I've been askin' for a response directly related to a loss of income 'cause of an illegal, non emergency water shut off with no notice for a month now. I've gotten nothin' after at least 5 emails. More than unresponsive, just straight up ignorin' me. Talk 'bout insult to injury. Awful.
This company is terrible
This company is terrible. They don't give you the service you pay for. They keep making excuses every time you call. And if you don't make a payment, they'll bug you for their money. My community has had many property managers. The higher-ups don't give a damn. They have no good reviews and they don't care as long as they get paid. They ignore any requests.
Severly disapointing
Severly disapointing. For the cost of rent here, we expected much better treatment. We experianced a leak in our ceiling which caused it to collapse. Brigs ignored us for several weeks despite us contacting several people in their offices, and did nothing to repair the hole until after we moved out. We could not have felt more disrespected as tenants. It seems they are only responsive to less burdensome issues.

Brigs, LLC is a property management company that consistently falls short in every aspect. Their communication is painfully slow, often leaving customers hanging for days without a response. They seem to lack knowledge and competence when it comes to dealing with building-wide appliances and pest problems, opting to shift the blame rather than addressing the issue at hand. Additionally, their response time to serious structural building issues is disappointingly sluggish. Considering the abysmal level of service provided, their management fee is simply not justified. Overall, I am extremely dissatisfied with the quality of service offered by Brigs, LLC.
Terrible company
Terrible company. Brigs has been refusing to fix the problems caused by them removing my windows for over 6 months despite my regular requests. They won't answer any other customer service questions, like the status of the sewer work. And if you do manage to talk to them, they're dishonest and don't address your questions or take responsibility for their job. They don't have a process to handle owner requests, and the customer service manager confirmed this. Their process is basically "send it to the property manager and hope they decide to answer." They always blame your email for going to spam, like it's not their job to have a working email system. They're running a construction project and said they would share schedules and communicate with owners, but if they do share anything, it's wrong and late. They don't feel any obligation to provide the services our association is paying for, whether it's customer/project *** or just general maintenance. Stay away from them, they're terrible.

Worst property management company. They have poor communication and follow-up skills. This management company tries to make it difficult for occupants of the buildings they manage whenever their services are needed. Their building property managers are rude and unprofessional. They don't respond to emails, phone calls, voice mails, etc. If you schedule an appointment, don't trust that they will show up or contact you to cancel. I used to own a condo unit at *** in ***, *** where my HVAC unit was located *** in the roof. Whenever my HVAC needed services, I had to jump through hoops to get someone from Brigs LLC to provide me or my vendor access. Also, they want to charge the unit owners an hourly rate so they can have someone provide roof access. When I moved, Brigs LLC charged me a ridiculous fee to have a hall monitor watching the halls. Paying your HOA monthly dues does not cover you for these services. When I purchased my condo at ***, the property was managed by a different company which was great, but it was acquired by Brigs LLC. Service immediately declined as soon as Brigs LLC took over. I will never move or purchase a property managed by this management company.
Absolutely HORRIBLE customer service
Absolutely HORRIBLE customer service. As a realtor, you frequently have to deal with property management companies. When selling a condo, a 6D is required. I ordered the 6D on December 1st, for $215. I spoke with someone on December 5th, to make sure it will be here in time for our closing on December 16th, so I paid a $75 expedite fee. I received an email stating the 6D would be delivered to the attorney's office by midnight on December 13th. As of this morning, December 14th, the attorney still does not have it, when I called to question the status of it, they said it was put in regular mail YESTERDAY. On the day it should have arrived at the attorney's office... I was told "the date they give you on your receipt has nothing to do with the actual date you'll receive it, we've talked about this before, they should change that wording, I don't know what else to tell you..." I called and called and called, emailed after email, to try and speak to someone about where the disconnect happened, and how to resolve the issue. I even ordered a $36 overnight *** label, just to get this resolved for my clients, I even offered to drive to BRIGS office to pick it up. NO RESPONSE. NONE WHATSOEVER. If I could give them 0 stars I would, I will also be reporting them to the attorney general's office, they are unresponsive, unprofessional, and TOTALLY unreliable.

We had a flood about a month ago. The condo association hired a contractor to flush the system. Something went wrong and several hot water heaters blew, flooding several units. They won't tell us the name of the company doing the job, but they will mention the Town of Franklin, Fire Department, and their engineering team. They won't tell us who is responsible. They won't answer our questions. Even their own lawyer won't name the contractor who was on site. They simply said it was a "fire test contractor." We had a meeting tonight and they refused to answer our questions. They don't care about protecting owners. We also asked where our money is going. Everything is falling apart there, but they couldn't give us an answer. We really need help!

