Bryon T is the most unprofessional Lender I have ever had to deal with on a house transaction. His lack of communication and ability to stick to a timeline is unbelievable. He doesn't have respect for anyone else's time and money. He is rude and told us to stop contacting him for information regarding the status of documents that his team was late on. I wish there was an ability to give zero stars for this rating.

American Pacific Mortgage Terrible, TERRIBLE service

Terrible, TERRIBLE service. I got 3 mortgages with them, but can't adjust any online. Called the help number, and the operators barely speak or understand me, and I can't understand them either. They make excuses - my computer is slow, we just updated our system, call back next week, etc. But when I call back, it's the same circus, same clowns. They told me to send a signed letter to adjust my mortgage principle, I did, but never heard back. No changes made. I sent reminders, but no communication or changes. What broke the straw, they told me my loan was moving to another place. I waited, but never got a welcome letter from the new place, and kept getting statements to pay them. They have no clue what they're doing.

American Pacific Mortgage APM is extremely unprofessional

APM is extremely unprofessional. They switched the loan servicer without any notice, and as a result, they failed to apply my payment to my account. My bank confirmed that the check was sent to the correct address with the correct mortgage number on it and was deposited. However, APM claims they have no record of the payment, even after I provided them with the check number, deposit date, and all my account information. ***, the second servicer, also has no record of the payment, which is not surprising since it was sent to APM. I could understand if the check wasn't deposited due to the change in loan servicing, but to deposit it and not apply it to my account, while making it seem like it's my responsibility to figure out what happened, is completely unacceptable. I wasted 4 hours talking to both loan servicers and my bank, and now I'll have to ask my bank to start a fraud investigation.

American Pacific Mortgage L and his team were a disappointment to work with

L and his team were a disappointment to work with. They didn't communicate well, didn't follow up properly, and didn't show any urgency even though we missed the closing date. They chose an appraiser who wasn't familiar with the area where the house I was buying was located. It took this appraiser 5 weeks just to physically inspect the property, and L and the team didn't do anything to speed up the process or make sure the appraiser met the deadlines afterwards. The appraisal report had several mistakes that weren't just a matter of opinion, such as stating that the property didn't have a driveway when it actually had a 3-car driveway. They also described the house as a cape cod, even though it didn't meet any of the characteristics of a cape cod style home. Furthermore, they labeled the house as rural, even though it was surrounded by 4 different housing developments and the county classified the area as suburban. The appraisal also inaccurately described the condition of the house, even though it had just undergone a complete renovation with high-end finishes and quality workmanship. These errors resulted in an extremely low valuation, causing us to miss another closing deadline. To make matters worse, L and the team refused to accept a different appraisal! We decided to go with a different lender and within 3 days, two local appraisers came and provided reports that accurately valued the home. Don't make the mistake of using American Pacific Mortgage!

American Pacific Mortgage My first mortgage was with American Pacific Mortgage

My first mortgage was with American Pacific Mortgage. They sold my loan to another company. I was supposed to get a refund for my escrow. I've contacted the company many times since January 2022 about this problem. At first, they said they sent the refund to a different state. I made sure to give them the correct address during one of my phone calls. But I still haven't gotten my escrow refund check.

American Pacific Mortgage wen we refinanced our mortgage, we were explicit in askin if it would require hurricane insurance

wen we refinanced our mortgage, we were explicit in askin if it would require hurricane insurance. APM assured us our current coverage was sufficient (high winds only). since closin, APM has sent 4 letters sayin that if we didnt show proof of insurance, they would buy it for us without our permission. *** time we have provided proof to include (1) uploadin to the system provided (2) email exchanges with APM reps and (3) phone calls with APM reps. *** time, we were told we were good. Now, we just received notice that APM bought insurance for us anyway. This is unbelievable incompetence at best and nefarious, underhanded business at worst.

American Pacific Mortgage I bought a house from element mortgage in January , and they later sold it to American pacific mortgage

I bought a house from element mortgage in January , and they later sold it to American pacific mortgage. Then it got transferred to ***, and another place called American modern mortgage. Finally, in September the same year, it was sold again to freedom mortgage. Throughout this whole process, I've had really bad customer service. They didn't properly transfer my loan documents, insurance, or taxes to the next company, and they didn't even record it correctly with the state. It's making me wonder if this is some kind of scam. It feels like someone just took my money and sold me a faulty house. There's no physical office for me to go to, and the title and escrow companies never pick up the phone when I call. What am I supposed to do? Should I just wait until I get foreclosed on? I need someone to properly handle this loan.

