I submitted a work order for my washer 3 weeks ago. I called the leasing office, went in there I kept getting the go around that they were short staffed. If they are short staffed shouldn't they get support from the outside? To be without a washer for 3 weeks and to still have to pay my full rent when in the contract it talks about ammmenities. That's not cool. And to be told three times someone would be here that day and to come home to a broken washer still that is just not ok! I would like to be contacted so I can discuss this further.
parking and management
I'm writing in regards about the reserve in yakpank New York. My name is Jessica and I spoke and so did my parents and many other around the community about parking issues. I spoke to the manger alen saying more needs to be done. Most people on the property have more then two cars and too many garages were built and if having to get a garage it's too much money. I come home late at night and it's not good that there no spots that I have to end up parking illgely which I have to worry about getting towed. I love how the place looks and feels but some issues make me want to get out of this place asap.

This company is doing the "least" they can to save a buck. There are so many issues within the company that putting in a complaint is not going to go very far. They will do nothing at all or do as very little as possible. The company is Greystar which owns properties throughout the States and prides themselves as having top notch locations and properties run by Greystar. This company is looking to get rid of a certain property and his been for sale for a very long time so they will NOT do thing like make the place safe as possible to live in. Homeless people sneaking in through the unmanned gate and going through the residents garbage to collect junk and of course to recycle so they can get money. If you come here at night and it's not a full moon, good luck seeing your way around as it is the worst lit property within a 3, 000 mile radius. Watering the lawns when it's raining is not right but they will spend money on water when mother nature is doing it for FREE. Kind of defeats the purpose. When you bring forward a concern about the property it get's side tracked and like the Government, they blow it off and play it off like it's nothing they can do to fix things that needs to be fixed. Photos of the none working lights are there to show the lack of lighting. The picture in the middle is with no flash ( What people see in real time/real life ) and the one to the right of it is with flash so you can see the culprit (light) that has been out over 1 1/2 years. You can tell that the management really cares about the property so much that they take care of these important notices brought forth by tenants that they get right on it. Wishful thinking right there at it's finest!

Poorly managed. Management has poor communication and careless about residential concerns/complaints. I had move-in date of 6/3. My movers & I were packed and less the 5 miles from apartment on 6/3 when management called & said apartment wasn't ready because previous occupants had not movin out. This cost me $300 in wasted moving fees which management did nothing. Once I finally moved in, apartment was not cleaned & dead bugs on floors. My wash machine was leaking & maintance asked me why I never reported it sooner. I just moved in! Gates are also kept open, allowing anyone to come in & use ammenities. People who do not live here take up residential parking spots & utilize pools, leaving a mess after. I keep getting random calls daily from strangers who do not live here asking me to open the gate for them. I reported this to management but nothing was done. I video recorded teens at pool late at night drinking alcohol & jumping off cabana rafters into pool. Again, management did nothing because the teens were back following week doing the same & security was no help. Grounds are not being survalinced 24/7. Loud music was being played at pool past midnight on weekday & security told me to call city police because he was not going to get out of bed every time someone plays loud music. It was apparent I wasnt the only person to complain that nite. Neighbors bbq with firepits on balcony's and dog park is a mess, never maintained & water pipe has been leaking for weeks. Management does not seem to care for anything.

