I was going to purchase a home from this company and had to back out because of circumstances. I did this on the 3rd of sept. And I still have not recieved my money in full!
I have called the corporate office many times and the property manager as he is as helpful as he could be, corporate has never contacted me by phone or email! What kind of company treats people this way and what right do they have to hold my money? They have no right what so ever! This is a form of elder abuse financially and I will seek help!
The increase of lot rent is more than it's ever been and I want to know why.
I have lived in Sherman Oaks Park in Jackson, Michigan for over 22 years. I was paying around $200 month. The lot rent increase has never been more than $10 a year, until the past 2 years. They increased it by $15 per month, making my rent go from $491 to $506 per month. I was in total shock that they would increase my lot rent that much! I would soon find out that this rate increase wasn't over. In July I was given a notice about my next Lot rent increase. Starting in August 2019 my Lot rent was increased by the amount of $28, making my lot rent a total of $534! So I need to know, are you trying to get all your "Senior Citizens" forced out of here or is it just greediness on your part? Are you trying to compensate for all the tenants that have moved out? I wrote you once before about the people here that are managing this Park. I never got a response. I live way in the back of the park; the new part added on when I moved in. Its not this great back here. There are a ton of pests back here that have bigger families than we do. Raccoons have invaded us back here. There's a couple swamps back here which they love. They chew thru the skirting and tear everything up under your house; the insulation and all the duct work & vents. I had no heat. Then they did it again this year! They chewed their way in again & chewed thru the floor under my bathtub & had their babies! Please tell me why you charge more lot rent then any other Park around! AND WHY YOU INCREASE YOUR RENT MORE THAN ANY PARK AROUND? I CAN'T AFFORD TO MAKE MY TRAILER PAYMENT AND MY LOT RENT WHICH HAS ALMOST TRIPLED AND IS ALMOST TWICE THE AMOUNT OF MY HOUSE PAYMENT!
I have lived here over 24 years. I never hated living here until you guys took over.
I cannot afford another rate increase. You will force me out of here and possibly force me to give up my home and probably file bankruptcy. I am retired and on a fixed income.
So do I have more exorbant rental rate hikes to look forward to and then having to figure out what I'm gonna do with my home and where I'll go? These really are NOT THE GOLDEN YEARS.
Was this year's increase a mistake? I was really hoping that was the case...

All these investment companies that by up mom and pop mobile home parks are just looking to capitalize on them to make a quick buck and have no care in the world for the residents. Our owner Kevin Bupp (SCI) has been see getting humanitarian honors but then does really nothing in regards to the mobile parks. If it was not for us residents teaming up and organizing an association our residents we would not have gotten to where we are now. We fought in our state (NY) to have mobile home parks included in the the RPL-233 law where lot rent cannot be raised more that 3% each year. Also in getting organized we fight for every issue that we have with the MHP. The issues we have had with SCI in the past were the mowing of the grass in the common area not getting mowed in a timely manner, roads getting snow plowed correctly and in a timely manner, condition of the roads (potholes), incorrect lot rent billing, incorrect water meter readings, etc. The problem is that these investment companies, like SCI (Sunrise Capital Investments) is that they hire these outside third party companies to "manage" the MHP and they all do a [censored]ty job in doing so. We are on our third management company now as SCI had to "fire" the previous two because they were not doing their job correctly.

We, the Akron Mobile Home Part Tenants Association AMHPTA, have been fighting with SCI Sunrise Capital Investors who own our mobile home park in Akron NY. We were owned by a private owner who sold the park to the crappy investment company back in Dec. 2018. Just another one of these corporate investors (like RHP) that but up these private owner parks. We got organized, did much research and fought tooth and nail at everything they tried to do. They did not do there due diligence when they bought the park nor knew of the RPL-233 New York State law. They tried to raise the lot rent a lot right off the bat but due to our due diligence we found that they could not raise the lot rent as the previous private owner already did in 2018. And RPL-233 states that you cannot raise the rent more than once in a year. So we won that battle and many more. We even got residents together and organized a lot rent strike in order to get SCI to talk to us about future rent increase they told us they were going to do. In the lot rent strike, us residents did still pay our lot rent but we opened up a non escrow bank account where the lot rent went in to to show good faith we were paying it just not directly to SCI. We have been on our local news WIVB TV ch4 in Buffalo NY, in TIME magazine, and on HBO's This week with Jon Oliver. I reside in a community in Michigan that is owned. I have never had no problems, no write ups, never late on rent. You go from a good-eviction in less then one month. I have reached out 2 times from the office, 1 time email, 3 times phone to corporate office. I am trying hard to comply, now a eviction for non compliance. I need to get these documents in.

