I am a disabled person of working age. I received a large sum of back pay when I took my Social Security judge awarded me over $60, 000. Wells Fargo Investment Services demand I have a Wells Fargo Credit Card. I said "no thank you." One year later a card arrived in the mail with a limit of $8, 000. The interest rate was over 17%. I contacted Wells Fargo'...

Wells Fargo refinance nightmare

I refinanced with Wells Fargo last September under the Make your home affordable program. My mortgage was reduce by almost $280.oo a month. I was ecstatic. Unfortunately that was very short lived. Just last month I received a letter from them stating that due to my taxes going up they did an analysis on my loan and my payments were going to go up by $200.00. I was convinced this was an error because there was NO WAY my taxes went up that much ($2400 a year). After many conversations and speaking to about a dozen people and getting about as many different stories as to what happened, turns out that when they wrote up my refinance they only estimated my taxes to be $1500.00 a YEAR rather than $3200.00 a year and now I have to pay the difference . I was LIVID to think that such a mistake could happen and that nobody could give me a striaght answer. My savings is now only about $50 a month and I added an additional $7, 000 to my loan for closing costs which will take mover about 6 years to make up the difference. The only thing they will say to me is sorry and nothings else. I can't wait until the housing market gets better so I can refinance with another insitution because I am done with Wells Fargo

I bought a new car in 2011 through Wells Fargo. In 2012 my husband passed away and I was left with everythine to pay. I have never been late on my payments of $49832 which is a little steep...I recently tried to refinance the car and was turned down as my finances have drastically changed. Each time I called wells farge, I am told to fill out a auto loan form, each time I did, they denied me. My credit is not all that great but then it wasn't great when I bought the car...I am seriously thinking of letting them have the car back! They are rude and want all the money they can get and doesn't care at all about their clients. I am trying to pay my payments and a little help of lowering my car payment would be a blessing to me.

On April 21st and May 9th I posted comments on this site regarding problems with Wells Fargo. Since then I have written a number of letters to Wells Fargo and the Comptroller of the Currency and spoke with several, higher-level people with Wells Fargo. I have the names and addresses of the bank vice presidents if anyone wants to write letters. Wells Fargo's bank president is John G. Stumpf. His work address is: Wells Fargo Corporate Offices, 420 Montgomery St., San Francisco, CA 94104. His home address is 1090 Chestnut Ave., Apt.12, San Francisco, CA [protected].

For Wells Fargo it all comes down to taking your money and not honoring the interest rate that they promised. They refuse to refinance my mortgage that is already with them and they will not give me a refund of the $609 they took from me. Michael Salmon and Michael Dullea received their commisions as well as the title company and appraiser. Believe me, these people are liars and cheats and will wear you down. Wells Fargo does not have to answer to anyone. The Comptroller is a total joke and will just refer you back to the bank to resolve the issues. I am continuing to fight and may have a large number warning posters printed up and put on cars in their parking lot. For me, it's now a matter of principal, not money.

Wells Fargo devoid of all services

This is the worst bank in the world

I had bank fraud committed on me in Las Vegas office by a complete idiot Craig and all ###s in Colorado branch
Mainly Clint Crews the biggest ### and discouteous manager ever in all my 57 years
He came right from the Rodeo to star at this bank (does not know 2+ 2 )
These mangers are all from McDonalds and do not know who is buried in Grant's tomb

LOOK OUT WACHOVIA these Idiots have fired all their senior executives and have all young idiots that no nothing about what thet do
They never all you back, on vacations and inspid people that you Trust HA

ALL ACOUNT HOLDERS THIS BAG OF TRASH AND ###S ARE COMING TO YOU PLEASE SWITCH BANKS BEFORE TOO LATE

Wells Fargo short sale fiasco!

Good luck to anyone trying to work with Wells Fargo on a short sale...I have considered it my part-time job for 5 months. When my deadbeat tenant finally moved out, I began looking at a short sale for what had become a distressed property. I had a buyer, but every time I contacted Wells Fargo they wanted something else before they could review the offer. When I said, 'Is there any checklist or form that shows what is needed?' they said, 'No, but I will list the things for you.' EVERY SINGLE list was different...it was maddening. After listing the house with a realtor, at their insistence, and spending literally hundreds of hours on the phone with the WF staff and realtors, they said the offer received wasn't high enough...it needed to be $10, 000 higher. I thought that was the unfortunate end, but wait...it gets worse! The buyers raised their already very respectable offer by $10, 000 and resubmitted it late last fall. Today is Feb. 3, and my realtor just called and said Wells Fargo now says that offer is not enough, though it is practically the payoff amount for the loan! I asked what my realtor thought would happen next, and she said, 'It doesn't make sense, but they are going to end up paying someone to bulldoze the house, and sell the lot for a quarter of what they could've made for the house on the lot.' Well, that will happen over my cold and dead body. I have worked too hard on this to let it go...I will be on the phone 8 hours tomorrow, and will not rest until I have found a way to revive this deal.