And buy his prescription pills"oxycodone"...My brother is in constant pain cuz of it...plus him and his lil ex meth user girl that works in the leasing office Daisy need to get a room..its annoying seeing them kiss when she walks by herself...
not happy with the rising rents as the tenants are being fooled
The company is looking to raise rents from $100 on up and they try to make it seem like the "Market". Truthfully the market is higher but the market is also the surrounding properties which are amazing and built to new specifications, codes and state of the art buildings and equipment used from the chairs at the pool to the gym equipment being used. If this property maintained their upkeep and not have 15 year old buildings that do not have anywhere near the sophisticated upgrades that the newer buildings ( the market that they are riding off of ). The windows are old and creek because during the last couple of earthquakes and land shifts/building movement over 15 years the angle of the doors in the home even close by themselves. The doors to the balconies are extremely heavy to open and close but they say it's double windows. Well, this is not the White House and it's not bullet proof so that BS defense has no merit. It can be no fixed but it can be replaced with new windows and doors which would costs them millions of dollars but then they would be up to "Market" so they can charge market going rates. You don't have to watch Million Dollar Listing New York or Los Angeles to figure out what this old property is worth with all of it's flaws. They are selling this property ( I can't imagine why ) and the new owners think this is a good investment because next year their will be a new hospital opening named "Kaiser" less than a half mile away which is going to bring more traffic and more revenue to them. This is not a multi-million state of the art shopping center that people are going to flock to, it's a HOSPITAL where people go to get help, not shop. We also have Sharp near us as well but that doesn't drive up the price. No matter how they spin it they can not justify the increases that they are looking for. They can but the turn around rate is very, very high. But that is good news so they can tell the new clients that the, "Market" is demanding a high price and lie to them as well to get their business and mention how much more expensive the surrounding properties are. Well, yes when you buy a 2016 brand new car versus a car with 300, 000 miles on it after 15 or so years, of course they are going to be more expensive...That's a no brainer to figure it out the economics, new vs old. Raising rent is fine when it goes up $25 to $75 due to new upgrades, computers, new trees and some price of living adjustment within the area which also is a given. It is normal to raise the rent if indeed they can back it up. How much they raise it should be relative to what is being put into the property and not because the guy down the street is super high because they have more spacious and amazing products and services to offer so you raise your rent? If you are going to do something drastic like raise the rent you better back it up and not with empty lies and words. This isn't the race to be the President of the United States of America...This is a property that needs a lot of tending loving care and the prices do NOT match up. Would you go to Target and pay Neiman Marcus or Nordstrom's prices? Obviously you get what you pay for and no one should be lied to in order to renew their lease and or to fill in new tenants/clients.
billing department/park place at fair oaks apartments
I recently moved from a Riverstone property in Fair Oaks, CA (Park Place) to another in the Bay Area with my husband. We have a final bill that my husband and I have been attempting to get corrected, however neither of us can speak to either of the women that we have been dealing with any longer.
The first woman I spoke with in Billing, I had to hang up on after our conversation turned into yelling. I have never in my life been spoken to so rudely. My husband then attempted to take over and had the same issue. He was also yelled at, threatened and told how he should spend his money.
After my husband and I decided we could no longer speak with the first woman, I asked to speak to her manager. She forwarded me her contact info. I expected her manager to reprimand her staff for speaking to current residents so rudely, however to my shock and amazement she was just as rude.
When I expressed to her that her employee told my husband how he should spend his money... she didn't seem phased. I then asked "how would you like if someone said that to your husband?" Her reply was "I'm the one that makes the money so that wouldn't happen." I guess a blow to my ego was what she was going for.
The first woman offered us 20% off our bill and when I brought that up with her manager, her exact words... "you should have taken it when she offered it to you." At this point I feel like I am being bullied by these women.
Our concerns with our bill is strictly due to Park Place and the negligence in the leasing office. We had countless issues with them while living there. My husband and I have been attempting to get in contact with someone at Riverstone for the past year so we can express our concerns in a formal complaint. We have never had any prior issues with Riverstone in general, other than dead air, until these two women in the receivables department.
I want to get our bill squared away so we can end this nightmare. However I cannot deal with either of these women. I am pregnant and in the middle of getting my Masters'... I currently have enough stress without being yelled at by women I do not personally know.
I asked for the name, email and phone number of someone I can speak with about a formal complaint, however the manager will not give me anything. She said she will forward my complaint. At this point our issues are no longer just with Park Place, so I can see why she would avoid sending me to someone else after our "conversation" yesterday. I had to contact the Washington office myself to get your email.
I am in absolute disgust at how my husband and I have been treated by these women. I have now been yelled at, lied to, insulted and threatened with our credit when we aren't even in agreement with what we owe. Rather than being empathetic to our situation since Riverstone Res. manages Park Place, all I have gotten was rude remarks, defensive behavior, and basically treated like I'm a complete idiot because my husband and I believe there are discrepancies in the ledgers from Park Place. The manager has already agreed on one, however we believe there are more.