Provide zero maintenance, Park is now the ghetto of Fort Collins, I own my home . The lost my rent check 2 months in a row had to stop payment at my expense get another cashiers check then they find the first one and submit it too. Overcharge for water every month it's a scam they run for y'all xtra cash. Now they won't reimburse me for the stop payments as they said they would . To court we go . Liars and thieves !

It all started with a typo.
I have no qualms with the property management here. They've always been kindly. That being said, the hell I went through just to move in goes far beyond unacceptable. It was disgusting.
At first, it was a simple typo mixing up the year of the unit. It happens to everyone, and should be a quick fix. Only it was not. I spent months- I repeat MONTHS, waiting to close on my home. This battle started all the way back in February when the unit was "completed." At the rate it took, I could have had a house built.
No one communicates. You would think that an error would warrant some kind of phonecall, email, or letter. Yet the only way I found out something was wrong, was when I called them to ask what the latest hold up was- because there were many. Between the mortgage company and Bayshore, it was like pulling teeth. While they were busy pointing fingers at one another, NOTHING was done in a reasonable amount of time.
Again let me say that the community managers are not the focus of my ire at this point. They did everything they could to keep things moving, but they were literally the middlemen. They had no control the fact that these companies took their sweet time with everything- even they weren't contacted about the errors.
If I call to light a fire and get them to do their jobs, they throw it right back at Lantana Cascade because they're children unwilling to take responsibility in their share of the mistakes. More finger pointing. More unprofessional and juvenile behavior.
When there was an issue with the homeowners insurance on account of the typo. It takes over a MONTH for 21st century (the mortgage company) to tell me, and the only reason they did was because I actually called. I've sent them copies of the paperwork three times, but apparently it was up to Bayshore, or RHP, or whomever to contact me so I could amend the issue- which no one ever did. It took me an hour to correct. It took them over a week to send the corrected information and fund the loan.
AFTER MONTHS of dealing with the fingerpointing, and the losing documents, and the phone calls, and my being on their [censored], I finally get to give the down payment and receive a closing date. That was on June 26th.
I take off work, and I'm ready to go.
Only I don't go.
Closing date is pushed back to the weekend after the 4th of July- because according to the emails received, someone will be there to file all the paperwork and release the closing documents on the 5fth. That was very obviously a lie. I don't sign the closing documents until the 8th.
You would think that would be the end of the delays and incompetence, but no. I will not be moving into MY home which I now own.
Because of their "the closing will definitely be this weekend" I moved out of my old home and was staying in a hotel. What should have been a weekend stay turned into over 2 weeks (19). They didn't give me the keys to my home until the 17th.
Apparently, everything that could go wrong did go wrong on account of even more incompetence and negligence that we only then realized after we started moving in. The AC isn't working. Neither are the oven, or dishwasher. Why? Because NO ONE knows how to do their job, or they half-assed it with the hopes of nothing happening. I'm not even in for a day, and the plumbing is overflowing into the unit. All because someone decided to skip a step and not flush the pipes before we moved in. Dirt and foliage clogged everything. Now, I have some water damage.
The solution: uncap the cover so the grey and black water can be dumped out the side of the home while we wait for a qualified plumber to fix an error that shouldn't have even passed inspection.
Contaminants got into the AC, so we had to have another technician come and fix that, too.
I had to break the lock keeping the oven in place just to plug it in, because the crew building the unit forgot all about that.
The dishwasher? Same thing. Two technicians were sent to troubleshoot, only to realize that the installers never turned the darn switch connecting it to the pipes.
The lights for the exterior were never even installed! I'm going to have to do that because the builders couldn't be bothered. Same goes for the pendulum lights in the kitchen.
After all this of this nonsense, you would think that they'd at least reimburse me for the extended stay at the hotel? They were the ones that kept saying "this weekend." But no, "it's not their fault." Half the delays weren't, but those delays happened while I was still at my old home where I could extend my stay for half the cost of what I spent in the hotel.
All the ones after where I was told that the closing date was one weekend only to be pushed further back, was very definitely theirs and the mortgage company's faults.
Someone needs to pay me back for all of this, because the hotel stay alone near wiped me out. That doesn't include the cost of having to buy food every day, the extra month of storage rent, and the lost work hours because I foolishly believed them each time they said "next weekend."

