I wrote a review about Cal Cap Properties. This company is terrible. The manager is so rude and unprofessional. They never answer the phone. I've been trying for two weeks without a break.

My email address is tied to one of their residents at one of their properties. I can't see which property, and their main number can't help unless I do. I tried calling their properties they have listed, and some haven't worked with them in years. This place is as shady as it gets.

I have called at least 10 times and left messages for their regional manager with no answer! I'm now contacting the *** and local media.
Worst company I ever dealt with
Worst company I ever dealt with. The property manager is a terrible lady who doesn't care about tenants. She's rude and acts like a snake. No feelings at all about evicting an innocent family. We pay rent and keep quiet. I have a 6-month-old and an 8-year-old, and she's fine with tossing us onto the street.

I wouldn't recommend this place to anyone, not even my worst enemy! Our A/C has been broken for months now, and they still expect us to pay the full rent?! They constantly lie to us about when it will be fixed, along with other issues. There have been multiple units in the complex that have experienced severe flooding as well! They never answer or respond to our calls. These people should be put in jail for what they're doing, honestly.

The call center was really rude. I gave them the documents they asked for, but they said something different. They didn't want my name or email to send the documents again. She just said to try again next month and mentioned something about the terms we agreed to, but the application doesn't say anything about providing 3 months of employment. It only says you need to have been at your job for at least 3 months.

CALCAP took over our property after 4 years with previous management. First month, they raised rent $100. Third month, they gave us a 30-day notice that the rent is going up another $500, and either sign lease or move out. They have no concern for the people that rent from them, not even if you're an elderly 75-year-old woman. They say the rent is going up because they are installing a washer and dryer, even advertised it, but did the new tenants have a washer and dryer when they moved in? No, they did not. CALCAP is a management company that just doesn't care.

This company recently took over Urbana apartments in San Antonio. The property manager, Misty, is anything but professional. She kicked me out of the office (even stepping up to me with aggression in a threatening manner) for asking about information on when my BROKEN FRONT WINDOW would be replaced. It’s been 2 weeks since there’s been a piece of plywood covering my front window. Every single window in the apartment is broken in some way, they refuse to maintain the apartments with tenants in them. I’ve had a leaky bathtub faucet since October and whenever I ask a question requesting help, I’m told abt everyone else’s problems. I don’t care abt theirs, I need to know when my apartment will be livable and safe!

Thankfully, CalCap don't manage our property anymore. But before they FINALLY left, I was promised a new stove in our unit because ours caught on fire three different times and blew the fuse on the wall. Instead of a new stove like I was promised we'd get, we got a 'loaner' stove that came from the maintenance unit. Three of the four burners don't sit right, and the oven door ain't even fully attached. Predatory collections, violating the FDCPA, no accountability, broken promises on broken appliances, and blatant disregard for property upkeep. Property MISmanagement is what they should be listed as! Julia, wherever you went, jokes on you. I kept my receipts for the payments I made. Even though you apparently didnt record them properly and are STILL causing problems after leaving. I was right not to trust you after you lied about notices!

These guys are slumlords. They got a nice paint job in the main room but when you move in you gotta deal with human and animal crap being dropped and left there for weeks in your hallways, laundry never works, gym is closed, and the website don't even work either. So get ready to have fun waiting on an hour long line to get a money order every month. Hot water comes and goes. You be showering and then all of a sudden blistering hot water will come out of the shower head and burn you, and some days you ain't got hot water at all. I seen puke hang out on the entrance stairs for weeks until the sun finally dried it up. It smelled so bad. They throw fees on top of fees on top of fees. I got so many pictures and videos I collected of this nasty company and how they run their buildings. I only lived here for 2 months btw! Run very very far away from any CalCap company.

This management company is the worst I've ever experienced. My Central AC went out 7-9-2022 and a month later is still not fixed. They are violating our leases/Tenants Rights and have not responded to anyone regarding a proration in rent for having no AC in ***. This company also hires drug addicts as maintenance men, who threaten residents by saying, "I have a master key and can go into anyones house at anytime, taking whatever I want, and Calcap wouldn't do a thing about it." I've found this to be very true with this fraudulent company. When I was looking to rent here I was told the pool would be open in July, I was promised a $250 *** Giftcard at move in and was told "it's embarassing, we have residents who have been here for months and haven't gotten theirs. They have the covered parking blocked off doing who knows what construction project, because they don't inform residents about what is going on. The apartments are "renovated" but the renovations are done so cheaply things are falling apart, scratched up and dinged at move in. I've been there a month and they've gone through 3 office "managers" and now have some clueless temp working there. They are a nightmare, beware!

