rental scam
Rented an apartment in Mesa, Az from this real estate. Had to pay almost $1, 000, total due the day I took a 'walk-thru'. Immediately upon moving in I found there was no hot water, the toilet bowl spewed water onto the floor when it was flushed, the garbage disposal in the kitchen sink did not work therefore water leaked down into the cupboard and onto the floor, the refrigerator would not cool, the thermostate was broke and set on 70 degrees, They advertised this apartment with washer/dryer hookups however the pipes could not be fixed so they told me to use the utility room for STORAGE. instead!
I moved out in 4 days, after making complaints to Az. Elite realty, to which their response was "things take time to fix"! The apartment should have been in liveable condition to start with!
The company refuses to give me my money back. Now they have it listed for rent on Craig's list. DO NOT DO BUSINESS WITH ARIZONA ELITE PROPERTIES!

This company has poor business practices and the owner Robert Kline steadfastly refuses to acknowledge that there is any room for improvement at all. He stands behinds his bold website and expansive claims yet delivers little. I live in Australia and have never seen such unprofessional behaviour from any of my property managers in Australia. Arizona Elite Properties "managed" 2 of my apartments in a low grade Phoenix complex for three years. It seemed that no screening of prospective tenants was occurring. A succession of bad tenants who did not pay rent and caused damage to my apartment and to those around mine left me with a negative return after all that time. They seemed to thrive on charging me new leasing fees several times a year. Contrary to our management agreement, my approval for repairs with costs above the documented $200 limit were never sought. Communication about damage, tenants skipping, and potential new tenants were seldom initiated by him. Monthly statements often did not follow on from each other and missing invoices for repairs had to be requested multiple times before they were supplied. Often invoices were very questionable, with no date or address, or without details of who raised the invoice, or even the same invoice number and details being charged several times. Several times I listed the requirements of the Australian Tax Office for acceptable documentation on invoices and raised suggestions for improvement to their accounting and reporting systems, but I was completely ignored, including by the owner Robert Kline. Lease and condition reports were only sometimes made available after specific requests and were certainly not posted on the Owners Portal as promised. Copies of insurance policies arranged by them on my behalf were never supplied despite repeated requests. A bath overflow incident caused damage to my apartment and the one below, requiring repairs costing several thousand dollars: again no approval was sought nor consultation about whether to make a claim on insurance (which they didn't). Finally, at termination they refused to hand over any of my files, so anything I had not printed out from the owners portal was then no longer available. A walk-through inspection of the apartments after termination of their management showed many examples of questionable quality or actuality of charged repairs. Overall, for me it was an expensive and unfulfilling experience. I am not surprised that tenants or prospective tenants have a similarly poor experience with this company.
There is always two sides to a story and the tenant who lacks the ability to spell also lacks the knowledge of The Arizona Landlord and Tenant Act.
We always take care of issues regarding the legal process established and with the approval of our clients to make necessary repairs when required.
All tenants have the right to an inspection prior to taking possession to determine if the property meets their requirements and then they sign off on that document prior to moving into the property.
Sharon Carstens is a very knowledgeable and responsible property manager with a sterling record with ADRE.
Do NOT use this company! They never fixed toliets, didnt give me a mailbox key for months and now that I moved out they are not returning calls to give me my deposit back- SHARON CARTSENS IS AN IDIOT AND HER BROKER BOB KLINE IS WORSE. PLEASE do not use this company! I have filed complaints with AZ landlord tenant ACT. A landlord is required to give a deposit back after 14 days and its been over a month.
