do but they sure take the money out of my account for the past 2 years and all of a sudden they want to refuse to take them over the phone but yet wont sent a new coupon book. Any suggestions on who to contact in this matter other than a lawyer?

Wrongful foreclosure
PHH Mortgage held payments in an escrow account instead of applying funds to payments. They didn't release the funds until a foreclosure sale date was set. I paid to bring everything current [re-instatement fees], then they lost the re-instatement fees and kept the property in foreclosure for 3-months. After threatening them with legal action, PHH sent me a letter admitting they lost the funds and that the amount was put on the back end of the loan.
I have PHH's letter about losing the funds [in PDF format, not recognized on this page] and documents showing payments were held in an escrow account instead of being applied to payments. Now, eventhough they are paid directly from one of my merchant accounts [and have received every month's payment], PHH claims I am 2-months behind.
If there are any attorneys that would like to take the case and start a lawsuit, please let me know.

I have been dealing with them since my husband and I bought our home in 2009 and they stopped taking our payments one year later and put us in foreclosure in 2010. Needless to say we are still in our home and still in foreclosure! They need to be stopped but how? I sent letters to the fraud center (FBI) and have heard nothing. I mailed out 26 letters with proof of fault on PHH and no one can help. I will not give up even if we do loose our home!

We Have been dealing with PHH since 09" first tyring to refinance, which they flat out refused so we fell behind.They then started foreclosure and denied us modification for a year, when they did agree we were in deep. PHH then said we had to send them 3 "trail payments" first which we did, they took your trail loan payments and applied them all to miscellaneous fees . They then said their math was wrong and we owed more in escrow fees even though they charged us in the modification back escrow fees. They then added more charges to our loan just for asking them where are loan payments went. So basically our mortgage payment has gone up every month since the so called modification just in "charges and fees" and "overlooked" monies they say are owed...Someone PLEASE STOP them...
Lien release
I requested a lien release for a mortgage that I had with PHH Mortgage in 1992, but they told me that they don't keep records that are that old so now I have a lien which was paid off in 1994 that I can't get off the title search so It makes it impossible to sell the property or refinace. PHH has been completly indifferent and essentially said "take us to court." Now I am forced to spend money attempting to get this resolved . Avoid PHH at all costs. They are imcompetent and appears to be corrupt.

Falsely charging mortgage
My mom has had a mortgage through PHH for over 6 years after her workplace recommended using them. Since then they have not credited her mortgage payments to her account even though they have cashed the checks then they send her foreclosure notice paperwork. They screwed her out of thousands of dollars just a month ago saying she owed and if she didn't pay they would take her house. We are currently looking for an attorney to file charges against them

Worst website ever
PHH Mortgage Services (to whom our mortgage got transferred after refinancing), provides all sorts of encouragement to its customers to help themselves with little effort on their part. If you set up Autopay from your bank, they stop sending you print monthly statements (with or without your consent), and then make it virtually impossible to access your account via the Internet. Honestly, I've dealt with a number of banks - none has a website that is LESS customer-friendly. The website is mortgagequestions.com, where it's virtually impossible to set up a usable login and password (the conditions are ridiculous - they should try it themselves). Even if you succeed in overcoming the hurdles, and set up an online account, the next time you try to log on, it tells you everything is invalid, and you have to start from scratch. If you try calling them, they are extremely helpful(not!) and blame you for using your browser to search for their website. They reset your password, but the problem begins all over again. People who have no conception of how websites work interactively with their customers have no right to be on the Internet, really.

Clearly, a bait and switch scam
I applied for a mixed use refinance through PHH mortgage. They approved me and set closing date. But, they later informed me company executive made a mistake and they don't even offer mixed use mortgages. They charged my credit card 500 and refuse to return the CASH to me. Clearly, a bait and switch scam that they have perfected because once you call them and try to resolve matter they get really cocky and belligerent and basically tell you there's nothing you can do about it.
