GMFS Mortgage Requested a refund on 4/27 for a double payment

Requested a refund on 4/27 for a double payment. A month later, still no refund. I've called 4 times & gotten 3 different explanation & time of approval regarding the refund process. Spoke with a manager who has not called me back. A month later, still no refund. Now another payment is due. In this pandemic I need the money I was promised to make my nest payment. I don't feel the payment was ever sent out. The representatives I speak to blame the previous rep for the delay.

I have a late payment GMFS has reported incorrectly to the credit bureau. After multiple conversations and the assurance of updating, nothing has been In the beginning of the new year, I asked that my auto draft bank account be updated. This lead to GMFS not drafting it because of some computer error. I called and asked it be corrected. It happened an additional two times. all payments were updated as soon I noted the error. I attempted to refinance my house and purchased a new home and have a late collections. I called, GMFS acknowledged the error and assured me it would be updated. It is not and it preventing me from getting a new mortgage (based on new guidelines)

GMFS Mortgage GMFS Mortgage robocalls and will not stop

GMFS Mortgage robocalls and will not stop. I have received MULTIPLE messages on my phone to call XXX-XXX-XXXX about GMFS Covid-19. I have no need to call them about it. They keep leaving messages on my phone. When I finally called them to ASK THEM TO STOP spamming me with messages about COVID-19, they ask for PERSONAL INFORMATION such as account number or social security digits. They called ME and I DO NOT PROVIDE PERSONAL INFORMATION TO CALLERS SINCE THERE IS NO WAY TO VERIFY WHO THEY ARE! And they don't need it. They have my phone number, they are making these robocalls, they need to STOP IT! This is seriously WRONG! They refused to let me talk to a supervisor and they refuse to take my number off their call list without giving them personal information. THEY HAVE MY NUMBER, that is the only information they need ! STOP CALLING MY NUMBER!

GMFS Mortgage I received a letter from GMFS stating that my property is now required to have flood coverage as zoning had supposedly changed from X to AE and

I received a letter from GMFS stating that my property is now required to have flood coverage as zoning had supposedly changed from X to AE and if I did not provide coverage information by April 5th I would have lender placed flood insurance escrowed from my account therefore making my mortgage payment much higher. I contacted my homeowners insurance to add flood coverage and I was informed that I am still "X" zone & am not required to carry coverage. The insurance company contacted GMFS and opened the first of many flood tasks & submitted proper documentation supporting zoning including certificates. While the flood task investigation was ongoing, GMFS went ahead and force placed flood coverage anyway. I contacted other flood insurance companies only to be told I am in fact in an X zone and they could not let me purchase coverage as AE. I've called at least once a week to check on status of flood task with no resolution after providing certificates & loma multiple times. L# XXXXXXXXXX

GMFS Mortgage Despite making on time payments for 5 years GMFS REFUSES to give me credit for my payments with the credit reporting agencies

Despite making on time payments for 5 years GMFS REFUSES to give me credit for my payments with the credit reporting agencies. My wife and I filed chapter 7 bankruptcy this earlier this year. On March 19 GMFS was sent an official form 108 (statement of intention for individuals filing chapter 7) which a reaffirmation agreement, stating that we intended to keep put home and continue making payments. We did just that, NEVER missing a payment. When a creditor receives this form it is incumbent on the secured lender to prepare and forward us the Reaffirmation Agreement. GMFS never sent this form. We have continued to pay our mortgage obligations and GMFS is REFUSING to show that a mortgage with their company even exists on out credit report. I have reached out them NUMEROUS times and they refuse to give us credit for the payments. I was finally told after several conflicting conversations that they want us to 'vacate the discharge' of our bankruptcy. To basically undo the process of out Chapter 7 filing. This is ridiculous. They were notified by our attorney, they did nothing in response and now they refuse to report our payments. Our credit scores are suffering due to their lack of reporting as they are legally required to do. A copy of the Official form 108 is included via attachment

GMFS Mortgage I have requested multiple times for my PMI to be dropped and I be refunded the two months of PMI paid after formal request was denied

