Alternate Business Names: Timeshares By Owner, Timeshares By Owner of California, Timeshares By Owner of Central Florida, Timeshares By Owner of Daytona Beach, Timeshares By Owner of Flagler Beach, Timeshares By Owner of Jacksonville, Timeshares By Owner of Miami-Dade, Timeshares by Owner of Orange County CA, Timeshares By Owner of Volusia County. Why does a "legitimate" business have to operate under so many different names?
If all calls were really recorded, then all of these people; (Mr Michael Klimek (General Manager), Mr Kevin A White (Consumer Analyst / Manager Customer Service), Mr. Jeffrey Frantz (CEO), Mrs Jana Lee Klimek (President), Mr. Gregory Taylor (Vice President), are well aware and completely support the actions of TBSO's employees.
I can't wait to start my own company like TBSO where I can adopt their solid business practices of not returning client calls, not answering client emails, being rude to clients, let clients know that they have a lifetime program so if we sell your property or you die (which ever comes first) it is still a win/win deal for us, and we will make sure that every rep receive your account because we need to have new ways of taking your money from you.
By the way, it has been two months now and I am still waiting for Mr. Kevin A. White to answer my email that he very conveniently did not receive along with the information forwarded to him by Brandi Peet for further investigation into the "I already have a buyer" business practices.

former employee
I am a former employee of Timeshares by Owner. I was just imformed that they have been having there employees promise clients services that they weren't even providing them. Like the magizine they publish (well said they were publishing) for example. They had us sell ad spaces to people without telling us they weren't. They had us pitching services that they weren't even providing. They are a scam! I no longer work for them but i do work for a timeshare resale company that actually does do what we say we will do. DO NOT USE TIMESHARES BY OWNER! If you are needing to sell or rent your timeshare or if you are interested in buying a timeshare please visit Protimeshareresales.com. You will not be disappointed. I chose to no longer work for Timeshares by Owner beceause I refuse to work for a scam company. Thank you very much for your time!

timeshare
Timeshares by owner contacted us about helping us rent our two weeks of timeshare vacations in February of 2011. We listed with them for a price and posted the ad for the timeshare on their website. No results at all came in from this listing. Then in August of 2011 we get a call from our representative that he had sold one of the weeks and asked us to call him back. My father called him back and he said that in order to sell one of our weeks we needed to make an additonal deposit and have the ad listed in their Trader Magazine. My father decided to do this and we listed the ad for a 30 day period with a 30 day cancellation notice. We continued to try to get in touch with the representative and not one returned out calls. In their customer service message they say 13 years of exceptional service which according to us is not a true statement. Nothing that they have promised has happened including, as of today, receiving our deposit back which was promised to us if we decided to not keep our listing. Finally after repeated calls to customer service about the deposit, we received a letter the middle of October saying that according to the State of Florida they had 30 days from this date to refund our money.
Then this week we received a call from an investigation organzation who wanted us to use them to have one of their attorney' s isssue a demand letter to Timeshares By Owner for our entire deposit back (which at this time is somewhere around $6, 500. Of course they would want a 25% recovery fee which would be about $1600 dollars.
I would suggest that no one ever uses this organization for anything related to timeshare vacations.