I've been here for about 2 and a half months and it's been horrible. First, the property manager tricked me into paying *** by telling me the monthly rent was *** upfront, so I went with a weekly rate of ***. Apparently, she must've been up to something because she was fired 3 days after I moved in. The 2nd property manager lasted 2 weeks, I believed, while making two mistakes to be fired. She left us without A.C over the weekend along with hiring a new maid. Now, at this time, my electrical was having issues and I had asked them to fix this. I had to become *** with her because she literally let her maintenance man get away without doing any work orders because he was drunk most of the time. She began avoiding me after I had to dismiss her fake greeting and ask when would she address my electrical issue. She began avoiding me when rent was due, my thoughts were she would hope I just keep the money and leave, but I always paid. Anyway, she left us without A.C and got canned. The maid does not understand she is not a property manager and seems to be too friendly with the residential dope heads. She lies about everything and quite frankly never shuts up. I work overnight, which she and her friends know I sleep during the day and somehow she finds herself having to stand by my window and have a full-blown conversation with them at her loudest tone. She recently just got into an argument with a tenant when she was off and threatened that she would have him evicted after she provoked him by lying that his child called her the word, which he didn't. She also knew I had to speak to the property manager because I wanted to switch to monthly. The manager shows up on her day off and I ask to speak to her for a moment. The maid hears me ask and runs over to talk to her about nothing for *** mins while staring right at me, so I figured I'll wait for Monday. Well, it's here and now the office is closed after finding out rent is less than *** last Friday. I'm not even finished.

These guys are messed up! The way they treat their tenants and take advantage of them, including different kinds of discrimination, is just not right! Calcap Properties was in charge of *** in *** from June to Feb 15, 2022. It got bought out by *** LLC. While I was living there, they promised to fix leaks, provide new appliances, and arrange for mold checks and ventilation cleaning. But guess what? They did absolutely nothing! They didn't bother to give us proper AC during the summer (I had to block the vents because I have COPD and there was a smoker nearby). I asked the regional manager if they could change the smoking policy, but they flat out refused! I couldn't get decent AC or heat, and I almost died twice during the summer of 2021! I couldn't even use the heat because of the moldy smell in the ventilation system and the previous smoker next door. They let that person smoke and even do drugs, which I had to call the police about multiple times! Because of all this, they sent me false notices saying I hadn't paid and charged me late fees for months. And on top of that, they didn't give me the appliances they promised! They let that person harass me, take pictures and videos of me in my own apartment! Eventually, that person left their unit, and the manager (who's now been promoted) at the time blamed me for it! The air chiller above my unit leaked like crazy in July , and I had to come up with a temporary fix to avoid a flood. The wires near the air chiller failed inspection because they were a fire hazard. The dishwasher, 2 ceiling fans, and stove didn't work properly. The stove was all rusty, and I think they used that as an excuse to charge me a cleaning fee and keep some of my security deposit! According to the law, companies are supposed to give you a detailed list of deductions, but they didn't do that! I have videos and pictures showing the condition of my apartment. They completely ignored all the legal notices I sent them about the state of my apartment and fraudulently kept some of my security deposit. As of Feb 2022, Calcap is no longer managing Parkside Apts!