American Pacific Mortgage In February 2022, American Pacific Mortgage changed their payment collection provider to Service Mac

In February 2022, American Pacific Mortgage changed their payment collection provider to Service Mac. Since then, they have been refusing to accept my mortgage payment for the past 3 months. They wrongly reported me as being 180 days late and claimed to have escalated my issue to higher management every week, but nothing has been done. As a result, my credit score has been unjustly damaged by 120 points, and I am receiving foreclosure letters. I have always made my payments on time and have never been late, but ever since the switch, the new company, Service Mac, has wreaked havoc on my credit and continues to send me foreclosure letters. I desperately need assistance in resolving this matter. They have been unable to rectify the issue of accepting my monthly mortgage payments, and I am exhausted from their empty promises and evasive tactics. I urgently require a prompt resolution.

American Pacific Mortgage I started refinancing my 3-unit residential building in March 2022

I started refinancing my 3-unit residential building in March 2022. I'm still in the process and got an appraisal that's $64k-$104k lower than the current market value (which I plan to complain about to the appraisal company). They couldn't find an appraiser who charges the market rate ($700-900 in my area), so their appraisers charge $[protected], causing delays. Because of this, I had to lock in my rate multiple times, costing me thousands more. The initial quote was around $2500 in points, but now it's gone up to over $8000, and it seems like it will keep increasing. It's all because the company isn't getting things done on time. I think they're intentionally doing this to charge me more, which feels like predatory lending.

American Pacific Mortgage On 06/24, Donald R

On 06/24, Donald R. *** and Judy *** did the Buy-Sell Agreement and gave a pre-approval letter from Judy's direct subordinate, Brett ***, Loan Officer. On Friday evening 6/25, Donald and Judy *** checked out the property. On Saturday 6/26, "Donnie ***" didn't get approved for the loan because "he can't qualify right now to finance the property above. It's 'cause of COVID income rules." Brett ***, Judy ***'s direct subordinate and the same Loan Officer who signed the preapproval letter two days earlier, wrote this letter on a Saturday, which is kinda convenient. We contacted American Pacific Mortage 'cause Judy Spandel, the Buyer and the Branch Manager (aka Lender), used the document below to avoid losing earnest money, as she told her Realtor. But here's the thing, Judy *** is on the loan, but she ain't on the denial letter. Plus, the sale ain't dependent on financing. They put down 40%, but they didn't pay earnest money to the title co.

American Pacific Mortgage I sent my mortgage payment to APM in the first week of May

I sent my mortgage payment to APM in the first week of May. But on May 24th, I got a notice saying I had a late fee. So, I called APM to find out why they hadn't cashed my check. The person on the phone said the date on the check was 2020, not 2021, and that's why it was returned. I told them I never got the check back or any notice from them. They said they noted it on May 12th and their policy is to charge late fees starting from the 15th of the month. I told them again that I didn't get a notice, so I didn't know there was a problem. APM couldn't show me any proof or documents that they sent the notice or check back to me because they sent it through the mail. Finally, on June 4th, I got the check and a letter with a postage date of May 25th. I showed this to APM as evidence and asked them to remove the late fee. But they refused, saying they only waive one late fee for the entire loan. I don't understand how I'm supposed to be responsible for a late fee when I didn't even get the notice until three weeks after the due date.

We were the only buyers who went ahead with buying a property at 8593 S Wolfe RD French Camp Ca 95231 directly from the seller, without any intermediaries (FSBO). The loan process, along with the property details, down payment, loan type, and the way the property was described, caused problems in this transaction. This company labeled the property as a multiple dwelling instead of a single family home with an "accessory" (referring to the extra little home on the property). Because of this, they structured our loan in a way that required us to pay a 20% down payment. They claimed that our loan "couldn't pass" for the minimum down payment. We immediately approached another loan company, who quickly recognized the mistakes made by the previous company and informed us that they had treated us unfairly. It's worth noting that the current owner of this home has the loan that we were supposed to have.

