Lien release
Our FHA Case partial claims have been paid off in July of 2021. As of today, 11.10.22, the liens have not been released by our county recorder of deeds. I contacted them and they said they have not received the release package. I have called and emailed the HUD service center several times and no one is doing anything to assists. The lien still showed up when we were trying to do a home equity loan.

Good Neighbor Next Door Lien Removal
I have been waiting for someone to return my phone call since September 2021. It is now May 2, 2022. I tried to obtain a HELOC for my home, at closing it was discovered that there was an existing Good Neighbor Next Door Lien on the title but it was for the previous owners of my home and that the lien was placed in 2011, I acquired the home in 2015. I have been calling the HUD/FHA service hotline for months now. I always get told that they are going to escalate my call and I have to wait 5 days for a response, it's been 8-9 months now and still no response. I need to do major home repairs roof, furnace, upgrade kitchen and bathroom, among other things. It is truly unacceptable as to how long no one has responded to my many many calls. I need help. I'm truly upset and exhausted at this point.
Desired outcome: I would like to have the Lien removed or for someone to tell me how to go about having the lien removed because it doesn't belong to me.
Servicing of hecm reverse mortgage
I am writing to you bringing attention to FHA Case #[protected] and thousands of other cases like this one. My Father, a senior citizen acquired an HECM reverse mortgage for his property through Wells Fargo Bank. The loan was transferred to HUD at some point and serviced/managed by NOVAD Management. Despite our numerous attempts (verbal and written) to communicate with NOVAD Management since our Father’s passing in 2018 to purchase his property as his rightful heirs, we have been met with nothing but negligence on the part of NOVAD Management. Timeline in our Communication with NOVAD Management in a four year time period: May 2018 - Condolence letter stating options given regarding the property. October 2021 - Notice to Occupants of Pending Acquisition. March 22,2022 - Notice of Default and of Foreclosure Sale. Spanning the time of an almost four year period the property was in "limbo". NOVAD failed to comply with its duties relating to the Loan. Immediately after receiving the Condolence Letter, the Heirs contacted NOVAD as to how to proceed (payoff amount, documents needed, where to address, actions to be taken). Instead of facilitating the Heirs’ reasonable request, NOVAD misdirected the Heirs to Wells Fargo Bank. Wells Fargo Bank confirmed it had no information on the Loan, and loan was "paid off". Heirs requested an extension as the we still had no information as to how to proceed and payoff amount. Additionally, NOVAD has refused to communicate with the Heirs because the Borrower’s Will was not notarized. Notarization is not a requirement in the State of California to validate a Will. Because of NOVAD’s noncompliance with its HUD-ordered duties, including to communicate with the Heirs, the Heirs were not able to arrange with NOVAD to satisfy the Loan, facing foreclosure in three days! NOVAD has caused the Heirs to endure a loss significant to the Heirs that could have been and still should be avoided. In addition NOVAD did not provide sufficient notice for reinstatement of the Loan or sufficient notice for the Proposed Sale. These deficiencies render the NOD ineffective and any sale based on the insufficient notices would be ineffective to convey title and would be invalid. The NOD was recorded on March 9th and the Notice of Foreclosure on March 15th. There should be a minimum of 3 month period between the time of the NOD is given and the Notice of Foreclosure served. This did not happen.
This goes back before COVID! Elderly abuse & foreclosure procedures (Cal. CC 2924) not followed is an example of the many complaints posted with the BBB and here.
Desired outcome: STOP FORECLOSURE as negligence form NOVAD prevented heirs to cure the loan; NOD must be re-noticed and the cure period must be restored as strict foreclosure procedures not followed by law
Same thing happened to me/my mom. No communication, Foreclosure proceedings, house has now been unoccupied 8 years.

No monthly statement for november 2021

I am trying to refinance my reverse mortgage currantly held by Novad, and a monthly statement is required within 30 days of closing. The last one I received was October 2021. I have called the office several times and no one ever answers or gives me a call back, even though they say the office is open and there are no calls ahead of me. My Loan Skey is 719365.

We contacted novad in October about a heir payoff on this property. The property is in a trust. We had the executor file information allowing us to proceed. We filled out and sent paperwork stating our interest and ability to buy the property. Since then we have heard nothing. I have called, emailed, and written to Novad without any reply. The house is empty and will be damaged if left in its present condition during the winter months. I don't care what you decide about the heir payoff, but would like to know what our status is. It is very frustrating to have no response in over a month. If we are able to buy the home, I would gladly winterize it if necessary, but need to know what is happening.

