Kirkpatrick Management Company I've been living at my Greenwood Maples Condominium Complex since 2002

I've been living at my Greenwood Maples Condominium Complex since 2002. We've had two other HOA Management Groups before Kirkpatrick came along a few months ago. Since then, the Bylaws have been completely disregarded. Ms. has decided that 75% of our storage area is no longer for the owners (even though the previous HOAs gave keys to all owners).

Kirkpatrick Management Company My HOA board hired Kirkpatrick Management Company to manage our community, but I've had many complaints, questions, and concerns since May 6

My HOA board hired Kirkpatrick Management Company to manage our community, but I've had many complaints, questions, and concerns since May 6. They have given me incorrect, misleading, and inconsistent information. I've asked multiple times for updated documentation to determine who is responsible for damages to my unit, as well as current information about the HOA board members so I can speak to them. They haven't provided anything. I've informed Kirkpatrick several times about multiple water issues affecting all homeowners, from the roof to the internal pipes that connect and are shared between units. They haven't helped at all, except to say call *** and that they aren't responsible. They make excuses about money not being available and not being sure if the roof is leaking. No one from Kirkpatrick has come to inspect my unit.

Kirkpatrick Management Company I placed a work order over the phone on May 9th or 10th with a lady

I placed a work order over the phone on May 9th or 10th with a lady. I called again on May 20th at 9:17am and spoke with ***, who said that *** is the person to speak with. She wasn't in, so *** transferred me to her VMX. I left a detailed message explaining that the "downspouts" need to be cleansed because the situation is causing a bad gas smell in my condo. The stuff is causing overflow or backup on ***, which is also causing overflow on the ground at the base of the downspout. I called again on May 24th at 4:51pm and spoke to ***, explaining the situation once again. He said he would send an email to Valire and she would get back to me. Each time, I provided *** as the preferred method of communication, other than over the cell phone due to visual issues. I pay a monthly maintenance fee, so if I pay a handyman service to fix the issue, Kirkpatrick will not reimburse me. This situation is now becoming a health problem within my condo with a horrific smell! I have worked in corporate for over 42 years, and if this is how Kirkpatrick Management provides customer service, they are horrible. I now understand why I saw poor ratings online about them. There is no follow-up, and complaints just go into space.

Kirkpatrick Management Company In June , I got this letter saying I owed them $125

In June , I got this letter saying I owed them $125. I sent them proof of my last three payments and asked for an explanation. They sent me a one-page history saying I was late on several payments since January 1st. I wrote back saying this seemed fishy for two reasons: 1. They sent me a late notice a year and a half after the supposed incident, which is not normal (and they didn't even explain what I owed for), and 2. I have proof from my bank that I paid on time. It seems like they messed up their payment system. I've been trying to contact them since June , but they haven't responded. This seems really suspicious, like they're trying to get money from HOA members. It's not about the money for me, but I worry about others who might be forced to pay fees they don't actually owe.

Kirkpatrick Management Company I live in Legends Creek, which is managed by Kirkpatrick

I live in Legends Creek, which is managed by Kirkpatrick. Each building has around 24 units. On Sept 7, I contacted Kirkpatrick and later received a call back from a staff member. I explained my concern about water entering my unit due to a building defect. I noticed some water near the shower tub that I couldn't explain. There have been previous instances of water leaks in Legends Creek (see attachment). During the phone conversation, I wasn't informed about any charges. Eventually, a guy came over, and I assumed it was a courtesy service from Kirkpatrick, meaning no charge. I allowed him to enter my unit, and he didn't mention any cost either. After a few minutes, he said the unknown water wasn't related to the building, so I felt fine and let him leave without any repairs being done. However, recently I received a statement requesting $150. I've been in constant communication with the manager, explaining that I didn't request any repairs or receive any plumbing work. I only called on Sept 7 to express my concern about the building causing the water in the bathroom. I hope the manager will listen to me and cancel the charge. Before any dispute is resolved, I received another notice today stating that the charge has increased to $336. They only gave me ten days to pay. I strongly believe that any costs should be mentioned before providing any services.

Kirkpatrick Management Company I'm a Loan Officer and my family is buying a condo at a community.

I'm a Loan Officer and my family is buying a condo at a community. The condo isn't government/HUD approved, but my clients have a government/HUD mortgage with a SINGLE UNIT APPROVAL. We're almost ready to close, but we need the management company to increase the homeowner's association employee theft policy. I've been in touch with the community Manager at the management company since 12-6-22 to resolve this. My processor and I have exchanged several emails with the manager, and this morning she replied with this update: "The insurance company isn't sure why it's taking so long and will try to contact the underwriting department. I can't guarantee we'll get the quote in time or get it approved by the closing date you set. If your client can't afford the condo without the government loan, it might be time to look for another community, unfortunately." It's unbelievable what she said. Getting a quote to increase the coverage shouldn't take over a month. We need this resolved ASAP, especially with the housing crisis going on. My clients have been lucky to find this home and have worked really hard to make it happen.