Check out the Cheronda Guyton scandal in Malibu! She was a vice president in charge of foreclosures. After foreclosing on homes, she would move into them herself and start partying down! Google-it, people, and see for yourself, how crooked Wells Fargo is. I am certain that she is not the only one. When realtors tried to make an offer on the foreclosed home, her branch office would tell the realtors that the house was "off-market." during the entire time it was "off-market, " the neighbors busted Cheronda at the party house.

Exactly the same thing is happening to me right now. It has been two months since I first met with a representative mortgage broker of Wells Fargo. The first time I gave him all my paperwork, last three months bank statement, 2 years income tax, child support information etc. Instead of moving quickly to get this loan done, they waited and a lot of things had happened and two months later I still not able to close. My realtor ask for an extension of the closing date for April 5, 2010. As up today, I still don't know if I am going to close or I will loose the chance to buy my home. Incredible! Very frustrting. And if you take in consideration that you have to be calling them all the time, they never call you when they say they are going to do it. Every time the FHA underwritter ask for something else they procrastinate in working diligent and fast. I am divorce and trying to get going and buy my new home for me and my kids...but this has been very unprofessional from Wells Fargo. Bradenton, FL

Wells Fargo harassment

This company has called me every day for the past two months. I tell them I've lost my job and they become sarcastic and belligerent. They call me again the next day just to ask the same questions. They are doing nothing but harassing me. I have told them over and over that I'll pay the bill when I find a job. One day they called me at 4:00 pm and at 8:00 am the following day. There's virtually no way that I could have found a job with one hour remaining in the business day. I want these people to stop harassing.

really ppl i understand ppl lose their jobs and have trouble some times but if at the beginning you dont spend on what you cant afford none of this would be an issue at all. if i had loan someone money i sure as heck would want it the day it was due and i know so would every one else.

Ignore the calls and don't let it get to you. I got 24 calls on Valentines Day! I answer every couple of weeks to let them know I haven't forgotten about them. It is illegal for them to harrass you - call the government. Hang in there - try to make a hardship payment plan or a settlement. Listen to Dave Ramsey - he has great advice.

Sick with bad flu...Wells Fargo computer called me every 2 hours ..home..work..cell...home..work..cell...must have been a couple days late($39 late fee)...paid them on friday, , , , saturday still called every two hours ..home..work..cell...finally I cracked and waited for real person to answer phone...she says..when you going to pay? I say I did friday...STOP HARASSING ME every two hours ...on saturday...home...work...cell...STOP HARRASSING ME!...She says why were you late?...I said.."STOP YOUR HARRASSMENT!" I am reporting you...who do i report this to? It is terrible!

Looking at it from the other side of the situation, institutions who are trying to collect money that is due them, need to be reimbursed for their services. Though sympathetic with persons who having financial difficulty, those who overspend and do have financial irrresponsibility cannot blame someone who is only trying to collect.
A better option than yelling, screaming, and getting angry at the source, would be to try to work something out.
The solution to spending money one doesn't have (including our whole country, by the way)is to practice financial restraint.

Anytime you go past due you get sent over to collections. So once in collections you get put into a dialer. So, regardless if you tell them you can't pay them they will keep calling you. As your account just pops in front of the collector from the dialer, they actually don't see the notes until the dialer is ringing you. Now they can't call you more than once if they verify that it is you, the debtor. So, if you don't want them to call multiple times answer let them verify that its you and you won't get any more calls for the day. They legally can not call you again once they have done this. They do have payment plans (hardship, bif, settlement, etc.). So, maybe wouldn't hurt to try and talk to them about one. can't guarantee a program will be right for you. wells fargo is ### where their is certain things that you would have to qualify for (like we can't give programs to people that are only 1 month past due, which i think is ###ed-meaning someone has to go 60 days past due before they will be willing to drop the interest or payments). I worked as a collector for a couple years. And fortunately worked in inbound so people called me to work out plans. And I promise you we are not all vultures we are just doing a job. But i agree a lot of the collectors go out for blood and refuse to listen. All else fails change your number and never call in with your number. Even if you just check your account from the automated system it will go into the system and they will use it. Good luck!

I had a similar problem with them this morning. I explained my financial situation, told them I was unable to pay at this time and that I didn't know when I would be able to pay. The guy asked me another question, I answered, then he asked me again when I would be able to pay. This went on several more times, then I told him he wasn't listening, that I didn't know when I could pay. He then proceeded to berate me, asking me things like "Do you think you don't have to pay us?", "Why do you think you don't have to pay this?", and he also told me that they could garnish my wages. I told him if they did, I'd get a lawyer and they'd get a fight. His reply was that there was nothing I could do to stop it (which I now know is an outright lie) and that unless I paid up, they would get a hold of my employer and get my wages garnished (which I now know is illegal to do without getting it before a judge first). I told him I had had enough of this and wanted all further communication done via mail. He said they wouldn't stop calling until I had paid. I told him I was done dealing with them over the phone because of him and asked again that no further phone calls be made. He said they had to get it in writing and offered me a fax number. I asked for the address, and he asked WHY! I said that I wanted to send it via certified mail so that I had proof they got it.

He then dared to say "What's your problem?" (I'm not exaggerating, he actually said that.) I was furious at this point and started screaming at him that I had had enough of his crap and to give me the damn address. He put me on the line with his supervisor, who still didn't give me the address. All she tried to do was discuss payment options with me, which I was unwilling to do at this point.