Partial Claim
I tried to contact NOVAD for almost 2 months. From beginning of September to mid October I'd be on hold for 2.5 hours, and when someone would come on the line, I had, no joke, a 2-3 minute window to talk to them before the line would disconnect. This happened every single time. In total I have called 10 times, longest time I've been on hold is 4 hours.
After that, the line disconnected. During one of my most recent phone calls, before being disconnected, I was informed that my Partial Claim had been sold to ISN, but I never received a letter stating that would happen.
I have followed all of the steps in the automated messages and still haven't heard anything from NOVAD, HUD or ISN. My husband and I, and our title company, have all sent emails, MAILED a letter, you name it. We get routed to the same phone # to speak to ISN / NOVAD. I have called HUD per my city, and they direct me to the phone #. It has been almost 3 months. We just need a payoff amount & address to send payment to. This is absolutely ridiculous, no one should have to do this much running around to get information.
Desired outcome: Payoff letter with address so we can get our money.
Payoff request (Sheridan title company)
It's beyond frustration at this point, I request a payoff request since 10/25 the website says it only takes 6business days to get to you. I didn't get anything so I called, waited for hrs to speak with someone. All they had to say was, it's being escalated and they would take care of it. Day 10, still didn't get anything, I did the same process again…. At this point I don't know what to do, today is my closing day but I don't have that payoff statement. I'm emotionally exhausted nobody tries to resolve this problem. This is unacceptable. I'm hoping someone will reach out and help please.
Payoff letter
There have been numerous emails sent by Zillow closing department for a payoff letter for 7043 Fireside Drive Port Richey FL 34668, FHA acct#[protected] for Thaddeus Wasileswki and Mary Pfeiffer to sell said residence on 10/20/2021, 10/29/2021 and again on 11/03/2021 but have received no response. As well as numerous phone calls sitting on hold for HOURS! Our closing dates being delayed twice. Even though the HUD website says we would receive said payoff letter in 6 days. It is now day 19 and no payoff letter. Thank you for your attention to this matter.

First email sent: Sept 17, 2021: indicating intent to sell the home, sent a copy of the contract from the interested buyer.
Oct 1, 2021: Called HECM: TWO HOURS ON HOLD. Email was acknowledged and said it would be ‘escalated to Novad.' Was advised to send another email which I did, same day.
Oct 12, 2021: Called HECM again: HOURS AND 20 MINUTES ON HOLD. Was told everything was in order and that the issue was being ‘escalated to Novad'.
Oct 15, 2021: received call from HECM, wanting to know what I wanted! Went over the whole thing again, the lady said this should have been handled and that she would ‘escalate to Novad'! I asked her to and she promised to send me an email as a record of our phone conversation but I received nothing.
Today, Oct 21, 2021, I am trying to get through again. Presently on hold for 1/2 hour, assume it will be another 2 hours again.
This entire thing is incredibly ridiculous and massively frustrating! I want to pay off the mortgage and I have received no help or direct assistance.
I will not be responsible for any accrued interest on the mortgage from October 15th forward. If someone would please call or help I need to get this moving. My mom is in a nursing home and I am trying to get Medicaid and this is holding everything up.
Desired outcome: Get moving on selling house, be it getting an appraisal arranged or a deed in lies of sale.

When I called my mortgage company, they stated that it was "probably Novad" but would give me no additional information!! My 80 year old aunt's house was severely damaged in Hurricane Ida. She has a reverse mortgage being serviced by Novad. An email we received from FHA told us to mail the insurance checks to their office in OKC as the checks were made out to her and HUD. It's been almost 3 weeks the UPS delivered the checks and we haven't received any acknowledgment of receipt of checks or anything telling us what our next steps are. The contractor she hired started the job but will not do anything else until he gets payment for what he's done. It is impossible to speak to someone from this company. I guess our next move is to get our Senator involved. We need to know what to do next!
Reverse mortgage
I am a real estate broker attempting to help an elderly woman sell her home. I'm trying to reach someone in customer service to find out if we have any negotiating room. Her home is likely worth less than what she has drawn off the reverse mortgage. I would like a customer service person to contact me if possible. I also want her mortgage insurance dropped and all of the documents she or her late husband signed at closing. I mailed this request derided delivery along with a fax. I have yet to hear back from anyone. I'm hoping to resolve this soon.

We are being charged double for taxes and there is no one that answers the phone or email and no the pandemic has nothing to do with answering a phone from your own home.

Anyone considering a Reverse Mortgage should look at customer reviews of
NOVAD before even thinking about doing business with a company that has numerous complaints about their business tactics...
I have been on the phone numerous times, sometimes for an hour... I have also left several voice mails, all to no avail.
I have attempted to use their email and just go around in circles. Lately I have resorted to registered mail with a compulsory reply...
This is also a company that accrues staggering interest rates of over $1000.00 per month, & when asked for a final payoff amount once again there is no reply...I looked at customer reviews and found many complaints and only one compliment...

Notice of servicing transfer
I received a letter dated September 22, 2021 advising me that my mortgage loan was being transferred as of October 8, 2021 from NOVAD Management Consulting, LLC. The letter stated that my mortgage payments were currently being collected by NOVAD Management but my new servicer will be ISN Corporation-Western Operations Center to the attention of Secretary Held Servicing at 2000 N Classen Blvd, Suite 3200 Oklahoma City OK 73106. NOVAD Management is not my current mortgage servicer.

Transfer of service
I received a letter today from Novad Management about my loan being transferred. I do not know these people and acct number is no where near my current loan number. I have no Idea who these people are. I contact my current lender and was advised that my loan IS NOT being transferred. Looking more closely at this letter, my address is incorrect, and the zip code is also incorrect... THIS SCREAMS FRAUD!!!
