My wife and I built our house with Eastwood. Great experience, great people to work with. The builder, Colt, a well mannered guy, the best to work with. The quality of our house is amazing. I would recommend them to anyone who is wanting to build a house.
There are not few enough stars to leave as a review. I have dealt with Eastwood Homes as a developer in my neighborhood for 3 years. Initially they attempted to build houses that violated our HOA covenants and restrictions. When Eastwood refused to engage in conversations with the residents, we were forced to hire an attorney to stop them from building lesser-than homes in our neighborhood. (I have the emails that were ignored.) The driveway for the house next to me has had to be redone 4 times because the lot was not graded properly. (I have video.) Their landscaper installed gutter drains to drain onto the neighbor's yard. (I have video.) They leave debris in the street as can be verified by contacting the City of Greensboro. (more than once) One house has 3 different lots of bricks used on one side. (easily verified by simply looking at the house) The GSO police shut them down in July because they blocked the road with a crane without obtaining a permit. Traffic could not get in or out without driving over someone's lawn. They've been cited by the city for not having proper protections on the sewers to protect our watershed areas. (more than once) I have video of their contractors jumping off the roof when the roof trusses fell off. They were not using safety harnesses. They had roof trusses delivered and left in the road blocking traffic. (more than once) I have pictures and video that I would be happy to share to corroborate. Eastwood does not build with CARE but rather with careLESSness. They are not a good neighbor.

I would encourage anyone who chooses Eastwood Homes to either rethink their choice or have them add something in the contract that would benefit the buyer. We are a recently retired military family and we were excited to build our first home. We chose Eastwood only to find out they like to lie, don't hold their word per their contract, and have terrible customer service. Eastwood said they would begin to build our house 30-45 days after we signed the contract. On day 44, they called and said THEY had a big problem because THEY couldn't build on our lot. The developer put a hold on the lots (44 days after we paid our earnest money) and they didn't know when the hold would be lifted. We feel that Eastwood sold us a lot that they technically didn't own yet. They begged us to change lots and we said, "No." I asked that if they couldn't build on our lot, could we get our earnest money back. Alicia Baker, Eastwood's seller, said, "YES." Before we signed any paperwork, we told Eastwood our timeline really mattered because the military is still storing our household goods. About 2 weeks went by and Eastwood couldn't produce a start date. We told Eastwood we were out of the deal and wanted our money back because THEY couldn't build, and it wasn't fair to us to have to wait on them, especially since they sold us a lot that they didn't own yet. Eastwood kept a portion of our earnest money and blamed us for "buyers default" when they were the ones in default. For our sanity's sake and timeline, we cut our losses and moved on even though, 3 different attorneys said we should take them to court. Here are some tips to use if you do choose to build with Eastwood. 1. Ask do they own the lot. 2. Eastwood's contract is one sided. It states what will happen if the buyer does etc., but fails to state what will happen if the seller is in default. 3. Focus on the paragraph that states the seller has to begin construction 30 days after they receive your pre approval letter. (I think paragraph 26). 4. Record all messages over the phone (I did, because they lie) and keep all correspondence that you have with anyone from the company. 5. If they make any promises to try to get you to stay with them, GET IT IN WRITING. If they can speak it, they should have no problem putting it in writing!

I have been trying to connect with Eastwood and I have been sending emails for the past 7 to 8 months I have sent emails and I am called. I was lied to by the head contractor and I was given false information about repairs.

Recently I have an issue with my roof
Recently I have an issue with my roof . I have reached out to Ginger a month ago and she has yet to respond back. I have spoken to Ginger over a month ago regarding my roof and she has yet to get back to me. I have been in my home since for 6 years (2/14). But let Ginger tell it I been it in 7 years. I have sent her an email per our conversation regarding my roof along with pictures. I recently had it inspected due to water stains on my ceiling. They did notice how my roofing was installed in onr area that shingles shouldn't have been installed like that. Lucky for my the company I called temporarily fixed it for free. Speaking with Ginger she asked me to send her pictures. And she will reach out to roofing company. I have yet to get a response from her. I have issues with them on going since I purchased house. They are not reliable when it comes to there warranties. I definitely won't recommend them as a builder.

Since closing on our home we have had many structural issues to include; Peeling wall tape, Nail pops in the wall, Wall cracks, and an unsealed microwave vent which caused water to enter our home and damge both the wall and microwave. On May 20th I cotacted an Eastwood rep via text about the issue of the unsealed vent and the water coming into our home and was instucted to contact the bulider. On May 27th I emailed Eastwood Homes cutomer service after submitting several warranty request and was never contacted back. It seema each time you attempt to contact Eastwood or one of the reps the "buck" just gets passed from one person to the other or they just ignore you totally. Something needs to be done about this, we pay our mortgage and HOA fees and these issues should not occur.