I'm 58 days past due as of today, so this kind of treatment is ridiculous. I'm going to try to get a transcript of the phone conversation and file a complaint with someone outside of WF.

Wells Fargo won't help with assistance

We purchased a condo in florida and are asking wells fargo to lower our intrest rate so we can afford the payment,. We are retired and had our money in gm stock. Gm and the government dissolved the stock program. So now this is a big struggle.
To get a lower payment would help us greatly. Wells fargo should never have approved the high loan to begin with. We can't afford to sell as it's worth less then half the price, but wells fargo is still getting the high dollar. This is not right. I contacted the online assist, as I was told to do when I called, and 1 month later I get a call saying I can call or go online for assitance. All I did was go in a big circle. My husband is looking for a job everyday, but no luck

What is your loan modiification for? We worked for 8 mo. and tried to send WF the money we were late and they refused. Who is being hard to get along with? Wf is a stealer of homes from the poor and elderly. I hope these people find themselves in the same shape as the people from whom they have taken homes from. Maybe they may have to suffer to understand what these poor people have gone thru. We never talked to the same person when we made calls. They are so ignorant to the fact that what goes around comes around. They may not lose their homes but it may be a family member that is struck with tragedy or suffering from a disease that may bankrupt them. I do believe the bible says you are paid ten times in return for what you dole out. You may hurt me now but in the end you will see what happens to you.

Do not accept any assistance from WF. I could write a book on the 8 months we tried to save our home thru them with no avail. We are both 63 and have endless medical bills. What do you? try to pay medical bills so that the dr. can see you or miss a mortgage payment or quit eating?

After reading numerous and disturbing online complaints regarding wells fargo dba america's servicing company, I decided to post a thank you instead. First, I would like to give the greatest thanks to god, who makes all things possible. Second, I would like to thank the investors who approved my loan modification. Third, I would like to thank mr. John stumpf, president and ceo of wells fargo, who intervened on my behalf, and his executive management team. I would also like to give a big thank you to ms. Tomlinson for her hard work in getting my account corrected and updated in a timely manner. Last, but not least, I would like to thank all of the employees at asc who answered the numerous phone calls, e-mails, faxes, etc. , throughout the loan modification process. When I mentioned the online complaints to ms. Tomlinson, she said that wells fargo does review them. Having said all of that, my loan modification was not without problems. I was told by asc that, since I was not behind in my mortgage payments, I did not have to go through a trial-period loan modification. I was also told that when asc received my first payment, my loan modification account would be updated with the correct payment information, new interest rate, new term, etc. However, that did not happen. Instead, my mortgage payments and escrow check were put into a suspense account where they were posted here and there—my account did not even make any sense. After many phone calls, e-mails, and faxes, it became apparent that nobody was going to update my account. Asc was even showing my account as being 2 payments behind, which really upset me. I did not file a complaint with the ag or occ. However, I did write a letter to mr. John stumpf, president and ceo of wells fargo. Mr. Stumpf immediately intervened and had his executive management team to appoint ms. Hannah tomlinson to correct and update my account. Ms. Tomlinson did this in a timely manner. My account is now updated with all of the correct information. If any of you had a similar experience with wells fargo dba america's servicing company, please post your thank you comments. Everything is a learning experience, and all is well that ends well!

We lost out home to ASC in 2007. We could never get anyone on the phone. Our payments were never posted and they were always charging late fees. Payments went up and up and up. I tried on 4 seperate occastion to also contact Wells Fargo with no luck. We were caught up the the subprime lending practice.

I would like to personally thank ASC, Loss Mitigation Department and it's Representatives. Eventhough I encountered economic hardship in [protected], with due diligence of keeping my employment, not missed a day of work, attended and completed my nursing program, we survived and did not lose our house. As of 1/2010, our house was considered for the Loan Modification program through HAMP. I am grateful to HAMP and ASC-Wells Fargo.

We need to take responsibility for our own actions and thoughts and we cannot put a blame on the company and judge people who has different circumstances that we do not know anything about. People have different problems & situations that are inevitable: illness, unemployment, lay-offs due to recession, etc. Let's make the best of the situation we are in, put aside immaturity and lack of hope and place a strong conviction within yourself that you will do the best you can to save your house. I wish the best to the rest of homeowners who are still facing this crisis. I pray for you & your family and I hope you find solution to your problem.

I have to say that all throughout our modification process, I did not have to resort to the executive team for help, if I had known that they could help I would have if need be. It was not necessary. Yes, it took a lot of hard work and sacrifice but some things are worth it. I have not had time to do a proper Thank You in a public forum until I read your story, so I am doing it now. Everything went fairly smoothly and took time to iron everything out, but its done as of June with an affordable monthly payment with the escrow for our taxes which is a big help to us, so we don't have to worry about coming up with extra funds every 6 months. It is all taken care of for us. I want to thank most of the representatives who have been helpful especially the Loss Mitigation department for their understanding and support as we went through a major hardship of unemployment, they were willing to listen and try their best to help. Now we are very pleased with our payment terms and interest rate and its fixed interest, not an ARM. Thank you ASC for your understanding throughout our hard times and patiently answering my questions until I felt satisfied with the answers and clearly understood what was needed to be done. I also want to thank our investor who approved our request for modification although I have no idea who you are to thank you properly. Thank you.

