parking
manager refuses to deal with a serious parking problem...she has been told several times that a certain car is being stored in our parking lot (not moved in several weeks) yet it continues to sit there in the same spot today..she also let a person store his van in a disabled parking space for two months...my most recient complaint was that
a neighbor was doing drugs, and as of today she has not reported it to the police.is she lazy or ?
i wasn't so concerned about them doing drugs, all the traffic meant selling.
they were busted may 2011, and not by the manager...by the way, where have you been, that was 20 months ago
untenable lease terms/complaints ignored/gross lease violations/undisclosed costs + rent
Right on target. Greystar had just bought the complex when I moved in. Undisclosed at lease signing was that I'd be forced to leave through six months of constant construction noise and debris - nails, stacks of stucco, guttering and lumber left strewn for months - and my complaints and those of others weren't answered until I threated to call the BBB. Basic rent is quoted, then you find out you have to pay to have your garbage picked up - only five nights a week - you have to keep it in your residence over the weekend. Water/sewer are allocated for the building usage, so I pay for the cow above me to stomp to and from her washer, hear every word of "private" conversation and the usage of water by other "building" tenants and pay to have two bathrooms but live alone. You have no control or knowledge what your monthly bill will be. $3.50 service fee? For what? Pay late? $150 extra with an eviction notice on day four. Mistake or forget or have a problem? Sure, just pay or move. Ask how many people have moved in the last year before you rent. Talk to neighbors around the pool or common facilities before signing. Greystar is just out for your money and doesn't care about tenants at all, as you can well see by other reviews around the country.
i too am finding the above complaint to be rignt on target. my complaint also deals with both the trash pickup and the water and sewer charges. if for any reason that trash is not picked up, the tenant should not be required to make payment for that day. the problems with compactor or the contractor is not the tenants fault or problem so why should we be expected to pay for contracted services that we do not receive. water and sewer continues to climb and the only explanation i have received is to put the entire blame on the city of fort myers to the tune that the city is the one that makes the calculation as to how much water and crap my 3 person family puts "down the drain" every month! somehow i think we are all paying more than if we owned our own separate homes.
Completely ignored our complaints
We moved into these apartments over 2 years ago, and they were absolutly wonderful, small complex, mostly older, quiet people with small animals. Then Greystar Property Management bought the private owners out, and completly turned this complex into a hell hole. They did a million dollar makeover, (which it didn't need, it actually looks worse now), and then they let anybody and anything come in and rent here. So, now there is nothing but loud partying people with 100 lb dogs running around. AND the most important part, is that we were being harrassed by a nearby tenant so bad that I called the police one night and have the incident report. Our lease states that any harrassment by a tenant to another tenant, is grounds for immediate eviction.
So now, here it is 9 months later, and this tenant is STILL there. We complained numerous times to the Apartment Manager, Tiffany Tatum, who ignored our pleas, and even SIDED with this man, (makes me wonder if she was sleeping with him.) Since we couldn't get anywhere with her after months and months, I decided to call the Property Managements Company, Greystar, and went right to the top, the CEO. I sent him numerous emails begging for his help, and didn't hear from him for days, I emailed again, and was told that someone else would be handling my problem. No one ever did. So, I sent him another email, but no answer. We were forced to move out because I was scared to even walk out of my own apartment.
I can not believe that a Company as huge as Greystar, doesn't give a damn about their customers.

Oh another thing. This place is only managed by Greystar. They do not own it. This place is owned by the same guy that owns Icon Builders, Allen W. Sands. Go to the Icon Builders website for his contact information. Complain directly to him. Greystar needs to go bye bye.
West 35th apartments is crap. Just this weekend (4/17) the pool and clubhouse was closed so that the office manager (Tiffany) could hold a private party for her family. EXCUSE ME! I pay the dam rent here and should never not be allowed to use the pool unless it is closed for maintenance. If they are going to rent anything for a private party, that should only be for the club house. I have lived here a few years and people could rent the clubhouse for a private party, but that never included the pool area. The tenants that rent here and pay rent have every right to use the pool. After reading my lease in detail and looking at Arizona tenants act, I find nothing that states they can close off the pool for a private party. DO NOT RENT HERE. You can get much better for your money. And the on-site laundry facilities recently raised their rates. It now cost me a extra $100 a year to continue to use the facilities. Trust me when I tell you that you can find a better place to live that includes a washer/dryer in the apartment for the money you will pay here for rent.