My réponse to your agent who contacted us to list:
We just received an offer for rent on what I think is the points for sale listing we gave you.
It lists week nineteen- points float.
We do not have anything for rent with timeshares by owner. We do have a week from May 6 thru 13 2016 we are willing to rent but it is not posted on TBO.
After we listed with you I could not find our points and have been calling and messaging thru the site to see what was posted.
Someone from TBO called and gave us an ad number finally.
Now that I have seen the posting, it appears to have any number of inaccuracies.
We are selling points at OceanWatch which float.
Marriott OceanWatch is not listed on the list of Marriott resorts when you pull it up by resort name.
I think at this point in time we would prefer to be released from this agreement and refunded.
I am Jeffrey Frantz, the CEO of Timeshares By Owner. We do NOT tolerate anyone stating that have an existing buyer as part of the sale process. We do not have any sales that are authorized without an audiotaped verification from the customer acknowledging that we do not have a buyer. Please contact Kevin White at [protected] and advise him who your sales rep was, and we will listen to the verification to be sure that it is consistent with our policy. If it is not, then we will take disciplinary action against. the sales person.
As for the refunds, our bank has refused to issue refunds on credit cards. You do NOT need to pay someone to contact your credit card company. You can contact them yourself. Do not fall for the "fee recovery" companies.
Misleading Info & Hire Pressure Tactics
Be ware of Timeshares By Owners Sales tactics and on-going exorbant charges to sell your timeshare! We originally listed our timeshare ownership with them over two years ago. It costs us close to $2, 000 originally for an ad that was supposedly marketed on their webstie and booklet. They took our money and never call us or did any work for us. We had to call them, and they would give a song and dance hype type talk. A year later they assign our ad to another fast talking salesman who calls and leads us to believe he has some prospects interested in buy ing our property when in reality he wanted another $2300 to give timeshare sales extra atttention, and more exposure, he went on and on and after literally arguing with him for 35 minutes--someone how he talked me into moving forward with his plan (knowing we were desperate to sell!). Again we only heard from him once, we never received any offers and were bilked of our hard earned money with nothing in return. We called and put pressure on him to get results, but got nothing but a lot of fast talk and excuses.
But it doesn't end there. Another (so called Senior Sales person) calls my wife while I am not home and did another fast talking promise you the world proposal (my wife has MS and some confusion in her thinking) they took advantage of her and she only understood that they were going to give some more attention, not that there would be any more additional cost. This even slicker talking shister somehow charged her credit card (which they had on file from the first purchase) of another $1300.00! She does not even remember doing this and we get this statement and paperwork acknwleging this transaction. We are currently disputing this, the credit card is investigating as well as consumer sales agency out of Florida! DO NOT DO BUSINESS WITH TIMESHARES BY OWNER!

misleading complaints
I'd like to complain about the fraudulent and misleading accusations made on this site about Timeshares By Owner. I have worked for the company for over 8 years, and suggest that people do their homework before accepting any of these complaints as valid! Timeshares By Owner brought owners 1.9 million dollars in rental offers just in the month of March 2011! That's incredible! We continue to provide exceptional service to the timeshare industry and it's owners. Timeshares By Owner strives for excellence and provides cutting-edge media outlets for maximum exposure! It is truly an honor and privelege to work for such an amazing company (bringing amazing results!) Please ignore the comments of disgruntled employees. Many of them have been let go because of dishonest work ethics.

ripped off
We were told that they would sell our timeshare within months with no problem. We sent $500 and got nothing but phone calls and more promises.. They said they had a renter for our property, but there was no answer from the number they gave me. I think it was bogus. Please be warned, don't pay to get rid of your timeshare, these are rip off companies. We love our timeshare in Cabo but just can't travel anymore. We were willing to sell it cheap, but we got ripped off.

timeshare resale
Problems began in April 2008 when a salesman for TSBO< Tracy Harris called me asking if I wanted to sell my timeshare at Magic Tree Resort in Kissimmee, Fl. He guaranteed me he would have it sold within 60 days. He said he already had a buyer, financing approved and money down. All he needed was a fee of$ 698.00 for a title search and closing costs.. After 2 months and no sale a different salesman, Shawn called and said for additional money he would get my unit sold. I was going through chemotherapy for Leukemia at the time, so when I left the hospital I called to get my money from the sale. Beth King then called back and said she was a specialist who gets all the cases that have not sold within a year, and for $1, 698 more she would have it sold immediately. When that did'nt happen Neal called and said he would sell it within 60 days. Mr. K. White in his response to my complaints with the Minnesota and Florida Attorney Generals Office and the BBC says he does not know what was stated by the sales representatives.. He says it was my fault for purchasing the services of TSBO, but he has no clue about what was said. Then, why did 4 different agents call me and use the same exact words, telling me outright lies to get a sale. All 4 agents represented themselves as real estate agents that already had buyers. Mr. K. White is responsible for what his sale people say, even if it is different than the tape verification. The Consumer Protection act of Florida prevents salesmen to sell real estate without a license. It also states that they cannot use false and misleading statements. Someone has to stop Timeshares By Owner NOW>

