Renters Warehouse Rental home

There are many issues with the new property management company as of 11/1/2022 for this home that I moved out of on 11/6/2022.

The property is located at 6717 Del Rio st Houston TX 77021. My name is LaDonna Fair [protected].

I have contacted the BBB and many representatives at this company to resolve the issues with my move out that was authorized by Progress residential prior to me moving out.

I have forwarded the emails from them to the new company which is Renter Warehouse however they say they are not sufficient and that I have abandoned the lease which is not the case. I have attached the approval I received from Progress residential as Renter’s warehouse filed an eviction against me on 11/7 and I moved out as agreed on 11/6/2022.

Below is the letter written to the new company Renter’s warehouse from whom I am requesting to have them return my security deposit and honor the release from the lease that was granted by the previous company. I also would like to provide them with the damaged chandelier that was broken during my clean out of the home. I have it readily available.

Your company has filed for eviction on me saying that I abandoned the lease when in fact the previous property management agreed to allow me to vacate early due to the excessive amount of service requests I experienced within my first 30 days of tenancy. I have forwarded the emails from Progress residential to your company and have been told that it was not suffice and that they needed to have amended the lease and provided me with this on order to legally be released from the lease. Progress residential did not provide me with such and I have asked many times since being told that I needed this. They approved my early release from the lease on 10/17/2022 and we agreed upon 11/6/2022 being my move out date. They indicated that I would be responsible for paying 2x the rent for vacating and I informed them that I did not agree with that and they let me know that I could contest that after my move out. I have already filed a BBB complaint as I did not feel I should be punished for the home having so many issues and their maintenance personnel having to be called out many times for the same issues. I did nothing to cause these issues that I experienced nor did I expect to experience them when I signed a year lease at this property.

I was beyond frustrated with the number of days and hours outsiders spent in my home while I was paying rent to live there not deal with 20+ service requests. Please refer to the service request ledger and you will see that they came out many times to repeat requests that they said were resolved and were not or had recurring issues. I have paid Renter’s warehouse $540 for my residency from 11/1-11/6/2022 and should no additional rent due for November. The home was cleaned after I moved out and there were no damages aside from the chandelier that I broke while sweeping the floor as it hung fairly low. I notified you all and Progress residential of such and also have sourced and purchased the chandelier and would like to get it you all for it to be installed for the homeowner.

I would like to have this eviction cancelled and removed from my record along with the late fee assessed. In addition I would like my deposit of $2700 refunded to my new address of 5343 Larkin St Houston TX 77007 minus the installion of the chandelier again that I would like to provide to you in place of the broken one as it has already been purchased. I don’t know how an eviction can be filled after I’ve already moved out and after I have relayed the arrangement that I had before your company took over to many representatives at your company in an effort to avoid any unnecessary adverse affects.

I moved into this home 9/16/2022 and from day one had to file many service requests to include these listed below.

Within a few days of being there many service work orders had to be submitted.

*The outside gate did not latch/lock and someone had to come twice to fix it after being unsuccessful the first time.

*The lawn was not mowed and someone came out once to mow only the back and left the front high so I had to submit another request for this as well. So they came to mow the front a day or two later. Upon my move out I made sure the lawn was mowed as I am a responsible tenant.

* Multiple doors were not latching properly to lock as well including the back door and the garage door leading into the home. The garage door was supposedly fixed until the day after the technician left and we tried to open the door and the entire known came off which is still off to this day at least a week if not two later

* The water was turned off on us and left us without water for a full 24hrs, it was turned off due to no fault of mine.

*The blinds in the master bedroom were faulty and after the technician fixed them they still has issues shortly after and I submitted another request and asked for them to be removed which was granted but then they told me I’d had to put them back up even though they’re technician removed them

*the sink in the master drained slowly and it took again multiple services requests with technicians in my home inconveniencing me to get it fixed after they had to reroute pipes through the attic and everything

*drawers are off track* refrigerator doesn’t make ice although it has an ice maker

*toilet paper holders loose and coming off wall- a guy came and put some white substance on it that was not glue even and it’s hanging off the wall more than it was-one holder has already come off in one bedroom

To date there are still many services requests still open and this is what I’ve dealt with the past 30-45 days being in this home * in addition the home was not cleaned before we moved in, there were many small dead bugs on the floor, dirt on the stove, marks on the wall and many roaches coming though pipes and toilets as well as wasp nests inside and outside the home that still exist after 3 pest requests.

The following were still needing attention after I moved out on 11/6/2022:

Door with broken knob that leads into the home from the garage

Sink draining slowly in secondary bedroom

Fridge not making ice due to the water line not being connected-a part was ordered but not installed

Toilet paper holder off wall in the secondary bathroom and one almost off the wall in the master bathroom

Master bedroom blinds were removed by the technician who said they would reinstall after I loved out so they were left in the master bedroom.

The home was dirty when I moved in with the stove having dirt, the floors were filthy and full of debris and small black bugs. There was also a small stain on the carpet in the bedroom and many smudges and marks on the walls.

I don’t know any tenant that pays the rent due even after experiencing such issues with the prior and current property management companies, is transparent about damage and buys the chandelier to replace the broken one that deserves to be falsely evicted and have their record tarnished and not receive their deposit back. I could have not paid anything as any other person may have who knew they would get nothing in return after moving out but that’s not my character and this is not what I deserve to experience.