I was made to believe, yes deceived, that I would be getting into an apartment with laminate flooring. Understandably, I made all the necessary arrangements to move and comply. I gave notice at my previous apartment. On the move in day, I am told to do the walk through on my own. I get a really stinky carpet. The manager was off and no one on site to help me. I had a truck full of new furniture coming in minutes. I had 3 cars loaded with my belongings. I had to take everything back unload and cancel all my utilities. I had less than one day to find a new place. I had planned my move with months in advance. People in my household had to miss work. I had to hire movers again. The manager did not call me until nearly 2 days after the incident when nothing else could be done. The leasing agent was rather unprofessional to say the least. The community has not even returned my deposit or application fee. Stay away from Miramonte and Trovas in Natomas.

I rented an apartment from a complex owned by Riverstone Residential Group my last 2 years of college. It has now been 2 months since I handed in my keys, yet the nightmare that began the day I moved in still continues. Upon my signing the lease 2 years ago, I was instructed that I was to sign a blank move-in checklist in order to receive my keys. I was given an additional checklist to fill out and sign once I took possession of the apartment and could inspect it myself that would replace the form I had just signed. I noted a major damage (a noticeably broken dishwasher) and a few minor issues (cracked blinds, bleach spots on the carpet, etc.), signed the form, and returned it to the property management office within that first week. Looking back, I was stupid and naive to not keep a copy for my own records, which will become obvious later in my explanation.
A few weeks ago I received a call from my property manager stating that there were $125 in damages that I owed on my account. When I mentioned that one of these "damages" had been noted on my move-in checklist, the manager responded with a lot of "Uh, well, uh let me check on that" kind of answers. The other damage I had no knowledge of nor had I been offered the opportunity to accompany any management personnel on a move-out inspection. She said she could not locate my checklist at the time, but would call me back when she found it. I also requested a bill or statement of these supposed damages be mailed to me at that time. I have yet to hear back from her.
Fast forward to this past week - I received a certified letter containing a copy of my move-in documents, which...surprise, were missing my move-in check list documenting the existing damages. Today I received a call from what I assume is the Riverstone headquarters in Washington. The employee I spoke to was incredibly rude, unprofessional, aggressive, and disrespectful. I have NEVER been spoken to or treated that way by anyone in this type of business or encounter. When I could no longer tolerate her constant interruptions, insults, and all around disrespect, I asked to speak to her manager. The employee refused to give me her name and transferred me to the voice mail of someone I can only hope does not conduct business the way this woman does.
So as of now, I am still trying to dispute these damages. It has become painfully obvious that this company has had me sign a blank move-in document that states I observed no damages before I was ever given access to the unit, but has failed to follow through in their claim to replace it with the signed document listing the damages I observed. I have been trying to contact my property manager directly, but as always, I am unable to get any personnel to answer the phone or return a call. Never again will I do business from this company nor forfeit any of my hard earned money.

I have never received the worst customer service until dealing with Alicia Overstreet. The way she speaks to customers and former tenants is disgusting and unbelievable. If this is how your company conducts business, more people should be aware so they don't get disrespectfully ripped off. Had I known, I would have looked for a great apartment managed by a different company.
My family and I have always been exceptional tenants in the past years with a spotless history of paying rent on time. We enjoyed a year as residents of Estancia, yet we won't recommend it to anyone. The luxury living doesn't match the class-less management company.
We were recently and rudely notified that we had to pay for our carpet to be replaced. This was due to some dark spots throughout different areas of the apartment. A year ago, these spots slowly became visible to us. We did not understand why and assumed it had been old stains reappearing from a previous tenant.
We would have been happy to pay for a carpet cleaning but there was no other option or even an effort in trying. There was no courtesy, negotiation or any attempt to satisfy a previous tenant and that is exactly what we were told. Our concern had no matter because we are no longer a current resident. In fact, she took advantage of her given position and power by immediately threatening to charge interest and send our bill to collections. Out of fear, we paid what was due. It was unjust and we feel "screwed over".
It wasn't till a family member told us of their own very similar situation at Hudson Miramont, that we realized that we were one of many dissatisfied customers that were taken advantage of by Riverstone.
I am sure the company is satisfied with stealing money from their previously good tenants but we will do our friends some good when we tell them not to move into a residence managed by Riverstone. Posting a 'beware' on networking & review sites will spare anyone from making the same dumb mistake that we did by doing business with Riverstone.

