South River Mortgage Solicitation was sneaky, looked like a tax form

Solicitation was sneaky, looked like a tax form. The form "told" me to call them. Since reverse mortgages target older folks, the design and words are bad. I wouldn't deal with them just because of this. Their business ethics are awful.

South River Mortgage inundates me with letters about unused equity reserves, warning of eligibility changes if I don't respond. I never inquired about a Home Equity Reverse Mortgage and don't need funds! Must I call to cease these unsolicited letters?

My experience with South River Mortgage was great and especially with their agent Justin L. He kept in close contact with me every step of the way. He is a man of great character and integrity. He explained every step of what I needed to do. Most importantly, my reverse mortgage went through without any problems. Thank you Justin and South River Mortgage.

We had a chance to talk about a reverse mortgage with Mr. Tony P. He was super helpful and really nice. He was the only mortgage guy who actually called us back like he said he would, the other two mortgage companies didn't even bother to call us back.
If you need a good mortgage guy, give Mr. Tony P a call. He'll do his best to help you out.

I had an interaction with South River Mortgage, LLC regarding a reverse mortgage. Alston F. told me that we were too young at 74 years old. Apparently, most of their clients are in their 80s and 90s. I suppose they prefer clients who are closer to the end of their lives, as it benefits the mortgage company. Our property is valued at over $400,000, but it seems they didn't want to pay off our current mortgage. I guess that would require them to spend too much money. They claimed we had $28,000 in equity, which is laughable. It seems they want to buy low and sell high, all on our expense. Please remove us from their overly aggressive mailing list.

South River Mortgage I researched South River Mortgage, LLC and found their agent in Tumwater, WA, and

I researched South River Mortgage, LLC and found their agent in Tumwater, WA, and their website. I wanted to understand the term 'foreign limited-liability company'. They collect info via their agent as a reverse mortgage is a lien on property. Despite not using their services, they send mail and call us. I received a letter prompting me to call with my mortgage statement. If they managed my HECM, why need my statement? I'm curious about the company's ownership and stakeholders.

I got a mailin from South River Mortgage and gave them a call. I talked with Mr Larry H and he took my information and said he would call me back when he knew what they could do, and he called me back right away and i agreed to do it. One of the best experiences i have the pleasure to go thru, Most mortgage companies are hard to deal with but this was a pleasure. Larry was knowledgeable and knew what to do and did it. He is a pleasure to talk to and I had the most pleasant experiences with him, I will always remember his kindness and helpfulness and the way he makes you feel.I am not very good on the phone and computer, but he made me feel good about trying. I had the best experience i have had with a mortgage company. Thanks Larry at South River Mortgage It was great dealing with you. Carol N

South River Mortgage So, I got another letter from this company today

So, I got another letter from this company today. It's July 7, but the letter says I should have contacted them before July 5th. And get this, the postage stamp on the envelope doesn't even have a postmark! What a joke!

The letter starts off talking about my HECM and how there's a waiting period in Los Angeles, California to access certain options. According to their review, I'm pre-qualified for $18,000 of my equity. Hahaha! My equity is actually $200,000 because my loan balance is $65,000! Like I would ever consider a reverse mortgage with anyone!

I get other scammy letters from businesses like them, but I actually appreciate the envelopes because they make great scratch paper. So let them keep sending all the crap they want. I'm a 74-year-old wise gal who will never let anyone take advantage of me! I just feel sorry for those who had to pay fees only to end up losing out on what they had hoped would be a great opportunity.

I got two letters from this company about my reverse mortgage. I called them and spoke with David. I told him I was interested and he said he'd prepare a quote and call me back in 5 - 10 minutes. I told him to please email me the quote. While I was driving, David called me 10 minutes later and wanted to discuss the quote. I told him again that I wanted it in writing, so please email it to me. I didn't get any response from David that day or the next. I called again and spoke with Dillon, who was really nice. I explained the issues with David and asked Dillon to take over my file. Later that evening, I got an email from David with the quote. I reviewed it and had 2 questions, which I emailed to David. The next day, David emailed me back saying, "Like I said, if you have any questions, I'd be happy to answer them over the phone. Otherwise, I won't be sending you info via email and dragging out the process. If you don't want to proceed, let me know and I'll withdraw your file." I'm 74 years old and used to be a lawyer in TN a long time ago. I advise everyone to avoid any company that doesn't want to put things in writing. People who choose a variable rate reverse mortgage will be in trouble because with inflation, the interest rate will skyrocket and you'll be stuck. I won't be dealing with South River Mortgage anymore.

