I've been living at the *** for less than 3 weeks and I've had to repeatedly ask for the unit to be in a livable condition. The pictures they showed for rent were not of the actual unit available. There's mold in the shower, a broken drawer that still hasn't been fixed, and I immediately had a cockroach problem as soon as I moved in. Every time I talk to the management, they just say, "Oh, that should have been taken care of before you moved in." I even had to schedule pest control myself (which I've never had to do at any other place I've lived), and they still haven't sprayed. I even squashed a cockroach while I was taking a shower. It's absolutely disgusting.

DO NOT MOVE TO ANY of the property locations. (1) Management is just literally useless in terms of property management. (2) YOUR MAIL/PACKAGES are NOT safe. (3) Unfortunately, this management company has an issue with investing in their property to ensure residence satisfaction and safety. (4) Noise complaints of potential violence goes totally unnoticed. From the time my husband and I have moved into this property it has been an issue and literally no way out other than to pay rent and wait out the lease. From bugs, to homeless people urinating in the stairwell, to stolen packages, stolen laundry, to lag time with basic building maintenance, the entire experience has been a renter's worse nightmare. You are not paying for any amenities let alone ANYONE to do their job. Strongly recommend a NO on this one. Further reporting will be provided to ComplaintsBoard.com for sure. The people that own this people are literally just collecting a check with no intent on actual maintenance or consideration of it's residents. I'm sure this review will be taken down because it is well below positive.

I've been a tenant at Casa ***, which is owned by F&F Properties in San Diego, CA. My heater hasn't worked since I moved in, and the washers have caught on fire twice. Additionally, my freezer hasn't been able to shut properly. Despite being approved for rental assistance, they are still trying to charge me for rent!

This company put a false debt on my TransUnion file. I never heard of this company. I didn't open any cash advance, especially not in June . They need to be investigated. Check the ComplaintsBoard.com complaints. It's a scam. It's against the law. How is this possible? I worked really hard to have good credit. I disputed this with Credit Karma and TransUnion.

This company took over the apartments I lived in and ended everyone's lease to renovate. When I was moving out, I found out that their workers had connected my electricity to supply the other four apartments in the same row. I took pictures as proof, and now I have a whopping bill of $1453 for electricity. I can't even rent another place until I pay it off. My monthly electric bill never went above $60, but when I received the latest one, it was over $200 for just one month. The worker even admitted that they were remodeling without permits, and the management company instructed them to disrupt my parking spaces and damage my patio.

In the state of CA, since 2016, it's the California Law that the landlord pays ALL pest maintenance charges to make sure the property is welcoming, no matter if it's inside or outside the property. The only time the tenant has to pay for pest costs is if the landlord can prove that the tenant caused an infestation, like bed bugs. My landlord, F&F Property, has started charging us for monthly pest control, even though it's against the law. They say they have the right to do so, but I keep telling them about the CA law. I've talked to them about this many times, but I'm not sure what to do next because I'm getting more and more frustrated.

As tenants, we've had major issues gettin hot water since movin in 9-2020. 24 units and 2 water heaters. This has been reported numerous times during a pandemic they've shown no concern in gettin the hot water resolved. There's been 2 fires in the laundry room even reported to the manger the day before the 2nd one as wires were smelled burnin. The main gate was taken apart and has been unlocked for over a month as numerous tenants have reported and some have been blocked from puttin maintenance request in. The stoves in many units don't stay connected when turned on and shut off, nobody can tell the temperatures and ours has been reported for knobs bein broken and not replaced over a month out as well. Gas and heat are issues throughout. No one can understand why management ask us to put in request for communal areas that is their responsibility as we tell her when somethin's wrong. We used to be a community and since new management we have watched numerous leave and break leases.

I applied to rent a property from F&F Properties Boutique Communities on 09/10/2022. The property is located at ***. We submitted a total of three applications: two for the applicants and one for the cosigner. We provided all the necessary documents to prove our income, which was well above their requirement of 2.5 times the rent. Our credit scores were also good, averaging above 600. We paid a total of $150 for the three applications and shared a good amount of sensitive information.
On 09/12/2022, my girlfriend received a text message from ***. It said, "Hello ***, I'm sorry to inform you that, after processing, you don't meet our rental criteria. I will cancel your application and email you a letter with more information. Thank you for applying with us :)"
I have attached the so-called letter, which clearly shows the vague nature of their practices considering the seriousness of the situation. I tried to contact *** at *** and left a voicemail to get a more specific reason for the denial, but my call was never returned. To make matters worse, the cosigner, who earns over $100,000 and has a credit score of over 800, was completely disregarded during the application process. He didn't even receive a receipt for the $50 fee he paid.
I really hope this message helps others who are desperate to find a home to stay far away from this company.

I moved here from out of state and wasn't able to look at the apartment first. There was no mention in writing or verbally that it was on the airport flight path. It's horribly noisy, and you can't leave the windows open because of the black soot. Their website and Zillow ad advertise a boutique apartment community, but they completely misrepresent the property. It still says it's across the street from the Famous *** which closed over a year ago. When I arrived at my new apartment, the front foyer door had a broken glass pane, and there was glass all over the floor. I couldn't open my apartment door. I texted and left a phone message, but no one responded. The apartment was different from the photos they sent me. There was urine on the toilet seat, and the whole apartment smelled like urine. The stove knobs were broken, and the temperature decals were all worn off. The windows were dirty inside and out. The hallways were full of dog hair and animal puke. The laundry room is always filthy, and the hallways are rarely cleaned. There was a period when the garbage and recycling weren't picked up for weeks, and the management, instead of taking care of it, blamed a garbage strike. No other buildings in our neighborhood had a similar problem. The trash was overflowing with a disgusting smell and mess. When there's a problem, there isn't really anyone to communicate with, as management isn't on-site, and they never seem to come to the apartment building to check up on things. The emailed responses are evasive and never deal with the maintenance requests. A studio apartment rent starts at $1,595.

I applied for the erap program on 3/30/22 right before they closed the application. I have been in contact the entire time with the property manager *** regarding my application. I let him know it was in review and that he couldn't evict me meanwhile. I had a balance of $3900 dollars at the time. *** warned me that I wasn't protected from eviction anymore which was a lie that he used as a strategy to put fear into me. I panicked and took out a loan in the amount of $3000 plus an emergency relief fund from my college to help pay for my rent. I was homeless before October when I moved here so I was scared that I would be homeless again. *** assured me that once erap paid my rental assistance he would be able to cut me a check for the amount I paid. Yesterday I spoke to someone at sbcs and they told me that they can't provide any future rental assistance because I'm not in arrears anymore. So in effort to collect the money immediately *** not only affected me and my housing situation but he also affected this properties income because now you will also not be receiving the rental assistance from the city and I am unable to make any payments towards rent at this time. I know that the courts side with tenants and I will be asking that I be able to make payments on any past due rents in hopes to avoid eviction. *** really let me down as my property manager he acted inhumane and he definitely didn't follow your company motto of doing the right thing plus one. Please let me know if there's anything you can do to help me out in this situation. I'm asking that you let me out of my lease since I will no longer be able to make payments due to *** actions and that you return my deposit so that I have some money to fall back on and my figure out a housing situation for my kids and I.
