I have given positive experience feedback about this company in the past. However, a recent interaction was met with a response that threatened me with a code of conduct policy violation. Here's what I said "In this case, I am paying you - I am stuck with you - until the conversation I had yesterday, I have seen no evidence that values customer/end-user experience. I hope this is changing." I made that comment as a response to a somewhat micro-aggressive encouragement for me to provide "an alternate solution" to a problem that should be solved by them. I do not believe my comment is a violation of the code of conduct.

After no communication from the Board of Directors to homeowners about the new HOA management, I called AMS and spoke with a representative. She confirmed that AMS was now our property management company. She answered my questions and sent an email with additional information. Her proactive approach makes me optimistic about a productive relationship with our new management, unlike with our previous provider.

AMS has been a great company to work with for over a decade. Their managers are all very professional and reliable. *** is one of the managers that stands out in my mind as someone who is responsive, reliable, organized and a good communicator. After several years of horrible service from another management company, our HOA contracted with AMS for management services. *** and her team were assigned our account. What a delight. *** immediately grabbed the bull by the horns and helped us put our affairs in order. While doing that she put systems in place that allow us to effortlessly take care of not only the day to day operations of our community, but to effectively respond to immediate needs. *** is very responsive and patient with our Board in helping us keep our community on track. *** handles complaints and impatient homeowners professionally and courteously and makes decisions base on the rules of our HOA. As president of our HOA *** or a member of her staff is always available to me for consultation. We truly appreciate *** and her colleagues for helping us maintain our community!

The representative provided extraordinary service in response to my call for assistance! I was trying to pay my OHHA annual assessment without incurring fees. The only way to do so seemed to be to set up an online account. When I did so, I was uncertain whether the timing was right for the online processing to take effect for this payment cycle. I interacted with the customer service agent a couple of times in the process and she responded to my inquiry very quickly each time. When it became clear that the normal timing would not work, the agent offered to ask accounting to do a special transaction to meet our needs. Thank you to the customer service agent for your caring and 'extra-effort' service!

Understanding this has been a transition period, on several occasions I've been dissatisfied with misinformation, or lack of information...i.e.: this last statement indicated a large amount due...last payment not received before next statement. *** was expertly helpful, previous balance included cost of hot water heater! That was not indicated on statement. So grateful to *** for her pleasant, knowledgeable assistance. Also kudos to Lymette in accounting who has always been graciously helpful. Two great assets for your company!

has impressed the Villas of Salmon Creek on behalf of her attention in having our roofs remediated. It seems to be an on going issue with most of our homes. The roofs have bacteria, algae, and the ***... All of that needs to be removed ASAP. The trees don't help the situation; causing the gutters to stop up with debris. Thanks *** for seeing that this can be taken care of ASAP. It should have happened late Spring or Summer.

Getting better
Getting better. Kind of like the Gestapo compared to the other management company though they did need Crackdown on people doing things they shouldn't. Landscaping needs a lot of work ... They need to greatly improve the grass including grass I helped plant and grow myself ...looks kind of bad... rain makes the soil by our place turn into mud and nothing seems to be done about it... landscape people need to put perlite and or other soil amendments in there. There have been some interesting occurrences in the last month here. Caught in the middle of strange incidences. Things kind of getting straightened out but they involved the loss of money to the association. Communication has improved.

AMS and I have been in communication over a census they require to be filled out each year. I had a medical emergency and have not been able to complete the census because I do not have all the information available to me because I have not been home. So after the board denied my request for an extension, which doesn't change my situation, the person at AMS who I have been communicating with then decided to harass my property manager with a letter of compliance addressed, "Dear Owner". At time when I have enough stress of the possibility of losing a loved one I don't need added stress by AMS harassing my property manager for an issue we have already been communicating about. Very unprofessional!

This review is for Bob M., the current property manager for my HOA. And the previous property manager, Sandee E. Both Sandee and Bob have been very attentive to the needs of our Board, Architectural Committee, and general Community. They provide prompt and quality service. Their professional insight and guidance, to the Board and Committee, allows these elected members to focus on decision making and not property management. They have also identified, improved, and helped correct issues with our rules and regulations, maintenance procedures, and collections activities. Their knowledge, professionalism, and attention to detail is greatly appreciated. I feel that they have positively impacted the Community.

A small company with an elderly man working from home has managed our building for 7 years, WARTH.
A small company run by an elderly man from his home has managed our building for 7 years, WARTH EVER SERVICE NEVER RESPOND. We discovered that he and the former board president secured a $100,000 loan from a bank without informing the unit owners. They also impose a $70 fee for issuing checks and overcharge us with more than $12,000 annually for management, which should only be $275 monthly. In January, they attempted to increase the management fee from $275 to $700 monthly, but with legal intervention and tenant opposition, their plans were thwarted, and they are no longer managing our building.
Poor customer service
Poor customer service. They replied to emails but only answered the questions they want to answer. I was told email is preferred so they can keep a written record. I would have preferred to talk on the phone. I think it would have been faster and easier to understand my meaning and get my questions answered. I'm not sure why they only answered certain questions I had and completely did not reply to others. So I'm left with my questions and no idea who to ask them to, I am very upset and have very little faith in my management company (that I pay for) after this interaction. And there really isn't anything I can do about it except complain here online and deal with it. And thats too bad because this is my home and I'm paying for a management company to be helpful not disrespectful.

