I've worked with a lot of HOA Companies. They got one of the hardest jobs out there. Red Rock HOA Management is one of the most professional and easy to deal with. They always been responsive and transparent.

In the 2+ years they've been here, the pool might've worked for like a month. We've complained over and over, but it doesn't seem to make a difference. All we get are excuses. They should get one star by default, or maybe even zero. I'm the owner of Back Creek Village.

It is disheartening to witness their discriminatory behavior and lack of respect for equality within the community. Furthermore, they seem to be influencing their staff to adopt the same negative attitudes. Honesty is not a priority for them, as they frequently resort to falsehoods. Their lack of integrity is evident in their selective approach to addressing concerns, blatantly ignoring emails and disregarding requests and phone calls. Such unprofessionalism and rudeness should not be tolerated and could be considered valid grounds for termination.

If I could leave 0 stars, I would. They expect us to know these guidelines like we read it for fun. As one of the few homeowners in my community, you would think they would speak to you like a human instead of reciting what's in their guideline books. They never told me they were cracking down on violations until I called them. Their customer service is not good, they don't show any emotions. We pay "x" amount of money for yearly fees but haven't seen any updates to our community. Instead, I'm just paying for their gas to take pictures of my property so they can make more money.

Our HOA switched to Red Rock in November . We've had a lot of ups and downs since then, which has been pretty disappointing. Some things were out of their control, like the death of our first property manager's family member in January . The next property manager decided to leave RR after about a year. Our current property manager sometimes responds quickly and sometimes doesn't. We also have some concerns about not being able to access the latest financial information, even though it's been 4 months since we switched to a new portal. We're still trying to work with RR management because we don't want the hassle of switching to another company, but we really need to see a big improvement in the next few months.

I've been going back and forth with this company and it's ridiculous. I got a notice about a missing shutter. I reached out to them and told them I was in the process of getting the violation taken care of. The lady on the other end said I wouldn't be penalized as long as the issue was fixed by the month the company I hired gave me. She never mentioned any penalties or being penalized. These people don't give you enough time to fix the problem. I had to wait because the company I trust and use was busy with other repairs for up to two months. I hate this company and hope they close down! They just want free money for telling you what you already know about your house. It's a waste of time and money. Zero stars.

I gotta say, I don't get why I'm shelling out for HOA fees 'cause whenever I ask for help, they just pass the buck. Except for Danielle, dealing with this company has been a nightmare. As a community, we've brought up a bunch of issues like safety, cleanliness, property damage, people parking where they shouldn't, and more to Meg, the operational director. But she's got no empathy or motivation to do her job. Me and my neighbors have told her about two townhouses being rented out that are causing chaos in our neighborhood. It's putting our safety and our property values at risk, you know? We've asked her to talk to the landlords and hold them accountable for who they're renting to. But nothing happens. No consequences for the landlords, and the renters act like they own the whole dang community. They treat it like their own personal hangout spot, if you catch my drift. And it seems like Red Rock doesn't care either. It's sickening that this company doesn't give a damn about the people who pay them to keep our community in good shape.

I've sent proof of payment many times (like 7 times). They won't fix my account even though I showed them proof. Redrock says I didn't pay my HOA dues for Jan. 2019. I sent them proof that I paid $163.75 on 12/17, but they won't take it off my account and they keep adding late fees. They recently threatened to sue me if I don't pay the whole balance, even though I showed them proof from my bank that the payment went through. I've been emailing them for over 6 months and I've sent proof of the payment 7 times, but they won't admit that I paid.

I haven't received any mail back or notifications from USPS. I tried reaching out to their office three times today, but the customer service reps keep saying they can't contact the payment processing center. Seriously, what kind of company can't even reach their own payment processing centers? All I want is for my dues to be sorted out, including the late fees. So far, I haven't received a satisfactory response from them. They just keep saying, "if the past due amount is still there, we don't have it." They haven't made any effort or done any investigation on their part.

I been living at Oakleaf since they was built in 2006. I never had a problem until Red Rock Management took over. Today September 1 at 4:35 am I got an email of a statement balance. My regime fees is paid automatically through Bank of America bill pay. They been paid this way since day 1. There never been a problem until this management company took over. I being charged a late fee every month for a long time. I never been notified until today. My payment is consistent and on time each month. It met the requirements set forth in the by laws of Oakleaf. My first concern is that there no communication from this management company. It seem to be computerized and the humanistic side of the company is non existent. Why I get a statement today notifying me of late fees when it never been considered late before? Why there been no notice or communication on payment concerns until today?

It's been over 2 years now, and they still haven't fixed the leak, despite my repeated requests. My living room is completely unusable. In March , Red Rock opened up the drywall in the living room, but the repairs are still incomplete. They removed the damaged floor, but can't replace it due to ongoing leaks when it rains heavily. It's frustrating as I couldn't have a Christmas tree or entertain guests last year. Despite these issues, I've been paying my rent on time. However, Red Rock seems indifferent to my situation as the homeowner. They avoid direct communication and keep sending the same inadequate roofing company and subcontractors.