This company, is charging me after I gave my 2 month notice, they are very rude, I disputed my charge and they are still trying to get the money from me, I called a lawyer I was told I have a case. They are reporting this to my credit, I know I do not owe anything I refuse to pay. Be careful with this managment company read the lease carefully before moving in. They suprise you once you turn your notice to vacate they want to make money from honest people.

My handicap husband broke his hip, caseworker and doctors said he could not return to home, let kevin parker who works for riverstone residential is not without receipts wanting to collect 10, 000, in damages I feel it is strange that the company has never spoke or contacted me just kevin parker he threatened to garnish my wages if I did not put 300 a month in a bank acct, this was done with not paperwork, he said he did 10, 000 dollars in repairs in 2 weeks I find it weird, I had 5month in my lease, he changed locks before I could finish I feel something very weird, he was disappointed I didn't have 10 grand sitting in bank to give him, my son in law did a lot of stupid damage but was unable to get away to fix, paid a relative help but to many road blocks, I had inspections and passed every 6 months all of a sudden he says nothing was done

Kevin Parker is a vile human being. I had nothing but trouble living at one of their properties in WA. He called me EIGHT MONTHS after I moved out, threatening me with lawsuits and garnishments if I didn't pay over $1, 000 I didn't even owe. I sued them in small claims court and won $1, 000 which THEY had to pay ME. Bite me, Kevin Parker.
You are totally true with KevinParker. I recently moved out of Hamphton Green apartments in Bellevue. He totally refuses to provide any invoices of damages occurred. This riverstone community is cheating to collect what ever they can or else to report to credit bureau. I wonder what happened finally in your case ? Did you get the invoices from him ? I am having a big issue with them also. I gave my 2 months notice and when I went back they leasing agent stated that I never given a notice I was being charge for a penalty. I gave copy of my notice the assistant manager asked to signed that I was given notice that same day ... I recieve a letter from them that I owe 3000 for liquidated damages . The following details the experiences of my wife and me with this horrendous criminal company:
Let's start small, I will get to the mold and leaky roof and pet-waste problems shortly. So, to start, they have over-priced, brand new but cheaply made. Oven vent does not vent outdoors, but back into the kitchen, where it sets off the over-sensitive fire alarms almost every time the oven is used.
Noisy. Poor insulation. Cheap inefficient heaters all had to be replaced for more heavy-duty models, we were often cold for the first six months. One entrance smells like dog and cat excrement and urine all the time, where pets are allowed to go on a 4x4 piece of astroturf that hardly anyone ever hoses down, the smell is so disgusting we find it unusable. Leaf blowers every week during the day, hallway and party noises all night, with frequent raging loud sirens from the nearby firehouse.
And now our roof leaks, it started four or five days ago already. All they do is send the maintenance guys around, who are all nice hardworking guys, the only good thing about this place. But now we have black and green mold growing on the walls and baseboards. We are told contractors are coming to fix it but no one ever calls or shows up. No apology from anyone, and it should not be the maintenance guy's job; that's what those do-nothing boot-lickers in the office are supposed to be for. Asked one of them if she could get me a package when she had a second, and she gave me nothing but attitude; the other guy down there never says Hello and has all the personality of a tree stump -- people I have to look at and walk past every day, to get in and out of my HOME, and they have no people skills at all. Terrible, absolutely terrible. Save your money, it's a total rip off.
Thankfully, we are moving within a month. And alas, for the cherry on top, my wife informs me they overcharged us on our last month's rent. Should I just g'head and post my e-mail address now for any attorneys to get ahold of us? I AM LIVING WITH BLACK AND GREEN MOLD IN THE NEXT ROOM, a room DEFINITELY UNSAFE TO INHABIT. They should be paying to put us up in a nice hotel while they come here tomorrow and tear down the walls and ceiling and hopefully decontaminate the fast-growing mold. No kiddin', it's really gross and fuzzy. I got pictures. Judges love pictures.
Now here's my guess how it all happened: Ever watch Gordon Ramsey? Everyone with some money thinks they can run a restaurant. I saw the suits who walk around here once in a great while, I could tell by looking at them, what they were. Guys with money. And that's it. From the architect who designed a tiny "dog run" with no air flow, all enclosed like a cave, now a breeding ground for hundreds of black flies that are even getting into the apartment; to the cheap designs for venting and insulation and the water leaks all over the ceiling and down the wall; the cheap heaters and dish washers and building materials; poor staff (except for the maintenance guys, Angel and Greg and the other kid who smiles all the time, great guys and none of this their fault); to the absolute lack of management --

