Opendoor Open door went under contract with our home within 2 days of listing it, cash over asking price

Open door went under contract with our home within 2 days of listing it, cash over asking price. We are set to close on another home July 25, and were using the profits to place as a down payment. Open door terminated the contract with no reason, no regards and placed our family under higher distress as they pulled their offer 2 weeks before closing. This is unacceptable especially since they only got away with mailing 4K. We are a family of 4 with 2 small babies and this is extremely unacceptable. I want them to just honor their contract as they have kept us off the market for 1 whole month.

Was trying to purchase with Opendoor as they say they will negotiate sales price of a home, and they do not. They only require negotiating with the companies loan products which they do not have ***. They will only negotiate if you use the companies inspections very unprofessional

I had accepted Opendoor's offer on my home. The day before closing, I was told the closing would be delayed a week, because the home went into foreclosure and more paperwork would be needed. The following day, I was told by my realtor that Opendoor walked out of the deal because the house went into foreclosure. I feel that they play games and waste people's time.

As part of my agreement to purchase the property I told open door to fix the wet bar. They connected it to a non-functional water line. The plumber said that to fix this issue requires more than $1000.

Opendoor We used Opendoor cash to close on our home, with the intent to them purchase the home from them, and now they have completely stopped responding

We used Opendoor cash to close on our home, with the intent to them purchase the home from them, and now they have completely stopped responding to us. We have to close in the next month or we will need to run our credit again, and they have been completely unresponsive to all emails and calls. We have been trying to call and we have been promised multiple times that someone will call us back or email us, and they never do. We need the contract to send to our lender ASAP so that we can close on the house, and we need Opendoor to contact us. I have proof of their complete lack of communication that I can share.

House on *** has had an Open Door for sale sign in the front yard for over a year. Complained to HOA and they cannot do anything. The house is not listed on MLS, which is a violation. This has created an eyesore for our neighborhood, and a invitation to crime due to an empty house. What can be done?

This complaint is a follow-up to Complaintsboard.com Complaint Case# *** (Ref#-[protected]-[protected]-6-1100). As I expected, I continue to be harassed by this miserable excuse for a company. I did as requested and ignored the first additional solicitation, but again as I expected, they continue. I want this harassment to stop, and I will not accept that it takes extra time to end it because they use a third party. They lie.

I bought a home from open door in Oct 2021 and the title was completely wrong. My first name was spelt incorrectly and my previous address was incorrect. My credit is getting messed up because of the misinformation that has been sent to Sacramento County. Attempted for months to get it corrected no luck. They haven't even sent me a correct deed. These people shouldn't be selling homes.

Opendoor We have been in the process to close on this home owned by Opendoor

We have been in the process to close on this home owned by Opendoor. We have been waiting for a certificate of repairs for over a week and have been extended twice on our closing date. We have requested to have our living expenses paid for due to Opendoor being the ones requesting the extension. The point of contact does not return my realtors phone calls or emails. We have been given the same response and are now 10 days past our original closing. We have spent a couple thousand dollars in the last ten days on places to stay. The point of contact for Opendoor is Anyiesa ***. I would never recommend to anyone to purchase a home through Opendoor.

We are trying to buy a home through Opendoor and CANNOT get any response. There are repairs that need to be done to the house TODAY, otherwise we could lose our *** money AND have to pay penalties. We cannot talk to any one person - the number they give is basically a call center and no one can give out any information.

I sold my house to open door December 1, My house was built in 2019, Open door charge me over $6000 in repair which include Repainting the house ,maintenance on the backyard,servicing the *** and laying carpet in the entire house over new metallic stain floors,the house is still under warranty, The house was place on the market two days ago ,my next-door neighbors went to a viewing of the house, They FaceTime me and not one single thing was repaired on that house I called open door today and heard nothing but excuses, can someone please provide me with the proper steps i need to take.

We've been waiting for over 6 weeks for our escrow and deposit check from OpenDoor. We constantly call them with no response. Have to leave voicemail after voicemail and they never call us back. The escrow and deposit checks are close to $5000 dollars.

