I ain't no college kid or someone who messes up their properties. I've rented in lots of places in *** and *** and never got hit with a security deposit fee. Their staff is so rude and they charge way too much, trying to squeeze every penny outta people.

I can't wait to see this company get sued. Kyle Dwyer and his team are horrible people that scam money from college students. If you move into one of their properties, get ready to lose your security deposit. They will charge you for anything because they know it's not worth your time and money to sue them for it!

They sent me the most one sided lease I have ever reviewed riddled with erroneous fees, penalties, etc. Then throughout the day, they sent me numerous texts, emails trying to pressure me to sign the lease document. I would give them zero stars if I could. The staff is so incompetent and their customer service is seriously lacking. And let me tell you, they really try to nickel and dime you with these make ready things when you move out. It's ridiculous! They want to charge me $100 just to move a stupid dryer from the garage to the laundry room and install it. But get this, the dryer never even worked! We ended up using our own and just left the old one in the garage. They should be paying ME $100 for doing them a favor. Seriously, take my advice and stay far away from Asset Zero. They are a total nightmare to deal with. Good luck, you're gonna need it.

My son and his roommate got charged for damages when they moved in. They only got an email, no mail, telling them they had until September 1st to pay. He went to pay today and they said it was already sent to collections. The collection people don't have any record. We do have a form from when they moved in that shows all the damages, and we took pictures too. The state renting laws say they have to tell us about any expenses within 30 days of moving out. Like others have said, this company is really trying to take advantage of college students, thinking they'll just give up. I don't even know if the owner knows what's going on. I definitely don't recommend them at all.

Zero Stars! This company is terrible - their ethics are poor and they are complete scam artists who take advantage of young adults. As a guarantor for my daughter, I should have been included in discussions from the start, but they would only speak to the college kid! They pressured my *** roommates to complete *** or else they would lose the house. After 13 months, when it was time to move out, they refused to do a walk-through with any of the tenants or parents. Suddenly, the A/C stopped working and an A/C company discovered that someone had messed with the thermostat and removed the batteries. Now, they are charging my *** roommates for things that don't even exist, like a toilet in the 1/2 bathroom, even though their house clearly has 2 full bathrooms and no 1/2 baths. They are also charging for normal wear and tear, such as dull paint and scuffs in high traffic corners, dust on the refrigerator, moisture at the back of the fridge, lights that were definitely working when the girls moved out but the inspectors didn't bother to turn on the switch, so now they're charging for non-working lights. They're even charging for vent cleaning, not just filters because those were changed monthly, but the actual vents. We have asked for documentation for each item, but they refuse to provide any and now they won't even answer the phone. Don't use this company as your management company or lease through them!

I've been reading a lot of these reviews and let me tell you, you should definitely stay away from this management. We moved in July , and by the end of November, they started showing our unit. My husband was like, "This ain't how you do business, especially four months into a 12-month lease, ya know?" Then they sent us a renewal in January, saying we had to sign it by the end of the week or we wouldn't be able to renew. We got young kids, so we decided to renew for their sake. Now, on our second lease, we're dealing with signing a pet agreement and stuff. And get this, because our dog's shot expired the day after it was due, they wanna charge us 50 bucks for having an "unauthorized" pet. I checked the pet agreement, and there's nothing in there about them being able to charge us for missing a shot.
Now, with all the drama going on and new management (hopefully) coming in, they changed our lease end date from July 27, 2023 to December 8, 2022. And they're trying to charge us 198 bucks for the last month's utilities, even though we had to put the utilities in our own names. Our final utility bill was 275 bucks. We've never paid more than 240 bucks before, and that's been the case since our second month here during our first year lease. I don't get why they enjoy nickel and diming us tenants. We're already in a neighborhood where rent is like 800 to 900 bucks a month, but Asset Hero is charging us 1195 bucks for the first year lease and 1250 bucks for the second year lease. We all need to come together and sue these guys. Seriously, young adults, parents with kids, everyone, do not, I repeat, do not rent or buy from ASSET HERO/TNT PROPERTY MANAGEMENT. Hopefully, new management is on the way, and hopefully, they're way better than Asset Hero.