Dear Sir/Madam:
I am Jeffrey Frantz, the CEO of Timeshares By Owner.
I am very sorry to hear about the transactions that CoachP has been involved with. We do not have a "Julius" working for us. Alot of timeshare resales companies have similar sounding names. If you have your paperwork, you should be able to determine who Coach P was dealing with.
Wishing you all the best and a happy holiday.
Sincerely, Jeffrey Frantz, CEO
Excuse me for the appearance of the posting. Something happened in the process of it posting. I truly hope Timeshares By Owner does the right thing by it's members and teaches their representatives to understand the facts before calling on people who no longer own properties and worse yet; threatening them.
Jeffrey,
I am writing because for one, I know exactly what CoachP has endured with a company representing themselves as able to sell a timeshare and the entire verbiage used. My father in law was drained of over $3, 000.00 by SIX different such companies; one possibly being yours! Come to find out, his property was not a timeshare at all. It was a campground, which allowed him to use approximately 200+ days out of the 365 days per year. There were no exchange vacation locations. It was merely a campground. I finally helped him get the campground themselves to have the deed transferred back to them. Now I am working with our attorney to get money refunded for the dishonest and bad business practices, as CoachP above has outlined, from companies such as yours.
Secondly, the deed has been transferred back to the campground for over four months now. Yesterday my father in law got a call from Julius stating he was going to have to charge his credit card another $699.00 for the timeshare. Mind you, . Julius used the wrong date frame of a contract signed in 2012, which was a dead giveaway of ignorance off the bat. He was threatening to my father in law, who does not need this type of stress after enduring it for many years. Julius told him the timeshare is still in his name, which is an absolute lie. Julius mentioned my name, Debbie as someone he'd spoken to and I have no doubt he has, as I've been working on these issues for over a year. Today I called and spoke to Rebecca, who looked up my father in law by name and phone number and found no membership what so ever. She provided me your company address of 8578 Palm Parkway, Orlando FL 32836 and advised me she'd have one of the night managers; DeShawn (or Shawn) or Kenneth (Atkins I believe was his last name) call me when they come in at 4:30 to address Julius's behavior. Hopefully I will get that call soon, as it's 4:15 now. As I advised Rebecca, if no callback is received and this is not addressed, our attorney will be handling it going forward. He handles several of these per day already, so what is one more?!
It is unfortunate there are a few "GOOD" and "HONEST" companies out that who can help consumers sell their properties, whether timeshares or not. However, due to the bad taste companies such as yours have left behind, it is difficult for those good companies to get a chance to prove their trustworthiness. I don't know how you people sleep at night!
To CoachP: Please call The Attorney General in Florida and they will give you information on how to recover your money. I can't remember exactly and they may not be the exact entity that helps you with the complaint (you have to go online to file it), but as long as the company is still open and doing business, they will help you recover any monies paid. I was told they have a very his success rate! God Bless you! I pray you are well!
I am the CEO of Timeshares By Owner. We want all timeshare owners to sell or rent their timeshare in the period of time and at the price that they desire. We generate millions of dollars of offers per month on our web site that just won a prestigious award for its design and functionality. Unfortunately, not every timeshare sells or rent at the price owners want. This is something that we regret but do not control. It is also hard for me to believe that someone could confirm in their own voice in an audiotaped verification certain things and then state the exact opposite later. You agreed that Timeshares By Owner did not have a specific buyer or renter at the time of your transactions with us, that we are not real estate brokers, and that we made no guarantee as to the amount of time it would take or the price you would receive for your timeshare. If you did not confirm all of these things, we would not have even accepted your advertising transaction. You had 7 days to cancel each transaction, a fact that was clearly explained to you. You did not do this either. How can you change this about face in your story?
rental or resale of timeshare holdings
Bugged me by phone last summer after I purchased a VIP deed with Wynless that they could positively rent my timeshare @ $3500 a week to conference meetings. Almost certain Wynless sales people sell a list of buyers to scammers. Thought, gee I could pay off TS in 4 years that way. After a payment of $2000 to be listed on the net and on brochures around Orlando, I decided to give them a try. Then cancelled payment on the credit card within the 7 days. They bugged me again to rent. I okayed payment and then cancelled again. They called some more, another agent this time. So again I signed up. Results- No $3500 rental. Tough to reach them by phone to change any listing since they can't be reached before 1130 AM. And I work 2nd shift. They do answer owner emails once in awhile and I've gotten them to change the ad from rental to sale of timeshare. I argued with management that I'm with Wynless and they require an owner to use RCI so I should be able to break contract. $2000 remember? Trying to use RCI to book a vacation with banked points is useless in the USA unless its in Orlando or Las Vegas it seems. Then they've brought LOWBALL rental offers of $400 a week to stay in Orlando when RCI charges $199 or $249 to use the vacation.
Good news- the state of Florida is investigating these people as fraud.
buyer beware — educate yourself
No One Can Guarantee You a Sale! Even when you try to sell your home, you can't be guaranteed anything of the sort so don't fall for slick salespeople. Timeshare By Owner called me to sell my timeshare (there are lots of companies squeezing people for promises to sell their timeshare). This company apparently buys the lists from marketing companies that bring people to resorts in the first place and attempts to "resell" the resort the people may have declined. Ok, nothing wrong with this approach. When I asked for statistics on received and accepted offers of sales, I was told they couldn't get me those numbers. When I asked how many units were for sale in my resort I was told over 50. They will keep trying to sell my unit as long as it takes. The starting sales price was outrageous (over 20K) and when I said I would like to sell at 5K, they told me they couldn't sell at that price because it would undercut all their other unrealistically overpriced stock. When I searched for my resort on Google, I saw lots and lots of sales by other companies for just a few K. I'm not saying these guys are frauds, but they are in business to get your upfront fee. I don't have confidence in their approach.