Wells Fargo closing all my banking accounts withgout telling any reason

I did received 6 letter on dated 1/25/10 from wells fargo bank regarding closing all my business and pesonal accounts without telling any reason. Today I did go to my branch talked to mr alex gonzalez, he could not tell me why my accounts was closing. The letter I received from is mr david christensen assistant vice president ph [protected] ext 5121. I did call mr david and left the message, but he did not return my call all day. So wells fargo is harasing me without any reason and spoiling my business, if they did not reopened my accounts I will take this matter to court and will sue the bank for harasment and some other wrong doing.

I recently deposited a check for almost $16, 000.00 into my Wells Fargo savings account, proceeds from the sale of a car. A few days later I learned the check was a fraud so I notified Wells Fargo, the FBI and my local police dept. None of them seemed concerned. The police stated that since I still had the car I hadn't been victimized. Wells Fargo stated they had to wait for the check to be returned to them... so for a week the funds remained in my account.

I never touched the funds knowing the check would be returned and the money withdrawn by Wells Fargo. A day after the check was returned and the funds withdrawn, Wells Fargo froze my accounts for 2 weeks and stated the accounts would be closed. I had no access to my money...either to deposit or withdraw. I was never given a reason why but one rep. stated it was "because they can". At present I have no bank accounts available to me!

Wells Fargo home affordable loan scam

I filled out all of the necessary pwk to apply for the HAL (Home Affordable Loan) in March of 2009. I hadnt heard from them so I got worried because I was struggling to keep up with the adjusted loan payment. I called them to ask for an extension on the May payment. I inquired on what was taking so long for the loan to be reviewed. The rep I spoke with said she didnt know but it showed I qualified. She suspended my May & June payment and said she would send me out the modification documents for me to sign and return. It was said to be three month trial period. She told me that if I made my pymts western union ontime during the trial period my rate would become fixed at a rate of 6% & modified pymt would remain the same. Each month I make a pymt on time the Govt would place $83.33 in an escrow acct after 5 yrs of on time pymts it would be applied to my principal balance. In addition, the mortgage would convert into a fixed mortgage. The trial period ended all I heard from them was that they are really behind, but will try to have everything done by year end. OMG when the docs came on 01/04/10 I immediately knew the terms in the agmt i was looking at were different than what was told to me in May of 09. I called them to ask why were the terms all of sudden different they told i did not qualify. I became very angry and was totally confused. I only had one day to review the document before the modification was taken off the table so basically the next day of receiving the documents I was forced into a modification that was not the same terms of the Home Affordable Loan Prgm. The terms of "emc modification" were ridiculous because they actually called it a modification, but my pymt went $300.00. They admitted to not sending me notification of my qualification status.. Is something wrong with that? I asked for a call back from the modification dept never received a return call. When I call them they have a defensive attitude and seem like they're reading from a screen...All they say is thats what the shareholders agreed on...What? So, does that mean even though I qualify for the prgm the shareholders said screw me?