These guys are just slumlords. They always have complaints about the residents but never do their job as property managers. All they care about is getting the rent and having residents kiss their butts every day. The car gate hasn't been working for months, and when they finally fix it, the pass card doesn't work. The pedestrian gates haven't worked for months either, and they haven't done ANYTHING to fix them. This gate issue is a big deal because we've been having packages stolen from our doorsteps. *** Amazon and other companies leave packages at the doors, and then someone steals them. CALCAP even put a note on the lobby door telling delivery companies not to leave packages that way. But it never occurred to them to, I don't know, fix the stupid gates!
Now, let's talk about other issues:
1 - Despite multiple notices about sewer roaches on the property, they haven't done anything to address the problem.
2 - The exterior lights are on timers instead of sensors. This is a problem because they NEVER bother to change the timers with the different seasons. It always takes a resident telling them to do their job! As I'm writing this review, the sun sets around 5:20PM. Last night, the lights in the southern part of the parking lot didn't come on until well past 6:00PM. This is a serious issue because there are a lot of steps in the courtyard of this slum, and it gets really dark without exterior lights.
3 - Lately, they've been complaining about residents smoking on the property. Um, last time I checked, this is a residential community. If people want to smoke outside, they have every right to do so.
4 - Yesterday, they sent out another mean letter complaining about people putting plants outside their unit doors. In normal communities, management usually welcomes residents making the place feel more like home. But not here. According to these slumlords, plants are an eyesore.
When they took over management of this slum, they introduced themselves by demanding that people pay their next rent payment with certified funds. They posted this note on our doors the Monday before Thanksgiving last year. The new "owners" were mad at the previous management and made a sudden change without giving us any notice. So, even though it's not our fault, we were told to pay rent with certified funds, as if we were all deadbeats bouncing checks all the time.
I'm specifically writing this review about the property management company because I have no doubt they're just as bad at their other properties. I'm currently at the *** location, but I can tell the whole world that I'll be leaving this slum as soon as my lease ends. There's absolutely nothing good about living with this incompetent property management company. If you're looking for a place to live, I strongly recommend looking elsewhere. CALCAP is nothing more than a slumlord!

Lincoln Place Apartments is one of the sister properties of CALCAP properties. It is the worst apartment complex I have ever lived in. I have not had hot water in my apartment for over 4 months, and I am being ignored on this issue. I have emailed the property manger countless times, submitted work orders, been in the office in person, and I have saved emails as proof of negligence. I’m not the type of person to destroy a company’s reputation, but I want people to know not to move into this complex. CALCAP May have other communities that are wonderful, but Lincoln Place Apartments are absolutely very poorly managed.

Non payment to venders
Calcap is company that don’t pay their vendors on time. After a few jobs they leave a few unpaid and keep giving you work that needs done, and that the rest of payments are on the way by then they are behind In payments. None were ever sent after a week you get recent job payed and the other checks are left behind. When confronted they blame office for not sending the checks. But they will look into it and nothing ever got done except get you in the hole of debt more. Their regionals Aundrea Baugher and medium toquillas are the worst and always blaming others for their screw ups

In June, my AC wasn't working right, so I called Calcap to fix it. The maintenance guy said it needed replacing and apologized, saying there was nothing they could do. In July, I reported again that they needed to replace my AC, and they sent a letter saying it would be done on Monday between 8am and 3pm. The number on the letter just went to my voicemail. I called Calcap again, and the lady said she would tell her boss. This company has an ongoing problem with fixing things in the property. The laundry room doesn't work, the AC doesn't work, and I live at Pine Terrace Apartments. I've started the process of filing court papers and contacting HUD housing for an inspector to come and check the complaint. I hope they take away their license to operate, as that's part of HUD's legal stuff. I'm telling everyone thinking of renting from Calcap properties to be careful, and I hope justice happens in this lawsuit in the state of ***. It's been really hard living in these conditions, and they should have laws to punish bad landlords like CalCap properties.

I live in Egde @ westgate apartments in Glendale. Don't rent here. The property management company CalCap is worse than the previous owners. The first month of taking over the property they increased the rent by $275.00. There is no amenities at all. The apartments are over 50 years old. They have Black Mold, rats, roaches, termites all over each apartments. There is several apartments that have bed bugs and they do nothing about the apartments. Several tenants have contacted the Glendale *** to make complaints. The wiring is so old professional electricians refuse to work on it. The ceiling is caving in, the doors are all dry rotted and damaged, black mold everywhere. The new regional manager states she is going to fix up apartments but they all need a complete gut job. My ac unit went out and it rained inside my apartment and was promised a new ac but a band aide fix was done. They raised rent in September 2022 and will raise it again so they can get rid of tenants so they can half a*** remodel to charge $1600 to $1750 a month. This place is a fire Hazzard and infested with bed bugs, rats, roaches and rats. I would not rent an apartment from this complex or any other complex. Calcap properties are slumlords. Be AWARE BEFORE RENTING WITH THEM. BLACK MOLD KILLS AND THEY DO NOT CARE AT ALL!