illegal business practices / fraud
The owner of Steed Properties brother is the General Manager of Riverstone Residential.
Revierstone Residential Management has a hidden agenda. Check the BBB reports for both Oregon and Washington, there are hundreds of claims mostly unresolved and their BBB grade is "F" (which is really bad). Steed Properties/Riverstone Residential operate 4 properties in Sherwood, Gresham, Beaverton areas.
They have no fitness center even though it's advertised. There is no parking. Its so bad people park in fire lanes and in walkways. If you do park in a "guest spot" or anything other than your "approved" spot be prepared to be towed. They advertise Stainless Steel appliances but you don't get that. The pictures online are not of the actual units they provide.
I've seen 8 different people who were taken to court simply because of late payments. They then try to sue you for $7500 in small claims court the same day you're appearing to pay your rent. James Letsinger the "Company Legel Rep" is a simple para-legal who will lie to your face while he's filing suit against you. There are 3 different ongoing Civil Suits against Creekview/Woodhaven/Steed Properties as we speak. A News Investigative Reporter is doing an ongoing investigation of Creekview for their unethical business practices. It's not just business with Creekview/Steed/Riverstone, they make it personal and don't care at all.
There have been dog attacks and people running commercial businesses out of their apartments. One family has over 4 dogs in a 2 bedroom and operates a pet daycare while Creekview looks the other way.
There is dog feces everywhere on property and the cigarette smoking is out of control. It's a "NON-SMOKING" property but people smoke and throw butts on the ground or in the flower beds. The pool has random non-residents using it so much so that you can't enjoy it during the summer. On one occasion at the pool they allowed people with comunicable diseases to swim putting everyone's health at risk. Broken glass and alcohol are common at the pool.
There is no privacy on property. The walls are so thin you can hear people in the bathroom next door, cabinet doors opening and closing as well as every single time your neighbor goes up and down the stairs. If you live above a garage be prepared to be woken up every time someone opens or closes their garage door. We've heard domestic violence happen with our neighbors and had to call police multiple times. I hear my neighbors dogs bark at all hours. We hear every toilet flush, door slam, conversation etc.
The units are built so poorely. Our floor creeks because maintenance told us the joists are loose in the hangers. Doors don't shut and their are significant cracks in the walls from the building settling. Air-conditiong barely works if at all.
Do yourself a favor, find a safe property for yourself and your family because Creekview and Riverstone managed properties are not safe. Modern day slum lords. Dani King, Chelsea Jones, James Letsinger are malicious in their actions.

Fair Housing and Rent Control should exist for apartment residents. This is not the case with Greystar Properties in Austin Texas. Lowering rates to result in occupancy and then hitting the tenant with a rent increase of $200 a month. These greedy people even went to trouble to include a list of expenses we would incur if we didn't renew. I am a 71 yr old female who doesn't want to be shuffled around every 18 months because of greed. It may be legal but it isn't fair and it certainly isn't ethical. Tired of getting ripped off in this way. Please, speak up.

1) THEY TOWED MY CAR WITHOUT NOTICE OR PERMISSION (costing me $ 290 in towing, $ 55 in taxi fees, $$$$ in lost wages.) I registered my car on day 1 and was one of the first to register again in the Spring. They changed towing companies. They say they gave me notice. They say they are towing cars to prevent residents with multiple cars. I don't believe what they say neither should you.
2) Cockroaches - I kill at least 4 a day. Multiple sprays. They blame the residents for the cockroaches. They always have plenty of excuses. This place is truly disgusting.
3) Mold
4) AC frequently out
5) defective stove lamp almost burned the place down
6) Vagrants in the neighborhood drink on the premises, panhandle and steal. These illegal alien day laborers drink all day on the property. They steal from the cars of the residents because the apartment management will not gate the property even though gates are installed. These drunks leave their beer bottles all over the place. They sleep in the laundry rooms. The night time security drives by as these dirty drunks (nobody who lives here is as dirty as these street people). The security does nothing as these drunks menace the women, children and residents as they drink and watch videos on their smart phones. I called the management and they expect me to call the police.
7) After Cheryl left, the staff went down hill and they are all, insincere, incompetent, rude, unpleasant almost un-human people. I don't think they even care about money or ripping people off because thieves are more logical than these people. I think they are unhappy and seek to make the lives of people they come into contact with equally unhappy.