Bob was extremely professional and ensured everyone understood how to ask questions on Gotomeeting, which was new to me, since most online meetings use zoom, but Gotomeeting was also very "user friendly" and easy to maneuver. He ran the meeting exceptionally well - we started and ended on time. The parliamentarian that conducted the training was knowledgeable, and definitely well versed on the subject matter and answered all questions with clarity. I learned a great deal in the hour and a half seminar - very efficient. I highly recommend this seminar for all board members, especially new board members.

Second, it was delightful speaking with your representative as she addressed my needs quickly and efficiently, making it easy to resolve my issue. It's rare to receive such service today, and I was impressed by how pleasant it was working with your team. Your representative was enjoyable to talk to, and we shared some good laughs over my mistake, yet she promptly addressed the seriousness of the matter and worked to get it resolved. They started out great but now they're very tainted. Members who routinely run stop signs and violate our basic complex rules seem to have an inordinate amount of power on what happens here and said they don't have to follow the safety rules like everyone else and then they seem to have the power to get AMS to ... Get this; power wash safety lines we've had installed over 15 years ago for good reason cuz the several people almost had a head-on collisions because of the lines not being there yet so we got approval and put them in which I was paid to do and touch up and then they reneged on the contract and then try to charge me for graffiti removal.. after the lines were originally installed 15 years ago and they still need to be there but now there's just power locks damage to the asphalt and concrete. ... They're just absolutely terrible and horrible I'm not going to get into details cuz it's involving criminal investigations they basically got busted in a trap it's involving attorneys and it's a real mess.

We've had some ongoing issues with the management services making some mistakes in management in our local HOA, but whenever I have run into any issues, *** and *** are quick to respond, work hard to resolve our issues, and never make us feel ignored or uncared about, or like we've fallen into a void and nobody hears us. They take the time on the spot in their day to address you, assess your situation, ask pertinent questions, and get onto your issue immediately, or tell you when it will be addressed if they are slammed. They are professional and caring, and great points of contacts no matter what issues I run into. I would recommend this customer service duo/team to anyone, these are two very professional humans who actually care about the homeowners in their HOA. It's so refreshing.[One star off for multiple mistakes made in the last year since the new HOA took over our contract, but honestly, I get it. There are always bumps in the road during transitions. They've done a great job to resolve issues, and that is the best you can ask for bottom line.]

While the issue largely didn't involve them, they were totally on the ball and extremely helpful throughout it. It made a big difference.*** was particularly helpful, communicating to me what the *** could/couldn't do regarding specific aspects of the problem, and even pushed for a reassessment of fines that were automatically levied against me as the landlord - despite the issue not being my fault. That meant a lot to me, as did her team's prompt responses throughout our correspondence. Beyond that, she showed a lot of empathy for what I was going through, which caught me off guard - building management groups (or any large management group of any type, really) aren't often where you're going to find a whole lot of personal touch and warmth when stressful situations arise. Yet she and her team really stepped up and were very supportive of me throughout the ordeal.I highly recommend *** and the rest of the team at AMS-NW. They couldn't have been more helpful than they were throughout this saga. They're all complete professionals - and have been every other time I've communicated with them prior to this, too. A++

I am having an awful experience with the management team of AMS-NW. Torrey Cornwall is the person I've been corresponding with and they are very unhelpful. Last summer I was thinking about renting out my home. I reached out to the management to ask the process. They told me that they were gathering information about how many homes were already rented. They didn't tell me what the limit is, when I would get more information (I never did get that info), or the process to submit a request for rental. The contact simply ended. The next month I was laid off and at a similar time got a letter from the management asking to send in copies of leases. I assumed this was in response to my request and that I would simply have to provide a copy of my signed lease. (the timing definitely lined up) I prepared to rent my home. My last day of work and our move out date were on 1/15/23. My management team reached out to AMS-NW to work with them on the rental. I was told I had to authorize them through the management. I sent in that e-mail and was then told I might not be able to because of a limit, but they didn't know. I was finally told we were under the limit and just needed to submit a request. There was no information about how to request it. All of this correspondence had several hours to days in between, even though I was responding quickly. I finally was able to ascertain how to submit a request and did so. I was told it would be reviewed at the next meeting. I had to ask when that was and was told it's in April. I would have to wait 3 months. I asked for an ad-hoc approval, given that there is no information in the request except my name and address (all that was required). What is there to review and approve? Why can my financial situation not urge them to do an ad-hoc approval? Why are they not helpful when I obviously wanted to rent it out last summer? Should that not have been provided? Also, there is nobody to reach out to directly, the number just rings and rings with no answer.

The AMS High Rise Divisiion Staff, Member Services for Portal help, *** in particular, was a lifesaver! She quickly and gently guided me, a frazzled/confused person to completion of my task.It was so easy to do what I had to do when she expertly and patiently guided me to get the required information in the appropriate places. Without her assistance there would have been confusion, errors, wasted time and frustration! Thanks ***!