Finally, some satisfaction. Three contractors were here for a few hours, right on time, and cut out parts of the ceiling and wall where the black and green mold was growing, and encased half the spare bedroom in a plastic curtain. Looks like a scene from the movie Outbreak. The also said they found the source of the leak, so I guess they will start replacing the walls and ceiling tomorrow.
Man, what a mess. I got a bed in there, no room to put it anywhere, covered in plastic sheets, perhaps already contaminated. Would YOU sleep in it? Rain water soaked blankets and sheets and the bed, when I'd first noticed the leaks, and managed the clear the room and push the bed out of way.
If anyone from Domain by Alta thinks all this has been exhausting on you, imagine all the damage and inconvenience and lost time WE suffered.
Now the nice old Arab man who runs the little store across the street from this dump just told me that either Domain by Alta or their contractors, probably the latter, were just busted by ICE for immigration violations. Old Oli the store owner said this company is somehow hooked up out of Texas, said the ICE cops were set up right across the street a while ago, handing out plastic handcuffs and probably free rides to Mexico. So far, I have not been able to verify this, I checked US gov websites and all I could find only a contractor called Sun Drywall or something like that, fined 2 million for helping undocumented folks get fake papers, but I don't know if Domain by Alta does any business with Sun. Funny, though, the head contractor here today, nice friendly chap, he was wearing a nice big cowboy hat. Could mean nothin', or could mean there's something to the Texas gossip.
Soon we'll be outta here and we'll no longer give a rat's whisker.
I really don't trust anyone from this company except for the 2 or 3 maintenance guys I already know.

She was so rude in her conversation. I had few concerns to which she replied so rude and refused to address few of them right on face. Please let me know what should be my next step. They contaminated all the food, coffee, and liquids in my refrigerator. The food supply and liquids were savagely contaminated while officer’s patrolled the property. The refrigerator was well secured with several combination and master locks. Only experts criminals and professional assassins who were authorized to gain access to codes for high security locks, along with assassins who process expertise to pick any master lock, combination lock, etc. within a civilized society could have picked the locks, got the codes, and entered my refrigerator.
In addition to ongoing food contamination in my living quarters under Greystar’s management, hired assassins and bioterrorists affiliated with this property management group have atrociously converted my living quarters into a death zone, using the air condition as a biological weapon of choice to wage bioterrorism to astutely execute my demise. These assassins deliberately sabotaged the air condition unit to make it blow Staphylococcus bacteria inside my living quarters.
Greystar management group is one of the most dangerous multifamily property manager providing living quarters to residents. This property management group has hired their own police offices to monitor the property, as residents are terrorized with malicious bioterrorism in their living quarters. They have also positioned deviant bioterrorists and lethal assassins who disguise themselves as carpenters, technicians, housekeepers, and maintenance workers mainly to execute evils of bioterrorism against residents, specifically minorities. The evil forces of organized crimes against humanity, vicious assassins, along with universal bioterrorists threaten the fabric of society and survival of the human race under this group’s management.

Most disrespectful people I have ever had to talk to. They took our whole 600 dollar deposit and charged us 200 dollars after our moveout. The apartments at Witham Hill Oaks have extended amounts of mold an grey water. They are tiny and overpriced. The lady who called me today from Riverstone was extremely rude! She couldn't understand that I was busy and would call back monday morning. Instead, she tried to make me pay that second so I finally just hung up. Of course she called back with an attitude, demanded payment and still couldn't get it through her head that I was busy and couldn't talk.
Never been so disrespected in my life. Rude, horrible people is all I have dealt with from both Riverstone and Witham Hill Oaks.