9) the laundry machines don’t work. They say they want them fixed. But they remain unfixed and no one uses them anymore.

I moved to Florida in 2010. We were stuck in Woodbine in Riviera Beach not Palm Beach Gardens as they false advertise! We were paying 1495.00 a month for a 3-2. I was paying for a secure gated community. What a joke that was! The fences had holes for ### to come in and out of. The gates were always broke and stuck open. My son was attacked by 3 males in front of the leasing office and te security guards. Beat unconscious! Ambulance, Police and a parking lot full of people and not once did the security guards ever stick their head out to see what was happening! After this the property manager started a issue with me. my husband lost his job. On May 4th I still owed 300.00. I went to take it to them on the 10th and they refused it because they had already sent us for eviction! We received a sticker on our 2 weeks later telling us we had 24hrs to leave the premises. What ###! Now they have ruined our credit with an eviction. We are having trouble renting! Planning on finding a attorney and suing them. I guarantee my sons 13, 000.00 hospital bill from they will exceed their bull crap eviction!

I have been living at Alexan Pembroke Woods, Pembroke, Ma. for the past two years. Since the day I moved in the smell of raw sewerage has eminaited from the treatment plant building that is 200 feet from my front door. I have said something several times to both maintnence personel as well as the property management. There basic response has been ( We know but there is not muck we can do, it doesen't smell at my house ). The smell is so bad you can NEVER open the windows, and in the evenings when I walk my dog I have to cover my nose and mouth. Just try to understand whats its like to cook out, have company over or simply take a walk, the way it smells around here you can't do any of thoes things. In the past two years ther has been no changes here except for the cost increses imposed upon all the residents to cover up the SHORT falls of the frivalous way that these properties are run and maintained. The name of thes property should be ALEXAN HUMAN EXCREMENT. Writing this complaint will probably have no results. But it feels good to saythe people who run this dump SMELL as bad as the property they manage.

Tenants who move into Riverstone Residential managed properties. Incidentally, tenants will most likely not even know who Riverstone Residential Group is - not until the tenants receive THE LETTER. This letter arrives several weeks after tenants move out and will contain a list of phony charges including everything from mold removal, carpet replacement, painting, fixture replacement, appliance repair and replacement, carpet replacement, and so forth.
The Raleigh, NC property where I lived is over 20 years old. The apartment had leaky windows and drainage problems, among other things. The windows and the window ledges grew mold. While living there, I found it necessary to keep a spray bottle filled with a solution of Clorox and water. I frequently and repeatedly sprayed and wiped up mold. Complaints about mold were useless. In fact, I was treated as if the mold didn’t exist. The leasing office was dismissive and said, “Well, when you see window moisture soak it up.” Their maintenance people told me to spray with Clorox. Perhaps Riverstone’s Corporate Policy is to act as if mold doesn’t exist.
However, several weeks after I moved out, I received THE LETTER. I couldn’t believe my eyes. I was being charged for mold removal (plus other things not yet described). While living there I took pictures of the ever-present mold. I took pictures of the mouse feces. I took pictures of the drainage problems. I took pictures of the nasty AC unit and the black mold on an interior two-by-four. I collected a library of pictures. All the windows leaked. These windows are not regular size; they are floor-to-ceiling and are attractive. When a tenant moves in, the windows are clean. But soon, these structures start growing fungus. So you investigate. You look deeper. You peer into the cracks and see black mold. You get a magnifying glass and inspect the painted ledges; and during this examination of the dips, nooks, crannies, and corners, black mold is found. You open the windows and inspect the seals, and you see mold and dirt. You wonder how dirt got up onto the window ledges that are a foot off the ground. Then you remember
“THE POND.” This “pond” is located immediately outside the apartment, inches away from the moldy windows. But, this “pond” only appears after a heavy rain or snow.
Next you inspect the kitchen herb window. Both rust and mold are growing in and around the ledges, corners, cracks, and screws. With your camera in hand, you take pictures and macro pictures (close ups). Somewhere in your mind, you know this issue could be unhealthy.
Reader, my complaints are extensive. It is a story I continue to write. My next chapter called, Mouse Feces in the Oven, Cabinets, and Drawers, is a roller-coaster ride of frustration and anger. My Clorox and water solution came in real handy.