Opendoor Purchased a home through Opendoor in April 2022

Purchased a home through Opendoor in April 2022. The home inspection revealed several issues that needed attention. Opendoor said they would fix the issues. Signed documents stating such. As soon as move in occurred it was obvious the electric and AC issues remained. Attempts at reimbursement have been denied. This company is shady and has no integrity. They mislead buyers and lie to them in order to close deals. They are predatory and should not be in business. We are out thousands of dollars for repairs we were told were complete. Dishonest, money hungry with no care for consumers. VA loan users beware. Their treatment of Veterans is deplorable at best.

Ive contacted Opendoor at least three times over the past year requesting that mail be discontinued from being sent to my home that I nor anyone in my home has ever signed up for. As of today Im yet receiving mail to my home in the name of an ex spouse that has never lived in this home. I dont know how to resolve this matter but its annoying to me and very unprofessional on Opendoors part. I need this resolved immediately.

Open door purchased the home behind us two months ago. Our neighbor that sold the home told us that someone would be in the home within a week. It has been abandoned and there is a pool there. The pump is fried and the pool is a cesspool and infested with mosquitoes and bugs. This is a major health issue. I have complained to them and sent pictures and nothing has been done. There are children on all sides of this abandoned home of theirs. Please help us. The address I put down is the address of the abandoned home

Opendoor My wife and I purchased a home from Open Door

My wife and I purchased a home from Open Door. On the property disclosure statement it says that the home septic tank was professional services [protected]. I had slow drainage. I called to have the septic system inspected. The inspection revealed that the septic system has not been services for a number of years. The home was vacant until March 11. There is no way in one year that this septic system can be over full completely. Because of this lack of service, we incurred a financial problem. However, we were relying on the property disclosure. The septic service company told me that there is no way this could have happen if it was serviced as stated on the disclosure.

Opendoor I bought a house from Opendoor 01

I bought a house from Opendoor 01. I was required to have the septic tank inspected and serviced. Opendoor hired *** Complete LLC. 2 years later, I am learning that my septic tank had inlet and outlet baffles that are not up to code. My septic tank is filled with tree roots, rotting and other items that could not have possibly accumulated within 2 years. *** Complete did not inspect my property nor service the septic tank. I am not sure if they are in collusion with Opendoor, because as it stands it seems they simply signed off that they completed a job. This is fraud. I would like to be refunded for the cost of repairs that should have been completed 2 years ago.

Opendoor I put in an offer to buy a house from Opendoor that was accepted on August 11th

I put in an offer to buy a house from Opendoor that was accepted on August 11th. In order to get lending approved, there were WDO repairs required to be completed. They sent out a contractor that failed to complete repairs three separate times. They did not respond for weeks at a time. They pushed the deadline back from a September 9th closing. It is October 8th and we still have not closed. We had to bring in our own contractor to do the work. I currently am living out of a hotel. They have offered a modest reduction in price, but it is not enough to make this situation right. I would like them to allow access to the home so I can move in while I wait for the underwriting paperwork.

Opendoor Opendoor owns the house at ***

Opendoor owns the house at ***. For months the house has been vandalized and often occupied by drug users and transients. The neighbors have been terrorized. The police are unable to effectively address the problems at the house because Opendoor is unresponsive to any attempt to contact them. This is the second house in our neighborhood owned by opendoor to cause these problems. The other house at *** has been boarded up by the city code enforcement. This house at *** 14th has also been reported. What gives Opendoor the right to endanger our neighbors? Their lax oversight and security has allowed disaster to unfold in Tahoe Park. Shame on them for putting profit over our community

Opendoor I closed my property with Opendoor on June/16 and based on their advertisement, they will issue 1% rebate

I closed my property with Opendoor on June/16 and based on their advertisement, they will issue 1% rebate. Since my lender has incentive that covers portion of closing cost and results $84 overage payment. There are couple of back and forth escalations and follow *** and mistakes on Opendoor end, they finally promised the $84 payment to the address I provided in Opendoor chat with their customer rep called Feras. However, they issue the check on Sept 23 to the wrong address again which I am unable to access. It's ridiculous that they asked me to handle the mistake they made by myself. The business is running in a such unprofessional way and as the buyer I still couldn't get the promised rebates 3 month after the closing.

