If I could give less than one star, I would. The staff tells you to put deposits on properties before you see them. Then they never let you see or inspect the property before signing the contract and threaten to keep all your money. Don't ever sign a rent to own contract from these folks. The house was moldy with a sinking floor and a terrible rodent problem. The asking price was way higher than the house's value. I lost $5,000 and a year and a half in a bad home because of this company.

These guys are unscrupulous, beware of contracting with them. The real estate contract is slanted to their advantage, not your best interest. Their goal is to tie up your property and cause as much trouble as possible so you will lower your price. Watch out for: 1. Inspections, don't agree to 24hr notice, it's inconvenient and wastes your time. 2. Extension of contract, they count 'business days', which lengthens the contract time significantly. 3. Unreliable closing dates, we've been given multiple dates, none were realistic. 4. False reasons for reducing the agreed price. I would rate them very poorly if I could.

In March 2022, me and my roommate gave our notice to leave the place we were renting from another property management company. We were supposed to move out on April 27th, 2022. But this new company took over and they're still trying to make me pay rent, even though I already left and gave them the keys.

I reached out to maintenance, and this lady there told me it would cost me $40.00 per hour to get it fixed, but hey, I don't even own the machine! I also contacted the property manager regarding this issue, but she seemed clueless about what's happening. I've made numerous maintenance requests, but it seems like nothing is being done about it. It's really frustrating because if I have access to a washing machine and dryer, I should be able to use them, right? I shouldn't have to go to a laundry mat for this.

But in the second month of living there, my partner passed away and I couldn't get my rent check in on time within the 5-day grace period. They were cool about it though, understanding that I had a tough time. They also knew that I often had to travel for work, so I would usually pay within the first week, even if it was a few months late. They never gave me a hard time about it, which was great.
But things have changed in the past 6 months. There's a new owner and new employees running the show, but nobody bothered to tell me. Now, I have to drop off my rent check at this rundown building downtown. It's a mess, with a cardboard flap over the Mail Drop that says it's for FHS rent. Every time I go there, I see sketchy people coming in and out of the construction site. It's supposed to be the place where I pay my rent, but it doesn't feel safe. I always leave a signed money order, though.
Anyway, I've been paying my rent on time every month for months now. But these new people keep using aggressive tactics, threatening to kick me out over a measly $25 in late fees that I didn't even know about. It's frustrating because I'm calm and understanding about their job. All I want is to talk to the new landlord, but they shut me down right away and start threatening eviction. It's not fair.

My apartment got sold in August by the original landlord. FHS took over in August. I asked them if they accept section 8 or if I could move, and they said no, I would have to pay the remaining months on my lease. However, they later told me that they do accept section 8. I brought the necessary papers to them at the end of August, but every time I called, they had some excuse for me not to pick them up. In late August, my dogs and I got injured by an inbred pitbull that lives here. The owner refuses to keep the dog on a leash. I had asked them to talk to the person and request that they keep their dog on a leash, but nothing changed. On September 15th, my neighbor let the dog out to run while she sat on the porch. I couldn't even bring my groceries inside without a major struggle to get through the door and keep my dogs inside while keeping hers out. After this incident, I received a text message. Meanwhile, they called me to pick up the section 8 papers. When I went to the office and told them about the dog again, they changed their mind about giving me the papers and said they would drop them off. But they never did. All the agencies say they didn't turn them in. This is causing me to lose my section 8. I applied for section 8 so I could have more money for copays on surgeries. The late charges on my bill should not be applied to me because I paid my rent on time. But they refuse to remove them from my bill. The gutter is falling down and it's very dangerous when it rains. I am disabled and trying to get off fixed income to resume my life. The dog is not registered and is very dangerous. I want them to address this section 8 issue. It's inhumane for someone to do this to a 56-year-old disabled person or anyone for that matter. They had no right to jeopardize my well-being or financial situation. Now I can't address my disabilities because I don't have the money to pay copays. I pay $170 a month for insurance. This is unacceptable for a business to do to its residents. They won't return my calls or accept new section 8 paperwork from me. They won't even open the office doors to do so. They need to remove the illegal charges from my account.