Be warned. If you are moving into a property managed by Riverstone Residential Group, you can not be too careful. And really, you should look eleswhere.

125.00 LATE FEE - RUDE LIARS IS WHAT THIS COMPANY IS MADE OF
My first contact with this company was a letter also known by other people who have dealt with this company as "THE LETTER" we rented a house through Invitation Homes in North Orlando Florida, they were a pleasure to deal with but they use Riverstone Residential Group as their lease company. Our situation was as follows - I had to relocate for work 2 months after resigning our lease causing us to break our lease and forfeit our deposit and that is understandable. Our move out date was on the 7th as was our final walk-through which we had been told that our final payment could be made on that date after our walk-through was finished and any additional monies owed if anything was owed would be due when they sent us a final bill for additional charges for not cleaning the apartment or damages of which there were none. When our walk-through was complete I asked their representative was we owed because we had to pay the prorated amount of seven days and we were told we could pay her, she did not have a total and said that the total would be sent to us on the final bill. END OF STORY, so I thought. A few weeks later we received "THE LETTER" stating no additional charges for damages or anything related to the home, we lost our deposit due to breaking the lease, fine, our prorated amount as we expected and an additional charge or $125.00 for a late fee because we had not paid by the 5th of the month.
My beef with the company is that I never had a late payment for my entire residence with them and when it came time to make my final payment I was told to wait for the final bill and when that final bill came they charged me a late fee. When I called about this I spoke with a representative with RRG who extremely rude (seems to be a common theme) who said it was not their responsibility to make sure I paid by the due date and that a late fee can't be undone because of the fair housing act or something along those lines and I signed the lease stating I was aware that a late fee would be assessed if payment was not made. I would have gladly paid on time if I was not informed that payment was not due until the final bill was sent to me, it is my understanding at that point that my normal due date does not apply, and I think it is fair to say that I was lied to or at least not given the correct information. Had they said you can wait for a final bill but there will be a late fee I would have paid.
Because my charge was only $125.00 I don't care to take this any further my advice to anyone considering moving to a RRG property is DON"T as so many others have stated. You could write a trilogy of books about the complaints this company has received - that's all.
Strongly agree with all the others here. I had impeccable credit history until I moved out of my apartment which I had a 2 year, never late payment lease. Once I moved out I was aggressively pursued by a collection agency out of the blue, after having done a complete walk through and my credit was immediately dinged for charges I owed.
These charges were completely made up and ultimately dropped once we had a lawyer send them a letter.
When I toured this Holly Street Village Apartments in Pasadena. It is owned by Riverstone Residential Group. I asked the leasing agent Jessica Spencer did this place have roaches as I was reading on line about other apartments in area that had roaches. She assured me it did not. I have had a roach jump out of my cabinet almost on my head! I saw a roach on my counter and I just killed a roach in my sink. I own a beautiful house in San Diego and I rented this apartment to be closer to my job, I do not want to take roaches to my home. This is unacceptable. I am an extremely clean person and I have had so called exterminators in my apartment twice. I am not the cause of the problem and you need to find the source. I paid too much money for rent and security fees plus water, trash and sewage and I am dealing with ROACHES! This is not acceptable and the Manager will not even speak to me. I keep having to go through leasing agents. I am an Executive Director for the largest Assisted Living Company in the United States and there is no way I could get away with treating my resident's and their families this way. I will be going to social media, the corporate office and any means necessary to get this information out. I will not live in a filthy environment with ROACHES! this is appalling! I want out of this lease and I want my money back! I will pay a lawyer because yes I am just that upset. This is REDICULOUS
I have lived in my community for 3 years and they took the drop box away so you can only pay rent when they are open with a check. However they are open the hours I have to work so I have to be late in the morning I have to pay my rent. However this time I went in and there was one person in the office and 3 people waiting. The office person refused to take my rent because she was helping someone else who was argueing about charges on lease. I tried several times to get her to take the rent which was in a clearly marked envelope as to what It was. she insisted she would get in trouble if she didn't mark it off her list. I had to get to work and I called corporate which I am sure will mean nothing. but this should not be a difficult process to be organized and take peoples rent and check it off the list later. Pennsylvania- Housing discrimination complaint has been filed today accusing one Radnor, Pennsylvania-area landlords with violating the Fair Housing Act for allegedly refusing to allow a disabled veteran confined to a wheelchair suffering from Post-Traumatic Stress Disorder to purchase a home on the mainline. In addition, false filings of failure to pay rent has been filed in Delaware County Court was filed by landlord, Brian Gordon, who manages the property on King of Prussia Road, in Radnor, Pa., retaliated against the veteran by threatening to evict him because he is disabled and made anger statements to New Jersey dispatch.