I am happy to forward the emails from progress residential and all photos of when I moved in and when I moved out that includes the broken chandelier, upon your request

Renters Warehouse Property management persistant problems

I rented a property listed by Renters Warehouse 08/10/22 in N. Scottsdale AZ. The property was not rental ready and I had maintenance issues immediately. Besides their 29 page lease that their realtor/employee promised me was a "standard lease", the next 2 months was a nightmare of vendors in and out of the property. There was no hot water, 15 electrical outlets needed to be replaced because they wouldn't hold a plug and sparked, there were leaks in all the sinks and a "bad" infestation of cockroaches. I began submitting the complaints, pictures, answered a list of questions, and wait for authorization from the owner which was time consuming and costly. I took time off work to make appointments with 4 different vendors, wait in 3-4 hour windows for them and put up with 3 visits each for 3 different service companies for some reason., When the cockroach treatments started 5 weeks later, I had to take everything out of the kitchen and bathroom cupboards and live through 3 weeks with my property on the floors and table, covered to protect from the chemicals. The process of submitting maintenance claims, answering a string of questions, providing pictures and waiting for the owners authorization was arduous and cost me time and money. It took 8 weeks to finally be done

Desired outcome: Rent abatement and compensation for lost wages as allowed by the state of Arizona's Landlord Tenant Act.

Renters Warehouse Urinal not being fixed before new renters move in

The contract clearly states any plumbing issues are the responsibility of the current tenant, yet Renters Warehouse has allowed multiple tenants to move out and move into a luxury home without addressing the plumbing issue, potentially leaving to an even bigger repair issue for a future tenant.

Unresolved move out issues are left to the owner now as Renters Warehouse is now wanting me to pay for repairs that they knew about it and allowed to remain unaddressed by prior tenants.

They are a duel agent broker who has only their own best interests in mind.

It's time to adhere to your own contract Renters Warehouse!

Desired outcome: Own the security deposit maintenance needs and ensure proper allocation is reserved for repairs and ensure all documented repairs are complete before next tenant move in.

Renters Warehouse stephanie grime, broker/property manager

To my dismay, I entrusted Renters Warehouse to manage the rental of my recently remodeled- longtime family residence. I was assured that I could request annual home inspections (or assessments) at no cost and that during such assessments their staff would take and provide me pictures of various areas of my property to ensure my satisfaction of maintenance that I would be able to proactively maintenance tank-less water heater, to manage sealant to reduce risk of rust from stone walls/floors and/or under sink water damage as needed (not just when tenants made a complaint).

My first few request went unanswered regardless of multiple calls and when the recently installed a/c blew than RW Staff called expressing support with repair. I detailed process already in place as tenant also contacted me directly; a/c repaired that same day. But my request for home assessment went incomplete. When RW Staff respond each time I was told that tenant refused, declined and was unresponsive. When they finally agreed to an assessment the RW Staff member stated that the male on the lease verbalized intent to "knock camera out of RW Staff hand if she attempted to take pics...so she expressed plan to not take pics". Now I learned from my landscaper and neighbors that the tenant moved out the end of July 2019. I called RW and finally contacted a CSR in Arizona who reported that tenants should have moved out and was concerned that I was never notified for my own assessment, my keys or about the damage. That CSR verbalized that I should have immediately been sent a video of my property via email along with a statement; still pending.

I sent another email on yesterday and my RW Staff agent phoned me, but left no message. I returned her call 15 minutes later and questioned that lack of contact to notify me via phone or email for my attendance and received no response to that question. She then reported sending the video/statement after her walk through that took place on 7/31/19...this is 8/7/19. She then said she sent it 8/6/19...NOT received. I told her that due to no response from RW, I made arrangements to fly to assess my property and asked her to meet me at my property for my assessment and to render my keys. She said "I already viewed that property and am not going back, but you can come pick up your keys here at the office. I asked how long has my home be vacant, which led to a silent delay, I then expressed concerns that damage etc could have occurred, which seemed to fall on deaf ears.
I reiterated concerns of not being contacted for review, no effort to ensure my property was secure or that any possible damages could be accounted for via the deposits. I reiterated my email and emphasized the need to receive video/statement and she stated that she would "RESEND immediately"...It's the end of business day and I'm still waiting.

So I continue to wonder if my appliances are there and if damage is manageable after I paid this despicable company to look after my best interest for thousands of dollars for two years. DO NOT TRUST THEM with you PROPERTY.

Renters Warehouse Broken water heater at rental property

I'm renting a big house that is costing me 2400 dollars a month. The water heater died Sunday April 2nd 2017, I submitted an email via the Renter's Warehouse website for repair. Monday I emailed the local Renter's Warehouse office to make sure they got my request. Jerome said they did. I waited. Nothing. Tuesday April 4th I called and emailed Renter's Warehouse to inquire as to what is going on. I was told over the phone the homeowner canceled the service order and will be contacting me within 48 hours to address the repair himself. If he doesn't call within 48 hours (Thursday the 6th) to please call Renter's Warehouse. So it's 50 degrees here and I have to boil water for days on end on a house that I'm paying 2400 dollars a month in order to get a hot bath.

My daughter that is in college, for criminal justice, and myself, rented a townhouse that Renters Warehouse managed for a private owner. That is what the company does. After being very good and quiet renters, in what was a pretty beat up townhouse, Renters Warehouse turned in money hungry bullies when we decided to move out after extending our lease twice...
