During my 3 yr stay at the complex I never had any problems besides them never wanting to fix anything. Upon moving out the complex(which I did give a 30 day notice) the woman that collected rent(dana) called me out my name several times-ex: ho, ###, slut, etc.. she then was trying to get her husband to fight my fiance. She was very unprofessional. I would NOT recommend these homes to anyone. I will say that the condos are indivually owned and I've lived in 2 other condos when I was a child and my family never had this problem but then again she was not the owner of the two we stayed in. Also had a friend of the family stay in the same EXACT condo I stayed in but this was before this companytook over-

Man, I miss the days of Cathy and her husband managing this place. At least they paid for pest control and would come around once a year to check for water leaks and they would even change the insides of the toilets if it was running. Since then we have unknown management. No one knows who it is or a phone number if we need to contact them. The owners do not communicate with us renters and we are not allowed to attend HOA meetings or even have access to the minutes. Renters have no idea what's going on and there is no one to direct our complaints/concerns to. Shady.
Put no trespassing signs around on property and Call police to remove loiterers.
IIf you have residents partying outside and irs a nuisance, call the police. Someone dealing drugs Call the police. Someone drunk and disorderly? Call the police. Someone playing music too loud call the police. Ask to remain anonymous because you don’t want your neighbors to fight with you; you just want them to be good neighbors.
Board needs to start making rules and fining for breaking those rules. Problem tenants? Require that all renters have a background check as well as a credit check and give the board the right to refuse those with questionable backgrounds.
Manager needs to enforce all this stuff. It’s their job. We’ve had a bldg mgr chase out two renters dealing drugs. If your manager is not taking actions to protect the property you need a new mgr.
Which of course makes you a liar. First you responded to Red Zebra as you were not Cathy, using the word, "she" oversee's etc.. Then in your response to Carlos, you talk about your tenant, your husband the handyman and then you pretty much admit who you are. But here you are calling other owners and renters liars. Right here on the Caldwell complaint board! You can't even keep your own story straight, Cathy! Lie after lie.. You slandered people left and right on the Caldwell Court Website. I ran copies of it all starting back in 2009. I can't believe no one has managed to sue the pants off ya yet. This is the worst "management" this place has ever endured! Caldwell Court is a drug, trash filled party parking lot. The old owner Dana had a murderer moved in next door to me. I have a recording of an annual meeting (that Cathy provided for me) where the two of them accused me of having 5 "families" evicted from their ONE BEDROOM unit. Why are whole families living in a one bedroom unit? I still have that tape..and tons of video of the nightmare I had to endure the 7 yrs I lived there. I have absolute PROOF of all of it. I have nothing to be afraid of. In fact I wish someone WOULD bring me to court so all the damn truth can just be told. And now, the place is crumbling with cock roaches, piled up garbage (also I have been told Metro Codes is suing Caldwell for all the garbage piled up out there. I have recent photo's of the pile up!. I also see that Cathy, who was the managing agent, and some fellow named Curtis (an attorney?) claimed he also was a managing agent and both of them claimed from my probate lawyer for hoa fee's past due from my recently deceased friend (unit e-102) I have spoken to many owners who also are not aware Mr. Curtis was a managing agent...hmmm. So I let Mark Moore know what they may have pulled. How dare you call ANYONE a liar!

My sister passed away 32 years ago, and neither I nor anyone else ever made a death threat against her.
I don't "siphon" anything to my husband. He does a job and he gets paid for it. He works for a lot of people and they have no problem with his work.
You have never submitted a proper request for any records. If you were to submit a proper request, the Association would comply with what is required by law.
My tenant is not a drug dealer. He is an elderly man who rarely has any visitors and has held the same job for at over 20 years.

The reason you don't do that to the person's comment above your's is because the comment is completely true. Completely true. I dare you to "sue anyone for "All They've Got." Caldwell Court is horrific. All these complaints are true.