I have requested multiple times for my PMI to be dropped and I be refunded the two months of PMI paid after formal request was denied. I qualify for PMI removal on my mortgage after paying down more than 20% of home value. A written request was sent to GMFS and was originally denied (on 10/29) as they used the loan/purchase price rather than loan/home value. When I corrected them (on 11/11), they acknowledged their mistake and agreed to process the PMI removal (I talked with escalations supervisor. Marco). I have called back to ck status and no movement had happened and I paid PMI for the month of November when it should have been removed. On 2 Dec and 4 Dec I spent over an hr each call talking with escalations representative and customer support and received promises this would be expedited and a supervisor would contact me. On 12 Dec I sent another complaint via the website message board (email) and was emailed back that the issue was addressed - and closed. I am still paying PMI (paid for Dec) and the issue is not closed. I also complained on the FB GMFS site on 15 Dec and received almost immediate response that a supervisor would contact me to resolve. It has been a week and that has not happened. The customer service people are polite and instill confidence this is getting resolved but nothing happens. thank you

GMFS Mortgage Errors in security and operation of GMFS are resulting in errors to my account as well as possible future consequences

Errors in security and operation of GMFS are resulting in errors to my account as well as possible future consequences. My wife and I (account holders) set up an escrow account and automatic payments with GMFS in November at the closing of the refinancing of our mortgage. That escrow account was pre-funded during mortgage closing. In January, we received a letter from the Sheriff's office stating that our property taxes were not paid by our escrow company. After numerous phone calls by my wife, the taxes were finally paid - and those taxes are now considered late. Today, we notice that our mortgage is no longer being withdrawn from our bank account per the agreement for auto payment. We have now been falsely told that the payments were canceled by myself (husband) - first told that I called to cancel them, then told that it was via online web portal when confronted. I have never registered for online access to GMFS, nor have I ever called to access the account or made changes online. This statement is verified by the fact that GMFS does not have any record of either of my email addresses or my mobile number - as confirmed by GMFS's online registration system. When confronted with the information that someone has fraudulently accessed my account, GMFS showed no interest in any remedy for fraud, and instead told us we had to pay double payments to our mortgage to set up a draft again. It is unacceptable that GMFS refuses to: Acknowledge that an error occurred on their part. Acknowledge that the error may create secondary consequences which require remedy. Acknowledge that an internal security issue exists and required immediate attention. Allow for reinstitution of a bi-weekly draft for account payment without requirement of a double payment due to a GMFS error.

GMFS Mortgage Fraudulent practices with respect to insurance request

Fraudulent practices with respect to insurance request. This is by far the largest scam I have ever seen. So I closed on my property on 7/17. I was required to get home owners insurance and not flood insurance. Closed without any issues. On 8/14 I received a letter stating that my house was in flood zone AE and that I was required to have flood insurance. The letter was printed out on 8/06. It's also stated that I had 45 days after 7/24 to provide proof of food insurance or they would purchase insurance for me for $2625. Additionally, the letter states that if I did provide proof of insurance within those 45 days, it needed to show that it had been effective since 07/24/200 or they would back charge me for the time when the policy was not active. Any flood insurance policy does not become active until after 30days from purchase. My home is located in a non. Flood zone so why are they asking me for this? Scam: They waited 14 days to print the letter, I did not get it until 21 days after the required date. This means that even if purchased flood insurance, it would not be active until after they had already purchased the $2625 insurance and/or 51 days after the "required" time. This is a scam because they purposely waited 14days to print the letter, knowing well that it would take 3-5 business days for me to get it and knowing that it takes 30 days for any policy to be active. They are just trying to get money out of people. Furthermore, I was able to close without any issues because my house is not on a flood zone. So now they want me to jump through all these hoops to get proof from FEMA that my house is not in a flood zone. Proof that they already have since closing. I'm fact they themselves send me a copy of the documents that they already had. I have purchased many homes and I know/understand how owning a home works. Had I been a new home owner or an elder person, They would have simply taken advantage of this and charge me money for it. If this is not the true definition of a scam I do not know what it. Now, assuming that they did this by "mistake", it's there job to verify these things as the lenders. Who knows how many thousands of people they have made these "mistakes" with and taken their money. This is an issue that needs to be corrected in the way they run their business. It is extremely unethical that they do this to people. And if you ask for help, Thais response is "just get your own insurance". Again SCAM down to its core.