They called me today with an offer for me to pay $499 extra on top of $998 I already paid in January to sell my timeshare. I decided to try it but then backed down he said okay I will bring it down to $349. I agreed again. I just called back and cancelled and the agent was so pissed off because he said why did you make me go through all this if you were going to cancel? I realized why would I give them an additional $349 if they have yet to prove to me anything is being done to sell my share with $998. Stay away and tell all your friends never sign!
scam
On 1/10/11 I was contacted by an individual named Michael Matthews and he told me that a timeshare company had given him my number because I had a Wyndham T/S for sale. I corrected him and told him I had a Westin property for sale...he asked about the property, i.e. sale price, unit info, etc. He said he was interested and was going back to the T/S company...

I was too quick to give my CC info. which I have never done before. Frankly, the sales rep. sounded so sweet and friendly like somebody from my Sunday School group in my church. The chat went on for about 30 min. and before I knew it, I followed her instructions about making my timeshare an "asset" rather than a "liability" and she promised that the check from TSBO would arrive before I had to pay my CC debt. That happened on Friday 12/6/2010 and by Monday, I woke up knowing I made a mistake. No live person answered the phone to answer my questions. I then went online to see this website and WOW, I saw how many people have been robbed by this company. I will let you know if they refund my money, since I am within the 7 day cancellation period. Wish me luck.