To whom it may concern,
I am writing to you today, to bring t light what I feel is possible fraudulent practices by my mortgage company; EMC Mortgage Corporation and the government Making Home Affordable loan modification program.
Approximately one year ago this month (July 2009), I started the process of a loan modification that the government had made available. Along with faxing the proper documents over to my Mortgage Company; I physically discussed the paperwork over the phone on two or three occasions to make sure that all paperwork was in to complete the modification package. I was then told the following information:
1. The new amount of my monthly mortgage payment would now be $XXXX.00. Dropping my monthly payment by almost $500 per month.
2. This is a trial period that last 60-90 days until completed and that it would also be my new rate after the trial period is over.
3. On the first of every month I have to go to a Western Union and pay additional money to send the total amount do. Then I must come home and call in a transfer control number proving I sent it in. Was also told not to be late during the trial period or the program would be canceled.
4. At the beginning of November 2009, I called after I made my monthly mortgage and was told that it is almost complete, not to worry about anything just keep making the monthly payment. “This is a government program”, Mr. Schmidt, “your package is good and complete, they just take awhile; no need to worry”. This is what I was told!
Then around the end of December beginning or January, EMC Mortgage called me and said that they needed new documents to update the file. I gathered the files on the same day and went directly to Staples and faxed the document s over to them. This cost almost $45 for the faxes. I went home and received verbal conformation that they received all documents.
From November 2009, including this month July 1, 2010; I continued to make my monthly payment on time as requested. I then continued to place phone call to EMC Mortgage Company about my modification and was every time I called, “everything is fine Mr. Schmidt, this is a government program and it just takes time.” “Just continue doing what you are doing.”
I continued my calls 2-3 times a month to make sure that this modification goes through and we don’t lose our house and have a place to raise our 3 children. Starting in February 2010 until June 2010, I was told “that everything is fine, all docs are in, and we are just waiting for an underwriter to be assigned.” 5 Months for an underwriter to be assigned? WHY? Makes no sense!
Sometime around the middle of May, EMC Mortgage Company called the house and talked to my wife while I was at work. They confused her enough on the phone that she called me upset stating, “We are not going to get the modification. “ I called the next day and the person I talked to on the phone told me, “that my wife misunderstood what was being said and that everything is fine” and; “what paystubs as proof of income was.” I was then told what they were going to use was the deposits going into my bank account and that will be fine as proof; and that the modification should be complete any time now. GREAT!
I made the payment in June 2010, and made my usual 2-3 phone calls over the month to see when it would be done. The same answer that was given every month over the past year was given again.
Now, July 1, 2010; I went to the bank, pulled out the money, sent it by Western Union, and called in the transfer control number. Then I placed a phone call, again, to see when I should be getting the completed package. The customer rep on the phone told me that the final approval for the modification was completed and the package was being sent via UPS/Fed Ex on the 2nd or 3rd. It was about time, something that was supposed to take 60-90 days took almost a year start to finish; but we stuck with it and FINALLY it was done! HAPPINESS and RELIEF that our home was secure.
Around 1 pm every day we get our mail delivered. In our mailbox this day, July 1, 2010, we received an envelope from EMC Mortgage Company. When I opened it was a notification letter. But, not a notification letter just discussed on the phone.
This letter stated the following:
EMC Mortgage Corporation is writing to notify you that the Trial Period Plan offer through the Making Home Affordable (“MHA”) modification program for the above-referenced account has expired for the following reason:
(X) We are unable to offer you a Home Affordable Modification because you did not provide us with the documents requested. A notice, which listed the specific documents we needed and the time frame required to provide them, was sent out previously.
If you were previously on a trial period plan making reduced payments, please be advised that the actual payment status under the original terms of your loan will begin to be reported to the credit bureaus, which may result in negative credit reporting if you do not cure any delinquency. In addition, if your loan was in foreclosure at the time of the trial period plan offer, the foreclosure process may resume without further notice.
Now you can imagine how irate I got, considering I just got off the phone 20 mins. Before this letter came in the mail and was told, “The modification was complete and paperwork was being sent out.” I called up and was being bounced around from person to person for over 1 hour. Finally, the person Tim I talked to explained to me that I didn’t qualify for the government program, but I did qualify and was approved for the in-house modification program. “The in-house modification program? I screamed?” “I never filled out paperwork or discussed an in-house modification program!” “What is this and what are the payment changes?” I qualified for a program that I did not file for and it is saving me almost $200 per month off my payment. I was then told that the paperwork is already being sent out. I have to sign it and send it back as soon as I get it. I asked what would happen if I don’t because this is not the program I filed for and as of today was told that my modification went through. I was told that the original terms of the mortgage apply, because of the difference of the payment between the original and government program that I would be a total of 5 months behind now, everything would be reported to the credit companies, and foreclosure proceedings would start immediately. ****Yes! I flipped out.***** I was then told the other option was that we could do a short sale of the property; and I screamed that “I am not interested in selling my house I have a family wants to live here, that is why I have been doing this program for the past year, following all procedures, and calling 2-3 times per month making sure everything was good.” And EVERY month including last month (June 2010) I was told by EMC Mortgage Company that everything is good, the package is complete, we are waiting for an underwriter to be assigned, and you have to understand Mr. Schmidt that this is a government program and things take awhile.” “But, don’t worry everything is good!” If I wasn’t worried and concerned about not having a stable home for my children to grow up in then I would not have been calling 2-3 times a month for almost the last year.
I feel that my mortgage company is practicing fraudulent, shady, misleading, and unethical mortgage practices towards the people who hold mortgages with them; and I want to do everything I can to expose them of the practices.
I followed all rules of the modification program and here is the breakdown of the letter above.
1. Any and all documents were submitted within a 24 period of the mortgage companies request and as per programs guidelines.
2. Payments were made on the 1st of every month by Western Union and the transfer control number was called in, as per programs guidelines.
3. The government program was to be completed in 60-90 days. Which was to be completed by October 31, 2009, as per EMC Mortgage Corporation.
4. Starting November 2009 thru July 1, 2010, I was in constant contact with the mortgage company, calling 2-3 times per month making sure everything was good, so I can provide a safe and secure home for my family. Each time being told that everything was good, and it is a government program and it takes time. Just continue to make the payments and everything will be fine.
5. I was going to save almost $500 per month on the government program, but because of some unknown bogus reason, after 1 year, I mysteriously do not qualify for anymore because of said reason of not providing documents. Although, every call monthly, I was told by employees, for who represent EMC Mortgage Company that everything was good, including up to said month of June 2010.
6. I then qualified for an in-house modification program(that I was never informed about ever) that would save me almost $200 per month off my original payment; but would still give EMC mortgage $300 + per month more than if they completed the government program I was participating in for the last year. So now my mortgage payment increases more than $300 per month over what I have been paying the last year, which puts another financial strain on my family, and was why I was doing the program. To provide a safe and secure place from my family to live.
7. Was told that if I don’t sign and agree to the in-house modification program, that my house would go into instant foreclosure proceedings. So, at the time of this letter I have no choice but to sign it so I can provide a safe and secure home for my family.
I was watching a short story on CNN Headline News about 1 month ago, how millions of people have applied for this program but a very small percentage of them have been completed yet. And there was really no answer as to why.