Dis August we got a letter from South River Mortgage sayin' that we could resubmit our Reverse Mortgage. I thought, why not give 'em a call? Well, turns out I ended up losin' $125.00. Then this nice young fella called me up to talk 'bout the notice and said it was possible. We gave 'em all the info they asked for, includin' details 'bout our rental property. We told 'em we had to kick out our tenant in 2018 'cause of damages and needed time and money to fix it up before gettin' a new tenant. We asked if we could postpone our mortgage payment for a couple months and add it to the end of the term. They said no, but suggested a re-fi. They assured us we wouldn't have to make monthly payments durin' the process and wouldn't be charged late fees. We kept givin' 'em more info over the next few months. Finally, in September , they told us our request was denied 'cause it was a rental property, which they already knew. I hadn't made mortgage payments for July, August, and September. Then our October statement said we owed all four months, plus a late fee. I called 'em up and they said tough luck. I explained I didn't have extra money 'cause of the repairs and that I'd pay 'em back when I sold the property or paid off the mortgage. They waived some of the late fees, but left a balance of 'bout $140.00. We've owned this property since 2004 and never been late on payments 'til this mess in 2018. I made sure to tell the South River rep 'bout all this before movin' forward. They said it shouldn't be a problem. We kept talkin' to South River and givin' 'em all the info they needed. They explained how their costs were different from our current charges and how much we'd save. They asked 'bout the property's worth, and I said real estate folks told me it could go for $279,000.00. Then they asked what we wanted to keep goin'. We said there had to be some cash involved, considerin' all the facts 'bout our income and expenses. They said they'd talk to their boss and let us know. The next day, they said if the appraisal confirmed the value, they'd give us between 10 and 11 thousand dollars in cash. We agreed to move forward. The next step was takin' this mandatory HECM Counsellin', which cost us $125.00. Over the next few weeks, we exchanged info and documents, and they kept sayin' everything was good, accepted, and approved. They just needed the appraisal. Their rep told us it came in at $285,000.00. THEN THE BS STARTED. They said they wouldn't give us any cash, but would cover our property tax and insurance costs each year. Most folks won't believe this, but our property tax and insurance only come to 'bout $800.00 a year (Delaware's real nice to us seniors). We said no right away. They knew from the start we wanted cash. That's when our conversation ended. Let me tell ya, buyers gotta be careful with these kinda businesses. They promise one thing and then do another, like a "bait & switch." I've heard 'bout these kinda scams with reverse mortgages before. So, watch out!

My parents are over 90 and we got a letter from South River Mortgage in the mail. My 95-year-old dad almost gave away his condo's equity to them. They got personal info from him. What's weird is that the letter was sent to my wife, who's an invalid and not on the mortgage. The company and sales reps aren't picking up the phone. I don't even know if this business is real and I'm really worried.

This is the 3rd time in 3 weeks I've got this unsolicited ad. It's so misleading and feels like a scam. Please stop sending this junk. "Our review has shown that the waiting period has expired as of 1/28 and you haven't accessed your equity reserve of $19344." I never reached out to these folks. I never requested them to review anything or showed any interest in $19344. If I had money, I'd sue them for trying to trick elderly folks into borrowing money from South River Mortgage. Shame on you!

South River Mortgage keeps sending me an "FHA HECM" Notice. I called the number they gave me months ago and told them to stop sending these scam notices, but they keep sending them. The info in the notices ain't even correct. Just got another one today. The phone number they want me to call with a "response requested" is [protected]. I never had a HECM. These notices look like some official US government thing, but they're fake and confusing. Saw on your website that they've been sending these unwanted notices before. Can you please help? Thanks.

This company won't give back the money I spent on this transaction, and they kept passing me on to different agents who never contacted me. I tried to use them for a Reverse Mortgage, but it didn't work out. Supposed to be finalized on July 4th, but the agent Collin N got fired. Then I got handed off to Joe E, who then passed me on to David B. We were just waiting for a home inspection to close, but they told me I had to pay over $1000.00 for it. I'm not paying for something the company should be taking care of themselves. I decided to end my account with them, even though I already paid for other things upfront. They won't give me my money back.