cancellation/refund
On July21, 2010 my husband contracted with this organization by phone to advertise our surplus timeshare points for rent. The next day I found out about the contract and the cost ($1, 367.00) which emptied our joint account. Since it was after hours I was unable to reach them by phone until the following day. In Maryland there is a legally mandated 72 hour contract right of cancellation period so I was trying to get in under the wire. Florida has a 7 day period there. The company rep was kind, courteous and quite willing to cancel and arrange for a refund of the money though within 5 to 10 days. No negotiating.
I did not talk to them again until 15 business days had passed. They told me I was in fact due for a refund but their records revealed that they had never actually charged our account. Now maybe 2 days after cancelling the paperwork arrived in the mail with the receipt for the purchase. They, however, demanded that I prove through bank records that such a transaction ever occured. When I got the bank letter (this all occurred between monthly statements) corroborating the transaction it was Friday after office hours but I faxed it anyway to the company rep's attention.
Monday am they do not know anything about the fax so I refaxed it. Finally they acknowledge their mistake and hop right on processing our refund for...Friday. No sooner.
Suddenly the rental dept is on the phone to my husband to tell him what a terrible mistake it would be to go through with cancelling as they have already 2 potential clients very interested in our points to the tune of $6-7K. Oops, did they say that out loud! They want to rush paperwork to him so they can openly discuss the offers and have that check in our hands which will more than offset any money we have alredy spent. Not to mention the $600 they had already spent. I had 2 twenty minute conversations with the salesman and his boss respectively. Funny how they were so interested in us only after the refund could no longer be denied.
On Friday I finally reached the live rep and she informs me they have done all postings for the day and I will have to wait until next Friday.
The following Thursday I call to make sure everything is lined up. "Of course", I am assured by the rep. I call on Friday 8/27/10 and she tells me it has all been taken care of and probably will not show up until 8/28. Today is the Tuesday (8/30) after the for sure Friday and still no money. I have contacted my bank and engaging a lawyer.

asking for more money
I received a call from TSBO stating that they had a group of companies wanted to buy Bluegreen Timeshares. She said that the minimum I could get for my points(10, 000) was $2.25 which equates to about $22, 500. These 7 companies bid for your timeshare and this is the minimum that they offer never telling her what the maximum they will offer. She could guarantee my selling to one of these companies if I paid upfront $1250. I have alread paid $550. to rent or sell my timeshare already. Why should I pay more, her reply was administrative cost. Seems far fetch to me. Do not bother talking to this company. They are rip-off artist.
If anyone else has had a similiar situation from this company please post.

I have had trouble with this company also. I gave them $599.00 and they have asked for more money for renters insurance. They call me every now and then and e-mail a couple times aweek to show me that some one is looking at my rental. But if this company was a true business I would have rented all my getaways for $700.00 a week. I am on the Ocean in New Smyrna Beach. And it was bike week and nothing. So it has been a lesson learned for me...
Sounds like I am not alone. I started with $400 for them to rent my timeshare, was moved to a "specialist", stupidly paid another $1200. Recently, I just had dealing with a 2nd, more 'senior specialist" because my other "specialist" suddenly had back surgery. He wanted another $1, 400 to do something with my rentals! This time I told him he rents the units, I see some money and I would think about it. Suprise, he wouldn't work with me unless I paid more $$$.
Isn't this illegal?!
I have been taken advantage by TSBO as well. My story is the same as the ones above. Paid 1900.00 to one agent for internet marketing of my time share. He strung me along for one year. Then when I wanted action. I was given to another agent and told to pay another 1200.00 for this agent and his marketing scheme. This also did not work. I was not smart enough to catch on when they phoned me to tell me that my property was sold and for 700.00 more dollars it would be closed within 30 days. Now I am out of pocket 3800.00 and still have my time share. They will not answer my calls.
PLEASE DO NOT USE THIS COMPANY. THEY WILL TAKE YOUR MONEY AND RUN AWAY WITH IT LAUGHING ALL THE WAY TO THE BANK.
As part of TSBO ploy to get you to send in more money, they will up the profit that you could receive if you go with there new program such as the Fast Trac or GTD program that will sell or rent your timeshare in 30 days, It is a Fruad, TSBO is not a Real Estate Co, they are just a AD Co and not a very good one at that, BEWARE OF THERE CUSTOMER SERVICE DEPT, THEY ARE TRAINED TO TRY AND NOT GIVE YOU YOUR MONEY BACK FOR THE FRAUD BY THERE AGENTS, I KNOW AS AN EX-EMPLOYEE FROM CUSTOMER SERVICE DEPT. Why the Attorney General Office has not shut them down is a question that must be answered, If you have a complaint, file it with the Attorney General Office in Orlando, FL 32801 or call [protected]. Protect yourself and your money.
promise of offer in hand
FACT: 10/16/08 paid $598.00 of $1, 190 to list a Wyndham timeshare for rent. Fact: No offers. One call from timeshares by owner to reduce price. I reduced price. No offers, no calls. FACT: 3/23/10 - Timeshares by Owner calls and states that "they have an offer" including an agreed upon price. They then say it takes up to 4 weeks for verification of title...