I could not agree more. I am in the same boat. Along with all of that, they have been reporting those trial payments as 120 days late to the credit bureaus. SCAMMERS!

Wells Fargo loan modification

We submitted our loan modification back in may 2009, and to this date always rejected without a logical reason why?, and we really tried to work that out with them, we loss 50% of our income, and we have kids, and we have to move out of the house that we paid the mortgage for over 7 years, we just received a auction date set for 2/12/10 in two weeks, while we are in modification process, what a garbage bank is wells Fargo, all of these modification are an scam guided by government to cool off the heat of last year so they can buy time for the bank and them self, banks and the government are in it, as usual the little guys pay for it.
wow gig financial institution walk away with big money that were given to them to gamble in stock market, and consumers have to work like slaves to provide them work force, the system is same, we are all slaves, instead of getting food at night, we are getting little money and them out of that money we have to pay them back in different ways.shame .

You must consider a shortsale most people do not realise that the bank does not care about the homeowner and there are millions of boiler room scams offering loan mods popping up every day . Out of 4 million homeowners facing foreclosure only 135, 000 have been helped thru a modification, companies are no longer allowed to charge for modifications so anyone offering their services at a price is a scam . I suggest talking to a licensed real estate agent about your case.

Wells Fargo deposits go missing

We have three different family accounts with Wells Fargo. Every account has had mulitple espisodes of deposits that just go missing. In each situation WF has been completely unaware and "mystified" - I go into the branch, show them the receipt and they tell me they will research it. Always it is the same answer. The teller did everything correctly, but something went wrong when the deposit left the bank and it was "lost". All of the funds so far have been recovered, but having this happen so often is very strange and the fact I have always had to discover the problem myself while they are clueless is very disturbing. If you bank at WF, NEVER loose a receipt and watch your account daily to make sure your deposit is actually credited to your account.

This just happened to me for the first time yesterday. They gave me the same mystified response. Unfortunately, I didn't save the receipt because I never even thought this could happen, as it's never happened to me once in my life before. We've only been with Wells Fargo for about six months, and were with WaMu (now Chase) for years before that before they wanted to start charging us fees to use their bank. Not that this has happened and I hear it happens to other Wells Fargo customers quite often, I'm second-guessing my decision to ever switch to Wells Fargo in the first place.

Wells Fargo mortgage workout from hell

Beginning in March I was trying to workout a payment plan and modification with Wells Fargo. They agreed to this during a 3 way conversation with Auriton Solutions. I faxed the three pieces of information requested on numerous occassions and sent and faxed an Avidavit. Each time I called it was a different person, often times transferred, different numbers, different addresses.I was told that some items were missing or too old and to resend. On June 3oth I spoke with an agent. I requested his name, employee number and nuber to send the required documentation to as I was tired of papers being lost. I sent as requested, and phoned back as he requested. I was never able to find him again. I left messages and never received a call back. In mid July I called and was told the house had been sold on July 1st. I have been trying ever since to get financing or help to remain in my property. There is no help to be had. On January 4th my house became the property of Wells Fargo. The amount of money to redeem would have been as much or more than the property would sell for. They refused payment on February 4th, which would have been a week late. I received a check mid March for 2700.00 which they stopped payment the next week and reissued a check for $ 850. (est) Through the next months they were unwilling to negotiate in any way with anyone I had contact them. Today I called to speak to an employee whose name was on a letter I received today. I was transferred to a manager who refused to direct me to the person. I was told the property was Foreclosed, that they had no reason to speak to me. I was Tresspassing, to move on, pack up and move out.( not direct quote)
This property never should have been Foreclosed upon. It has appeared that this company has wanted to take this property from the beginning. Are they getting money in form of Government payback or tax deduction? It smells as though there is a gain here for them, otherwise why would they not take payments or try to negotiate rather than take the property?

very well put nancy... I love your title for them... I just encountered an issue I should have the same title but change one word... AUTO workout from hell. I've not posted my issue yet but need to... I've been fighting these people for many years now and finally got the chance to pay them off. I made a call friday with the numbers from the western union transactions. the rep said, you should see one tonight at midnight post and the other one monday by midnight... you should then within 10 calendar days receive your title. I called sunday to check the status. they tell me that in fact they see one already posted and the other pending. Tuesday I called they said, we only show one and the other should be there wednesday. I called today given a couple days and now nearly a week and they said, we see one payment and we don't see any other payment you have made at all to this account. I gave the lady the information which she said, well I don't see the anything in the notes about 6 min into the conversation when I said, I gave this to the rep on friday morning at 9:30am... she said, well I see that but it looks like nothing has been sent to the processing dept for pay off so they could post it... song and dance here sound familar? She then goes on to say, I do see the one and we already applied it and you will owe another car pymt May 2010.. I think not what did you do with the other pymt of 5k. you just took the information to look it up. Oh yes... we don't show that but we can get that over to the processing dept to have them pull it and apply it to your account and make the date 2/12 so that all the interest and fees that is being applied now will not be owed. plus it will take 3 days for them to respond to this request. then after it finally post it will take two to three weeks for your title. Oh the words I have rolling in my mind to say on that one!