If your data is incorrect due to false charges or other out of the ordinary management by the office staff of Riverstone, it immediately shows up on your credit report. Riverstone Residential Group's screening system uses Experian based credit reports to approve or disapprove your rental at any community. Therefore, if you leave one apartment community under the circumstances described in this complaint, then your credit score already reflects this real time even while you try to go through the legal process of fighting with them. We had a problem with our water heater leaking, which we hadn't notice the leak until we were cleaning our closet and discovered the water damage. The damage itsef also created mold to grow on the walls as well. We imediately contacted the management, informing them of the leak. Within a or two, they came over to look at it, but another day they finally took out the leaky heater. It took some time to repair the floor boards and walls due to the water damage. After it was said and done, the management sought that we should reimburst them the cost of repairs, claiming that we sat on the damages, and not informing them ahead of time. They claimed by what their contractor had expressed to them that the mold took couple of months to grow. But the closet itself isn't ventlated, nor stays cool because of the water heater being in there. Mold grow rapidly as well. Plus during the time they claimed that we should informed them, we had a family emergency, and we didn't think the water heater was leaking until we went into the closet to clean it-- which, we learned of the leak and mold damages. Highlander Apartments which is apart of RiverStone Residential Group is seeking reimburstments of the cost of repairs due to them for the water heater leakage. I did some research and discovered that action alone is illegal in the state of Washington, a violation of a rcw codes regarding to tennant and renter laws. We have sought legal advice from a member of our church. We also got information about renter/tennant laws from a private landlord. Riverstone Residential Group is an illegal corporation that is in business to stick-it to those who are on fixed incomes. This company needs to be stopped, and also investigated by the Government.

Where to start? Prostitution transactions in cars by the garbage cans, drug deals in cars right in front of the units, woman in broad daylight having guns put to their heads while unloading groceries, shooting deaths from the complex nestled right along side of us beacause of gangs. Constant "Crime Alert" notices posted on doors~ usually about 3-4 days AFTER the "Incident" with no real information provided (unless you consider being reminded constantly that it's YOUR problem~ QUOTE "WE remind you that your security is YOUR responsiblity and that of the local law enforcement agency." They have "Crime Watch Meetings" what a joke! It's usually nothing but an infommercial for whatever product their trying to sell at the time. Now onto the Management- IF you can consider them that. It's more like a High School clique. If you're management or one of their associates- the rules don't apply. They live on the grounds and follow NONE of the same rules as the rest of the complex, NOR do they ENFORCE the rules when itcomes to their friends. Dogs running around off their leads, poop EVERYWHERE, speeding through the complexes. If you have a legitimate complaint and it happens to be their buddy, well TO BAD! I guess you have to move, BUT don't be the one to be complained about, regardless if it's legitimate or not- they DON'T CARE. There is never an investigation and they have no problem giving YOU a citation. There is glass and nails EVERYWHERE. Concrete poured onto grassy areas because the people they hire are sub-par and LAZY. Make ready's are NON-EXISTENT! Once they have your money and you've signed on the dotted line YOU ARE NO LONGER A PRIORITY! The fake smiles are dropped and they basically laugh in your face when you ask them to resolve any issue. It seems that more time and effort are put into their "Pool Parties" then put into doing their jobs, but again this is THEIR playground and they are in control. Now that I am moving (3 more days!) I will be taking EVERY OPPORTUNITY to pass on my story. BEWARE OF GREYSTAR! Funny how easy it is to share information now-a-days... and when (Definatley NOT IF, ) something really bad happens in this dump, I will be the FIRST in line to be on camera with my story! Gotta LOVE CNN I-Reporters! That sure would be a kick in the pants for Greystar's Investors, with the market being so volitile these days, I would think they'd prefer a safer investment. But you don't have to believe me... just pull the PUBLIC RECORDS from Dallas County. It's ALL in black & white.