we got scamed also by this co. we paid over $500.00 and to this day have never heard from them, even though we had a family that called them to rent our unit. it was listed for awhile, but now there is nothing to be found. i also sent them an email today asking about the listing again.
faudulent company
I was told the company would put my property on their website and there are sales peoople on their showroom floors located throughout the United States. My property would be handled by a special marketing person and they would have my property advertised for rent and for sale. I would pay a one time fee and they would market my property for as long as I own it as long as I contact them before the anniversary date of the contract each year. I have had the contract for 6 months. I received a phone call and I was told if I would like my property sold it would cost another $2300 and if I choose not to pay this amount my property would be listed on the open market of the internet and would have little chance in selling. This company lies and is deceitful. I now know they have no sales people on a showroom floor and they have gone back on their contract when they asked me for more money.
DO NOT DO BUSINESS WITH THIS COMPANY. THEY HAVE NO LICENSE TO SELL TIMESHARES PERIOD.

misrepresentation
Timeshare by Owners sought me in selling my timeshare. I did not contact them. The salesperson for Timeshare by Owners stated that there was a 96% sales of timeshares within 90 days of listing the property. Repeated phonecalls to ask if we want to sell or rent. Each time i say no and as soon as i say take us off your calling list they hang up on me! the phone number that they call from is [protected]. i am fed up with these calls.
The complaint has been investigated and resolved to the customer’s satisfaction.
In October 2005 myself and partner paid $850 dollars x 3 to advertise our units at Vacation Village at Parkway with Resorts International Unlimited Inc to rent. It's been over 5 years not and we haven't had one response. I have chased it up and spoken to them and they said we have to send a e-mail each year they haven't been rented so they will stay on the database. I have just looked on the database and our entries are still there. On our original documentation they say that "We are confident we can promote the sale or rental of your unit within 180 days. If we don't, upon your request you will receive (2) roundtrip airline vouchers. The vaction package, sponsored by the Worldwide Travel Center includes airfare for (2) persons to one of the following destination. Then there is a list of 20 destinations.
Is there anything we can do or contact to get a refund as we have seen various "scam" comments about this company now.

Timeshares by owner contacted us by phone a few years back saying they could sell our timeshares. Like the suckers most of us are we agreed, but only after I tried to get them to sell my timeshare first, then let them take their fees fron the sale price of my timeshare. Needless to say that did not work. They got our money, telling us they had lots of...

I agree brother. I just made a posting to this fraudulent company and GEORGE DENIS license # "TP 9454" I made several complaints to several government agencies to include the Central Florida BBB. I too had no luck with responses from Kevin A. White. I would encourage those whom have been defrauded, like myself, to file a criminal complaint with the Orlando County Sheriff's Office under Florida Statue 817.034 under the Florida Communications Fraud Act, false misleading and deceptive advertising and sales. I will continue my diligent pursuit of this matter in the form of a Civil Law Suit against the salesman that made the false claims and the company for not refunding my money despite several requests to do so. If enough people can band together they may be a class action suit down the road?