We bought our home November . Prior to signing for the home we pointed out several issues: - Tree Removal - Kitchen Cabinetry - Horrible cosmetic issues with paint, trim, dents on doors due to incorrect application of door stoppers After we move in we started noticing more defects with: - AC/Heat - Flooring - Carpet Padding - Cosmetic issues - Front Porch craftsmanship including support columns for porch roof - Fading Bricks - Stairs and flooring noise - First Floor AC/HT noise from return vent - Bathroom cabinetry improperly placed - Issues with electricity that no one can fix - Cabinetry improperly installed showing gaps on the floor and cabinet and in some cases cracked, chapped, stained, etc. We have not enjoyed this house since before we moved. It has come to a point that is mentally draining and currently taking marriage counseling due to the arguments we have at home and my lack of attentiveness to my family. The fixes are worse than the issues.

Canceling a purchase agreement with EastWood Homes. Due to a mold infestation. I was in contract to purchase a home with EastWood Builders in 12/19. As home was being framed I noticed a Black mold infestation. I brought it to the attention of site manager Elaine w***, who in turn notified Building manager of said issue. Tom had an alleged third party mold expert treat mold with no guarantee mold could not return. I am not comfortable purchasing a new home for over 300 thousand dollars with mold issues, I am a Retired First responder with a potential for health issues down the road. When I shared this information with Elaine she was very empathetic and totally understood why I wanted to cancel and stated " We can sell this as an inventory home" Iam looking for the return of my earnest monies of $ 8813.50, which I need to purchase elsewhere. EastWood is stating that they treated issue and that home passed city/county inspections. That is not sufficient enough for me I just wanna part ways with my earnest funds.

Water issues due to a large dirt pile from nearby construction were worsened by heavy rain.
Water issues arose from a large dirt pile placed by a berm, bought about 3 months ago. Around February 5th, the dirt was moved for construction, worsening drainage. Heavy rains threatened to flood my home, so I reported it to the Eastwood building manager with photos. They promised to replace the dirt after work completion, but it remained. On February 23rd, I contacted officials who acknowledged the need for proper water flow. Despite discussions, no action was taken due to private property concerns. On March 10th, I sent a follow-up email with photos, but the issue persists.

Work orders not completed. Work orders closed out without the consent of the homeowner. Verbiage used by w/o supervisor not by h/o to close w/o ticket Please see attached documents: The bottom line up front is, we the home owners (*** and ***), feel as we have been ignored by Ginger Z and or Warranty Department Supervisors. They never called us to close out a work order. She had *** D forward us an e-mail TELLING us the work orders were closed. We were on the phone with Mike D just a few minuets before the e-mail was sent. Details are attached. In my first e-mail to Ginger, I put my Phone number in the event she wanted to call me she would have it. I actually had to e-mail her because their warranty on line system would not allow me to attach pictures. The return e-mail from her explained what they were going to do and then specifically asked me to send her my phone number. So I again sent her my number as well as ***'s. So she, they have our e-mail address and our phone numbers. Then there is the issue of how the e-mail sent to us was worded regarding the closing of the work order. It said that we "refused work". At no time did we ever refuse work. The details concerning this are in the attached files.

The finish work on the entire house is substandard
The finish work on the entire house is substandard. Cracked granite, damaged cabinets & vanities, bulging walls. Tile installed incorrectly-crooked. Before we closed on the house we did a walk through with on site manager. He said everything would be taken care of and we did not need to itemize everything on the closing sheet. We then started to submit work orders through the Eastwood website. Still nothing has been repaired or replaced. We contacted a *** manager Dion M who screamed aggressively on the phone to me and said that the conversation between Todd M (on site) never happened. We have a significant safety hazard with nails sticking out. I have pointed it out to Todd, Mac and Austin and also put a work order in. Still sticking out. The subcontractors they hire are terrible. Their painters came in and put paint all over my floors and carpet because they didn't cover anything. They also did not speak English so I could not tell them to cover things. THere is glass all over our roof from a broken window from months ago-in wind it blows onto our driveway where our kids and dog could be hurt by this. I have dented doors, broken window parts, shoddy tiling and damaged cabinets and vanities. They want to paint over this damage instead of replacing them. The cracked granite was reported weeks ago and still has not been replaced. The stone columns outside the house have still not been constructed. Every week they promise it will be done. No one shows up and Todd M has no idea when they will. The response from Eastwood is terrible. Every homeowner in the development has issues that Eastwood just will not fix. We have even emailed the owner of Eastwood homes and 5 days later have had no response. Basically the whole house is a mess. I am pretty sure that they put the wrong color of carpet in my house-I have asked several times for a sample to confirm. They will not give me one. When I point out the bulging / wavy walls I was told by Todd M that they have pipes behind them Every house has pipes in the walls-it does not mean that they should stick out. When I pointed out the damage to the kitchen cabinets and bathroom vanities I was told by Mac that their cabinetry always get damaged in transit so there is no point in ordering new ones

