These guys took $80 from me and my daughter for an application fee. Then, they said, "oops, sorry, someone else rented the house." I asked nicely for a refund, but they said, "no way, we already processed your app." Seriously? What a scam! They post a rental, collect $40 from maybe 10 people (that's $400), and then tell 9 of them, "sorry, it's rented, thanks for the $40!" Be careful, these guys have some shady ethics. And if you don't believe me, here's a quote from their response: "Both applications have been screened and approved, so no refunds."

Me and my hubby worked with Evelyn Alvarez and Mik White from Habitation Realty, Inc. They helped us sell our crib in just three months (from listing to closing, ya know?). They got some real nice pics taken and were with us every step of the way. We got a sweet deal, only $10k less than the asking price, and we were stoked! Couldn't be happier or more thankful, ya feel me?
We also bought a new pad with their help, and they were total pros. They were always there to show us houses and they didn't miss a beat. They even hooked us up with flood plane maps for some of the places we were checkin' out (we ended up passin' on those, though). They wanted to make sure we knew about any potential issues, which was super cool. Mik and Evelyn are straight up honest and detailed, and they go above and beyond to keep their clients in the loop and protected. They know that a home is a big investment for families, and they take that seriously.
Overall, we had a killer experience with Habitation Realty, Inc. Mik and Evelyn are the real deal, and we'd recommend 'em to anyone lookin' to buy or sell a home. They got your back, no doubt.

I paid $2,988.76 for a Habital Home for my family. It's not acceptable to receive a home with previous tenant items, stained carpets, insects, and mold in the refrigerator. I called their after-hours emergency line, but they didn't respond. So, I went to their office in person and asked what steps I should take. I know someone who lives at this address with kids, and she asked me to come over and check out the mice and cockroaches in her apartment. So, I brought 10 sticky traps and 12 roach traps. In just 5 days, I caught 15 mice, and all the roach traps were full. There are about 35 apartments in this complex, so I don't think hers is the only one with these issues. We all know mice carry germs, and with COVID, who knows if they're carriers? I tried calling Habitation Realty Inc., but they didn't respond to my message. So, here I am. I rented an apartment from Habitation Realty on *** Street. When I moved in, everything was a mess and dirty. The common area was full of weeds, trees and bushes that were too big, trash everywhere, and the neighbors downstairs had trash and furniture in front of their door and carport. The house smelled like cat pee, dog poop, and cigarettes. The walls had holes, were dirty, and hadn't been painted recently. Everything was covered in dirt. The bathroom fan wasn't connected, both drains were clogged, and the bathtub had green and black mold, as well as human and animal hair. The fridge and stove had never been cleaned underneath and were filthy inside. The backyard was filled with overgrown trees, bushes, weeds, dog poop, and trash. It took me a whole week to clean it up.
When we moved out in July , we left the place in amazing condition. We filled in holes that weren't made by us, cleaned the walls and floors, even under the furniture. We also used a weed repellent in the backyard, so there was no dog poop and it smelled great. However, they are refusing to give us a full refund of our deposit.

We rented a property from Habitation Realty for about 2 and a half years. We moved out of our house on April 15th. Habitation approved the 15th as our move-out date, but they ignored our requests to confirm the amount of our final month's rent. We assumed it would be half of our usual rent and paid it late after sending them several messages asking for clarification. On the last day of our lease, we paid half of the rent. However, today we received a notice stating that they were keeping our entire deposit due to late fees, unpaid rent, and repairs. I have attached the email chain in the supporting documents. Some of the mentioned repairs include personal items in the home that were removed before we moved out, personal items in the basement that belong to the homeowner, and repairs to the exterior fascia that go beyond what tenants are typically responsible for. We also had other issues with Habitation during our time there. They shut off our water once and were ready to leave us without water overnight. Thankfully, Tucson Water turned it back on early in the evening (Habitation was supposed to pay the water bill, not us). Additionally, they refused to renew our lease, which led to us moving out, and they charged us an extra $20 per month for being on a month-to-month basis, even though we tried to renew. They also rarely answer their phone and seldom respond to emails, as you can see from the various email chains provided.