The Fair Housing Act makes it unlawful to refuse to grant persons with disabilities reasonable accommodations, such as changes to rules, policies or practices that allow them to fully enjoy their home. The Fair Housing Act also prohibits coercing, intimidating, threatening, or interfering with a person for having exercised their fair housing rights.

In his complain, the resident alleged that Brian Gordn failed honor a lease purchase agreement. When t denied purchase of the property Brian Gordan filed for eviction in Delaware County District Court with false claims of failure to pay rent. Confined to a wheelchair, post-traumatic stress, depression and seizures does not begin to describe this Vetrans injuries sustained while serving in the United States Marine Corps. Although Brian Gordan acknowledged that he had a lease purchase agreement with the Veteran he feels because he is also the Town Commissioner the law does not apply to him. The landlords denied the tenant time to find adequate housing and filed to evict one day after Veterans Day. In the complaint of discrimination also asserts that the landlords told the tenant that he would need to start looking for another place to live because he had filed a housing discrimination complaint.
I have lived at The Tower at Hollywood Hills for about a year and have loved living here, except for one glaring issue- the building manager Davin Ross who is on a small man's complex power trip. We have been dealing with a horrendous situation over the last several weeks, culminating in his refusing to renew our lease (after I already have confirmation he would via an email earlier this week) which is illegal. He has also committed a slew of illegal acts in an attempt to bully us, all of which are illegal under California Fair Housing Act. Even more disgusting in the fact that this situation stems from his own vindictive retaliation towards myself, because I would not tolerate his consistently rude and inappropriate behavior. Not only is he rude to myself, he is rude and inappropriate to girlfriends who have come to visit (yet never guy friends - interesting), and when I approached him to discuss his unwarranted and disrespectful behavior, he acted as to be expected, and basically waged a war in bullying me out of the building. From what I understand, from other Riverstone Management employees, tenant issues with Davin and his disgusting behavior are actually quite common place. Oh, and to give a little additional background to my time living in this building - my roommate DIED in my apartment and I discovered the body. Davin is fully aware of this, and yet still continues to act out his small man complex at every chance he gets. He is a pitiful human being.
This company is truly corrupt. Knowing an employee that works at a property, THE LETTER is not uncommon. This employee moved into a smaller unit and got hit with a $1000 bill for carpet, cleaning, etc. Then the company, not valuing the employee told him if he did not pay it, that he would lose his job with them. Nevermind the fact that he had just had a new baby and was trying to start his family. Furthermore, the apartment was not left dirtier than when he moved in. Mold is common, and they DO ignore any complaints about it. Management even went as far as lying about the problem even though the employee said that there was one. And that is just the TIP of the iceberg. Nevermind, the swimming pools having issues, the downed units that were restored that were completely eaten up with mold, etc. The management is notorious for lying directly to your face. Please by all means, stay away from Riverstone Residential Group. After hearing about this employee being extorted it breaks my heart, and to read all the negative reviews is just confirmation to KEEP AWAY!
I lives in one Riverstone Apartments in Phoenix, AZ, Paradise Falls apartment. It was everything but paradise. The first day I moved in there was roaches, then notice the mold and mildew after a few weeks. Then I learn the apartment had been flood before due to lack of plumbing maintenance. After my lease was up did a 6 month but then a few weeks later ask if I can go month to month. They said, "no" even though it would benefit them for $50 extra month, which still would have been at the end of the lease until my son finish his semester. Moved out with proper notice, asked the leasing office lady (this person changed more than once), if I owe any fees, if moved out before June 1st. She said, that I was OK, always paid my rent and was on-time or early. Then a few weeks later, I get a letter for reletting fees and prorated rent for $800. I told the guy, "no" I am not paying for other previous tenants who leave, do not give the required notice and did not give a forwarding address. I noticed the day I moved several other tenants in my building and other buildings were moving out at the end of May. Now I believe from 18 months of mold, mildew and anything else which I could not see in the apartment, is coming surfacing throw with a phlegm. I will fight, it is $800 but is it the principle, they are shady and are taking advantage of the people who are honest. I agreed, DO NOT RENT FROM THEM.

