Central Georgia Realty, LLC is the absolute worst rental company I've ever dealt with. It's nearly impossible to have a conversation with them since everything has to be done in writing. They never bother to address any maintenance problems, even when I've been waiting for over a month. And to top it off, they have the audacity to charge me for every little thing, constantly nickel and diming me. I strongly advise against renting or buying from them.

My air-conditioning broke and I had to ask online for help. It took like forever for someone to respond. Then, it took them another whole week to send someone to check it out. It was like a never-ending wait of two weeks to fix my air-conditioning. When I called the office, they told me to email them because nobody picks up the phone. I couldn't talk to a real person at all. Finally, I had to call the owner of the house himself, who was also struggling with the company (couldn't reach a real person either).
In my last month with them, they slapped me with a $230.00 late fee for being just 2 days late on a $29.00 "Administrative fee."
This company is a total nightmare. So frustrating and unpleasant.

I never receive any replies. I've been asking about the repair status for weeks now, but it seems like nobody cares. I just found out that the repair has been given to another vendor. This means nobody bothered to check on it, and my tenant has been without hot water for three weeks. This is not acceptable to me because I'm a landlord who actually cares about my property and the people living in it! I'll start looking for new management right away!

But then, on Monday, July 19th, I got another email saying that the place ain't available no more, even after I already gave them my money. I want my money back right away, just like how I paid it right away. Now, me and my kids got nowhere to go.

Todd J. ***, who holds the positions of Chairman, President, and CEO of GTL Real Estate, has engaged in some highly questionable and illegal actions. Firstly, he unlawfully took possession of my house key without my consent. This act alone is a clear violation of my rights.
Furthermore, Todd J. *** has been pressuring me to allow him to represent me in the sale of my house, which is completely against the law. I have explicitly stated my refusal to work with him, yet he continues to force his involvement in the process.
To make matters worse, Central Georgia Realty, LLC has also refused to hand over my house keys to my realtor, causing unnecessary delays and complications. Additionally, they have wrongfully seized the last rent payment and security deposit from my tenant, despite my explicit instructions for them not to perform any work on my property.
This company operates in a deceitful manner, taking advantage of their position as property managers for nearly a decade. They have consistently engaged in double charging for services rendered, as they prohibit the use of external contractors for any necessary work.
In conclusion, Central Georgia Realty, LLC is nothing more than a scam. Their actions are illegal and unethical, and they have consistently demonstrated a lack of respect for their clients' rights and wishes. This company merged with Revolution Property Management and I think they might be operating illegally, unfairly, and unlawfully. According to our agreement, they were supposed to raise the rent every year, but they never did until now. They never renew the leases, and somehow my properties appear vacant, but they still pay me rent. They knew they were supposed to renew the lease since 2019, but they decided today to enforce it in order to get rid of the tenant and charge new fees for releasing, even though it should have been done years ago. They never collect rent on time and send the money to the client. I suspect strange accounting practices because they use the same receipt to bill for multiple issues until someone asks about it, and then they return the money. They agreed to take pictures for necessary repairs and to assess the condition of the property, but they never follow through. They added a clause to the contract about additional insurance fees. They don't want us to see our properties, and we're not even sure what's happening inside.

I got an approval notice for a property sayin' I gotta move in within 5 days, but they sent me a form through tenet turner to fill out. After I submitted the form, I called 'em multiple times for more info, but ain't no managers ever available and the company always says they can't do nothin'. Some guy named Gary *** claims he's the CEO and he rudely tells me that the application fees ain't refundable, even though I got an email from "his" company sayin' I was approved for the property. But since I waived the application fee 'cause of my good credit score, they say they can give the property to someone who pays the deposit. That don't make no sense 'cause why approve me and give me a waiver option? It took a whole week to finally talk to someone, and the whole thing has been unprofessional from top to bottom.

My dad signed for a 3 bedroom townhome in Stonecrest, GA. We both liked the townhome, so we applied for it. After the second day, he got approved and was in the process. They never told us to put a deposit or anything. But then he got an email early in the morning (3AM) saying that the home was no longer available because someone else who was approved put a deposit on it. We were really upset, but then we found a 1 bedroom in Decatur, GA that I wanted. So he reserved the home and they told him he was the tenant. They emailed him Move-In instructions and he paid the MOVE-IN FEE on Sunday. But on 8/2, they told him that someone else rented it out, even though it had been on the market for 23 days. They also said that he was the top applicant for the apartment. They told us to look on their website for the second time, but there's nothing there except for business suites. I'm really disappointed because we wasted time and money on this.

They're supposed to give it back within 30 days, but they're acting like they've never heard of that rule. I even offered to swing by their office and give them all the info they need for a wire transfer, but they keep making excuses. They claim they sent a check on 5/25, but come on, that's cutting it way too close. They've been super slow to respond to me, and their customer service line just dumps me straight into voicemail. And get this, the one person I did manage to talk to has been trying to get in touch with the big shots for four whole days, with no luck. It's like they don't care that they're breaking the lease agreement. And guess what? I found out that they didn't even put my security deposit in an escrow account like they're supposed to. Can you believe it? I'm 55 years old and I've been renting for three decades, and I've never been treated this badly by any business. And as if that wasn't enough, Central Georgia Realty tried to strong-arm me into renewing the lease without telling me how much the rent would be. When I said no way, they hit me with a surprise eviction notice. Can you believe the nerve?

A week later, I got a letter in the mail confirming the same thing. So, we left the place on November 30th, just like they said. Then, on December 1, they told me they would give me back my whole security deposit. I tried many times to give them my new address, but they didn't seem to get it. Then, on January 4th, 2022, *** told me they sent the check on December 21 to the old address. They also said I could ask for a new check, but I had to pay a fee to stop the first one. So, on January 22, 2022, I asked for a new check for my security deposit and the two months' rent they owed me. Two days later, on January 24, 2022, they sent me an email saying they stopped the original check (and charged me $25 for it) and that they were sending a new one. In the email, they mentioned a check number, but they didn't actually give me the number. They said, "The original check we sent, which was check #, has been stopped..." It's been 3 weeks now, and I still haven't gotten the new check or the old one. I don't even have any proof that they actually sent the checks in the first place.

My previous property management company, Truhaven Homes, merged with Revolution Rental Management at the end of October . I didn't receive any advance notice about the merger, even though it's required by our management agreement. My experience with Revolution has been terrible from the start. On multiple occasions, I couldn't get accurate information, which is unacceptable considering I trust them with my investments and income. As a result, I decided to terminate my contract with them.
I reviewed the termination policy in the contract and tried reaching out to the owner of the previous company, who is now a salesperson at Revolution. Unfortunately, they didn't respond to my inquiries. Additionally, the representative from Revolution provided conflicting termination policies that aren't mentioned in the contract. However, the contract clearly states under section 1.2 GUARANTEES that they will do their best for me and if I'm unhappy with their services, I can cancel the contract with 30 days' notice for occupied properties and 5 days' notice for unoccupied properties, without incurring any remaining management fees.
On December 1, I sent my 30 days' notice via email and mail to the representative at Revolution. This means our contract will end on December 31. However, today, on December 8th, I received an email from the representative stating that they disagree with my interpretation of the contract. It's important to note that the contract clearly outlines the termination policy, as I mentioned earlier.
Revolution currently holds all the necessary documents, security deposits, and reserve funds for my properties. They need to transfer everything to my new property management company in preparation for the transition, which officially begins on January 1, 2022. The transfer of all funds, keys, and documents should occur within the next few days.