I got the house August
I got the house August . Since May , the roof has leaked several times 1 of which is now into the attic and through the master bath ceiling. I got the house end of August . Since May , and on August same year and now, the roof has leaked into the attic and from there in the master bathroom. EVERY TIME IN THE EXACT SAME AREA. I reported this week the problem to customer service, but they told me it was out of warranty. I insisted explaining that this was not a normal problem, but something that was defective since the house was built, which apparently had never been fixed correctly. I sent them 3 emails to show them the many times I reported the problem and that it was fixed each time except now, but apparently not in a correct manner. It is not normal that in a period of 2 and a half years the same problem happens again and again. This is a copy paste of the emails sent: I totally understand your policies, but in this case I do not agree with your conclusion. I do not know if you have the history of the several repairs and maintenance you have done to this house. I am sending some old emails for you to see that this problem started when the house was only 9 months after the closing date. Then again in August for the 1st year warranty. and now a little over a year we have the same problem. What this tells me is that this house had a problem in that area of the roof when it was built. Per the emails I have sent I do not know if it is a roofing or a plumbing problem, but (I repeat) this is a problem that came with the house when it was built, and the repairs that were done never really solved the problem, they were like band aids. You mention in your email that the roof needs to be inspected no less than 2 years, it has not been 2 years since the last repair. Is it normal that a house presents a problem like this after 9 months, and then again after 1 year and again after 2 years and a half? This was their response: We're very sorry, but it is the responsibility of the homeowner to maintain the roof. We're unable to assist you. We recommend a roofer like Alpha-Omega Roofing. Usually for under $300, they will inspect your roof and make any minor repairs that are needed. We're unable to discuss this issue further as it is not a warrantable request. I have tried to reason with them but it has not been possible.

Eastwood promised to fix issues to get us to close but did ever address them. Even after 10+ emails requesting assistance. The whole experience with Eastwood has been a series of broken promises, failed delivery, and putting the company's interests above the customer. Prior to breaking ground we discussed things that were important to me (e.g. driveway being two car widths the whole way up and coming over to the house) and was assured this wouldn't be an issue. Then when we get to a few weeks before closing, all of a sudden I am being told that isn't an option. We also had paid extra for specific things like outlet locations and then the week before closing they altered them without consulting us. Prior to closing, the project manager (aka "builder") had promised to address issues from the final walkthrough after we closed on the house. He stated that they absolutely would be addressed and that they have a meeting every week about warranty items and once an item gets past two weeks it's prioritized so we had nothing to worry about. We are now over a year past closing and there are still items that have not been addressed. I have emailed the builder, the builder's boss, and warranty multiple times but am not getting any help. And it's not that i've emailed once or twice, I have emailed over 20 times trying to get assistance and items addressed with the warranty department but am getting nowhere. Some items I have got addressed by contacting the sub-contractor for that trade specifically, but anything in the past year through the builder or warranty has gone untouched. Part of what is sold with the purchase of the home is the warranty, but what good is a warranty if it's not honored. I finally got the boss of the builder to come out 3 weeks ago to address these issues and it took 5 hours to complete the list of items i have (including rotting beams/joists under the house) However, i have heard absolutely nothing since then. After multiple attempts ON MY PART to get updates and schedule fixes for this, I am being ignored just as has been the case ever since we closed on the house. Sales does a great job of keeping you informed throughout the process as their job is to get you to closing, but once you close with Eastwood, you do not get any support. I have talked with my neighbors to see if they've had similar experiences and they have as well. This is not an isolated event. I have hundreds of emails, pictures, speadsheets and the like to back up all of these claims and failures on Eastwood's behalf.