we have lived in this park 8 years and woned 3 didfferent places .and the flooding happened .to everyone of them.we complain but it does no good .we loose our stuff from the flooding .but they dont live in park .so it doesnt matter to them.i have 4 drains in front of my home and tell them to clean them but they never do.cars wash more water on our yard from going to fast down the road.i am 64 disabled, my husband is disabled vet .dimencha. i had kydney failure .they didnt care about us .she had the nerve to call me at hospital .to tell me my grass better be cut this week .than while in hospital the maneger and assistance. went in my home to still my dog, and take to shelter.im not dead my husband still coming back and forth.my friend stopped them from taking my dog.i sent ictures of the flooding in my ome and out .but se told me to quit sending pictures of my home, corprate i have wrote to mr ross the owner but it doesnt do any good .we the people take care ofthis park, we collect cans, have dances, potlucks, kareoke, games just to buy a new stove or dishwasher for the reck hall . or to take care of shuffleboard.horseshoes.patonk.basketball.pickle ball and tennis.we pay to live here and the park is taken care by we the people.volunteers. it takes volunteers to keep up activities and dinners, games all of it .thank you carrie stine lot 218 frostproof florida linda jackson maneger RHP PROPERTIES

the manger since she came her boss says the police fire or mendical people cant come on glen knoll with out first she makes the call but first she has to come and seeif they are needed there are trash all over the place in the street on the grass on the drive ways because she wont let the bulk trucks come inevery week like we are paying for she calls them once a month we cant call them she fine us for the grass not being cut but the mait people stay inthe office becase is to hot for them to cut the grass and they grass needs cuting andits realy dry and if some one put one put something hot onthe grass a lot of mobile homes will go up and if u dont do what she says she will get a lawyer she all ready kicking people out there are 3 lots empy 8 homes upfor sale and more to come we cant fix up ur houses un less shegive the ok and if we do she tell us to take it down if u sell your house before she knows she wont let the people come in she wont put out the rent on time but she want us to pay on time and if we do she put the checks she hold on to them for about 3 or more days but u dont care she evenhave a head maint man there only 2 of themand theonly thing he does is ride around the truck

negligent home, street & community maintenance
Mold in my home, broke my leg on the icy street, hazardous sewage around me and my children, no suitable storm shelters available during dangerous storms and tornadoes, etc. - Management avoids resolving any major issues and has changed hands several times, although the owner still is RHP Properties.

Last year we moved our house into Eaglecrest estates in Hamburg ny. 97South eaglecrest dr.
It was bought elsewhere and brought here.
We were made many promises and some were met.
Our lot is all clay and we cant even dig a hole.
We can't have flowers or bushes or even trees.
tried an Auger and just about ripped my arm off.
If there were no weeds we would have no green just the cracked ground.
we were promised this would be fixed and top soil would be put in .
I bring it up with the grounds keeper "Bill" all the time and all I get is I will ask. Falls on deaf ears.
I'm so disappointed. Can this problem be fixed?

Friday. May 24th I checked with office several times thru out the day and no one was ever there and no signs posted would not be in or an holiday schedule. My last attempt I was walking towards the ramp a didnt see there is a very large, looks like a speed bump at bottom of ramp. My shoe got caught in it and threw me straight on to my face. Broke my glasses, smashing them in to my eye and several abrasions. As well as my hands which are severly bruised now and my right knee as well. I have pictures. I believe I tripped on it about 4 years ago as well, just not hurt like this. I am in a lot of pain and cannot wear my glasses. So, i am entering a complaint on the ramp and incident report on my injuries and loss.

landlord and rules
The overpaid secretary does not follow rules about wont pool. He allows 12 year olds to brin todddlers to the pool with no adult supervision. Allows people that does not live in the park to swim in our pool. May 4th 2019 14 people came to the pool that did not live there so I said that they couldnt be here, got called racist and among other things. Went to secretaries house and informed him, he allowed them to stay. Since when did our pool become a public pool. This is not the first time he has not followed the rules. Why should we follow rules if so called management? Secretaries name is enrique murphy. I think they need to get someone in here that will care about the tenants. They discriminate here so much. Cant afford to move the trailer. Would really like something done about this but am sure nothing will be as thats the way it goes around here. Secretary sits in the office and olays games on his phone or hes just not in the office. We been here 10years and it was not like this when we first moved here. Only since rhp properties they raise rent every year for improvements but where are they. Disability doent pay much so give us all a break once in awhile.

