Unethical Leasing Practices
I found a condo on zillow. I called the agent, Anthony Ryan but was handled by Matthew Hutfles. They advertised the unit as being available on April 15 so they asked me to submit an application to lease - $75 - Then told me the unit was not available until May 15, but I still committed to moving forward. Matthew offered to send pics of the unit but instead sent pics of an "identical" unit and I was fine with that. He then kept asking me if I had sent in a cashiers check for $1, 495 to seal the deal and I called his office to see if my app had been processed yet and if I was approved before sending out a cashiers check. She said, "no, unfortunately, you do not meet our current posted credit requirements, you have been denied." I asked which part disqualified me and she said it is very clearly listed at the bottom of all of our listings. (It wasn't on Zillow) she said that they have no control over zillow - I'll accept that for now, but the credit requirement I didn't know about requires a FICO score of 700 plus. If you check online, a 700 FICO score is extremely high. Most of us don't have FICOs that high, so they should have told me before the application that their standards were far higher than the average property management company. I'm mad at myself for giving them money before digging, but from all the complaints I am seeing about them online, I'm not alone. By the way, my Credit scores are right at 700, but FICO isn't so I can buy a house but can't rent from Summit?
The complaint has been investigated and resolved to the customer’s satisfaction.
Cory Willms and Summit Property Management are unethical
Summit Property Management has to be one of the biggest scammers in middle Tennessee! Summit Property Management is headed by Cory Willms. This is pure family cooking! Summit Property Management, Cory Willms, and his kid brother Matthew Willms spend thier days dodging phone calls while they screen thier emails and text messages so they don't have to acknowledge the reality of thier business practices. Cory Willms show us a property when I contacted Summit Property Management. He sent his baby brother to the appointment. He came in, hardly spoke and focused on his blackberry while some woman sat in the car waiting for him. Amazingly unprofessional conduct, that was just the beginning. Cory Willms called back asking that we immediately submit a "application fee" so that we could get the lease for a property under management by Summit Property Management under way. They processed the fee and that was the last we heard from them. It turns out that this is a standard practice for Summit Property Management. I had no idea these types of companies could even conduct business like this but Summit Property does. Cory Willms, Matthew Willms and the rest of the team at Summit Property Management have a reputation in Nashville for providing almost no customer service. I have also learned from homeowners that have assigned properties to them that they almost totally ignore thier clients except for collecting fees. I know two homeowners out in Westhaven that had to fight to get control of thier property back. Homeowners and renters need to know about Summit Property Management. Cory Willms, Matthew Willms and thier team make money off of people and provide little service. Summit Property Management, Cory Willms and Matthew Willms have a smooth pitch but deliver almost nothing. Be ware of the "pitch" and DO NOT pay any fee to this company.
I have to agree with the complaint above. Several people I know have had serious problems with Summit Property Management.

The comment above stating they dealt with "Summit Property Management" in the early 90's in South Florida is grossly inaccurate. My firm was established with the TN Secretary of State in Nov. 2007. I've never operated my business in any location except Nashville, TN. Furthermore, I was born in 1980 so was 10 years old in the early 90's! I demand this fraudulent post be removed immediately!

We have had nothing but great experiences with this company. They had leased our property within weeks year after year.
I dealt with this trash company "summit property management" in the early 1990's in south florida. I just did a search (on a whim) for the company's name and "complaints" on google and found out that they were still up to their old tricks.'
Summit Property Management symbolizes corporate greed and was using underhanded business tactics throughout florida in the 1990's (especially when properties went into receivership).
My advice is to avoid entering business deals/contracts with Summit Property Management, they are an unethical and self-serving company which has no regard or sense of responsibility to homeowners and renters.
You could call Summit Property Management the "BP of Property Management Companies." They have absolutely no sense of commitment or responsibility to those whom enter contracts with them.
Finally, the response from one of the purported Summit Property Management officers is typical "We'll call our lawyers..." (should we be surprised?)

I have to agree with the complaint above. I have seen the same things described first hand.
I am suprised by this ignorant post. I have had several properties managed by Summit Property Management over the years and still do. I have never experienced this sort of thing. Mr Cory Willms is a consumate professional with over ten years property management experience. It is unfortunate that individuals such as this one can just spew untruths about a good company, as he obviously doesn't know a thing about this company (or how to spell). His remarks are offensive to me, my company and the hundreds of other homeowners and renters that have had great experiences with Summit Property Management. I don't know what fee he is referring to as they do not collect any fees "up front" except the cost they have to pay to Kroll to do a background check and the fee for the credit report. Sounds like someone that did not meet the high standards that Summit requires and is upset he lost his $75.00 application fee.
My firm has never received an application to lease any property under my firms management from the above noted author nor have I ever had contact in person, phone or e-mail. The false accusations made above are not only deplorable but are cleary those of an angry individual because they did not meet our strict leasing criteria. If this alleged "M. H.
