This company sucks! They keep fining people for stuff they already fixed. They send people who just sit in their cars and take pics of homes with a terrible camera view.

It's like, seriously, so hard to talk to anyone at All In One Community Management, Inc. I mean, I can't even get a response to my emails. They're like, the absolute worst. I wouldn't even give them one star, honestly. If I had to rate them on a scale of ***, with 10 being the worst, they'd be a solid 10 all day, every day.
This company is like, so annoying
This company is like, so annoying. I've been living in my rental for like, 6 weeks, and they keep giving me these dumb violations. Like, 4 of them already! And get this, 3 of them are actually for the previous tenant, but they're trying to make me pay for it. Can you believe that? And to top it all off, they never answer my calls, never reply to my emails, and never even bother to listen to my voicemails. Ugh, so frustrating!

There's no way this company can be an A+ with 9 one-star reviews. They're takin' advantage of neighborhoods chargin' ridiculous prices as well as lyin' and overchargin'. If you're 'bout to buy a home that uses 'em, please be careful with this company.
I gotta say, this company is the worst
I gotta say, this company is the worst. Seriously, they're a total mess. Their customer service? Ugh, don't even get me started. They're rude, racist, and just plain awful. And let me tell you, their business practices? Super shady. They're all about swindling homeowners out of their hard-earned cash. Honestly, they deserve to be fined and shut down.

I'm giving them a 1 star because it's really hard to get answers to valid questions. They do respond sometimes, but that's not the usual. I'm keeping track of their lack of response so I have proof. The Brookstone 2 HOA is in the same boat, but I don't get anything from them.

All in worst property management company to work with. I've never thought I would need to research the management company the HOA hires before buying a house. All of the reviews are true. If you value your community don't hire these people. Currently moving to get them removed from our HOA and get them replaced.

If I could give zero stars, I would. This company is unprofessional and extremely hard to get in touch with. They are letter happy and literally send one out to at least 4 or 5 of the people just on our street monthly. It is a neighborhood joke of how awful this company is. During this pandemic, I actually had two neighbors who received notices for bird poop on their mailbox and the need for pine straw. Knowing that there is a Statewide Shelter in Place order, this seems extremely unethical and possibly illegal. Our neighborhood is working to have them removed as our HOA, and we are all excited for this to take place.

All In One is like, super unprofessional, you know? Every time I gotta deal with them, they're all like, "Nah, not our problem." We email them to be like, "Hey, we fixed that thing you said we had to fix," but they're all like, "Nah, we'll check it out in like 45 days or whatever." That ain't how it's supposed to work according to our HOA rules. If they give us 10 days to fix something, they should check it after those 10 days, right? But nah, they take forever to respond to our emails, sometimes we gotta wait like 45 days. That ain't cool, man. That's all on All In One, not our HOA Board. I don't get how they got an A+ rating when customers only give them 1.5 stars. It don't add up, you know?

What a terrible company, I was working with Miles ***. He was more interested in brushing off issues and giving false information. I filed a complaint with All in One, but they ignored the facts that were presented to them. On 6/26, a neighbor tried to change a fence on my property. The paperwork submitted to the HOA was falsified. The property was staked, and the Board members were aware of the property line. However, the other homeowner claimed that the fence was inside his property line. Even though the Board was aware of the false information given, they still approved the project. The Board member is close friends with the person trying to change the fence. It's a mess. This nightmare company didn't follow the law or the rules. Furthermore, they won't answer questions, they just redirect and say it's a legal matter to avoid doing what they're paid for.

I contacted All In One to ask for a hearing about a fine I got. According to my HOA rules, I can have a hearing if I don't agree with the fine. I sent them three written requests, but they haven't replied except to say they got my request. I sent my first request on 7/19/2022.

This company has refused to reimburse me for a charge I did not authorize. I never authorized a payment for a closing letter from them. I have called, emailed, and used the website to request the refund. I recently sent a letter of demand and haven't heard nothing. They also kept my HOA balance funds. This HOA management company needs to be investigated, as I'm sure I'm not the only one they have done this to. I may have to proceed with legal proceeding to get my money back.

All in one sent a letter sayin we needed to paint our front porch steps in January. We immediately did this. Months later we begin gettin bills for $875! I called twice with no response. I then emailed them explainin that issue was corrected and they needed to remove the amount they were tryin to charge me. I received an email sayin it was turned in and was bein turned over to "property manager ". I thought this was resolved. Today I got another letter sayin that we still owe $875. Everythin they have asked us to do we have done in a timely manner. I need help cuz no one will call me.

Formal Hearing, The formal hearing got cut short before I could get my questions answered. The meeting was abruptly stopped by a Board Member. I had requested a formal hearing because my neighbor trespassed into my yard to do some landscaping. The HOA approved the project even though it wasn't on his property. The Board knew about this but still gave their approval and allowed the project to proceed. When I brought up this issue during the formal hearing, my questions were completely ignored or I received irrelevant answers. On top of that, Miles *** from All In One Community Management, Inc. lied about ending the meeting. The whole thing was recorded on video, and at around the 33-minute mark, it's clear that the Board was the one who ended the meeting. Katie Brenneman, a board member, clearly stated, "this meeting is over." But Miles *** accused me of ending the meeting in an email. The video proves that Miles *** lied once again.