Maintenance man Ruben : I have talked to Joe the manager at Northvalley mobile home community San Antonio Texas about our maintenance man Ruben who is been here maybe three or four months he has a very hostile rude and threatening personality I do not feel comfortable around this individual and when he comes to my door he leaves me with an uneasy feeling I worry about my safety around this man coming around my home I don't know if Bayshore does background checks and their maintenance people who have been hired to maintain our property ?

This place is a true dump. Management is so unprofessional and rude and they constantly threaten all the resident each and every day. I have lived here over 10 years and it is horrible. Elizabeth specifically, the property manager if thats what you want to call her is beyond rude, lacking professionalism, common courtesy and over all the worst customer service, needs to be fired immediately. She is an extremely poor employee and is not doing your organization any favors! My yard is flooded and elizabeth decided to put 3 huge trash bins next to my house to collect bulk trash! These bins have not been emptied for 2 weeks. As a result of the piles and piles of trash, the rain water is not draining and my house is flooded.
And does anyone know who to get help from?

Always raises the rent but takes away our amenities. Gym was turned into "library" that is always locked up. TV quit working in Clubhouse but was never replaced. Clubhouse is always locked. It used to be open 9 a.m. to 9 p.m. seven days a week. Laundry room has no place to sit. Hot tub has been broken since about 2011. When I asked about it being repaired they said it was going to be removed. What are they going to replace it with? There used to be activities in the evening at the Clubhouse, Monday Night Discussion Group for single people, parties, Bingo, DUP but now it's just locked up. We are paying more for less.

I been living here at pedalers pond since 11/2017 I was approved as a resident in unit 21 I just buy unit 25 and due to personal issues with the property manager cindy (who said she's after my husband and some other Hispanics here)now she want us to move out, o don't own any money to then or have any issues before and the harrassment is really bad and really don't know what else to do, I'm a nurse my husband A/C tech and all we do is work don't I really don't understand why shedont like us there, also we just learned that only one African American family lived there and don't approved any one if they black and that's is just wrong
customer service and mold in my home
I have called corporate several times and the office at britany place.
The customer service that the leasing office has is horrific. Heather is the rudest person I have ever dealt with when renting. She has twisted around my complaints and she has bold face lied about conversations she and i have had about issues with my mobile home.
I have walls that are crumbling because of water damage. I have visible mold and I have a leaky ceiling that i have been dealing with for a year now. In my move in packet I stated the issues from the day I moved in and I have called several times trying to resolve these issues. My ceiling has been leaking since i moved in and the maintenance guy even told me that this has been an issue with this trailer and I'm sure there has to be past work orders done. I even Facebook messaged the girl that lived at my house before me and asked her what issues she had and she stated that the leaky ceiling has been on going with her as well.
The condition on my mobile home is not livable at this point and Heather told me that because I was out of my lease that doing any repairs would be pointless.
I was forced to find another home and when I did i went and talked to the leasing agent about my 30 day notice.
I turned in my notice on 10/3 and she told me that I would be responsible for November rent. I explained that i am forced to find another home because of the mold and leaking ceiling and she said it didn't matter.
What i want is for SOMEONE to call me back about my issues and I want to move and be done with this mobile home that has become a hazard to me and my children's health as well as my animals. I suffer from anxiety and panic attacks and I have documents that i turned Into the office from my doctor that states I have anxiety and for your leasing agent to be the most inconsiderate, rude and mean person I've ever dealt with from a company.
I work full time and I am unable to fill out a work order and i called the office and she hung up on me and demanded I fill out a work order. I explained that my ceiling was leaking on Monday and she hung up. I called back and got the answering service and explained the issue. I work across town and I think it's an inconvenience that she demanded i fill out a work order and she wouldn't try to resolve my issue.
I have no choice but to move for the health of my family and I am beyond upset that she is going to charge me November rent.
What i want is to move out by November 3rd and not be charged for November rent.
Since no one is Answering my phone calls and isn't concerned about my issues with the mold, the next step is to call an outside agency to come inspect my home.