This apartment complex is a horrible example of "luxury home living", to say the least. They only claim they are luxury because it is $900+ a month, they are new, and they are a "gated" community (anyone can get in the gate if they wait two minutes for someone to go through first). First of all, the whole construction of the building in mind was CHEAP, CHEAP, CHEAP. Everything falls apart. Their plush carpet slowly minimizes each time a vacuum hits it, their walls have no sound proof whatsoever... cat meows can be heard when living on the third story floor from the bottom floor, not to mention anything can go through those walls, I'm talking like plastic dart tips. The workers in the office are about as useless as a balloon. When they say that you have to buy your own ceiling fan, but they will install it... okay... but then to say "oh, it is not priority", basically is pointless to people that. Alexan is a big waste of money and I wish I could have read up about them, but such is life. Luckily, I am now living in a REAL luxury apartment that is the same exact price, but with none of the above complaints.
I was thrilled at the service at first when I moved in in August of 2007. The complex was nice and quiet and there was a sense of peace there. Things all changed later. I wish I had not renewed my lease. The place turned into a dump real quick. Dont buy a decent vacuum cleaner or you will suck up all the carpet along with the dirt. The walls are as thin as grocery store brand toilet paper and you can hear neighbors drinking from a straw three apartments away. Management there was as shady as a fern garden. I got screwed when I lost my job and had to leave the state. They claim I owe them over 4k when I only owe them what I choose as early lease termination in my contract. Rent plus two months. I dont know how 2655 turns into 4k overnight but it did so I never paid the crooks. Their business model is based on being dishonest and crooked. They no longer own the place but I wouldnt rent from Alexan at pier park as I am sure it is the same [censor] that tried to screw me and many other tenants. When we approached the mgmt about tenants getting in for 700 a month after we were paying 900 for the same apts, they had surly attitudes and were acting like when they told us that they might renegotiate rent later to offset the new ppl paying less that they were d0ing us the huge favor and that we were lucky to even be renting from them at all. Pathetic. Steer clear of anything Alexan if you desire a decent place that isnt a totally screwed up mess which you are paying way more for than you should. I thought I was going to have to get my gun to shoot at the fist sized spiders that kept coming around and not to mention the [censor] that busted in on me one morning when I was sleeping in at 7 30 am who was there to check the fire safety equipment which I wasnt forewarned about. He came close to catching a free dentists appointment. Lucky the maintenance guy was behind him but that still doesnt change the fact that they just busted in on me while I was still in bed. Real professional huh? Not even a knock on the door either.
My husband and I were one of the first renters in the ALEXAN BACK BEACH apartment complex in September 2007. At that time, customer service and management were prompt, courteous, and most importantly, reasonable. Since such time, we have found management and customer service to be neglectful, disdainful, and unreasonable.
Since approximately May 2008, this apartment complex management has been a nightmare to deal with. Some examples include, their own automatic internet payment system changing, without notice to the tenants, and they demanded I overnight them my rent check at my own expense or I would incur a daily late fees as they were no longer accepting internet payments at that time. (Mind you this was after I went to the office to double check that my rent had been received as I was going out of town and it had not posted to my checking account. I was assured it was). Multiple requests for service/repair were “noted” but never actually repaired. Complaints regarding illegal parking, including in the handicapped space, were never addressed. The apartment complex recently “realized” that there were no handicapped wheelchair access (ie: no ramps on/off the sidewalks) and have been doing extensive, loud sidewalk repairs starting at 7:00 a.m. Monday-Sunday. It took them approximately 10 days to remove my neighbor’s rotting, maggot filled garbage that they left outside their apartment during last summer. The security gate (one of the features that made me select this “luxury” apartment complex), is constantly broken and in the past year has been broken more often that it was working. Other than that, it is open to let whoever cruise through. The parking situation is not monitored, and on the weekends the tenants cannot park due to everyone and their friends using the tenants’ parking as their personal parking lot. No parking passes or stickers are available, and non-residents have been known to park their cars their for days/weeks at a time. Noise complaints are also pointless, as the office has admitted that they will not confront loud tenants and will direct you to call the PCBPD. Their choice of tenants now seems to be partying young kids, who pack into these apartments with multiple roommates to share the rent. This is not the professional luxury apartment complex I signed my first lease with in 2007.