They say it will be turned on in the middle of April sometime. So, if you try to turn on the A/C, it will turn on, but it will only blow hot air out. Even having it off, the vents still blow out hot air, making my apartment over 85 degrees. It's 80 degrees outside. I had to buy a small A/C window unit to turn on, but it only cools enough to cool one room. Because, like I said, the vents are blowing out hot air continuously. This is very uncomfortable and is a health hazard because when there's heat, then mold starts to breed inside from the hot moisture. I have been here only 6 months, and I have been having sinus problems 4 times, sick in only six months. And I am vaccinated two times. I don't go out much. I know it's the humidity in here that is making me sick. You don't turn off a chiller. It has its static pressure pumps to know by the temperature outside what to do. If it's 70 to 80, EVEN 60, it will pump cold water in to cool down the apartment. Vice versa, at 50, it will reverse the pump to pump in hot water. They are deliberately shutting it off to save electricity on their *** at the expense of making us live very uncomfortable. No control on our thermostats to either cool down. Basically, we don't have A/C until they are ready to turn on the chiller in our building. That ComplaintsBoard.com is in. They told me on 01/18/2023 that I just needed to pay a security deposit of $1000.00, which I delivered on 01/19/2023 at 5:30pm. On 01/19/2023, they told me over the phone that I could either get a one-time discount of $1000 off my move-in costs or a $1000 *** gift card. We agreed to deduct the $1000 from my move-in costs, and I wouldn't receive the gift cards. I changed my move-in date to 01/27/2023 and asked for a quote on 01/23/2023. However, through a text message, they informed me that they wouldn't honor the discount, and I would need to pay an extra $1000 at move-in, just two days before I moved in. Luckily, I was able to use my medical treatment savings to cover the total cost of $3370.00.
Their website clearly advertised a promotion of a $1000 *** gift card at move-in. However, when I signed my paperwork, I only received a total of $700 on my gift cards. One was worth $500, and the other was worth $200. I immediately sent proof of the balances along with the card information. The property manager at the time on 01/28/2023 said she passed on that information to management, but there has been no further resolution. It is now 02/07/2023, and I have been calling the *** every single day since 01/28/2023, leaving voicemails and emailing the area manager on 02/01/2023 at 17:24, but there has been no response or even an acknowledgment. I also spoke with the workers in the office on 02/03/2023, but they ignored me and provided no resolution. I sent another email on 02/05/2023, but still no acknowledgement. CALCAP Properties Inc has not kept their promise and is stealing from their residents. I am not the only one in the complex who has experienced this emotional distress.

They canceled the deal the previous owners had with *** for our internet service with no notice. I have spent almost 2 months trying to figure out resigning my lease and rent increases and now that Calcap has taken over it is clear why the previous owner was jerking me around but Calcap is somehow even worse. The first week they had ownership the front office was empty almost every day. The 2nd week I was finally able to talk to someone who told me they werent resigning any leases (breaking AZ law to give tenant 90 day notice of non-renewal). The 2nd visit I was told they are only refusing to resign for apartments that are non-remodeled. The 3rd visit I was given a rate for non-remodeled and remodeled apartments (rate is now a 40% increase in one year up from the 10% I was told by the previous owner without 30 day written notice, still without ANY written notice). Why do you have a rate for leases you arent resigning? After being told my lease would not be resigned I asked about giving my notice of leaving and was told Ill be charged for not giving a 30 day notice at the rates that Calcap decides and NOT the rates stated in my lease agreement. Ill be charged for not giving a notice to a company who 1. Told me they would not resign my lease and 2. Have not even owned the building for 30 days yet. After this I was tired of dealing with our front office and have spent a week trying to get on the phone with the regional manager for my area who is conveniently never in the office when I call even though I am told every time shes supposed to be here today. She has also not returned any of the messages I left. I am 2 weeks out from my lease expiring and still in the dark if I will have a place to live come May 1. At this point I would just like to be allowed to leave without incurring a non-notification penalty.