Purchase Date: 28 Jan 2021 Model: *** at *** Lot *** Design Center Rep in Question: Megan C I have been watching this kitchen for the past couple days since we moved in and my eyes are not convincing me of any staggering in this kitchen and since no one has addressed our concerns and I feel extremely cheated, I feel, others should be made aware and the only way that can happen, is by filing a complaint. I have been watching this kitchen and pictures and nothing can convince me that we got what we paid for. Maybe Eastwood Home's should go back to the drawing board because this kitchen isn't it. The explanation given about staggering only above the appliances could make sense except that the designer kitchens are not only staggered above appliances, so in other words to me it seems that you can only get a staggered kitchen with the designer option. Pictures attached of our "supposedly staggered kitchen" and the "roanoke designer kitchen" It appears to me that the designer kitchen has a 42" cabinet against the wall on the end. We were told at the design center that the staggered kitchen was a mix of 36'" and 42" cabinets then when we saw the kitchen and was blown away that there was no staggering and every single cabinet was 36", we were given an explanation about 36" cabinets at 42" height, this was during the construction phase. Eastwood's excuse was that we signed off on it but if your employee would give customers the correct information this would not be an issue now. None of the incorrect information or mistakes by Eastwood's staff was ever addressed but they were quick to note that oh you signed off on this you and had a right to look at the drawings but their employee didn't have a right to look at the drawings when they made us order an entire door that is not accommodated for on our house plan and their employee did not have a right to give us correct information when we pointed to the staggered kitchen in the design center and asked if that was how ours would look and was told yes but later on was told that kitchen in front at the design center is a designer kitchen. We had no issue upgrading to a designer kitchen but how can you make informed decisions based on incorrect information? One of the very first things I asked when I got to the design center was about being able to see graphically how the selections looked and I was told they don't have that capability. Every single time I referenced something that was on the plan that I printed for our house plan from their website I was told sorry that option isn't available but at the end I should know that hey this drawing that has a straight wall of kitchen cabinets is depicting a "staggered" kitchen? If it wasn't for the kitchen I could live with all the other little things without one word, like the the door we picked out that wasn't on the plan, the paint speckles on the stairs, all under the handles of the staircase and all over the outlets like a 2 year old painted the house, the bottom edge of a guest bathroom door looking like an old door

All of these factors determined the price we paid for these incomplete upgrades. This issue is major material misrepresentation by the builder. Eastwood homes failed to construct the house as agreed upon. Here, all of the materials the builder gave us, including photos, floor plans and descriptions of the home, emails describing the work, and lists of materials, finishes, or appliances, which is our rightful expectation at the time we entered into the contract. Various documents clearly show that we thought we were getting a home with a functional 12" SEAT but the room contains only a ledge of ~7in" not even the rightful 6" as per Patrick L's verbiage, this demonstrates the builder's breach to continue to misrepresent the product they standby as its still not constructed according to the specs Patrick is fecklessly stating. Patrick states our model has only 1 option which is for a 6" seat which was never represented to us at time of sale. 6" is not a functional seat but rather a ledge. Please see email providing ALL options for the Davidson model that was sent to us on 9/12 by Kenya the sales agent. this includes every elevation, all amenities, and only 1 OPTION for Luxury Bath Opt- and EVERY option Eastwood Offers on the Davidson, including pricing. There are NO 2-options for Luxury Bath Opt, as Patrick L deludes. This stems from ongoing misrepresentation issues we have had with our home before closing. We still have issues with the following also: We also obtained the most recent spec plan from Arianna in the Walnut Creek sales office which states the seat is supposed to be 12"! Also several clients we have spoken to so far of Eastwood Homes who have been sold a home within [protected] who chose the Luxury Bath Opt were given a 12" seat including but not limited to lower model homes with less sq. footage. That only model 7103 Davidson included a 6" seat - which no spec plan provides. Even according to (***) the plan would specifically state any differentiates based on elevation level and Luxury Bath Opt does not on any model of the Davidson including Elevation D- 2 Car Front Load Garage. It just says "SEAT". The Luxury Master Bath Opt that we have selected on our home and paid $7900.00 not including Wall tile costing $1,315. Coming to a total of $9215. We chose this upgrade because we NEEDED the seat- that's why we paid additional. Eastwood is trying to deceive us to believe we signed off on something we would have NEVER agreed to. We have provided several verbal requests to Chad at closing in regards to the issues within the home, Justin we spoke to, who never got back to us on many of the issues, and now Eric, including multiple warranty requests/emails/texts. -Still waiting on word for the EVP dip in our kitchen causing water to stagnate including defected EVP by the kitchen refrigerator/ dining area. When will this be fixed and replaced? Eric and Justin have been made aware of this. -Eric inspected the 2nd floor and explained subflooring would need to be redone where the beam runs because this is the 3rd attempt at fixing this issue due to the creeking -Cabinet in Kitchen needing to be replaced due to poor quality and construction/ Eric said he would get back to us next week.
The complaint has been investigated and resolved to the customer’s satisfaction.

I have been in the process of building a home since late Nov. '20 and the process has been extremely slow and mentally exhausting. I have had a concrete slab poured now for 2 months with no material in the foreseeable future and absolutely no answers for an update. Eastwood homes has had a strong lack of communication as well as very poor organization with this project. I understand COVID has had an impact on all operations however this seems to be beyond ridiculous and quite frankly unacceptable.
Overall, considering the delays due to supply and demand of construction materials, weather and sub shortages, Eastwood built me a beautiful home; I am happy with the results.