My experience Wells Fargo has been exactly the same. Deliberately incompetent handling of papers, phone calls, and faxes; terrible customer service; and what seems like a desire to take the property away from the homeowner. From what I understand, if your loan is owned by Freddie Mac or Fannie Mae, the servicer (Wells Fargo) gets reimbursed for nearly the full amount that is defaulted on by the homeowner. I agree that the banks WANT to foreclose: they get the amount the homeowner paid already, they get reimbursed by the government for the amount the homeowner fails to pay, plus they get the amount that comes from selling it. They make bank when they kick borrowers out of their own homes.

Wells Fargo appears to set people up in this scnerio. Our payments were up to date, July 2009. I asked if I was eligible for a loan modification. They said they would send the info on the internet. I was told to print out the forms that could be printed. Fill them out and send in the paper work. I did this. Also the info that could not be printed or saved on the computer had directions. Quote: "If your bank is sending payments in each month for your payments, tell them to stop making payments. (Remember our payments were up to date.) This is now January 2010. Still no workable modification. Just say's in process of working on modification. I am six months laye now in payments. Credit bureau reports all these late payments. HOORAY for all the help these banker butchers have given us. I feel like just abandoning the house now and buy a tent. Larry T. (THUNDER!)

I was checking my bank statement and found that a 100.00 was taken out of my account I have no idea who these people are I didn't give anyone permission to take this amount out so I called my bank and put a stop to it then I got on the internet put in these initals Wfc Pbp and this web site came up so I'm complaining about it so people are awhere of this scam

Wells Fargo fraud

I had opened a bank account with wachovia, only to cash my checks from when I was working at six flags and to be able to use my debit card to easily pay for things. 3 months after having the card, I get a paper in the mail saying negative $3, 000. I call and they keep transferring me until I get to the head of the fraud department; Peggy Stansbury. She tells me someone tried to put a fraudulent check in my account and now I owe. I was 17 years old at the time. She CLAIMS she will check the videos to prove that I wasn't there so she can clear my name. OBVIOUSLY SHE NEVER DID BECAUSE IT IS ON MY CREDIT AND I CAN'T OPEN A FREAKING BANK ACCOUNT FOR SEVEN YEARS! I keep calling and calling and they keep transferring me to voice mail. I keep leaving messages and she never gets back with me and now I have bad credit at freaking 18 years old. Wachovia is the WORST bank when it comes to serving their customers and I will not recommend it to anyone!

I need the pictures plus biographical database from BOX 1000. Meagon Roy absolutely refuses to help me learn who owns the Box 1000 so I can retrieve the information/documents. Our Writing Club has receipts going back to 2000AD showing we paid rent on the Box. I suppose, actually, this is larcany. Wachovia has taken money. They do not provide the promised service.( DF _ Paid Archivist of Seven Scripts AL6010:11.23).

first of all, that's horrible to have happened to you. Second, contact the Banking Commission of your state! Do it right away!

The banking commission is the one who holds the cards. The banks DO have bosses and the Banking commission is ONE of them! Contact them and file a written report with what you've told us here, and they may even be able to get reiumbursement for you...

That's bad.. not being able to even open a bank account. I got screwed over by Asheville Savings Bank last year.

They closed out my account, after THEY screwed up and sent off my bank card to the wrong address.

When I went into a branch on Patton Avenue to complain and get a new card sent to MY address, not some total stranger's the branch manger, this man, got really hateful and started SCREAMING at me, saying he'd send another card to MY address, but it would have the SAME card number as the card they sent off to the WRONG address!

How screwed up is that? I said, No, you cannot do that. that puts me at risk to have all my funds stolen by the person who might now have my bank card, you've mistakenly sent off the wrong address!

What did he do instead? Threatened to close my checking account on the spot! I mean, who would forecast your bank would do such a thing to you?

I had written several checks too that were pending, that would force me to get hir with overdraft fees of hundreds, since I had the account for 10 years. I didn't bounce checks EVER with this bank.

DO NOT BUSINESS WITH ASHEVILLE SAVINGS BANK either!

go ahead and send off that letter to the banking commission OP, they may help and straighten this mess out for ya. Good luck kiddo, :)

Wells Fargo modification ripp off

I don't know how many people have the same story with Wells Fargo, they put you on a "Trial Payment Program" before supposedly "modifying" your loan. They don't tell you that "we no longer accept partial payments" and that your reduced "trial payment" is going to be reported on your credit as derogatory. Thus they ruin your credit. They they ask for payment of the penalties in order to"improve the chances of getting a modification." Isn't that extortion?

Wells Fargo mortgage modification

I am one of over 100 blogs I've read where Wells Fargo has promised to let people pay three months payments and then if you succesfully complete it, your mortgage is re-aged, and modified. Everyone says they comply, but WF forgets, loses the paperwork, denies it for no reason, etc. On me, they did it all. They refused to answer three letters in writing. They want to record the call, but if you ask to record it they say they have to hang up. Then you try to get it is writing and they don't answer.