I got a "FHA HECM" Notice from South River Mortgage today. I never had any contact or interaction with this company. After reading many descriptions of their unethical biz practices, I won't directly contact them. Even though I never had an HECM, I knew what the sender meant. The notice has wrong personal financial info, and it's purposely vague, false, and misleading. Since your site has proof of SRM's long history of sending unwanted notices and mistreating victims who asked to be removed, I'm asking ComplaintsBoard.com to tell SRM to remove all my info and put me on their "don't contact/send mail" list. South River Mortgage, LLC really scared me! They told me to waste my time on an attorney. I got a letter from them on 12/07, but I never dealt with them before. They had my personal financial info about my property. I called them at [protected] and told them I don't have a mortgage with them and don't want their mail because my identity got messed up. I talked to a guy named Brandt. I asked him to take me off their list. Then, on 12/11, they sent another letter, and I got it on 12/16, all about my property again. I called again and talked to a fast-talking guy whose name I didn't catch. I explained again that I DON'T HAVE A MORTGAGE WITH SOUTH RIVER MORTGAGE and asked to be taken off their list once more. I said if this keeps happening, I'll have to report it to the police. He told me to go waste my time on an attorney! I called again and talked to Sari. I asked for their mailing address because there was no return address on the envelope they sent to my home. I also told her what her coworker said to me. She said she'll tell management. I called the El Cajon police department and reported it to the FBI. The guy on the phone at South River Mortgage made me feel like an idiot, like I have no rights. He intimidated me. Please make sure they understand. I don't have a mortgage with them, I don't want to do business with them, and I want the letters to stop! It made me feel like an old person getting picked on. I want this to stop and a letter guaranteeing it won't happen again!

South River Mortgage I got a letter sayin' "Our review says you qualify for the new NRMLA guideline changes

I got a letter sayin' "Our review says you qualify for the new NRMLA guideline changes. Call our HECM Department by 03/26 for a free market analysis to see if you can improve your current terms." So, I called and talked to ***. Mr. asked me some questions: What's my current interest rate? I said 5.0600%. What's the Original Principal Limit? I said $149,695.00. What's the Current Principal Limit? I said $245,369.48. Mr. said he'd call me back after lookin' at the data. On March 10, Mr. called to talk about what he found. He said he could lower our interest rate from 5.06% to 3.875% and we'd get a $22,000.00 check and a line of credit of $34,000.00. I asked Mr. N if he could email me a summary of our conversation. Mr. said he would, but only if I called a counseling program at *** and paid a $125.00 counseling fee. I thought that was weird. So, I called South River Mortgage and spoke to Tyler P. Mr. P said Mr. wasn't in the office and that he's his supervisor. Mr. P looked at my file and said there's NO WAY they can change my existing loan. I was like, WOW, they've been feedin' me a bunch of ***! Mr. P said he'd talk to Mr. about my case and call me back. But, as of now, no return calls. I think they're tryin' to scam me into payin' $125.00 and then tellin' me they can't do anything with my loan. They're takin' advantage of seniors!

South River Mortgage I'm really struggling to get the stuff I paid for, can you help me out?

I'm really struggling to get the stuff I paid for, can you help me out? I started working with South River Mortgage in November , and they told me I needed to do HUD Counseling for the FHA *** Mortgage program, which I finished on 11/3. In March 2022, South River set up an appraisal for my house and I PAID FOR THE APPRAIAL during the inspection. After more than 6 months of trying to work with South River, I had to reach out to my current reverse mortgage servicer for help. Luckily, they were ready and willing to assist. They successfully transferred the FHA Case number from *** to them. When *** transferred the case, they said they never received the appraisal for consideration. "Hello *** and thanks for being patient. Please see below. Loan was never submitted and we don't have any appraisal. Thanks." On 5/18/2022, I called South River again to ask for a copy of what I already paid for. On 5/19/2022, I called again and the management team called me back, saying they already emailed a copy of the appraisal and XML file to the new loan company on May 12th 2022. But I haven't received the email. I called back to ask which email address they sent it to, but they haven't called me back. I called the same manager again and he refused to send the appraisal directly to me and also refused to confirm the address they sent it to on the 12th. My HUD Counseling certificate is now over 6 months old and expired. If South River keeps refusing to give me what I paid for, I'll have to go through HUD Counseling again, which will cause more financial problems. Can you please help me get a copy of the appraisal and XML file sent to ***@***.com? Please help