Asset Hero Property Management is by far the worst when it comes to customer service and how they squeeze every penny out of their residents. They have this extra 'monthly maintence fee' on top of your rent, supposedly for air filters. They don't care if you're unable to attend their quarterly checks, like when my wife had the flu, they won't reschedule. And get this, they'll charge you for move out costs regardless of what's on the move in condition form. We used command strips, and they demanded 'proof' that we used something that leaves no trace. Can you believe that? They'll even charge you ridiculous amounts for things that are just a little loose. We had two towel racks that were 'loose' but perfectly fine. Instead of charging us for a new one, they called it a 'Maintenace item needed post move out'. They even admitted there was no damage and the move out sheet didn't mention it. They recently changed their name from Asset Hero to 'TNT Properties', probably to distance themselves from their terrible management and past issues. If you check out the Yelp reviews, not the fake ones, you'll see a completely different story. If we had seen those before renting from them, we would've looked elsewhere. If you're moving into one of their properties, my advice is to record a 4k video of the house's condition and note every little mark, loose screw, or burnt-out lightbulb. Because they will charge you insane amounts to 'make it move-in ready', and good luck disputing anything because the contract doesn't give you much room. They'll charge you $29.77 for one light bulb, $53.58 for one DOOR STOP! Can you believe it? A $2.50 part brand new! And they'll even charge you $47.63 for a 'loose towel rack'. This company preys on all its residents, like a villain with a creepy mustache and tight jeans. Save yourself the trouble and stay away from this company. Cancel all your appointments to view their homes.

On August 24, my daughter and her 3 roommates, all college seniors, were billed for damages and repairs to a house rented from Asset Hero Management Company for 2 years. The interior was painted in June before they moved in. The company is charging them for a complete repaint and other unreasonable fees. I've contacted them by phone and email, only to be repeatedly told: "The dispute has been denied and is now closed. There is nothing further we at AHPM can do." They've ignored all my calls since I first reached out on 10/5, 10/11, 10/13. They just repeat the same message. I hope the ComplaintsBoard.com can address this company's exploitation of college students and their families. This is not a one-off situation.

They are seeking $6,000 in damages for a house that was left in better condition than when me and one of those roommates moved in two years ago. Any time we contacted their service for a property request or any help, they were not very professional. They seem to target college students who may not have the means to seek justice. The charges are listed in a document below, and I can provide emails and other helpful information. One of my roommates has also filed a complaint. I just want my money back and for them to stop their unfair practices. Many people are paying them a lot of money, and they take it without any remorse. Additionally, the owner of Asset Hero withheld a significant amount of funds from our March deposit/payment, claiming it was for "reserves". However, these reserves are not reflected in the financial records. According to AH, they deposited a certain amount to us, but we only received a different amount. When I reached out to the owner of AH to address the inaccurate financial statement and our overabundance of reserves/operating income, he refused to explain or acknowledge the issue. Furthermore, he declined to refund over $280 in fees, despite claiming that AH is allowed to charge them. Our experience with AH, including the fees and lack of communication, has been extremely difficult. Working with Asset Hero has been nothing short of a nightmare. We are being charged a utility transfer fee, even though the utilities were never in our name and the agreement was between Asset Hero and the tenants. Additionally, we are being charged $50 for next year's ***, even though this fee was not mentioned in the agreement. AH also charged us $30 for a keybox, which was supposed to be included in the management service according to their advertisement. Our agreement does not mention any fees for this either. I have repeatedly requested refunds and proper documentation, but the owner of Asset Hero simply stated that the fees will not be reimbursed and that he is the sole person to speak to.

When my tenants skipped out without paying rent or late fees, Asset Hero decided to keep the $2600 deposit money for themselves, instead of giving it to me or the tenants. I had to track down the deposit statement from the tenants because *** had taken away my access to important landlord documents, information, and taxes on the portal. And get this, they claimed to have repaired my hot water heater, but all they did was send me an email and invoice saying they replaced it and charged me a whopping $440. But guess what? The hot water heater was never actually replaced or fixed. They just charged me for work that wasn't even done. I've attached the deposit statement with the unpaid late fees, as well as the emails about the hot water heater replacement and the invoice. You can clearly see they're trying to pull a fast one. Oh, and on top of all this, because the company never bothered to respond to me, I have no idea if they replaced my keys and locks. So, just to be safe, I had to go and replace them myself. Who knows who might have copies of my keys now? The condition of my condo was a disaster too. My curtains, shades, TV mounts, trash cans, city trash can, storage shelves, and shower heads were all either missing or destroyed. I'm looking at around $1k in damages and missing items. Can you believe it?

