Royal United Mortgage review: Wish I could give negative stars

Royal United Mortgage called me offering a refence Morgage, I told them they wouldn't be able to help me as 6 other mortgage companies were unable to help me. All of which told me in the first 15 mins that they couldn't help me, but they convenience me to let them try. After about 15 mins they said they could help me, but I had to pay 650 for an appraisal on my house. They told me the loan was no problem, I was sure to get it as long as the house came in at the estimated value. The house came in at 165,000 which they said was still good enough for the loan but would be a little less. then called me back and said I needed to get some remarks off my credit report which I was able to do, and told me I needed to switch insurance carriers which they switched for me without my permission. then sent me a denial letter