So, there's construction happening at the building and they're replacing the windows in each unit. I got an email from Brigs on 8/29/2022 at 2:43pm, telling me they're gonna replace my window. They sent this email to all the unit owners. I saw the email at 4:42pm and replied, asking them when they'll come to my unit. When I got home late last night, I saw that someone had entered my condo. They left stuff on the floor and didn't bother cleaning up the dirt, dust, and debris. I checked the condo documents and it clearly says they can only come in during emergencies. I've noticed water spots on my ceiling from the construction and I haven't gotten any response about it. These people don't care about rules or documents, they just do whatever they want.

I got a 780+ credit score. I never had any late payments with any credit card company, management company until Brigs took over as condo management. Last June when I called Brigs for other matter, I realized I was charged late fee for a few months and the issue was transferred to attorney. I found out later that the checks that I automatically sent using online banking were all bounced back because of the change of address of Brigs. I had to pay the high legal fee. I let it go because it was the first time happening. Surprising, last month when I called Brigs for other matter, I was informed that I was transferred to legal again due to late payment that I was not aware of even though all the known payments were paid on time every month. It turned out that there was more legal fee incurred after I paid everything that they told me, and I was never informed. All the legal fees that I paid could have been avoided if Brigs have a good system of communication, which is their job as property management. However, they failed and there was no communication at all. It is their mistake of not informing me about late payments that caused the legal fees . Thus, it is not my responsibility to pay all the legal fee that’s incurred since last year. All this matter has cost me anxiety, hours and hours of phone calls without much responses and numerous emails. They need to take the responsibility!

In Nov 2021, we had a sewer backup in our condo. We paid to have it snaked and video scoped. They found a problem with the sewer line. In December, it happened again and we told the condo property management. They had another vendor come and check the line, and they said it was damaged and needed repairs. They said it would be fixed in Dec 2021, but it still hasn't been repaired. Our basement is a mess because they need to dig through the floor to fix it. We can only use 1/3 of our living space, and we couldn't replace the floor until recently. We had another backup since then. We keep asking them about the repair every week, and now they are trying to intimidate us. They send us threatening letters, saying we made changes to the building's exterior and will be fined. We did some research and found out that the changes (lights) were actually made by their own condo board in ***. We have a notarized letter from a previous board member confirming this. They keep threatening us. We want the sewer line repaired so we don't have to worry about more backups and can use our basement properly. We also want them to retract the threats and admit they made a mistake in writing. Lastly, we think we should get some refund on our condo fees. We couldn't use 1/3 of our living space for 8 months in the 15 months we've lived here, and we still can't use the bathroom or the area of the basement they plan to dig up. Please help. The property manager who is threatening us is ***. She works for Brigs LLC.

BRIGS charged us $75 for two phone calls made after hours on Tuesday, September 20, 2022. We just moved into our new condo on Friday, September 16th. On Tuesday around 1 pm, a man came to our condo claiming to be from BRIGS and said he was there to work on the gas meter. He entered our condo, did something to the water heater and HVAC (turned off gas and power), and then went outside to do some work for about 20 minutes. When he returned, he checked our pilot light, said he was done, and left. We thought he was still working because the water was off in our condo, so we waited patiently without water for a couple of hours. After 5 pm, I called BRIGS to find out what was happening and left a message with the answering service. Within 10 minutes, a representative from BRIGS called me back, and I explained everything to her. She said she would check if we were the only ones without water. Another 10 minutes later, she called back and said, "It's just your unit. Check within your unit." That's when we found the inside water valve and turned the water back on. We were charged $75 for two phone calls (around 5:10 and 5:15 pm) with the on-call property manager. That's all. Nobody came to help us, and our local property manager later informed us that the person who entered our condo didn't work for BRIGS but probably worked for National Grid. We had just moved in four days ago and hadn't received any documents or information about service fees from BRIGS. Furthermore, nobody came to our property to assist us. The on-call manager, who was working and therefore on call, made one phone call. We were charged $75 for "Owner Billback Brigs Inv.#*** 10/12/22," but we didn't receive any invoice. I had to email them twice to inquire about this charge, which seems unfair and punitive, especially considering that no work was actually done by them.
