Main Street Renewal - Care of property and behavior of renters

I am, once again, attempting to supply information about an ongoing issue with the property at 10526 Tanoan Lane. My neighbors and I have dealt with these issues for the past 3 years. The last tenants of this property did the very same things.

The grass has been cut only 3 times since March and only because it was reported to the city. Today, the front and the back were cut by the tenant's child. However, the backyard which was over a foot high, is now laying on the ground covering the good grass and killing it because no one raked it up. No one has trimmed the front or back yards since Main Street Renewal purchased the property. The grass in the back yard is over 12"along my fence. There are multiple small trees and vines all along the fence line that are growing quickly. Do the tenants not understand that yard maintenance is part of renting the home? We have a large problem with snakes here due to a nearby creek. Last year, the neighbor to the west - who you have already heard from - got bitten by one of the snakes and had issues with them all summer. We've seen snakes in our yard this summer as well. She and I have lived here for nearly 30 years and it's the same thing every summer. The property owned by your company doesn't help the situation due to the very high grass and all around the back porch. The snakes will hide under that deck to keep cool.

Another issue is that they never pick up the trash that blows in the yard. The property is a constant eyesore and embarrassing to the rest of us who live here too.

This tenant has a real issue with her children. I have brought this to your attention in previous letters and phone calls. They never talk - they scream! The youngest child has sworn many times at my husband for no reason. We don't have any contact with them at all. They have no manners whatsoever.

After the last tenants - who we ended up taking a protective order out on and putting up a $3000 fence - I asked that Main Street Renewal consider that this street is mostly people who have lived here for 25 years or more. We would ask that any renters be closer to our age with no pets. I would think that Main Street would be tired of having to totally redo the home because the renters have no respect for the property. They smoke marijuana and tear up the property.

Now, we come to the trees on the property. I have brought this to the company's attention multiple times. As the neighbor to the west has already informed you, the willow tree is the back yard has quite a bit of dead in it. Many branches have fallen in the last 3 years. The most recent severe storm left several very large branches from the top portion of the tree in the yard and destroyed one smaller tree in the center of the back yard. If much more of this tree dies and branches fall, it will, very likely, destroy this neighbors new privacy fence and new gazebo. The neighbor to the north will suffer damage to his house as well.

This past spring we noticed that water was coming up to the surface of the water pit. There is a very large maple tree that has grown over and around the water pit. We contacted the water utility. They came out and stopped the leak. They left a notice with the tenant for the property owner to remove the tree. If the water pipes are breached from this tree, it will affect the entire neighborhood. The remaining tree is also in the front yard on the east side of the house. This is a pine tree that is dying due to a very large ivy vine that is sucking the tree of its sap. The roots of this tree are under the foundation of the house as well. This pine drops sap on anything that sits in my driveway including our vehicles. The needles pile up in my side yard killing the grass and the flowers. The pine cones fall all over my property. This is particularly bad in the fall and winter. It's very exhausting trying to keep them cleaned up. I feel like I shouldn't have to take the responsibility of this tree. Last year, I spent $600 to cut back the branches that had grown over my property. The company that did this for me told me that the tree is leaning towards the northeast. When, not if, it falls, it will fall directly onto my garage.

Like the owner to the west, I have also contacted my homeowners insurance company. I have made them aware of the tree, the grass, and the trash. They tell me that if we, or our property, are injured or damaged due to the failure of Main Street Renewal to keep this property in order (that includes snakes) that we will sue for damages and more.

Considering what you charge for rent, it wouldn't cut into your profits too very much to remove the trees rather than to settle lawsuits. The City of Indianapolis Mayor's Office has been made aware of these issues. I will continue to contact them, the BBB, and any other agency I can report your negligence to until these issues are taken care of. Tanoan Lane is not the"hood"or the"ghetto" and those of us who are affected by these unruly neighbors will not allow it to become as such. These are our homes. It's where we raised our children and we continue to take pride in our properties. We will not be pushed out by these types of tenants. This rental continues to destroy the property values that we have worked so hard to maintain.

One other thing, if these children continue to be very disrespectful to any of the neighbors, I will contact the local authorities. The IMPD East District has already been informed of the situations. This includes trespassing on any neighbors properties which they are determined to continue doing.

I look forward to seeing these needed improvements come to fruition in the very near future.