They moved out on July 23, 2022, and a month later, a $495 trash removal fee was imposed. As co-signers, myself and three other parents tried to resolve the issue with a staff member at Asset Hero, who ceased communication, stating he was done discussing the dispute. Despite signing a document agreeing to reduce such charges and regularly changing HVAC filters, they were billed $1,375.32 for duct cleaning and $421.92 for repainting a bedroom over an alleged mess. These are some examples of the charges we find unjust. Asset Hero's conduct seems unprofessional, and it appears they're exploiting college students. Online reviews suggest many renters face similar excessive charges for questionable repairs. The property was in excellent condition at move-out, contradicting claims like 15 burnt-out light bulbs, which led to a $165 fee. The situation is distressing; the girls expected their deposit back but got a bill for $4,012.26 instead. On May 9th 2022, I signed a contract with Asset Hero Property Management (APHM) to help lease and manage my property. On May 18th 2022, I electronically transferred $1,995 to APHM. On May 27th, I terminated my contract with them by notifying them in an email. Despite terminating the contract, APHM has withheld the money I paid them without any reason. I paid them for managing the property and for any repairs, but they did not provide any services. They did not bring any prospective tenants, manage any tenants, make any repairs, or even list the house for rent. However, they charged me $1,995 and have kept the money. They explained that $995 was an annual fee (earned daily) and the rest was for repair reserves. I believe this is a violation of the contract because the contract never started as stated and the management fee is earned daily. Additionally, charging me a large amount for repair reserves is also a violation because there were no repairs scheduled and the reserves should have been $300, not the amount they charged. Furthermore, the house was never listed, shown, or advertised during the entire contract period, causing me financial losses. They also did not take any professional photographs of the house. These deceptive practices by APHM are violations of the Fair Trades Act, U.S. Contract Law, and Information Services agreement signed on May 9th 2022.

Their business model is to change low rent and to make it up on maintenance fees. They painted the unit at the tenants expense. I have asked for the following and would like to have:1) invoices from the work 2) pictures of the damage I have also left a message before and they did not return my call. They prefer to work with the students as a pressure tactic (and take advantage of their lack of experience). The tenants have pictures and video of the unit when the keys were turned in.

We completed everything in the Landlord's move out packet and had the carpets professionally cleaned as they required. The property was left in the same condition as received minus normal wear and tear. Asset Hero Property is now trying to charge these students not only their security deposit of $2095 but and additional $2400 on top of that amount. I have heard from other parents that this company is doing the same thing to their students. It seems like that are sending out these blanket repair bills and just seeing who will pay it. We sent our Notice to Vacate the property on 6/7 while before the 30 day requirement via certified mail, this letter contained forwarding addresses for each tenant. Further we sent via certified mail a response letter to their Lease Statement on 9/4 disputing their repairs.
We scheduled a showing a of a property and they provided the keys to our relator. Once I had paid the $130 application fee they decided to inform us that the property we saw was already leased. We found another property on their site that we decided to move the application fee (they offered to refund, but we said to move to the 2nd property instead). We had initially wanted to be shown the property before we applied. So due to some confusion they held our $130 but did not apply it to the 2nd property for 3 days. Two days later I called to ask for what the results of the application. I was told I would get a call back in 30 minutes. I called back an hour later and they told me the paperwork was taking longer. I was approved for the house, and the paperwork would be sent by the end of the day (this was Friday 5 business days from the original application). I never received any paperwork or was called back to give me an updated time to receive the paperwork. I sent an e-mail to the main customer service e-mail account complaining. They placed my application on hold, placed the fault of the miscommunication on me, and said that the application was placed on hold per my request. At this point I was upset and asked for my application fee to at least to be partially refunded. They now claim that the application fee is non-refundable based on some fair housing standard. I understand they may have had expenses on 11 days of not doing their job, but I believe that there are no laws preventing them from refunding based on mistreatment, miscommunication, and mishandling.