GMFS Mortgage Dispute over change in automatic withdrawal from my bank

Dispute over change in automatic withdrawal from my bank. I called GMFS Mortgage Company customer service in April (regarding Loan #XXXXXXXXXX) to ask them to change the amount that was automatically withdrawn from my bank account. I had been paying an extra $200 dollars on the principal each month. Due to the uncertainty of the pandemic, I thought it was best to stop the extra payment until I saw where things were going. They, at that time then offered me a deferment which I did not accept because I had enough money to continue paying my mortgage as usual. I simply asked that the extra $200 be dropped from the auto withdrawal and only the monthly prescribed amount be taken out. Not knowing how these things work I was assuming that they were going to collect the regular monthly payment with any problem. They did not tell me that I had to pay manually on that month or I would have done so immediately. They did not tell me that they would contact me when the new arrangements were made or that I would have to make the arrangements on my own. My bank had previously told me that the mortgage company would have to make the arrangements. What wound up happening, which I was unaware of, was that no payment was made in April and in May I got a delinquent notice to which I immediately called GMFS to see what the problem was. GMFS was rude and just wanted the money. I explained to the customer service rep what had happened and asked that they be sure to note this in their files and be sure not to report this to the credit bureau, as it was simply just a miss communication. I immediately corrected the situation when I became aware of it. I called several other times and asked if they had checked on the status of the reporting to the credit bureau. They were uninterested in what I had to say and the situation was unresolved. Ultimately I did not find out that they did NOTHING about the situation until I applied for a refinancing of my loan to another company. I was denied the refinancing because GMFS did not honor my request and simply reported me to the credit bureau. It seems to me that legislation was passed to manage problems during the pandemic. Why was my problem not handled. It was not if I didn't want to pay. After I found out what happened with the refinancing, I immediately called GMFS and spoke to customer service again to no avail The rep blew me off and did nothing about the situation. they were not helpful of cooperative in any way. I feel that I have no choice but to register a complaint with the ComplaintsBoard.com and ask for assistance and mediation with this matter since GMFS has been unwilling to work with me in resolving this matter. It makes no sense why I would skip a payment because they were offering me a deferment based on the pandemic situation. I reiterate that I told them no because I had full ability to pay my mortgage through the end of the year. I simply was not made aware at the time that no money would be taken our of my account in April. I feel that I acted responsibly on all occasions and wish to have this situation resolved. I would like a letter from GMFS stating that a customer service error was made and I was unaware April not being paid. I would like GMFS to communicate with the credit bureau regarding the initial reporting and have them erase the delinquency from my credit in April. Regardless of the fact that they sent a letter to the credit bureau in June stating that I was "no longer delinquent" I want everything wiped away. This has been a nightmare for someone like me who is in her 70's and who struggles to maintain good credit. If they, as a compromise, would want to refinance my loan, I would be happy to accept that. That way no one loses. Thank you for your assistance in this matter.

GMFS Mortgage My name is ***

My name is ***. I am purchasing a condo at XXXXX *** Canton, Mi. I presently have a mortgage thru GMFS Lending. I've been a customer with GMFS Lending for years. This property for 5 yrs and a prior property in Westland for approximately 16 yrs. I consider myself a valued customer, although it does not appear they do. Please let me start by stating I set up my rnortgage payment to be automatically taken from my checkingaccount monthly, to avoid late fees- It is taken out timely on the ISt of every month via ACH from my account. On April 30, I contacted Specialized Services. I wanted to begin to send an additional $50 per month to be placed in my escrow account. Every year the escrow is short, thus increasing my mortgage payment. The representative I spoke with agreed to help me with this request, but advised that because it was already the end of the month, the additional $50 could not be taken out until the June . I agreed that was satisfactory. It was repeated to me (and it's recorded by the way), that what we discussed would happen. On the 15th Of each month, my pension is directed deposited into my account, so I checked my account to see what bills had cleared, so that I could balance by account. Note as usual, on May 1st, GMFS took the mortgage pavment of $g56.15. I checked may account again on May a, 2020 GMFS took $906.15, which was another payment of $856.15 + $.50. I was devastated. This meant my account would be $856.15 short, which no more income coming in until the end of the month, my social security check. I immediately called Specialized Servicing, after holding on for several minutes, and several return phone calls, only to be told, yes they made a mistake and would refund the $856.16. I asked that it be direct deposited into my account for obvious reasons. The answer was "they did not have that capability". After several minutes had no choice but to agree with them. I was told it would take 7 days to put the request thru. Then the check would be issued. I was not happy with that answer, but again, what could I do. So I waited. Fast forward to today. I went to the mailbox and retrieved a letter from GMPS Lending. was excited because I thought it was the check they promised. Instead it was an invoice. The invoice showed that I wouldn't owe a payment until July 1st. In other words, they credited my account as opposed to mailing the check as promised. So here I am, sitting around for 2 wks, waiting on a check that was never issued. I didn't receive a phone call, text, letter, nothing. So I'm back on the phone today. Spoke with Levi. As Levi looked at my account and I verified that t would not have to pay a mortgage in June, and I inquired why no one notified me, Mr. Levi told me that information was incorrect. That I WOULD have to pay the June mortgage payment after all. In addition, Mr. Levi told me they put thru a "ticket" to send me a refund. This per Mr. Levi, would take 17 business days. That 17 buginegs days is only to request tho check. Not issue and mail. Seventeen business days is the middle of June. We're in the middle of a pandemic and they're holding my money as if is nothing. I'm a senjor citizen managing on social security and a pension. It takes every bit of my income to manage. Yet all I got from Mr. Levi was "he understood my frustration". That's it. SO, I'm hoping with this information, someone can look into this for me please. I apologize in advance for the length, but thought it was necessary for you to have all information to access my situation. If you believe there is another way I should proceed, please let me know. GMFS Mortgage I was recently subjected to predatory lending practices at GMFS such as: steering, deceptive rates and fees, possibly equity stripping/loan