This company attempts to lure people into contracts with false pretenses, adds additional items into contracts without telling consumers about them, and refuses to respond when asked for explanations. *** was the consumer experience representative who attempted to get my husband and I to sign a contract based off of an email without updating the contract. This was repeated multiple times, even though he claimed the contract was corrected. He then told us to just sign the contract and use the emails for proof. The company is trying to cheat us out of our money and when we question them we are told we may not be a fit. This leads me to believe that they are preying on people who dont know any better and dont understand legal contracts.

This company has been sending me unsolicited and unwanted mail for almost a year. I just shredded them at first. Then, I started returning them. When it did not work, I returned it with messages to cease and desist, but they continue to flood my mailbox with their garbage. The attachment is the latest type that I get after I started returning their junk. They started by harassing me about selling them my home; now, they send mailers about contacting them for my home's value. I do not have the original mail because I shredded or returned them because at first, I believed they would comply. I would not trust anything they said about my home's value; I would contact a reputable company for that. I will never do business with this company; they are unethical, harassing and untruthful.

Opendoor We recently purchased a home from Opendoor

We recently purchased a home from Opendoor. After closing (6/18) we left to see the home for a final inspection and to verify the condition was still the same as when we had first inspected it. Upon arrival we found that one of the down spouts had fallen off of the home and was laying in the yard damaging the down spout, and drain pipe in the process. We reached out to open door immediately for them to remedy the damage as it had occurred during their ownership and was not in the condition we had originally found it. *** is who we have worked with through our agent. She has not responded to our inquiries about the repair timeline and has not been able to provide a reasonable update or timeline for the repair. What little response that has been received by our agent does not provide comfort for when this will be repaired if at all. We would like this fixed immediately.

Opendoor I purchased a home from Opendoor in April 2022

I purchased a home from Opendoor in April 2022. I was sold a house on city sewer I did my due diligence and had a sewer scope of the property. After moving in I was informed by my neighbors that the house was on a septic system and not city sewer. The septic is failing of course as it was installed in *** when the house was built. I have found receipts in the house that the prior owner who sold the house to opendoor left for them showing the last time the septic was serviced in 2017 along with labeled keys for the house and many other documents for all the appliances and the ac and the pool. So they knew and had disclosed it to Opendoor. But Opendoor failed to put it on the listing or in the paperwork I signed. Im now looking at a minimum of 20k to replace the septic. I am devastated this is clearly predatory. I want them to at the very least pay for a new septic system.

Opendoor Purchasing and Selling a home is already complex

Purchasing and Selling a home is already complex. Open Door does not provide any quality service when it comes to coordinating & communicating aspects of the closing. It is frustrating not only for industry professionals but for the *** buying or selling their home. The agents acquired through open door need to be better vetted in their competency to work as a Realtor in all markets. The amount of wait time I've been put through and the amount of times I am told I will receive a call back and do with zero updates or progression of the issue is quite ridiculous. I've ONLY been able to leave voicemails to the agent working on the other side of the deal and she then only emails me vaguely at 9pm at night again with no progression of the issue. Fine if this happens once but we are through a second file with Open-door and it seems to be a pattern that amounts to a problem.

Opendoor We sold our home to OpenDoor

We sold our home to OpenDoor. Prior to the closing our coordinator *** shared that OpenDoor would assume financial responsibility for the utilities on the day of closing (July 19th). Here is what I received from OpenDoor after the fact: "As it is the seller's responsibility to disconnect utility services no later than 3 days past the close of escrow, we will not be able to reimburse you for the fees. You may be able to dispute these fees with your providers if you feel as if though there was an error. If you are in need of additional clarity, please feel free to respond here with any questions or contact our support team: ***."We generously reconnected the electrical service after we moved out of our previous home so that OpenDoor would have a cooled and dehumidified home to sell. We gave them the benefit out doubt that their internal teams would make things right in the end.

