Fraud Plus cheater
Balaji Elegance usually boast about there policies and quality of flats they sell but only recently I found major drawbacks viz
1.they use low quality gypsum for plaster on walls.
2. they do not use jindal section for aluminum windows like other builders
3.there contractors for painting, plumbing & aluminum windows are there close relatives who are not at all professional and do not give desired quality
4.they have a very good record of not giving flats on time and they r continuing with this and when asked they will give absurd reasons Please do not buy flats from them because it would be better to buy flats from reputed builders rather than a local builders
Balaji Elegance unprofessional people
This land location looks very green and very peaceful. But Balaji elegance is very untrust worthy run by some really unprofessional people. The people are are very inconsistent in the apatments they make about the property, approvals. One person I know is having some problems with their documentation.
The value of the flat is around 600/ sqft but they are quoting b/w 800 to 1, 000..
Are you considering this property? Have you been able to buy anything there as yet?
Don’t know about the upside potential of the apatment because the value of land around that area even now is around less.
Balaji Elegance Untrust worthy
Potential buyers beware.
Balaji elegance & Developers is unreliable & untrustworthy.
Low
points:
1) low on quality
2) very poor construction standards
3) poor living conditions
4) does not deliver on promises
5) The builder does not even do a proper handover.
There are several more but listing only a few here.
My advise to potential buyers - please exercise utmost caution before buying any property from this builder. Please consult reputed lawyer(s) to review all legal documents of the property and ensure it is hassle free so that you can live peacefully in the property.
Money sucking leech
My only advise would be to Stay away from Balaji elegance.Unicon. Their will make fake promises to get business and will not show their face anytime later. Not responding to phone calls is their basic nature, no e-mail
communication and misbehaving is in their blood.
Their CFO, COO, GM etc, all know about the bad operations they have, fake promises their executives make to bring business, but nobody does anything to improve. Voice of customer is only heard during sales call, once you are in their trap, they will suck your blood like leech.
BALAJI DEVELOPER ARE FRAUD
Basically i am from Delhi. My job bring me bangalore. My wife told me to buy flat here. So i bought one flat in whitefield ie Balaji elegance from Balaji Developers. I was not aware about them. Now i came to know that they are big robbers. They fill their packet by cheating the customers. I want to cancel the booking but they abuse and telling money is not refundable. On the time of booking they were telling if i cancel they will refund our money after deduction of 20 k.
They didnt give me even a single rupee. I am thinking to complain in police station against them.
I have flat in Balaji Elegance. As per the builder commitment the position will be in the month of November 2013. Whereas 90% of the work is completed, including Club house, Swimming pool, Gym etc... I am getting the position for my wood work by end of December 2013. They are committed and the work is going on as per the schedule.
I am also planning to book Apartment in Balaji Casa Blanca... I have one of relative staying in Balaji Prestine, who says construction quality and other things are just ok level... Balaji is C grade builder.. While selling flats in Prestine, sales people committed all amnities, but construction of Amenities is still going on after more than 2 years of possesion by buyers.
When i asked about this to Casa Blanca Marketing person, he said there was some miscommunication happened by Prestine sales team. He says builder was to give all amenities in Prestive after OC received, but sales team goofed up.
In casa blanca there is no swimming pool and club house in approved plan. but marketing person is saying they will give swimming pool for kids. however in their cost sheet, they are charging 75000 for club house. No clear answer here.
They are charging 3300 per sqft, is this really worthy to invest here... Marketing people not willing to share builders contact information. I am guessing that since marketing/sales team is third party not builders, they are saying all good just to sell flat, however once sold buyers will have to chase builder and thats how things will delay or cancelled.
Please let me know if anyone had booked flat in casa blanca.

I also booked flat in balaji. I have enquired one of the pristine resident.Buildingwise no problem, but amenities they will delay upto 6 months. but docwise no issues.
I have also booked in Bala ji Casa Blanca. please let me know the reason. As i know they are telling that amanities will be given after OC. But they are taking money now only. What is the gurantee that they will give after OC? 95 % builders are not getting OC in Bangalore as they will do deviation. Please let me know also.

Builder promised all amneties. He has signed in agreement. Though builder still says that he will complete amneties, only god knows when. I think Deb1986 is paid agent from Balaji Developers

could you please justify ur comments given about the builders?
I know they have goofed up something in balaji Pristine, but i talked to one of the owners, and they said the builders never promised to give them the amenities, and it was time of recession when they started the project.
Can you please provide some supporting to your claim, to make this forum neutral one?