well unfortunately Brittany Place took me to court with a lawyer who lied to me and then said my mother showed up in court although she passed away two months before that tell me I didn't get to see a judge because they wouldn't be continuing the case so I didn't need a counterclaim and then turn it over to the sheriff and then they filed a quiet title and did that in Wichita not Topeka Brittany place again RHP properties and then I got him caught up an extra rather large check and then I sat on it they put it in and then they were trying to get me to get approved well when I got the trailer title to my name I had given them my move out notice but I would have had them filled out a residential application because maybe I could get approved but either way I still have to pay lot rent right so why did they hold my check Well turns out they held i my check paying all back due and enuff to cover a few more months put it in office safe for month and a half stalling me with "we need to get you approved" I'm pretty sure my lot rent is due either way oh yeah that's how I got behind and the real kicker that I just learned about is in that time they went and got my title and put it in their name yeah!? and they were still sending me notices youve been approved congratulations you just come in and sign a lease ...well I don't want to sign a lease I want to move out remember it gets even more complicated n yea heather is rude and incompitant but so far she hasnt lied to me or scammed me trying to steal my home out from under me like the rest of RHP mgmt ive dealt with and I have been dealing with this all year Well since March my mother passed away in January and gave me this trailer and all year I have been battling with them to try and keep it and keep my stuff in her stuff I'm so disgusted no one should have to deal with this thanks RHP
I am complaining about property management and maintenance
At 430 am on thursday oct 11th I got up for work and it was extremely cold in my house. temp said it was 34 deg. I turned the heater on and it would not come on. So i called and talked with the answering service. He tried getting ahold of maintenance and the property manager. He got no response (not surprised at all) He took my info and said that someone would call me back. I informed him that I probably wouldnt get a call back from anyone as no one returns phone calls or does their job. So as I predicted no one called me back. At 430p i stopped in at the office and a new lady is in but not manager. she says she wasn't informed of any maintenance issues and will get maintenance down when she can. It turns out the property manager is the only one with access to the messages and decides whether she will call maintenance or not and she sure as hell doesn't return phone calls. This is not my first incident with this brand new trailer or with management or lack thereof. She never answers the phone, she is never in the office. But she seems to have plenty of time to make sure all of the work on her house is getting done.

I have lived here at Edwardsville village for over 3 years with no problems at all. I have never been late on any payment for my monthly lot rent, water and trash which is combined and due on the 1st of every month. There is a 5 day grace period which I have never gone past 5 days. I have never had any extra charges or fees for anything ever. I received my bill for September and there was a $50.00 maintenance charge on it. So today on 10/4/2018 I went in to pay the monthly lot rent and asked Barbara what the charge was for and she said for a "forced mow". So I said that couldn't have happened because I pay someone that lives in the trailer park to mow my grass whenever it needs it. She said that it was mowed and that the trailer park management would have also put a letter on my front door the day before to let me know that it would be force mowed and that she could show me a copy of the letter. So she opened her folder where all the copies would go and couldn't find her copy. So I said that they must have made a mistake but she said there was no mistake or warning and that I had to pay it. So I came home to see if they could find the mistake and on my front door is a 3 day eviction notice. How can they try to evict me if my lot rent payment is not late until after 5 pm on the 5th day of every month? So I paid the extra $50.00 dollar charge so they wouldn't try to do anything else to try to harass me. But I would like to get ahold of the corporate offices for Bayshore homes and find out if I can get my $50.00 back. This is so insane. I really can't believe this is happening
The property manager got a hold of me and took the $50 fee off without any question and apologized or the whole situation. He was very polite and took care of this problem right away thank you again

We have been residents in good standing for 10 years. Never been late with our payment. We mailed our payment back in August and Linda called Sept. 6th saying they didn't have it and were assessing $50 late fee. We are residents on R-172. I do have bank proof that it was sent and debited from our account on 8/30/18. Please check this for us. We are very upset and feel this is not fair at all. We feel she should reimburse the $50 to our account. She has blamed corporate office for the fee. She did call the 10th and say they had the check, but couldn't apply it until we paid the $50 fee with a credit card. We do not understand as to why this has happened. thank you, the Harrises.
about bad management, maintenance and overall upkeep of property
My air conditioner has been broke since the beginning of the summer. I told them it runs non stop, like even at night it doesn't shut off. I found the back of my trailer was not getting any air flow. Their solution: portable air conditioner "because it's an old trailer" I'm paying to run 2 air conditioners. Finally 2 weeks later, I called again. They didnt even remember giving me the portable. Found the ducting under the home had completely fallen off. They repaired it supposedly, however the air will still NOT shut off! It's 68 in my home and the thermostats reads 73, so why is it still running. I tried shutting it's still running. I am not going to pay my light bill. I will be placing a law suit for slum lords. Because that is what they are!