I got the surprise of my life today when my mortgage statement said I was six months behind, didn't reflect all my payments, and I am slated for foreclosure.

They are getting a benefit in that 1) they are getting payments 2) ON YOUR REPORT YOU LOOK MORE DELINQUENT EVEN THOUGH THEY GAVE YOU PERMISSION TO MAKE THE LOWER PAYMENTS AND THEY CAN REPO YOUR HOUSE SOONER!

DON'T BE NUMBER 101 - FILE A COMPLAINT HERE - www.helpwithmybank.gov - THIS IS THE COMPTROLLER OF THE CURRENCY AND REGULATOR OF THE NATIONAL BANKS. FILE AN EASY COMPLAINT. THE FEDS WILL FIND THIS IS A COMMON PROBLEM AND WELLS FARGO WILL GET WHAT THEY DESERVE - JUST LIKE B OF A IS IN ALABAMA (GOOGLE IT!).

Stand up for yourself. Don't be number 101 and let Wells Fargo take your hosue because YOU APPLIED FOR THEIR LOAN MODIFICATION PROGRAM AND THEY DEFRAUDED YOU!

I am in the same situation. I have a balloon payment due and wells fargo has been unwilling to do anything. They promised to modify the loan if I would make 3 payments but refused to put it in writing claiming that if it was in writing they would be legally obligated to the terms. Call me stupid but isn't this the whole point, to have a loan that you know what the terms are and is agreed upon by both parties. I refused to give them a dime and am waiting for them to carry out the threat of foreclosure. Obviously they won't cause they will get nothing since this is a 2nd mortage in California. There won't be anything left for them after the 1st mortgage takes what they can. The stupid thing about it is wells fargo would make thousands of dollars off this if they would just be fair. But since they want to be stupid they are gonna be out thousands of dollars. I truly hope they go out of business like the other banks.

I am sitting here now with my mouth wide open because my husband and I have experienced the same thing. We asked for a modification b/c our monthly payment is too high after speaking with a WFF rep I was told I qualified for a loan modification under the Obama Admin. after completing the paperwork and giving them all the info they requested I was told I had to make payments of 1500/mo for 3 months my normal mortgage is 1855 only to get a phone call saying I don't qualify for the mod b/c my mortage is 29% of my income and the Obama plan says it has to be 30% now keep in mind the agent knew what my annual income was before she told me I qualified for the loan mod
they are a complete rip off refinancing my home with them was the worse thing i've ever done

I am also going threw the same problem i was laid off my job unable to find work i was having hard time paying house payments they did the 3 month thing with me told my they sent paper work i never got then gave me a $2, 500 balloon payment i had to beg/ barrow /and sale personnel items to make it they are a joke .

Wells Fargo forced late fees

After paying my bills when they are due I discover my due date has changed. I submit my payments online thru bill pay from my bank. I get late fees because they claim they got the payment late. My bank assured me when the money is debited from my account that means the payee has recieved the payment. Why is it that an electronic payment takes Wellsfargo more days than others to post to my account. My money was out of my bank account on the 11th of the month but Wellsfargo claim they didnt get it until the 18th and was due on the 17th. One day late but why? Where was the money? Floating around somewhere. So they decided to change the due date to the 7th of the month and I scheduled payment to be paid on the 4th. Why again they tack another late fee on me because they recieved it on the 8th. I cant win with these people. No matter how much I explained that my payment being electronic should get to them on time and they refuse to budge. Wells Fargo $860 dollars worth of overdraft fees, willing to take off 160$

Starting with a $1 movie rental and a cup of coffee plus two days of forgeting how unethical some people are, Wells fargo managed to charge me 24, $35 dollar fees plus multiple $5 dollar fees=$865.00. They also took money from an automatic deposit to pay off my original overdraft purchases plus as many of the charges, or better said as much of my money as they could get claim as there own, and every employee I talk to every manager all say its my fault. Are their employees trained to tell there customers they need to work on there money management skills, to ask to send you a balance book before they even seem to realize how many fees you just told them you have been charged, and there employees mocked me like I was a ditzy girl because of some of my purchases...horrible business ethics.

Well, I've never seen or encountered anything like this before. I sympathize with you. However, you know you can do something about it. I would get all the facts in line: What time frame all these charges took place after you purchased that $1 movie and cup of coffee? (days, weeks or months) The wider the time frame the more room Wells Fargo has to argue those charges. The less the time frame the more grounds you have for a lawsuit, if they don't fix it. How much communication did you have with Wells? Was it verbal or written? Do you have physical documentation of all those charges? Print out a copy of your online banking statement. That will serve as crucial evidence, if it comes down to litigation. Do you have previous history of multiple NSFs? Hopefully not, this will be a foundation to prove that you're not a repeat NSF offender. Banks have attorneys that work hard on their side, better to be prepared than not.

I think if you re-address the bank with all of the information I have told you to address, they will think less of you being ditzy and you being a little more serious. A person with their i's dotted and t's crossed get faster results and is really someone the banks don't want to meet in court, b/c it's a high probability they will lose. Good luck to you and hopefully it will get resolved without having to take it further.