11/18/2022 - I spoke with *** (property leasing agent) who asked for additional documentation because there was conflicting information during the initial screening. I emailed the necessary documents to the property email address as requested.
11/22/2022 - I received a voicemail from *** informing me that I was approved. He mentioned that he would contact me the next day to discuss the next steps.
11/23/2022 - I spoke with *** who accidentally approved me and someone else for the same studio apartment. He asked if I would consider a one-bedroom instead. He mentioned that there might be a chance for me to get the studio if the current tenant decided to upgrade to a one-bedroom. If the tenant kept the studio, I could move into the one-bedroom, but if the tenant upgraded, I could move into the studio. He said that neither option would be available until mid-December. I was fine with that, and he promised to update me soon.
11/28/2022 - I called for an update but didn't receive a response.
11/29/2022 - I spoke with *** again, and he was quite rude and annoyed by my persistence in seeking more information about my move-in. He informed me that it would still be mid-December before an apartment was ready.

12/08/2022 - I called *** for an update, and he mentioned that he was out of town due to a family emergency. He had no information to provide me and said that he would pass my information to the regional manager, who would contact me. He stated that he had no further involvement in my move-in process.
12/12/2022 - I left a message for the property management company to call me back, but I didn't receive a call back.
12/14/2022 - I spoke with *** and explained the situation. I asked for my holding deposit back. She mentioned that the regional manager would contact me, but I haven't heard anything from anyone.

After submitting my application, the communication went to a dead end, they will not answer the phone at all, they have a call center who gets the calls if they dont answer and all they do is say "We will have them call you". They still never call. I finally got a hold of the office manager and she act like she didnt have a clue of whats going on, she then stated it would be a week for a refund since I was withdrawing the app. It has been more than a week and they never respond to emails or phone messages.

I was given the wrong keys 2 times and still have not been given a mail key or pool/ gym key. I have no gas line so I am unable to ***. They keep saying they need a part but dont fix it. I have emailed and called corperate and never get a response. Additionally I still need keys to the patio storage this is a bad area and Id prefer to lock my belongings up when their is a lock on door I just do not have keys, the screen door and kitchen drawer were broken before moving in and Id also like those fixed. I do not think it is ok that I have no working stove so I cant *** or a mail key. Ive expressed my concerns multiple times and they do not think seem to care and will not return calls

This complain is about a ongoing problem involving myself and my two children and granddaughter. We have experienced health problems due to the smell of mold in the apartment there.To my understanding there is leaking water from the air conditioning unit there has also been water pouring out of the ceiling from the unit above me along with sewer water that covered the bathroom ceiling along with the boards in between our floors from the top resident above me to into my bathroom and the carpet and floors. I have made management aware I have several emails going back and forth along with pictures of one of the walls that is currently wet and damaged clothes of ours that have gotten wet and smelled of sewer water. I've had to throw out a carpet and what I asked management besides having this smell of mildew in the house we have also had fumes of some kind of chemical substance or controlled substance from the upstairs unit protruding into our unit through the vents and has made us sick I have submitted letters from our primary care doctor and my daughter's psychologist also my son has been to the hospital twice I have a lease currently they didn't want to let me out of my lease so right now the apartment still has some of my stuff in it but we as a family had to take shelter elsewhere which is temporary. I don't feel that I should have to remain in a unhealthy condition and have thought of filing a complaint with environmental health. I am asking for my lease to be broken and my full deposit returned along with replacement of some kind or help with replacement.

As a requirement of my lease, I had to register with and use a service called NPS *** Services) to collect my rent in halves from each of my paychecks, which would be directly deposited to NPS's account from my job's payroll department. I have to pay a monthly fee of $19.95 to use the service, even though I was required to do so.On November 1st, CALCAP took over management of the property, with no prior notice from either party of the change. CAPCAP had no idea who/what NPS was. NPS has collected rent from my payroll for November and December , but CALCAP has been unwilling to accept the deposits, as stipulated in my lease agreement. They are assessing hundreds of dollars in late fees to my account, and possibly reporting negatively on my rental history, though I have fulfilling each and every obligation for my NPS/rent payments. I need a resolution IMMEDIATELY, before I go to the media and file some lawsuits against CFS and CALCAP. Hopefully filing this complaint will precipitate resolution and mitigate the need to take further steps.This issue has been created through a lack of due diligence by one or either party (CAF/CALCAP) during the transaction to purchase the property.