Each member of the Caldwell HOA Board is more worthless than the next. The current President, Carol Johnson, is an incompetent loudmouth who threatened Association members with a call to police for "harassment" when all they did was ask questions during a meeting. Bob Potter, one of the acting Directors, owns Renew TN and charges $40 just to apply for renting one of the disgusting hovels he slumlords over. Kelli Zane is the Treasurer, who refuses to answer questions about the financial state of the complex, and in a hostle manner, despite the ailing financial conditions that merit such questions.
Also, regarding AnnD110... you're not fooling anyone, Cathy ANNE Watry, Managing Agent of Caldwell. We know about your criminal history (which includes EMBEZZLEMENT), the death threats you made against your sister, the inconsistencies on the Caldwell financial report, much of which stems from how much is siphoned to your husband for shoddy contract work, and which you did NOT provide to other homeowners in a timely manner as required by Tennessee state law as required by mutual benefit corporations, of which the HOA is classified. And the tenant of the one unit you own deals drugs, not as if you cared to know.
California trash like you is the reason Caldwell, and America, are a joke.
Homeowners allowed the manager to assume too much power. There are no checks and balances. Homeowners let this go too far. They allowed this management to create rule after rule, with an entire system of fines attached to these rules. If the fines aren't paid, management moves toward putting liens on homes, adding high attorney fees. The next step is for management to push homes into foreclosure. Homeowners should stop this scheme. HOW? Homeowners should get together and fight the crooks.
My experience has been totally different; however, I follow the rules and ensure that my tenant does also. Communities have to have rules to function properly. I think that all of the rules are simple, logical and easy to follow. By the way, the rules were created by and approved by the Board of Directors. The Manager has nothing to do with that. She's just the one who enforces them. Every year there is a homeowners meeting where owners can voice their complaints, suggestions, etc.
I have been told by several (many) tenants and owners about an owner at the complex that they believe has severe mental issues that are not being addressed. Several have suggested that the state needs to be called in to help and/or commit her. I know that she has wreaked havoc at the complex . She seems to enjoy spreading lies and causing disruptions. Maybe that is the problem you're referring to - because it is not the manager or the board of directors.
Who are the "crooks"? And what are they doing that is "crooked"? Are you saying they are doing something illegal?
Why would Caldwell Court management intimidate, harass and retaliate against law-abiding tenants and homeowners, but let drug activities and other crimes flourish?
My experience with Caldwell Court management has been great. The Manager and the Board have always been helpful, fast, and efficient with any issues I have had with the unit I own at the complex. I don't know how others think that management and/or Board of Directors can control the drug activities. Residents are told to call the police with suspected drug activities, but they never do. I think some people just enjoy complaining.
This managing agent, I forget her name, is a racist. It's been confirmed and she's been tested on the phone.
If you give her a name that's not american, , you can hear her tone. She's told us before she's the ONLY manager. She's THE ONLY person there.
And it's true. she will let your condo flood out of spite. She will hang up the phone on you as you BEG HER to just tell you where the water shut off valve is.
It's true. I've seen the pics posted on facebook. DO NOT BUY OR RENT A PLACE HERE. IT'S UNBELIEVABLE. THEY NEED NEW MANAGEMENT FAST
I have put up with the racist FAT WALKING TALKING WAL MART ### for the past few years.
They put up with the parties, the noise, and the bs. But they punish the owners with money which is why all the owners sell.
I've heard horror stories from others about how this same woman let someone's condo flood out of spite. Theyt ried telling her for two days they need to turn the water off to the condo. She kept caling the owner an idiot and literally hanging up on him.
Finally the plumber had to go up there explain the situation, wait for the previous owner, and argue with the manager for hours before she admitted that there was an outside valve that had to be shut.
THe hardwood was ruined and they didn't take responsibility. This place will also put up with the parties BUT WILL INSPECT YOUR HOME AND FINE YOU IF YOU'RE BEING DIRTY>
But again, the parties and the gang bangers hanging around all day are OK.
This place has great potential. But it is run by walking talking diarrhea people