American Pacific Mortgage I contacted American Pacific Mortgage on Nov

I contacted American Pacific Mortgage on Nov. 17, 2020, and they said they could put my mortgage in their Covid assistance program because Covid affected my income. But they didn't put my account in the program, so I kept getting late notifications. I called and emailed many times, and finally they said they fixed everything and would remove the false information they reported to the credit bureaus about me not paying. But it's still on my credit report. They transferred my mortgage to another company and told me to contact them, even though it was their company that reported. They offer Covid assistance, but they didn't help me. It hurt my credit. It's really hard to get in touch with them (email, phone), and different representatives gave me different answers. It was already tough recovering from an illness I almost died from, and now I have to fix the damage to my good credit instead of getting the mortgage help they promised.

American Pacific Mortgage I recently refinanced with American Pacific Mortgage at the end of April

I recently refinanced with American Pacific Mortgage at the end of April. I wanted to set up bi-weekly automated payments in advance, so I contacted them multiple times during the week of 5/18. I spoke to different agents and was passed around to different personnel. My goal was to resolve this and set it up before my first payment was due. However, I was told that bi-weekly payments are not an option. As a single full-time father and the sole earner in my household, this option is crucial for me. I cannot afford to pay the full amount on the specified date of the first of each month. Many other companies offer this option, so it is a reasonable request. It is unacceptable that I was told "no" after being transferred to multiple parties. I believe this issue should be addressed, as I'm sure I'm not the first person to inquire about it.

American Pacific Mortgage I applied and was preapproved for a mortgage with American Pacific Mortgage group in March 2022

I applied and was preapproved for a mortgage with American Pacific Mortgage group in March 2022. They gave me wrong information, saying that my money was safe and wouldn't be at risk as long as they issued a denial letter. We had to reschedule the closing more than 4 times and made 6 changes to the agreement with the sellers, which kept the house off the market for over two months. On 5/15/2022, we ended the contract because of their underwriting problems and the seller's unwillingness to wait any longer. The mortgage company then told me that I wouldn't get my money back, even though the denial wasn't my fault. I tried to back out of the contract multiple times during the process because the underwriters got mad at me for contacting their office. They knew I was a first-time home buyer, but I didn't know I couldn't reach out to their office. Instead of informing me, they decided to punish me by prolonging the process. It shouldn't have taken them over two months to review the loan when I provided all the requested documents in real time. Later, the broker told my real estate agent that the initial loan officer was removed from the loan processing because they accidentally leaked the underwriters' information, and the underwriters decided to "punish" me by causing me to lose the home I had a contract for. This was a terrible experience for a first-time home buyer. I have attached the communication between me and the broker as evidence of my complaint.

American Pacific Mortgage In October , I started the process of buying a home

In October , I started the process of buying a home. The first realtor I worked with connected me with a lender who said I qualified for a loan of $179K. A few days later, I switched realtors and provided the same information. The new realtor didn't seem pleased about the change, but didn't say anything directly. We started looking at homes, and I found a property I liked and made an offer. The agent reached out to the seller's agent and mentioned that I had asked about down payment assistance. My realtor forwarded me the email, but when I asked the agent about it, she denied it, even though I had proof. Unfortunately, the seller decided not to proceed because of this issue.

I found another home and made an offer. I informed the agent through email, and the offer was accepted a few days before November . I told the agent that the closing date was set for December 30th, and both I and *** (presumably a person's name) started sending messages to Ree (presumably another person's name). Finally, I received a response from the assistant, who said they were working on it. However, on December 27th, the signing was delayed to January 7th, and then again to January 17th. On January 22nd, the agent informed us that she was submitting the loan to the underwriters. Unfortunately, it was denied because it was processed as a USDA loan instead of an FHA loan.

I called back and spoke with the President of the company, who informed me that the agent, supervisor, and assistant had been fired. I explained the situation and told him that I had every email and text where the agent seemed confident that the loan would be approved. He assured me that he would get the loan approved, and I would be able to sign within a few days. The sellers were ready to move on. I called my realtor and informed her, and 20 minutes later, the President of the company called back and said that due to a bankruptcy from two years ago, they wouldn't be able to move forward. I explained that the agent hadn't mentioned this, and the bankruptcy was two years old. I had made improvements to my credit, so it shouldn't be an issue. He said he would work on it, but I'm still waiting. The agent only told me to inform my current landlord that I would be leaving the property by January 20th. Now, I'm worried about being homeless with my kids.