Opendoor On July 23rd we sold our house in ***, ** to opendoor and were expected to close on another home in ***, ** on July 29th

On July 23rd we sold our house in ***, *** to opendoor and were expected to close on another home in ***, *** on July 29th. We signed up for their Opendoor cash-backed offer program because we were told that we could close on the home sooner and be granted early occupancy. However, when the day came for us to get the keys, we were told we couldn't move in. It's been a week and no one can give us an answer on why or when we will be able to move in. Now my husband, my 2yr old, my 3mo old and myself are homeless in a completely different state and everyone, including ***, who said they would help us figure this out are no longer answering/returning my calls. This has been the most stressful and disrespectful experience I've ever had in my life! We need to know why we were denied access into what's supposed to be our home and a timeline of when we can expect to move in. The lack of communication is beyond disappointing.

Opendoor Buying a $385k home, opendoor is the seller

Buying a $385k home, opendoor is the seller. They have made no repairs to the property. After the inspection, they offered $500 to cover MAJOR repairs to the property including WDO, cracked tiles, broken siding, cracked marble countertop and cracked sink. Took days to negotiate up to $4000. We accepted, ready to move forward. Appraisal comes back and it's $7k below asking (378k). We are now days away from closing on both the sale of our home and the purchase of this one. We request a price adjustment, they give a price adjustment lower than the prior repair amount agreed upon and remove the repair money offered. We counter with lower the price of the house $5k, give $2k for repairs. They only decline this offer, they counter with an offer of 382 for the price of the home and no concessions. That is not negotiating in good faith and frankly is basically a middle finger. So now we are on the verge of having to just walk away from the whole deal... not enough characters to finish story!

Opendoor On June 11 a residential contract was signed for property *** with listing price of $185,000

On June 11 a residential contract was signed for property *** with listing price of $185,000. The contract stated "Should appraisal come in lower than offer price, buyer is willing to pay $2,000 maximum out of pocket. Everything was going smoothly until the appraisal came in short at $171,500. On July 2nd, Opendoor Realtor *** was extremely rude and demanded the buyer come up with Listing price or the house will be put back on the market and contract terminated. Sandi's response was unethical and clearly not looking out for the best interest of the buyer. My final offer was $175,500 and *** refused to accept the offer and put the house back on the market. I believe she did not discuss this offer with the seller. The house is listed back on the market without mentioning the value of the home or recent inspection, which I paid for. I believe this is misleading to other buyers and in violation of Realtor Code of Ethics.

Opendoor My husband and I went under contract with OpenDoor, and on the last day of the binding period they backed out of the contract

My husband and I went under contract with OpenDoor, and on the last day of the binding period they backed out of the contract. On the initial contract, they wanted to close on the 15th of June, however, we requested the closing be on the 30th of June. We received notices from *** as well as *** stating that we had a final *** due, even-though we still own the home, as the contract fell through. It turns out that OpenDoor initiated that the unilities be switched over to them on the 15th and 16th of June, and my husband and I are now having to reactivate accounts, as wel as pay the fees for the re-activation of these services. I have yet to talk to the gas company, but I expect the same to be true with them. OpenDoor has shown bad business practices throughout the process, and is now inconveniencing my family after they backed out of the contract because they never followed up and cancelled the transfers. We now have what looks like a late *** due with the elective company because it was what was under their name at the time, and they never paid it. Very frustrated all around with them.

Opendoor An agent for Opendoor entered into an agreement with me to provided painting, drywall, repair, and cleanup services for an Opendoor residential

An agent for Opendoor entered into an agreement with me to provided painting, drywall, repair, and cleanup services for an Opendoor residential property in ***, *** for approximately $8,000. After the work was completed and approved by Opendoor, I was not paid for my services and the Opendoor agent I contracted with would not respond to my inquiries. I then contacted the Opendoor corporate office in ***, *** to resolve my non-payment and the first representatives I spoke to appeared to be empathetic to my situation. However, after a short while they also quit responding to my inquiries. Much to my chagrin, Opendoor has forced me into file an Intent to File a Lien on this property in Tarrant County, . They obviously have recourse with the agent I contracted with but have chosen to ignore me as exhibited by their lack of action. I was confident Opendoor would quickly resolve the matter once they were made aware of it but I was wrong. I would have never thought a reputable company like Opendoor would stiff a small business owner, especially one who did work to add value to one of their properties. Detailed information on the work completed, lien address, identities of Opendoor employees/agents who I have been in contact with, and specific dates can be provided upon request. Property address