Red Rock Management Agency, LLC is absolutely terrible when it comes to handling complaints from community members. They completely ignore the situation and act like everything is just peachy. I've tried countless times to file a complaint against ***, but they just don't seem to care. Here's a snippet from my email exchange with RedRock where I clearly express my concerns:
"I wanna complain about these folks: 1) Whoever wrongly accused my house of being dirty when it wasn't. 2) *** for not doing anything about it and ignoring my emails. It's like they don't even exist!"
They never pick up their phones, reply to emails, or bother with complaints. It's like they think they're above the law and can get away with anything.

HOA Management Company aint followin through on homeowner requests. Red Rock Manages our neighborhood HOA. On June 9th I made a requests to have trees trimmed around my townhome. On June 12th I received a requests to send pictures and my requests was closed. This should have not been my responsibility to provide pictures. On June 23rd, I inquired why my request had been closed and received a response that it was just protocol. August 4th I sent an email to followup cuz nothin had been done. August 10th I followed up cuz I received no response. I aint got no response yet. I've also inquired bout a pool pass *** our private pool, no response. That asks for pool pass *** sent on 6/1 as well as when I purchased the property in August. I aint never gotten a response. I have inquired bout deck repairs as HOA is responsible for outside maintenance on 6/1 and there has been no communication whatsoever. I pay 165.05 a month and have never been late.

But then in February , I found out that Red Rock Management doesn't manage the HOA anymore. Now, everything is being handled by Hawthorne Management. I told them that I already sent my payment to Red Rock and they cashed my check. Red Rock Management said they would send the $291.00 to Hawthorne Management. But guess what? They never did! They didn't even refund me. Today, I contacted Red Rock Management and they refused to help. They said they 'closed the books' on the property and any issues with funds should be dealt with by Hawthorne Management. They were so rude, arrogant, and didn't want to do anything to assist me.

I'm getting fined $50 every day for having a kids' pool in my backyard. According to my community's rules, they can only fine me after giving me a 14-day notice for a hearing about the violation. On 7/13, I got an email saying I broke the HOA guidelines and had to fix it by 7/28. They didn't mention anything about fines or a hearing. I replied, saying I'd fix it by 9/6. Then, out of nowhere, on 7/28, they hit me with a $50 daily fine. They didn't even tell me about a hearing, just slapped me with the fine after it already happened. This goes against N.C. Gen. Stat. 47F-3-102 section 12 (After notice and an opportunity to be heard). I want a hearing with my HOA board so I can argue my side. If I lose, I'll fix the problem and pay the initial fine.

Issues with customer service. Since original contact, Red Rock Management has refused to address any of the substantial issues especially including contact information or a meeting time. An invalid excuse of COVID (since I requested a phone number to call) was given. More excuses were made referring to everyone but and except Red Rock Management. This is an obvious and traditional Red Flag for a very poorly managed service. So far, Red Rock Management has failed to address any of this professionally. I've requested a meeting time and a phone number to call for that meeting to take place, as you can see in the attached letter. This is to address all of the issues described including: 1. Issues with management service and areas in disrepair. 2. Issues with contact information. 3. Issues with access to information. 4. Issues with transparency. 5. Issues with their poor reputation. 6. Issues with customer service. I have NO INTEREST in meeting with them in person due to COVID. I have NO INTERESTS in corresponding by mail or email regarding the 6 items outlined due to the clear intent in neglecting to address the issues above and to waste my time.

This company, Red Rock Management Agency, LLC, has been bothering me for weeks, threatening me with fines and penalties. They claim that I violated their rules by leaving a large item for pickup in the designated area, even though I followed the instructions given to me by the city of ***. I even provided them with confirmation numbers multiple times. On April 26th, they sent me a notice saying I was out of compliance because of the dresser I left at the dumpster area. But how can I be in violation when I placed the item exactly where and when I was told to? This is clearly not a violation, and if it is, there should be better communication between Red Rock and the city to inform residents of the correct procedure for bulky item disposal. They should also confirm the information they receive from the city before sending violation notices to residents.
A week or two later, I received another email claiming that the items were still left at the dumpster, but that's not true. The dresser was removed the very next day, and a simple call to 311 would have confirmed that. They would have told them that the item was picked up the next day. The items that were left were from a second request I made for another bulky item pickup, and I provided them with the confirmation number for that as well. I have requested to speak with the manager, ***, but they have not contacted me as I asked. They have ignored my emails.
Then, today, on 5/20/22, when I tried to log into their portal to make a payment, I discovered that they have completely deleted my account, so I can't make any more requests. I have tried multiple times to get this issue resolved, but no one has returned my calls. As of 5/20/2022, I have contacted my lawyer for legal advice.

Communication is lacking, and service requests submitted through the portal are ignored. Despite paying our fees punctually, our issues remain unaddressed for months. I've documented my repeated attempts to contact management via phone, email, and the portal. An Architectural Review Committee request to replace hazardous windows was submitted on May 6, 2022, without any response. We were told decisions could take 30 days without a meeting, but it's now June 21, 2022, with no resolution. Our roof repair requests, including two critical areas, have also been met with silence. With summer here, we fear further damage that should be the management's responsibility to prevent, as covered by our fees. Sosha has attempted to help, yet no solutions have been provided. The company's communication and processing efficiency are severely lacking. Now, a new $20 fee appears on the status check, previously unmentioned and without request for additional information.