I also find their billing practices unscrupulous. They have double charged for water/sewer utilities, without any apology. Actually with the accusation that I was wrong, and if I was correct, then it only happened to my bill and I shouldn’t discuss this with other tenants. They back bill 60+ days for water and sewer, and no matter what size the apartment you are charged approximately $35 a month + “administration fees”. Whether you are in a one bed/one bath or a three bed/three bath, the cost of water/sewer is the same. Although if you ask management it is based on “usage”. However the base gallons allotment is so high that no one can reasonably use that much water - especially in a one bed/one bath.
Attempting to call the office is pointless, because 9 out of 10 times, you get a voicemail. And they seem to concentrate on selling to future residents than attending to current paying renters. Additionally, when I renewed my lease in 2009, I was offered a free carpet cleaning through the company that Alexan has contracted with. When attempting to schedule the cleaning it was a high-pressured sales consult to add additional services not included with my free cleaning. Although not dishonest per say, I found the experience extremely distasteful. I ultimately passed on this “free” service.
When we moved in, we paid over $700 in deposits and fees, including but not limited to a Redecoration Fee which was supposed to ready the apartment for a new tenant. We recently moved out and were shocked to find that they were charging against our deposit items that were to be addressed by the redecoration fee, such as cleaning of the kitchen, entryway, and bathroom. Mind you, we cleaned this apartment (mopping, vacuuming, oven/stove cleaning, cabinets, ect.) prior to leaving - a cleaning job that has been acceptable when we have left other apartment units. When meeting with the office manager, she claimed that there were photos of the areas needed to be cleaned but never produced them. As the new management/ownership does not charge a redecoration fee, (it is now an non-refundable administration fee) they have refused to honor the claims made to us when we paid our money. They have refused to apply this money to the approximately $66 in cleaning charges they have assessed against us. In addition, they are charging $25 per spot for carpet repair, when we were previously advised that the carpet is replaced due to normal "wear and tear" after three years. They refused to address if they were replacing the entire carpet, since it has been 3 years, even though they are charging us $100 for carpet repair. I am also being charged for a bathroom repair fee regarding the grout around the tub which is coming up. We have repeatedly complained about this (as it is a MOLD issue and evidence of the rushed, shoddy construction), and been told my maintenance it is “on this list”. We also attempted to schedule a walk through prior to moving out to understand what they expected, however that was unable to be arranged with maintenance due to their “scheduling conflict”.
I am exceptionally disappointed in this apartment complex, and although they are recently under new management and ownership (and will be going by the name ASHLEY at BREAKFAST POINT), it is more of the same. I would never recommend this apartment complex to anyone looking to move to Panama City Beach. Their treatment of renters is neglectful and their business practices are dishonest, to say the least. If you are a current tenant of this complex, don’t expect to get your deposit back.
Extremely well manicured landscape. The workers do a great job making everything look fantastic! Starting at 7 in the morning 3 times a week. If it's not a loud, motorized weed trimmer resonating throughout your cheaply made, overpriced, and uninsulated apartment, it's a loud, motorized lawnmower or hedge trimmer. If you hate sleeping past 730 in the morning, this is the place for you! Most of the other comments on this website are legitimate. The management certainly is hard to deal with, and I'm going to guess that they're unhappy with their jobs because they're being forced to be unreasonable. They just got a new staff, and things are still ridiculous. (Maybe it's their boss) I'm seriously finished trying to deal with this complex and it's absolutely worth the money that I'm going to pay to get out of my lease early. There's certain things I don't want to put on here so as to protect my identity, but take my complaints, as well as all these other people's complaints seriously. I've turned a couple people away from here (one had a deposit down), and I'm going to continue to tell people how I feel about this place. I feel ripped off and extremely taken advantage of. So disappointed... It's hard to say anything nice about this place. Whoever put this place together is/are an ignoramus and the reason this place isn't making the kind of money they expected is because they don't know how to organize something like this. HEY CORPORATES! IT'S NOT THE ECONOMY, IT'S YOU!