I did what the notices said. 2 weeks later I receive letters stating that I have over $800 worth of fines. That is totally wrong and I need the fines removed asap as this could cause a slow down in me selling my property. I will not pay something that I was given 30 days to correct but then 2 weeks later receive all of the fines. Please help as this business has caused me trouble for the 3 years I have lived here and one of the reasons we are leaving id because of how awful this company has been. I have attached one of the reasons for being fined. It is absolutely stupid to be fined for washing a car $25 per day since incident. Of course it stopped day of and we haven't done it since. So they cannot legally fine me for that as the violation was stopped that same day. Please help.

The letter says somethin' 'bout Landscaping/Weeding/On Property, and there's a picture showin' weeds, but I can't even see where those weeds are that supposedly deserve a fine of $125.00. So, I emailed All-In-One on 8/12 askin' for a copy of the first warning letter and a clear photo showin' where the weeds are. Then, on 8/13, I sent the email again 'cause I didn't get a response. Finally, on 8/16, I got an email sayin' that the violation is 'bout fertilizin'. But the letter I got on 8/12 has a picture from 7/26. Before gettin' this violation letter on 8/12, nobody ever told me 'bout this violation that I can't even see in the photo. I don't even know what the fine is for 'cause the email says it's 'bout fertilizin'.

I recently bought the property at 707 Whitlock Ave. A water leak was found in the roof, and it's causing damage inside. I have time date stamps of three efforts to contact All in 1, and they never responded. In one instance, we called and were told to hold for someone, but after an hour, no one picked up. Today, Saturday, the rain is heavy, and because All in 1 didn't respond, the damage is worse now. They will be held responsible for it. I know that All in 1 won't manage my complex anymore starting from Nov 1. But their actions are careless and go against their contract with my complex. Now, I'll hire an independent contractor to fix the damages, and I'll send the bill to All in 1. I'm ready to sue them. I don't understand how they have an A+ rating.

The board said it wouldn't happen, but guess what? It DID happen! This isn't the first time I've gotten this notice. The yard is grass, not weeds! I don't know if the people at All-In-One just can't tell the difference between weeds and grass. I'm just a renter here, and my only responsibility as a renter is to keep the yard the way it was when I moved in. Nowhere in my rental agreement does it say I have to do anything else. If you want grass instead of what's already there, All-In-One should talk to the homeowner! I'm not going to put down sod or any kind of grass seed on this property. That's not in my contract. Please don't give me your usual generic response to these notices.

But them rules don't say nothin' 'bout lights or mesh screens bein' against the law. I took down the mesh screen 'fore September 11, 2022, and I got a photo to prove it. The lights were left by the old owner, and they never got no notice 'bout breakin' any rules. I sent an email on August 17, 2022, askin' for some clarification 'bout what I did wrong, but I ain't got no response. So, I sent another email on September 19, 2022, after gettin' another notice and a fine of $125. I did get a response to that email, but they still didn't tell me what I did wrong. They just said the mesh was ugly and nobody else had lights like mine. But them things ain't no violation of the rules. So, I asked 'em again for more details and where I could find the part of the rules I broke. The last email I got a response to was on September 22, 2022. Since then, I sent two more emails on September 23, 2022, and October 1, but ain't heard nothin' back. Now, I got another notice and a fine of $875 for the lights and the mesh screen. But like I said, I took down the mesh screen 'fore September 11, 2022, and they still ain't told me which specific rule I broke.

The debt was wrong from the start. We talked about it for years. I tried to fix it every year. They said I had to contact Alliance because they have my account now. They don't talk to me anymore because my account is in collections. I still live in the community and I'm dealing with it right now. I told them the statement they sent was wrong and needed to be fixed. They said it was right and everything was accurate. But after going back and forth for years, they finally found the mistake and decided to fix it. The mistake was $1500 off. I went to All In One Management and paid them the money that was due on 4/4/2022. I've tried and tried to resolve this, but I'm not getting anywhere. They put a lien on my home for $1200. I paid all the money for the property. The lien is still there. I want them to remove the lien because it wasn't my fault. I've paid everything. Also, they charged me in 2020, during the pandemic when I was unemployed like most of the world. I tried to talk to them today, but they transferred me back to Alliance. I've CC'd Alliance in all my emails since 4/4/2022. They know that Alliance isn't trying to fix this, they just want to collect more than what I owe. They said they still can't talk to me because my account is still with Alliance.

So, a few days after my yard guy left, I got a letter about it, but I didn't think much of it because our yard gets taken care of every two weeks. I didn't say anything, and I didn't hear from them in May, so I thought everything was resolved. But then, in June 2022, I got another letter saying I had to pay $125 for not fixing the problem in April. First of all, my yard is just grass, and they said it needed to be weed-eaten. I mean, come on, if I didn't fix it in April, wouldn't my grass be way taller by June? My grass gets cut every two weeks, and it just so happens that they come a day or two before my lawn guy comes. My yard didn't even look bad, just a few little grasses out of place because I was due for a cut the next day. The lady said she was suspending the claim and that they would decide to drop the fine when they come out in July. Let me tell you, these people have been bothering my family since we moved in, always complaining about the weirdest things. Anyway, every time my yard guy came in July, I sent them pictures. She acted like she was attaching them to my file. I even paid my yard company $750 for July to go above and beyond and make sure the yard was perfect. He even came out before they did. I didn't hear anything from them in July. But then, in August 2022, I got a note from collections saying they were still trying to collect $125. It's not my fault because I've been making sure my yard is well-kept since we moved here in May . I have the rules and regulations, and I'm not breaking any of them. They're just scammers, and it's sad that everyone says the same things about them. But they won't bully me. My next step is to get a lawyer because I can see that their greed is making them try to make others miserable. And let me tell you, I'm not the kind of person you want to mess with when it comes to these games.