I was recently subjected to predatory lending practices at GMFS such as: steering, deceptive rates and fees, possibly equity stripping/loan flipping. I initially encountered loan originator, Wanda Trosclair at GMFS Mortgage on Veteran's Blvd in Metairie, LA in February, at the beginning of the pandemic. Due to credit issues, I was unable to proceed with the Pre-Approval process. After credit repair and debt payments, I successfully improved my scores. I reached out to Ms. Trosclair at GMFS for a mortgage preapproval on June 10. I completed the applications and supplied supporting documents. I communicated to the originator an ideal down payment amount, salary, and relevant financial information. Ms. quoted an FHA loan pre-approval at 3.5% with 10% down for a property with 250K purchase price. I went home shopping with my realtor. We secured a property for 219K purchase price, $30K less than my preapproval amount. This purchase agreement was then submitted to GMFS. Ms. informed me on June 30 that upon further review, I do not qualify for FHA loans, despite the preapproval. This was disappointing but acceptable to me. We proceeded to explore conventional loan options. The Bait and Switch began. On June 30(that same day) I was given a quote at 15% down with a %5.25 interest rate. Ms. and I discussed this, as these numbers did not make sense to me. I specifically went way below 250K purchase price (opting for a 219K home) and agreed to put 10% as a modest financial safety measure. I communicated to the orginator that as a First Time HomeBuyer, Special Education Teacher, and single mother of 2 young children I felt as if this would put my savings in jeopardy. The total cost of this option was $40,955.00. I inquired about rates at 10% and 12% down. The originator provided with the following details: 10% down, @ 5.125% interest for a total of $27,054 to close and 12% down @ 5.125 interest for a total of $31,879 to close. I was told that my Debt to Income ratio would not allow me to even do 10% or 12% or 15%. I should note that these quotes mention an estimate for nearly every expense including a breakdown. Strangely, Trosclair's Loan Origination Fee, is not mentioned in any quote. The underwriter's fee is listed, so is the appraisal fee, and so on. The final straw was *** suggestion that I should consider a 20% down payment. I was shocked! I did ask for numbers. Ms. verbally told me $49,500 total cash to close. She did not provide a written quote for 20%, like she had done previously with the other 3 quotes. I jumped from having to come out of pocket with $27K to $50K, nearly double! Ms. then proceeded to request documentation that other lenders did not need, like retirement statements. This was questionable because my savings account statement satisfied other lenders' requirements. Under the guise of being "helpful", Trosclair's efforts to lock me into a terrible loan which would extract nearly all of my savings and provide horrible interest rates continued. I believe that I was subjected to predatory lending practices at GMFS through the following behaviors exhibited by the loan originator: Steering And Targeting, Bait and Switch Tactics, Significantly Increasing Interest Rates, Pressure to Lock in a Rate, Selling Refinancing my loan with GMFS at a later time, Packing my loan with fees, Equity Stripping, and highly likely Loan Flipping had I continued this process. After speaking with over a dozen lenders to explore my alternatives. I did not experience the aforementioned practices. Some lenders were actually shocked that this was occurring. As a teacher, First-Time HomeBuyer, single mother, (and possibly because I am a minority) I was targeted by predatory lending practices at GMFS Mortgage a supposedly A+ ComplaintsBoard.com accredited organization.