I went to look at the apartments after making an appointment and confirming it in advance - waited 45 minutes and no one even said hello - The office manager came out of her office and looked around ( there were three people waiting ) did'nt say a word and closed her door . I left, Will look elsewhere.
In addition to Alexan being crap, so is Cabana West! Do not go there either! If I didn't have to pay a ton to get out of the lease I would. There is no insulation what so ever between those above you and your floor. Management does nothing when you complain. And I truly believe that they rent to spring breakers and people just taking a vacation. Its supposed to be residential but you have to deal with the loud, abnoxious people even during the week!
Completely disappointing! When you first arrive to inquire about the apartments the management, as well as the staff, will leave you with the impression that this is a reputable and well maintained gated apartment community and the satisfaction of their residents is of the upmost importance to them. They'll tell you all about their community parties, monthly contests to win flatscreens, etc, and it will all be done in such a manner that you would think you're their new bestfriend. It stops as soon as you sign the lease. Don't let the fact that this is a gated community fool you. All you have to do is wait to tailgate someone in that has a gate opener, and thats when the gate actually works. Guest call box doesnt always work so dont be so sure you can just buzz someone in either. The lovely summer kitchen they show you that is for residents use is only for residents use when they dont have it scheduled for "private parties". So there is no way to know when you can actually use this particular amenity. The codes they give you to enter in to the pool area and summer kitchen as well as the gym gets passed along to everyone that gets invited to the private parties. Which means you'll not only be sharing all those lovely amenities with the residents but with anyone else that has happened to come across the entry code. Which also lead to the theft of a treadmill from the gym, which still hasnt been replaced even though management assured the residents they had insurance on it and it would be replaced. Hasn't happened. Pay $100 a month for a garage only to have it blocked by people who cant find convenient parking. They've finally posted signs that tell you you will be towed but good luck! If you call the maintenance line after office hours as management has directed you to do, which is when it takes place, the maintenance line will tell you that this is not something they handle and that management is wrong. So guess what, you are now paying for a garage you can not be assured you can get in to or out of when you need to...nice, huh? If you call the office to ask a question you will either encounter a) holding for in excess of 15 minutes for someone to come back on the phone and pretend they have no idea you are on hold or b) they will take a message and they will not call you back. If you go in the office and are a current resident be prepared to be left standing, you will wait (if you have the patience) until anyone interested in an apartment has been helped, and it doesnt matter if you were there before them. Residents take backseat. I could go on and on but you get the idea by now I'm sure. You can also do a web search for Alexan Back Beach Complaints. That seems where most of hte people log their complaints about living here. Save your money, move somewhere else.
This place is redicouls. If u don't have a local phone number your friends can't get in through the gate. I can't stand living here. The office personal are idiots. And the list of complaints is endless. Don't move here
I'm a college student and I can never study. The walls are PAPER THIN! The place looks nice, but once you start living here you realize it was made on a tight budget... and I pay 1k a month! I chose Alexan over Cabana West for the 100 dollars less a month... I SERIOUSLY regret that decision.
Honestly, do NOT move in here! Save yourself and your money. I laughed when I read the complaint above, it's SO true. He or she is not exaggerating in the least.
i read the other opinion about alexan after i had already found out how crooked they are. now i admit i do not have the greatest credit thanks in part to illness and a hurricaine, so when i applied to rent at Alexan back beach, the deposit was 150 plus the rent would be 767 a month ( after rebate) they then told me that i had to give a months rent as a deposit, so i am thinking 767 ...but no, according to them it s 950 plus the 150 they already had and then they tried to sneak by me the fact that they changed appartments on me. i emailed them and told them that the fees were outrageous and if they couldnt get them down, then dont bother to write up a lease. after having heard nothing from them and i had sent several email, i finally sent an email requesting they send my deposit money back . finally got a response from them saying it had been forfeireted ... and i have never signed a lease ..they never sent one... and their website clearly states it s refundable if a lease is not signed ...talk about a bunch of crooks ...glad i am not going there...well i dont plan on letting them keep my money ...i will make a noise so loud DONT RENT FROM ALEXAN BACK BEACH ..THEY ARE CROOKS

The leasing agents will tell you all sorts of lies to get your app/deposit/processing fees. When you get your apartment, after you have signed the contract, you will have found out the hard way. you will discover this company, builder (Trammel Crow), and anything that says Alexan is a rip off. BE WARNED!!! STAY AWAY.