I moved into an apartment on July 30, where Habitation Realty be the property managers. They keep adding charges to my account without explaining what they're for. I've asked multiple times about these charges and for copies of the bills, but the company hasn't responded. Last month, the property owner suddenly decided to renovate the attic without any notice. She showed up in the dark, scaring me and the tenant below me. According to my lease, the tenant below me and I are supposed to split the utility bills evenly since we're the only two tenants. When I asked who would pay for her utilities, they said she would pay a "prorated" amount. Habitation Realty then tried to get my internet service details by sending me an email, claiming they needed it for repairs. But since my service was fine, I knew they just wanted the information so the property owner could use it. They kept trying to deceive me for a few days, but I told them that my internet was personal and I wouldn't give out the information for security reasons. They insisted I send them a copy of my bill to prove it, even though it's not a requirement in my lease. I refused. Since moving in, I've had various charges on my account with no explanation. My rent and water/sewer/trash payments are due on the first of the month, so the only other charges should be for electricity and gas. But whenever I ask for an explanation or copy of the bill to verify these charges, the company either makes excuses or ignores me completely.

They said they would take care of all the necessary repairs, cleaning, and landscaping before we moved in, and we agreed to go ahead. They said they would email us the lease agreement soon. But hours passed and we reached out to them, only to be told that someone else had already signed the lease. It turned out to be a mistake, but the team was rude and unprofessional when we questioned them about it. We knew we had to see the house before we could sign anything, and we were at the top of the list. This was the first problem we had with HR. Looking back, we wonder if they were trying to rush us into signing the lease. Originally, they told us we could move in on 8/7, but they changed it to 8/15 so they could finish the landscaping, cleaning, and repairs. When we arrived on 8/15, it was clear that none of these things had been taken care of, or they were done very poorly. The yard was full of trash, broken glass, weeds, and even a car battery. There was termite damage to the roof and damage to a small shed. They left many items and trash for us to deal with. The condition of the house was terrible, and it seemed like they hadn't even cleaned it. The paint didn't match, the drywall repairs were shoddy, the baseboards were filthy and water damaged, the interior doors were broken and rotting, the screen door was falling off and ripped, and there was black filth in the fridge water/ice dispenser. Both bathrooms had black mold on the shower, walls, and toilets. The toilet in the hallway wasn't even secured to the floor and was leaking waste water onto the floor. We told them about this health hazard on 8/16, but they ignored us and treated us poorly when we tried to schedule a fix. They "repaired" the toilet on 8/22, but it was done with little skill and the problems still remain. After a lot of hassle, someone else came on 8/25 and couldn't fix it either. HR refuses to call us and won't respond to our emails, even though we asked them to. The move-in checklist took hours to complete, and every area had issues that needed repairs. They didn't even acknowledge our checklist at all.

They did a background check and income check, but this person was really eager to move in quickly because classes were starting. On the day he moved in, Habitation said their system was down and they couldn't make a rental contract. They asked if he could move in early without signing, and since we're understanding, we agreed as long as Habitation Realty sent him the contract once their system was fixed. But that never happened. This guy lived in our home without a legal contract, no tenant rules, and no obligation to pay rent. Now he's left the country, three months before the rental contract was supposed to end, thinking he was free to go since he lived with us. He refuses to pay rent, leaving us college students scrambling to figure out what to do. Habitation Realty caused this whole mess by not following the law and doing their job. They let a guy move in without a legal contract, which is a huge failure on their part. If we had known Habitation would do this, we never would have let him move in before signing the contract. Despite all of this, the firm insists they did nothing wrong and it's all our responsibility, even though they never told us that this guy hadn't signed the same contract as the rest of us. It's such a poorly run firm, and the Arizona Department of Real Estate should seriously investigate them. We just want Habitation to help fix the problem they caused by forgiving this guy's rent for the remaining two months.
